The house you can afford is not the one a lender says you qualify for. It is the home whose complete, likely monthly cost fits your household budget while you can still pay other bills, save for your goals, maintain cash reserves, and absorb an unpleasant repair or insurance increase.
Set a personal monthly housing ceiling first. Then include principal and interest, property taxes, homeowners and supplemental insurance, mortgage insurance, association dues, utilities, maintenance, and repairs. Work backward from that total to a loan amount and a preliminary price range, protect cash for closing and emergencies, and revise the estimate when you have property-specific figures.

Approval is a lending decision; affordability is a household decision
A preapproval answers how much debt a lender may be willing to extend under its underwriting standards. It does not know every recurring expense, savings priority, family obligation, or comfort threshold in your household. The Consumer Financial Protection Bureau (CFPB) puts the distinction plainly: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.”

Start with take-home income and the spending that actually occurs in your life. Include recurring debt payments, childcare, transportation, medical costs, subscriptions, support for relatives, travel, and planned saving. A payment that looks acceptable before those commitments may crowd them out after closing.

Your first result should be a target total housing payment, not a purchase price. Treat the resulting price as a working range. Taxes, insurance, rates, association charges, and the condition of a particular property can change the answer.
Step 1: Set a monthly housing ceiling you can sustain
Review several months of bank and credit-card activity and separate essential spending from discretionary spending. Add the savings you intend to continue, such as retirement contributions, education funding, or a planned cash goal. Then decide what amount can go toward owning a home without relying on overtime, bonuses, gifts, or a future refinance.
Include obligations that do not appear on a mortgage statement
- Existing credit-card, student, auto, personal, and other debt payments.
- Utilities, transportation, childcare, health costs, and recurring support for family members.
- Regular savings and investing you do not want to stop.
- Cash reserves for job disruption, medical bills, and property repairs.
Choose a ceiling that leaves room for normal variation. A budget that works only in a low-spending month is not a sustainable ownership budget. If two people will contribute, decide whether the ceiling still works if one income is temporarily reduced.

Principal and interest are only two lines in the cost of a home. Build a monthly estimate that includes every recurring charge, even when a mortgage servicer does not collect it through escrow.
| Cost | What to estimate | Why it can change the decision |
|---|---|---|
| Principal and interest | The payment produced by the loan amount, interest rate, and term. | A longer term generally lowers the required payment but changes how much interest is paid and how quickly equity builds. |
| Property taxes | The current bill and a realistic estimate for the specific address. | Assessment methods and local tax rates differ; a tax bill can rise after purchase or reassessment. |
| Homeowners insurance | A quote for the property, coverage limits, deductible, and insurer requirements. | Premiums and availability depend on location, construction, claims history, and hazards. |
| Supplemental insurance | Flood or other coverage required or prudent for the location. | Standard homeowners insurance generally does not cover flooding. A property in a FEMA-designated Special Flood Hazard Area is likely to require separate flood insurance. |
| Mortgage insurance | The amount required by the loan program and down payment. | A smaller down payment can increase the monthly payment and total borrowing cost. |
| HOA, condo, or co-op dues | Current dues plus any documented scheduled increases or assessments. | Dues are often paid outside the mortgage payment but are still housing costs; special assessments can require additional cash. |
| Utilities | Electricity, gas, water, sewer, trash, and other local services. | Climate, square footage, insulation, appliance age, and local rates produce large differences between homes. |
| Maintenance and repairs | A monthly reserve based on the home’s age, systems, condition, and inspection findings. | Routine upkeep and occasional failures are part of ownership, even when no bill is due every month. |
Taxes and insurance may be escrowed with the mortgage or paid directly by you; the payment method does not alter the economic cost. Ask the local assessor, insurers, utility providers, association, seller, and inspector for property-specific information. CFPB guidance emphasizes that maintenance and utility costs vary with local rates, climate, and property characteristics.
Step 3: Work backward from your ceiling to a price range
Once you have a total monthly ceiling, reserve portions of it for costs other than principal and interest:

- Write down your total monthly housing ceiling.
- Subtract estimated property taxes.
- Subtract homeowners insurance and any required supplemental insurance.
- Subtract mortgage insurance, if the proposed loan requires it.
- Subtract HOA, condo, or co-op dues.
- Subtract your monthly utility and maintenance reserves.
- The remainder is the principal-and-interest payment your budget can support.
- Use a loan calculator with the expected interest rate and term to solve for an approximate loan amount.
- Add the down payment you can safely make after reserving closing cash and an emergency cushion. The result is a preliminary purchase-price range.
This is not a one-time calculation. Re-run it with a higher plausible rate, a different down payment, a shorter or longer term, and the actual taxes and insurance for a home you are considering. A higher rate, shorter term, or larger property charge generally supports a lower price at the same monthly ceiling.

Suppose a household chooses a total housing ceiling of $3,000 per month. It estimates $500 for taxes, $150 for homeowners insurance, $100 for mortgage insurance, $250 for association dues, and $400 for utilities and maintenance reserves. That leaves $1,600 for principal and interest. The household would enter its proposed rate and term into a loan calculator to determine the corresponding loan amount, then add only the down payment that remains after closing costs and reserves. These figures are a demonstration of the method, not a market estimate or a recommendation.
If the resulting price is too low for the locations you are considering, change one assumption at a time and understand the trade-off. A larger down payment may reduce mortgage insurance but can leave too little cash for repairs. A longer term may reduce the payment but increase lifetime interest. A less expensive property may reduce taxes, insurance, dues, and maintenance at once.
Step 4: Protect the cash you need before closing
The down payment is only one use of savings. CFPB says closing costs typically run from 2% to 5% of the purchase price, excluding the down payment. That is a planning range, not a quote; the actual amount depends on the transaction, loan, purchase price, and location.
Make a cash plan with separate categories:
- Down payment: the amount applied to the purchase price under the selected loan.
- Closing costs and prepaids: lender and settlement charges, prepaid interest, initial escrow deposits, and other transaction items shown in the Loan Estimate and closing disclosure.
- Moving and setup: movers, deposits, immediate furnishings, locks, tools, and service connections.
- Immediate work: repairs or safety improvements identified before or soon after purchase.
- Emergency cushion: CFPB describes a usual cushion of three to six months of expenses.
Do not commit every available dollar to the down payment merely to lower the loan balance. A home can require a large repair soon after closing, and an insurance deductible or temporary income loss can arrive before you have rebuilt savings. Keep gifts, assistance, and retirement-account withdrawals subject to the applicable program and tax rules; confirm requirements with the lender or program administrator.
Step 5: Test rates, terms, down payments, and loan types
Interest-rate scenarios
Rates can move daily. Calculate the payment at the rate you are actually being quoted and at a meaningfully higher rate so you can see whether a modest market move would break the budget. Do not base affordability on an assumed future refinance.

Loan-term scenarios
Compare the payment, total interest, equity buildup, and cash-flow flexibility of each available term. A shorter term may require a higher payment but can reduce interest over the life of the loan. A longer term can preserve monthly flexibility while costing more interest. The right choice depends on your broader savings and risk priorities, not on the lowest advertised payment alone.
Down-payment scenarios
CFPB describes FHA loans with as little as 3.5% down and some conventional loans with as little as 3% down. Those are program examples, not a promise that you qualify or that they are the lowest-cost options. Compare the full payment, mortgage insurance, upfront charges, rate, cash required, and rules for removing or continuing mortgage insurance.
A larger down payment can reduce the loan amount and sometimes mortgage insurance, but it also reduces liquidity. Compare the benefit of a lower payment with the risk of having no cash for a deductible, repair, or income interruption.
Adjustable-rate mortgages
An adjustable-rate mortgage (ARM) can have a lower initial rate than a fixed-rate loan, but the payment may change after the initial period. Obtain the adjustment schedule, index, margin, initial and periodic caps, lifetime cap, and the highest payment shown in the lender’s disclosures. Model the payment after each possible adjustment and ask whether it remains affordable without a refinance or sale. If the budget works only during the initial period, the loan is not affordable at that payment risk.
Step 6: Investigate the property, not just the loan
Two homes at the same price can have very different ownership costs. Before treating a price as workable, obtain the specific property’s information.
Taxes and assessments
Check the current tax bill with the local assessor and ask how the assessment could change after a sale or improvement. Do not assume the seller’s current bill will remain your bill.

Insurance and hazards
Request an insurance quote before waiving contingencies. Ask about deductibles, exclusions, wind or wildfire requirements, claim history, and whether coverage is available on acceptable terms. Standard homeowners insurance generally excludes flooding. Use the property’s flood designation and an insurer’s quote to determine whether separate flood coverage is required or prudent. Hazard exposure also affects potential repair costs even when a policy is available.
Association finances
For an HOA, condominium, or co-op, review the declaration, budget, reserve study when available, recent meeting minutes, pending litigation, insurance, dues history, and special assessments. Include dues in the monthly ceiling and keep a separate plan for a possible assessment.
Condition, utilities, and maintenance
Use inspection findings to identify roof, foundation, plumbing, electrical, heating, cooling, drainage, and appliance risks. Ask for utility history when available and consider seasonal variation. A low listing price can be offset by high energy costs, deferred maintenance, or an expensive system nearing replacement.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Step 7: Compare Loan Estimates on matching assumptions
When you shop, request written Loan Estimates for the same loan amount, down payment, product, term, and approximate date. Rates and market pricing change, so offers issued on different dates are not perfectly comparable without noting that timing.
| Item to compare | How to use it |
|---|---|
| Interest rate and loan type | Confirm fixed or adjustable structure, rate-lock status, expiration, and assumptions. |
| Principal and interest | Check that the loan amount and term match across offers. |
| Mortgage insurance | Compare monthly and upfront amounts and the conditions for ending or continuing coverage. |
| Total monthly payment | Review principal, interest, estimated escrow, mortgage insurance, and any other listed payment components. |
| Origination charges | Compare lender-controlled fees, points, and underwriting or processing charges. |
| Lender credits | Determine which costs a credit offsets and whether it is paired with a higher rate. |
| Cash to close | Check the down payment, closing costs, prepaids, credits, and deposits together. |
A lower escrow estimate does not make a loan better: taxes and insurance are not controlled by the lender. Be cautious with “no closing costs” offers; CFPB notes that they can come with higher monthly payments. Compare the rate and total cost over the period you realistically expect to keep the loan, not just the amount due on signing day.
Common affordability mistakes and fixes
Using the approval amount as the target
Fix: Set your own total-payment ceiling first and treat approval as a financing limit, not a spending instruction.

A decision checklist before making an offer
- Have you set a total monthly housing ceiling from your actual budget?
- Does the estimate include taxes, all required insurance, mortgage insurance, dues, utilities, maintenance, and repairs?
- Have you obtained property-specific tax and insurance information?
- Have you checked flood and other hazard exposure and the cost of any supplemental coverage?
- Will your savings cover the down payment, typical closing-cost range of 2% to 5% of price, moving and immediate-work costs, and a three-to-six-month emergency cushion?
- Have you tested a higher rate, a different term, and the payment risk of any ARM?
- Are Loan Estimates based on the same scenario and date?
- Would the budget still work if one income fell temporarily or a major repair occurred?
Recalculate as facts improve
Early estimates are intentionally provisional. Replace assumptions with the property’s tax bill, insurance quote, association documents, inspection results, utility history, and the lender’s current Loan Estimate. CFPB’s home-buying guidance says its initial calculation is not exact or fixed; revise it as information improves. A purchase is ready for a final affordability decision only when the complete monthly cost and the cash left after closing both fit your household’s priorities.
