Keep at least three to six months of essential expenses after buying a home, recalculated with your new ownership budget. Your monthly baseline should include the full housing payment, taxes, insurance, utilities, food, transportation, debt payments and other necessities—not only mortgage principal and interest.
Then plan separately for known repairs, move-in costs and insurance deductibles. There is no official homeowner-only dollar amount or required percentage of home value; the right target depends on your income reliability, household obligations, property condition and access to cash.

Start with the three-to-six-month rule
The Consumer Financial Protection Bureau (CFPB) describes “at least three to six months’ worth of expenses” as a good emergency-fund rule of thumb in its homebuying guidance. That range is a starting point, not a guarantee and not a special multiplier that applies to every homeowner. Read the CFPB guidance in context at Determine your down payment.
After closing, calculate the range from your new essential monthly spending. Buying a home can change several bills at once: the mortgage payment, property taxes, homeowners insurance, mortgage insurance, homeowners-association dues, utilities and transportation costs may all differ from your pre-purchase budget. A reserve based on your old rent and expenses can therefore be materially too small.

For example, if your post-purchase essential budget is $6,000 a month, three months is $18,000 and six months is $36,000. Those figures are simply the result of applying the rule to the hypothetical budget; they are not a CFPB-prescribed homeowner target.
Build an accurate post-purchase monthly baseline
Your first job is to identify the amount the household must cover if income stops or an urgent bill arrives. Use recurring, necessary spending rather than every category in your normal lifestyle budget.
Include the complete cost of owning the home
- Mortgage principal and interest.
- Property taxes, including amounts collected through escrow.
- Homeowners insurance and any mortgage or supplementary insurance.
- Homeowners-association or condominium fees.
- Essential electricity, gas, water, sewer, internet and similar utilities.
- Debt payments that cannot be paused.
Taxes and insurance can rise, while utility costs vary with the home’s size, equipment, climate and location. CFPB specifically tells prospective buyers to budget for maintenance, repairs and utilities in its home-spending guidance. Review your escrow estimate, insurance declarations and the first few months of actual bills instead of treating the lender’s initial estimate as permanent.

- Transportation needed for work, school, medical care or other obligations.
- Health, childcare, eldercare and other unavoidable recurring costs.
- Minimum payments on student loans, credit cards, auto loans and other debts.
- Essential communications and insurance premiums.
Do not automatically include discretionary travel, entertainment or optional subscriptions. You can reduce those categories during an income interruption. At the same time, do not understate necessities merely to reach a lower emergency-fund number.
Use evidence from your own spending
Pull several months of bank and card statements, then compare them with the new mortgage, tax, insurance and utility information. CFPB advises considering the types and costs of unexpected expenses you have experienced before. A household that has repeatedly faced medical, vehicle or caregiving bills may need a larger practical buffer than a household with few obligations, even when their monthly totals look similar.
Choose a position within the range
The following framework translates the three-to-six-month range into planning choices. It is a way to organize your decision, not an official formula.

| Target | How to calculate it | When it may fit |
|---|---|---|
| 3 months | Essential monthly expenses × 3 | Income is relatively predictable, the household has few dependents and the home has no major known work requiring immediate cash. |
| 4–5 months | Essential monthly expenses × 4 or × 5 | A middle position when income, obligations, property condition or insurance costs create some uncertainty. |
| 6 months | Essential monthly expenses × 6 | Income is variable, more people depend on it, fixed bills are high, or the property has significant uncertainty and fewer easy ways to cut spending. |
These descriptions are practical personalization. CFPB says the amount depends on your situation; it does not prescribe an exact months multiplier based on income stability, number of dependents or a home’s condition. If you are unsure, begin with the lower end only when you can explain how the household would cover a prolonged interruption, and move toward the upper end when fixed obligations or uncertainty are substantial.
Keep planned home costs outside the emergency reserve
An emergency fund is for an unplanned bill or income shock. A repair you already know about, routine maintenance, annual property expenses and move-in purchases are foreseeable costs and should be planned separately in the household budget. They may still require cash immediately after closing, but counting them as part of the emergency reserve can make the reserve look larger than it really is.
Review the inspection and seller disclosures
List work identified during inspection, appraisal or the seller’s disclosures. Classify each item as urgent, soon due or safely deferrable. A failing water heater, unsafe electrical issue or active leak has a different cash-timing implication from cosmetic painting. Set aside money for the items you expect to address rather than assuming the emergency fund will absorb them.
CFPB explains that owners are responsible for maintenance and repairs “from small ones like a leaky faucet to major ones like replacing a roof.” The potential range is real, but the agency’s cited guidance does not publish a universal homeowner repair reserve or a required percentage of home value. See What are some of the financial considerations of buying a home?.
Budget deductibles and predictable annual bills
Check the deductibles on homeowners, flood, earthquake, auto and health policies that could affect your ability to pay after an incident. The deductible is not an emergency-fund requirement by itself, but it is a relevant cash need when choosing how much accessible money to keep. Also calendar annual property taxes, association assessments, licensing fees and other bills that arrive infrequently.

Separate a home sinking fund
A sinking fund is a budgeting category for known or expected home costs: planned appliances, preventive maintenance, landscaping, painting, seasonal servicing and future projects. It can be a separate account, a labeled subaccount or simply a line in your budget; CFPB does not require separate bank accounts. The important distinction is that planned spending should not quietly reduce the amount available for an unexpected job loss or emergency.

Account for the household’s risk profile
Two households with the same essential expenses can reasonably choose different targets. Assess the factors below before settling on a number.
Income reliability
Salary income with strong job security may make the lower end more workable. Commission, freelance, seasonal, contract or single-employer income can take longer to replace, which favors a larger cash cushion. If another household member can reliably contribute income, document that assumption rather than treating uncertain future work as guaranteed.
Dependents and fixed obligations
Children, dependent adults, ongoing medical care, tuition and legally required support increase the consequences of an interruption. Large fixed debt payments, a high mortgage relative to income or a second property also reduce the room to cut spending.

Age, deferred maintenance, specialized systems, severe-weather exposure and limited access to contractors can make repairs harder to schedule or finance. Review the actual home and policy rather than applying a blanket rule based on purchase price. The official sources do not establish a “1% of home value” emergency requirement, so do not present that shortcut as a government standard.
Other liquid resources
Separate, accessible assets may affect how much cash you need, but do not count money that is restricted, volatile or needed for another goal. Retirement accounts, investments that could lose value when sold, education savings and money earmarked for taxes or closing obligations are not equivalent to a ready emergency reserve.

- Mortgage principal and interest: $3,100.
- Property taxes and homeowners insurance: $700.
- Utilities and communications: $450.
- Food and household necessities: $900.
- Transportation: $500.
- Debt minimums, insurance and other essential bills: $350.
The essential baseline is $6,000 per month. The three-to-six-month range is therefore $18,000 to $36,000. If the inspection also identified a repair expected to cost $4,000 and the homeowners policy has a $2,500 deductible, the household should decide how to fund those known or policy-related needs without labeling all $6,500 as emergency savings. It might maintain an $18,000–$36,000 emergency reserve and create a separate plan for the repair and deductible, or choose a larger total cash position while those items are pending.
This example demonstrates the method only. Your baseline should use your own statements, bills and insurance documents.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Protect access to the money
Emergency savings must be available when an income interruption or urgent bill occurs. CFPB identifies a bank or credit-union account as one possible home for emergency funds and advises weighing safety, access and the temptation to spend. Read An essential guide to building an emergency fund for that guidance.
- Use an account you can access quickly without selling a long-term investment at an inconvenient time.
- Keep the reserve separate from everyday spending so the balance is visible and accidental spending is less likely.
- Review withdrawal rules, transfer timing, fees and any balance requirements before relying on the account.
- Do not keep the entire reserve as physical cash; CFPB notes that cash can be stolen, lost or destroyed.
No particular provider or account type is required by the guidance. Focus on safety, dependable access and terms you understand, and keep enough in the account to cover the timing of your likely obligations.
Rebuild the reserve after using it
Using emergency savings for a legitimate emergency is the purpose of the fund, not a failure. After the bill is paid, recalculate the remaining months of coverage and set a rebuilding plan. Temporarily directing a tax refund, bonus, surplus cash or reduced discretionary spending toward the reserve can restore it without changing the target calculation.
If the expense revealed a recurring problem—such as an underfunded insurance deductible, unreliable vehicle or predictable annual bill—change the household budget or sinking fund so the same event is less likely to drain emergency savings again. If income, household size, mortgage payment, taxes or insurance changes, recalculate the baseline rather than continuing to use the original closing-day number.

Do not confuse closing cash with emergency savings
Money needed to complete the purchase is not automatically part of the post-closing emergency fund. CFPB says typical closing costs are often 2–5% of the purchase price, excluding the down payment, in its homebuying guidance. That figure describes transaction costs; it is not an emergency-reserve target. Read the same CFPB page on down payments and closing costs.
Before closing, identify which dollars are committed to the down payment, closing costs, prepaid taxes and insurance, moving, furnishings and immediate repairs. Only the amount that remains available after those commitments belongs in your emergency-fund calculation. If closing would leave you with little or no accessible reserve, revisit the timing, budget or cash requirements before assuming the household can safely absorb an income shock.
Common mistakes to avoid
Using only principal and interest
A mortgage payment is only one component of ownership. Omitting taxes, insurance, association dues, utilities and essential household bills understates the months your reserve can actually cover.

Home value does not reveal your monthly obligations, income risk, insurance deductibles or the condition of the property. The official CFPB material used here does not establish a universal repair percentage or homeowner-only dollar formula.
Spending the reserve on predictable projects
Planned maintenance and move-in purchases deserve a separate line in the budget. Otherwise, a project you knew about can consume money intended for an unexpected job loss or urgent repair.
Leaving the target unchanged for years
Property taxes, insurance premiums, utilities, household size and debt payments can change. Review the baseline after major changes and at least whenever the annual bills or policy terms are updated.
Keeping the money hard to reach—or too easy to spend
An emergency reserve that requires a lengthy liquidation process may fail when a bill is due, while money mixed with daily checking can disappear through ordinary spending. Choose a safe, accessible location with enough separation to preserve the purpose of the fund.
