How Much Home Equity Should You Keep Untouched for Emergencies?

There is no official percentage of home equity that every homeowner should leave untouched. Build your emergency reserve in liquid, federally insured savings first—generally three to six months of essential expenses—and treat home equity as a possible borrowing source, not as cash already available. Accessing equity usually requires an application, fees, underwriting and new repayment obligations; because the home secures the debt, missed payments can put the home at risk.

This is general U.S. consumer information, not individualized financial advice. Your target should reflect income stability, household size, dependents, essential expenses and the unexpected costs you have actually faced.

Home equity and emergency savings are different reserves

Home equity is the current value of your home minus the mortgage and other liens. If a home is worth $400,000 and the mortgage balance is $260,000, the equity is $140,000. That figure is not a bank balance. To use it, you generally need a home equity loan, a home equity line of credit (HELOC), a refinance or another product, and the lender must approve the transaction.

Emergency savings, by contrast, is money you can use immediately for a job interruption, major repair, medical bill, insurance deductible or other surprise. A savings account does not normally require a new credit decision when the emergency occurs. Keeping equity “untouched” therefore means avoiding unnecessary borrowing against the house, while separately maintaining enough liquid cash to handle likely shocks.

The Consumer Financial Protection Bureau (CFPB) states, “The amount you need to have in an emergency savings fund depends on your situation.” That is why a fixed rule such as preserving 20% or 30% of equity has no support from the cited federal guidance.

How much emergency money to hold

Use the three-to-six-month benchmark as a starting point

The Federal Deposit Insurance Corporation (FDIC) says, “A general recommendation is to try to keep three to six months’ worth of expenses in your emergency savings fund.” FDIC describes this as a general target, not a mandatory rule or a personalized recommendation. The appropriate amount depends on income, expenses and household size.

Calculate the target from essential monthly spending rather than from your mortgage balance or home value. Include housing, utilities, food, insurance, transportation, minimum debt payments, health costs, child care and other bills that would continue during an income disruption. Separate discretionary spending so that the reserve reflects the amount required to keep the household functioning.

Adjust the range for your household’s risks

  • Income stability: A household with one highly variable income or work in a cyclical industry may need more than three months. Two stable incomes may make the lower end more workable, provided both earners are unlikely to lose income at the same time.
  • Household size and dependents: Children, dependent adults and pets can create costs that are difficult to postpone. Their recurring essentials belong in the monthly-expense calculation.
  • Access to replacement income: Consider how long unemployment benefits, severance or other reliable income would last, but do not count uncertain assistance as cash already available.
  • Home and vehicle exposure: Older roofs, furnaces, plumbing, vehicles and high insurance deductibles can justify a larger reserve or separate sinking funds.
  • Past surprises: CFPB suggests reviewing previous unexpected expenses and their cost when setting a goal. Your own history may be more informative than a generic percentage.

For example, a household with $5,000 of essential monthly expenses would have a three-month starting target of $15,000 and a six-month target of $30,000. Those figures describe liquid savings; they do not describe how much equity to preserve.

Why borrowing against equity is not the same as having cash

A lender can reduce or deny access to equity when circumstances change. A HELOC application may involve an appraisal, income and credit review, and documentation of the property and existing liens. Even after approval, the lender’s agreement controls the credit limit and availability.

HELOC rates are usually variable. During the draw period, you may borrow repeatedly up to the limit and generally make payments under the plan’s terms. When the draw period ends, the account enters repayment; payments can rise substantially because you are repaying principal over a shorter period, and some plans can require the outstanding balance to be repaid at once. A lender may also restrict additional draws if the home’s value falls significantly or your financial circumstances deteriorate.

The CFPB’s warning is direct: “If you fall behind or can’t repay the loan on schedule, you could lose your home.” That risk exists even when the borrowing was intended only for an emergency. Equity is therefore a contingent backup, not a substitute for a cash reserve.

HELOC versus home equity loan

Both products place a lien on the home. If you already have a first mortgage, either is generally a second mortgage. The choice affects how much you receive, when interest accrues and how predictable payments will be.

Feature HELOC Home equity loan
How funds are provided Reusable line of credit; draw as needed up to a limit. Specified lump sum at closing.
How available credit changes Credit generally becomes available again as you repay, subject to the agreement. No revolving balance; additional borrowing requires a new transaction.
Rate structure Usually variable, so the interest rate and payment can change. Can have a fixed or adjustable rate, depending on the loan.
Payment pattern Payments can change and often rise when the draw period ends and repayment begins. Scheduled payments begin on the lump sum; the amount depends on the rate and term.
Best matched to Uncertain expenses where borrowing timing and amount are unknown. A known, one-time cost with a defined amount.
Main emergency concern Variable-rate payment shock, draw restrictions and temptation to treat the limit as savings. Interest is charged on the full lump sum even if part remains unused.
Collateral The home secures the line. The home secures the loan.

Compare the actual disclosures rather than relying on the product name. Potential charges can include application, origination, appraisal, title, annual, inactivity, cancellation or conversion fees, depending on the plan. Ask how the lender calculates the rate, when the draw period ends, whether a minimum draw or balance applies, how payments are recalculated and which events permit a freeze or reduction of the line.

A practical way to decide how much equity to leave alone

  1. List essential monthly expenses. Use current bills and realistic averages for irregular necessities. Do not begin with the amount of equity shown on a property website.
  2. Set a cash target. Start with three to six months of those expenses, then move higher or lower within that range based on income volatility, dependents, insurance deductibles and your record of unexpected costs.
  3. Keep the target liquid. Hold the reserve in an account that permits timely withdrawals and has clear deposit-insurance coverage. Do not count a HELOC limit, retirement account value or a home’s estimated sale proceeds as emergency cash.
  4. Separate predictable large bills. Save separately for property taxes, insurance premiums, tuition, annual repairs and other expenses you can anticipate. This prevents routine bills from consuming the emergency reserve.
  5. Review existing home-secured debt. Note the first-mortgage payment, any second mortgage, remaining terms, variable-rate exposure and prepayment or cancellation conditions. A large unused line is not cost-free if it has annual or inactivity charges.
  6. Stress-test a proposed borrowing plan. Calculate the payment if rates rise, if the draw period ends, and if you must repay the balance while income is reduced. Include closing and ongoing fees in the total cost.
  7. Set a personal equity boundary. Rather than a universal percentage, define the circumstances under which you would borrow and the maximum payment your budget could sustain. Preserve enough equity to avoid relying on a sale or refinance under pressure.
  8. Recheck annually and after major changes. Recalculate after a job change, new dependent, major renovation, mortgage refinance, significant home-value change or increase in essential expenses.

Where to keep the emergency reserve

FDIC consumer guidance discusses insured deposit products as places to save for unexpected needs. Confirm that the institution and account are eligible for federal deposit insurance and understand withdrawal rules, fees and interest terms. The objective is dependable access, not simply the highest advertised yield.

Location Access and considerations
Insured savings account Generally designed for accessible cash. Check withdrawal limits, account fees and the institution’s insurance status.
Insured money market deposit account May offer transaction access while paying interest; verify minimum-balance requirements and fees.
Certificate of deposit (CD) Can be federally insured when issued by an eligible bank or thrift, but early withdrawal may trigger a penalty. Do not place the entire emergency reserve in a CD unless the maturity and penalty terms fit your likely needs.
HELOC or home equity loan Not a deposit account. Access depends on approval and contract terms, creates debt and places the home at risk.

You can divide savings among accounts—for example, immediate-access cash for the first likely expense and a second tier with slightly less convenient access. The arrangement should remain understandable during a stressful event and should not rely on selling investments at an unfavorable time.

Home equity contracts are not “free” emergency money

Some newer arrangements are marketed as home equity contracts with no monthly payment or no interest. They are a separate category from a HELOC and a home equity loan. The CFPB’s 2024 market overview identifies risks that can be easy to miss: a large settlement payment later, difficult-to-compare contract terms, disputes about the home’s value, refinancing obstacles and the possibility that a homeowner who cannot settle may need to sell or could face foreclosure.

  • Comfortable Non-Slip Grip:The ergonomic pen barrel has a soft rubberized coating for a comfortable, non-slip grip, so you won't get fatigued even after long hours of writing.

“No monthly payment” describes only one part of the arrangement. Read how the company calculates its share, what happens after a specified term, which improvements or market changes affect the settlement and what occurs if you move, refinance or fall behind on another mortgage. Do not treat the contract’s potential proceeds as a savings balance.

When mortgage payments are already difficult

If you are struggling to make the first-mortgage payment, adding home-equity debt can increase the risk rather than solve the underlying problem. The CFPB recommends speaking with a housing counselor before taking out home-equity borrowing so you can assess alternatives. A counselor can help you review the budget, communicate with the mortgage servicer and understand available options. Get help before missing payments if possible, and avoid making a rushed decision solely because equity is available.

Common mistakes to avoid

  • Using an equity percentage as a universal rule: No cited regulator establishes a required share of equity to preserve.
  • Counting an approved limit as cash: A lender can freeze or reduce access, and the limit can disappear if the property or borrower’s finances change.
  • Ignoring payment shock: A HELOC payment can rise when rates change or when the draw period ends.
  • Borrowing the full approved amount: Interest and fees apply to the balance, and a lump-sum loan charges interest on funds even if they sit unused.
  • Overlooking contract fees: Application, appraisal, title, annual, inactivity, cancellation and conversion charges can materially change the cost.
  • Locking up every dollar in a CD: Early-withdrawal penalties can make an insured deposit less convenient when an emergency occurs.
  • Using home-secured credit for routine overspending: Repeated discretionary draws can convert a temporary cash-flow problem into long-term debt secured by the house.

The decision in one sentence

Keep three to six months of essential expenses—adjusted for your household’s risks—in liquid savings, and leave whatever additional home equity you need to avoid taking on unaffordable, home-secured debt when an emergency arrives; there is no accepted fixed percentage of equity that applies to everyone.
