How Much Home Loan EMI Can You Afford on a ₹1 Lakh Monthly Salary?

By TheFinanceBase Team 9 min read

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

There is no single home-loan EMI or loan amount that follows from a ₹1 lakh salary. The answer changes depending on whether ₹1 lakh is your gross salary or take-home pay, how much you already repay each month, your age and credit profile, the property and down payment, the interest rate, and the tenure.

For a clearly labelled illustration, a borrower receiving ₹1 lakh a month in hand, with no existing EMIs, could allocate ₹50,000 to total monthly EMIs under a 50% obligation assumption. At an assumed 8.5% annual rate over 20 years, a third-party calculator gives an estimated loan of about ₹57.62 lakh. That is a planning example, not a sanction, rate quote or recommendation that every household should spend half its income on debt.

Start by defining what “₹1 lakh salary” means

Salary figures are not interchangeable. A lender may ask for gross monthly salary, net take-home pay, deductions or more than one income field. If your payslip shows ₹1 lakh before tax, provident-fund contributions, insurance and other deductions, the amount available for household spending is lower. If ₹1 lakh is the amount credited to your bank account, it is closer to the cash-flow figure used in a household budget, but a lender may still verify the underlying salary structure.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the definition shown on the calculator or application form. Do not enter ₹1 lakh into a “net income” field when it is gross pay, or use take-home pay where the lender asks for gross income. Keep the payslips, bank statements and tax documents that establish which figure you used.

Gross salary, take-home pay and deductions

  • Gross salary: earnings before payroll deductions. It can include components that do not arrive as spendable cash every month.
  • Take-home pay: the amount credited after regular deductions. This is the more useful starting point for your household cash-flow test.
  • Other deductions and liabilities: existing loan EMIs, credit-card obligations, alimony or other recurring commitments can reduce the amount available for a new home loan.

How a lender decides your EMI capacity

A lender is assessing repayment capacity, not simply multiplying salary by a fixed number. The Reserve Bank of India’s Housing Loans FAQ says banks consider monthly disposable or surplus income, expenses, spouse’s income, assets, liabilities and income stability. The FAQ is dated 10 November 2009, so treat it as general consumer guidance and confirm present underwriting rules with the lender.

Current lender calculators show how many variables are involved:

  • Bank of Baroda’s official calculator asks for salary, age, tenure, credit score, other EMIs and monthly deductions, and describes its result as approximate.
  • HDFC Bank’s affordability calculator uses income, down payment, tenure, interest rate and other EMIs, and warns that the result is not guaranteed to be accurate or applicable to every individual.
  • ICICI Bank’s affordability material likewise frames affordability around income, existing EMIs, down payment, rate and tenure.

These tools are useful for scenarios. They do not replace document checks, a property valuation, a credit assessment or a formal offer.

Existing EMIs reduce new-loan headroom

If you already pay a car loan, education loan, personal loan or another mortgage, that payment normally counts before the new home-loan EMI is considered. Credit-card minimum payments and other declared liabilities may also affect the assessment. The practical calculation is therefore:

maximum new-home-loan EMI = lender’s assessed total EMI capacity − existing monthly obligations

For example, an assumed ₹50,000 total EMI capacity is not ₹50,000 available for the house if you already have ₹12,000 of qualifying monthly repayments. The new home-loan portion would have to fit within the remaining headroom, subject to the lender’s own calculation.

Income stability, age and credit profile

Age affects the maximum permissible tenure because the loan generally has to be repaid within the lender’s age and retirement rules. A strong credit history can support eligibility, while missed payments, high utilisation or unresolved accounts can reduce the amount offered or alter the rate. Stable, documentable income is easier to assess than irregular or recently changed earnings. These factors explain why two people with the same stated salary can receive different outcomes.

The ₹57.62 lakh illustration, with every assumption shown

The following example is deliberately narrow. FinancePaisa’s page, updated 28 September 2026, gives an estimated ₹57.62 lakh loan for these inputs:

Input Illustration value
Monthly income used ₹1 lakh take-home pay
Existing EMIs None
Total EMI share 50% of monthly income
EMI available in the example ₹50,000 a month
Interest rate 8.5% a year, assumed
Tenure 20 years
Estimated loan About ₹57.62 lakh

The figure is an illustrative calculator output credited to the FinancePaisa Editorial Team in 2026. It is not a bank commitment, does not establish that 50% is prudent for your household and does not account for your property, fees, credit profile or documentation. Changing any one input changes the result.

How to calculate your own affordable EMI

  1. Identify the income field. Record whether the lender wants gross salary, net salary, deductions or a combination. Use the same definition in every comparison.
  2. List all monthly obligations. Include existing loan EMIs and other recurring liabilities that the lender asks you to disclose. Do not assume a debt disappears from the assessment because it has only a few instalments left; ask how the lender treats it.
  3. Set a household budget ceiling. Reserve money for food, utilities, transport, dependants, insurance, investments, emergencies, maintenance and property taxes before choosing an EMI. A lender’s maximum is not automatically a comfortable payment.
  4. Choose a rate scenario. Enter the actual quoted rate when available and mark it as fixed or floating. If you do not yet have an offer, run more than one rate assumption rather than treating an example rate as guaranteed.
  5. Test several tenures. Compare the scheduled EMI and the total amount repaid. A longer term can lower the monthly instalment while extending the period during which interest accrues.
  6. Subtract existing EMIs from the chosen ceiling. The remaining amount is the maximum new-loan EMI for that scenario, not necessarily the amount a lender will approve.
  7. Run the lender’s calculator and verify the result. Save the inputs and check the result against the lender’s written eligibility, rate and fee schedule.

The reducing-balance EMI formula

For a standard amortising loan, calculators generally use a reducing-balance formula. In mathematical notation:

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)

Here, P is the principal, r is the monthly interest rate (annual rate divided by 12), and n is the number of monthly instalments. The formula helps you understand the relationship between inputs; the lender’s schedule controls the actual payment, reset rules and rounding.

Why the interest rate and tenure matter together

Rate and tenure affect both cash flow and total cost. At the same principal, a higher rate raises the EMI. At the same rate, extending the tenure usually lowers the scheduled EMI but increases the number of months over which interest is charged. ICICI Bank’s affordability guidance explicitly describes this trade-off.

Decision variable What changes What to check
Interest rate Monthly interest and repayment cost Whether the quote is fixed or floating, and the conditions attached
Tenure Monthly instalment and duration of repayment Total interest over the full schedule, not only the first EMI
Existing obligations Amount of new EMI that fits lender calculations Which liabilities and deductions the lender includes
Down payment Loan principal and therefore EMI Cash needed before registration, fees and moving costs

Do not select the longest tenure solely because its displayed EMI fits. Compare the payment with the total repayment and decide whether you could continue it if income falls or expenses rise.

Floating-rate loans: questions to ask before signing

A floating rate can change after disbursement. The RBI’s housing-loan guidance advises borrowers to ask how a rate change affects payments, which reference index is used, how often the rate resets, and whether the change will alter the EMI, the tenure or both.

  • What is the reference index and the lender’s spread or margin?
  • When is the reset date, and how soon does a change reach your instalment?
  • Is the quoted rate an introductory figure or the current applicable rate?
  • What happens if the rate rises: does the EMI increase, does the tenure extend, or can you choose between them?
  • What annual percentage rate (APR) and fees are included in the disclosure?

Use a higher-rate stress scenario in your household budget. The example’s 8.5% rate is an assumption; Kotak Mahindra Bank displays 8.50% per annum as an example on its eligibility page, not as a universal rate or a personal quote.

From an EMI to a realistic property budget

The loan amount is not the property price. Your purchase budget must include the down payment and transaction costs that are not financed, or are only partly financed, by the lender. The RBI guidance specifically reminds borrowers to budget stamp duty and registration charges and to ask what down payment is required.

Cash you need besides the loan

  • Down payment: the portion of the property price you fund from your own resources.
  • Stamp duty and registration: government charges that vary by location and transaction.
  • Lender and documentation fees: processing, legal, valuation and other charges listed in the lender’s schedule.
  • Ownership costs: insurance, maintenance, property taxes, utilities, repairs and furnishing.
  • Safety reserve: emergency savings that remain after the purchase rather than being emptied into the down payment.

A large EMI can appear affordable while the required down payment and closing costs make the purchase unsafe. Price the entire transaction before committing to a loan amount.

How much of income should go to EMIs?

Kotak’s eligibility page states that lenders may allow 40%–60% of monthly income toward EMI payments and shows an 8.50% per-annum example rate. That range describes a lender-page practice, not a universal rule and not a household recommendation. The RBI material reviewed here does not set one prudent percentage for every borrower.

Your own ceiling should leave room for necessities, dependants, savings, emergencies and ownership costs. A household with variable income or substantial medical, education or caregiving expenses may need a lower EMI than a household with stable income and few commitments. Conversely, a lender may approve more than your budget can comfortably sustain. Treat the lower of your sustainable budget and the lender’s assessed capacity as the practical limit.

A household affordability checklist

  • Use take-home cash flow for your personal budget, while entering the lender’s requested income definition in its calculator.
  • Keep an emergency reserve after paying the down payment and transaction costs.
  • Allow for rate increases if the loan is floating.
  • Include maintenance, insurance, taxes and repairs, not just the bank EMI.
  • Test the budget against a temporary income interruption or a large planned expense.
  • Do not count uncertain bonuses or future salary increases as guaranteed repayment capacity.

What can change the result after a calculator estimate?

A calculator usually assumes the information you enter is complete and accurate. A lender may then adjust the outcome after checking credit reports, age, employment, income documents, bank statements, liabilities, property title, valuation, location and down payment. The offered rate can also differ from an illustrative rate.

Property eligibility matters independently of borrower eligibility. Even if your income supports a particular EMI, the lender may lend less if the property valuation, legal review or documentation does not meet its requirements. Approval is therefore a combined decision about you, the property and the lender’s current policy.

Common mistakes and how to correct them

Using gross salary as spendable income

Problem: the budget assumes money that never reaches your account.
Correction: separate gross salary from take-home pay and list recurring deductions before setting a household EMI.

Ignoring an existing loan

Problem: the new EMI is added on top of current repayments even though the lender assesses total obligations.
Correction: enter every qualifying EMI and ask how short-term or jointly held debts are treated.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Copying an example rate

Problem: an 8.5% illustration is treated as a guaranteed offer.
Correction: label it as an assumption until the lender provides your applicable rate and reset terms.

Choosing tenure from EMI alone

Problem: a longer tenure looks cheaper each month but can cost more interest overall.
Correction: compare the monthly payment and total repayment for each tenure you can realistically sustain.

Budgeting only for principal and interest

Problem: stamp duty, registration, fees and upkeep are omitted.
Correction: create a separate purchase-cost and ownership-cost budget before deciding the property price.

What to take to a lender

Prepare recent salary evidence, bank statements, identity and address documents, tax or income records where requested, details of every existing liability, and the property documents available at the stage of enquiry. Ask for a written illustration showing the principal, rate type, reset mechanism, tenure, EMI, APR and every fee. Compare offers using identical assumptions so that a lower displayed EMI is not hiding a longer term or higher total cost.

The practical answer for a ₹1 lakh earner

If ₹1 lakh is your take-home pay and you have no other EMIs, ₹50,000 a month is a transparent illustration of a 50% total-EMI assumption. At 8.5% for 20 years, that scenario produces an estimated ₹57.62 lakh loan in the cited calculator. Your affordable figure may be lower or higher after income definition, obligations, household costs, credit, age, property, down payment, fees and the lender’s current terms are applied. Use the number to build scenarios, then confirm the actual rate, eligibility and repayment schedule directly with the lender.
