The price on a home listing is only one part of the cost. A realistic budget has four layers: cash required to close, the complete monthly cost of living there, irregular maintenance and replacement expenses, and the costs of moving or selling later. Because taxes, insurance, utilities, financing, property condition and transaction rules vary by location, there is no honest national all-in dollar figure. Use the property’s documents, local estimates and the framework below to calculate your own number.
1. Cash you need before and at closing
Buying requires more cash than the down payment. The Consumer Financial Protection Bureau (CFPB) says closing costs typically run from 2% to 5% of the purchase price, excluding the down payment; that is a general planning range, not a quote for a particular transaction. Your actual figures come from the lender’s Loan Estimate, the final Closing Disclosure, local tax information, insurance quotes, inspection results and the purchase contract. See the CFPB’s home-buying budget guidance.

What can be included
- Down payment.
- Lender origination charges, underwriting fees and discount points.
- Appraisal and credit-related charges.
- Title search, title insurance and other settlement services.
- Recording or other government charges, and transfer taxes where applicable.
- Home inspection and any additional inspections you order.
- Prepaid interest for the period before the first regular payment.
- The initial homeowners insurance premium.
- Initial escrow deposits for future property taxes and insurance.
Which party pays an individual fee depends on the contract and state or local law. The CFPB’s explanations of closing charges and mortgage costs describe the categories, but not a universal price.

Cash to close is not the same as total closing costs
“Cash to close” is the amount you must bring after accounting for deposits already paid, seller credits, lender credits and other adjustments. Total closing costs can therefore differ from the final amount due on closing day. A seller credit may reduce the cash you bring but can be reflected in the purchase price or contract terms; a lender credit can reduce upfront cash while increasing the interest rate or loan cost. Do not assume a credit makes the expense disappear.

Compare the Loan Estimate with the Closing Disclosure and ask the lender about any unexplained change. The CFPB provides a field-by-field Loan Estimate explainer. Some closing services are shoppable: title services are often among the largest settlement costs, and buyers may be able to choose the provider. Compare providers and fees listed on the Loan Estimate, then verify the final charge.
A simple planning calculation
For a hypothetical $400,000 home, a 2% to 5% planning range would be $8,000 to $20,000 in closing costs before the down payment. This is arithmetic applied to the CFPB range, not a prediction of what your transaction will cost. Add your actual lender charges, prepaids, escrow deposits, inspection and contract-specific items to determine the amount you must have available.
2. The full monthly cost of living in the home
Affordability is based on the complete carrying cost, not only principal and interest. The CFPB recommends considering the payment, taxes, insurance and other recurring obligations when deciding what you can afford. Start with the mortgage payment, then add every bill that the home creates.

| Monthly item | What to verify | How it is usually paid |
|---|---|---|
| Principal and interest | Loan amount, rate, term and whether the rate can change | Mortgage servicer |
| Property taxes | Current local assessment, tax rate and likely reassessment rules | Escrow or directly to the tax authority |
| Homeowners insurance | Quote for this address, deductible and coverage limits | Escrow or directly to insurer |
| Mortgage insurance | Whether the loan requires it and how long it may last | Mortgage servicer |
| HOA or condominium dues | Current dues, included services and history of increases | Association, usually separately |
| Utilities | Electricity, gas, water, sewer, trash and internet usage and rates | Utility providers |
| Supplementary insurance | Flood or other coverage required or prudent for the location | Insurer, often separately |
Escrow changes when you pay a bill, not how much the bill costs. A servicer may collect taxes and insurance in monthly installments, but those costs still belong in your budget. HOA dues, utilities and many supplemental policies are generally outside the mortgage payment.
Get property-specific numbers
- Ask the local tax authority for the property’s current tax bill and the rules that could change it after purchase.
- Obtain a homeowners insurance quote using the exact address, replacement characteristics and desired deductible.
- Check whether flood or another local-risk policy is required by the lender or advisable even when it is not required.
- Ask the seller or utility providers for recent utility bills, recognizing that your household’s usage may differ.
- Confirm HOA dues, special assessments, reserve funding and rules in the association documents.
Initial lender estimates can differ from the eventual bills, and taxes or insurance can rise. The CFPB discusses these affordability issues in its guidance on evaluating whether you can afford a mortgage.
3. Maintenance, repairs and replacement reserves
When you own a home, you pay for repairs along with applicable property taxes, insurance and homeowners association dues, as the CFPB explains in its home-buying guidance. Maintenance is not a single predictable bill. It includes routine work, unexpected failures and eventual replacement of major systems.

Costs that ownership may bring
- Routine servicing, cleaning, pest control and seasonal work.
- Minor plumbing, electrical, appliance, paint and hardware repairs.
- Roof, siding, windows, foundation or drainage work.
- Heating, ventilation, air-conditioning and water-heater repairs or replacement.
- Driveway, fencing, landscaping and exterior drainage upkeep.
- Code-required upgrades or repairs identified after purchase.
No official source establishes a universal percentage of home value or fixed annual dollar allowance that works for every property. The CFPB notes that costs vary with utility rates, climate, home size and characteristics, building code and energy efficiency. Age, materials, condition and local labor prices also matter. Treat any rule of thumb you encounter as a starting point only, not as a national standard.

Turn the inspection into a reserve plan
A professional inspection can reveal the condition and remaining life of major components. It is an expense of the transaction, and its scope and price depend on the property and local market. It is not a guarantee that future defects will not occur. Ask the inspector to identify safety issues, deferred maintenance and systems likely to need work soon. Then obtain local contractor estimates for significant items and set a monthly reserve that reflects those findings.
Keep an emergency fund separate from the maintenance reserve. A roof replacement or failed heating system can arrive before you have accumulated a full reserve, while income interruptions can occur at the same time. Assigning every dollar to the down payment leaves no margin for either event.

4. Moving in, owning for a while and selling later
Budget for the transition after closing: movers, deposits, furnishings, appliances, window coverings, immediate repairs and improvements. These are not part of the mortgage payment but can make the first year substantially more expensive.
Your ownership period changes the economics
Buying and selling both involve fees, taxes and commissions. If you may move soon, those transaction costs are spread over fewer years, and a change in home prices can leave you unable to move without owing more than the home’s value. The CFPB outlines these considerations in its discussion of the financial implications of buying. Before purchasing, estimate the cost of selling, moving and buying again rather than assuming appreciation will cover it.
Build your personal home-cost worksheet
Use actual documents and local quotes for one property at a time. Record assumptions, the date of each quote and whether a cost is one-time or recurring.

- Calculate the monthly carrying cost. Add principal and interest, property taxes, homeowners and supplementary insurance, mortgage insurance, HOA dues and utilities. Include bills that are not collected through escrow.
- Set an ownership reserve. Use inspection findings, system ages, condition and local contractor estimates to choose a monthly savings amount for maintenance, repairs and eventual replacement.
- Add transition costs. Estimate moving, furnishings, immediate work and any other first-year expenses.
- Run a stress check. Test the budget if taxes or insurance increase, a major repair occurs or income falls. Confirm that emergency savings and other financial goals can continue.
Compare homes on total cost, not the listing price
When two properties appear affordable, place their numbers on the same worksheet. A lower price or mortgage payment can be offset by taxes, insurance, utilities, HOA charges or near-term repairs.
| Comparison axis | Questions to answer for each home |
|---|---|
| Cash to close | What are the down payment, closing costs, prepaids, escrow deposits and credits? |
| Monthly financing | What are principal, interest and mortgage insurance under the proposed loan? |
| Taxes and insurance | What are the current tax bill, reassessment rules, homeowners quote and flood-risk requirements? |
| Association costs | What are dues, special assessments, included services and reserve conditions? |
| Utilities | What do historical bills show, and how might size, insulation and climate affect usage? |
| Systems and condition | How old are the roof, heating and cooling equipment, water heater, windows and major appliances? |
| Near-term work | What did the inspection identify, and what do local repair estimates cost? |
| Ownership period | How long do you expect to stay, and what would selling and relocating cost? |
Common budgeting mistakes to avoid
- Using a lender’s maximum approval as your spending target.
- Comparing only principal and interest while omitting taxes, insurance, HOA dues and utilities.
- Treating escrow as a discount rather than a payment schedule.
- Assuming a seller or lender credit eliminates a cost instead of changing when or how it is paid.
- Relying on a generic maintenance percentage without checking the home’s age and condition.
- Skipping an inspection or treating one as insurance against every future repair.
- Spending all available cash on closing and keeping no emergency reserve.
- Ignoring the cost of selling when the likely ownership period is short.
The most reliable answer to “How much does it really cost to buy and maintain a home?” is therefore a property-specific total: cash to close, full monthly carrying costs, a realistic repair reserve and the costs of moving or selling. Recalculate it whenever the loan, property, insurance quote, taxes or expected ownership period changes.
