That is $1,896 over 12 monthly payments if the loan remains outstanding and each scheduled payment is made. The figures come from Freddie Mac’s worked example and exclude property taxes, homeowners insurance, mortgage insurance and homeowners-association dues.
The answer is not a universal $158. Your change depends mainly on the loan balance and remaining term. Also, “a 1% change” needs clarification: a move from 6% to 7% is a one-percentage-point increase. A 1% relative increase from 6% would be only 6.06%.

What a one-percentage-point increase actually changes
A fully amortizing fixed-rate mortgage sets a scheduled principal-and-interest payment using three inputs: the amount borrowed, the annual interest rate and the number of monthly payments. The payment is designed to pay the balance to zero by the end of the term when payments are made as agreed.
Changing the rate while holding the loan amount and term constant changes the payment calculation. It does not multiply the old payment by exactly 1%. Interest is charged on a declining balance, and the payment also includes principal repayment, so the dollar effect must be calculated from the amortization formula.

Freddie Mac’s $240,000 example
Freddie Mac illustrates the effect using a $300,000 purchase price, a 20% down payment and a $240,000 loan fixed for 30 years. The amounts below are monthly principal and interest only.
| Annual rate | Monthly principal and interest | Change from previous row |
|---|---|---|
| 6.0% | $1,439 | |
| 6.25% | $1,478 | $39 |
| 6.5% | $1,517 | $39 |
| 6.75% | $1,557 | $40 |
| 7.0% | $1,597 | $40 |
From 6% to 7%, the payment rises by $158 per month. That is the direct answer for this specific balance and term—not a prediction for every borrower. The $158 difference multiplied by 12 equals $1,896 for one year, assuming the loan stays in place for all 12 months.
Freddie Mac separately lists lifetime interest of $278,012 at 6% and $334,821 at 7% on this same loan. The arithmetic difference is $56,809, assuming the mortgage is held for the full 30 years and paid exactly as scheduled. Many borrowers refinance, sell or make extra payments, so that lifetime comparison is a scenario rather than a guaranteed cost.
Why the same rate change produces different dollar amounts
Loan balance
Interest is calculated on the outstanding principal. A larger balance therefore has a larger dollar response to the same rate change. Compare loan amounts, not just home prices: two homes with the same price can produce different payments if their down payments differ.
Loan term and remaining term
A 30-year loan spreads repayment over 360 monthly payments. A shorter term generally has a different payment response because principal is repaid faster and the number of payments is smaller. For an existing borrower, use the remaining balance and remaining term—not the original purchase price and original term—when estimating a refinance or rate reset.

Rate and amortization structure
The effect is nonlinear. In Freddie Mac’s table, each quarter-point step adds $39 or $40, rather than one identical amount. A one-percentage-point move is therefore best calculated by comparing the two complete payment formulas.
Official worked examples are not population averages. The Consumer Financial Protection Bureau (CFPB), last reviewed December 11, 2024, gives a separate example: $100,000 borrowed for 30 years at 4% produces a $477 monthly principal-and-interest payment. That example demonstrates the inputs, not what all borrowers pay.

How to calculate your own payment change
For a standard monthly amortizing loan, use:
M = P × r(1 + r)n / ((1 + r)n − 1)
- P is the starting principal.
- r is the monthly interest rate expressed as a decimal: annual nominal rate divided by 12.
- n is the total number of monthly payments.
- M is the monthly principal-and-interest payment.
To measure a one-percentage-point increase, calculate the payment twice with the same principal and number of payments, then subtract the first result from the second.
- Write down the loan balance or proposed principal, the annual rate and the term in years.
- Convert the term to months. A 30-year term is 360 payments; a 15-year term is 180.
- Divide the starting annual rate by 12 and convert the percentage to a decimal. For example, 6% becomes 0.06 divided by 12.
- Insert the principal, monthly rate and payment count into the formula to obtain the starting payment.
- Add 0.01 to the annual rate for a one-percentage-point scenario, divide that new annual rate by 12, and calculate again.
- Subtract the starting payment from the higher-rate payment. Round only at the end to match the way a lender displays cents.
This is a formula-based estimate. A lender’s note terms, payment-rounding method, first-payment timing and any unusual features can affect the statement amount. Freddie Mac’s fixed-rate mortgage calculator is intended for guidance and estimates; Freddie Mac recommends contacting a lender for a precise calculation.
Principal and interest is not your full housing payment
The $1,439 and $1,597 figures are not all-in housing costs. CFPB explains that the amount sent to a mortgage company is often higher because it may include escrowed property taxes and homeowners insurance. Mortgage insurance can add another charge. Homeowners-association dues usually affect the household budget but are generally paid separately from the mortgage servicer.

When comparing a quoted payment, identify exactly what it includes:
- Principal repayment.
- Interest on the mortgage balance.
- Property-tax escrow, if collected by the servicer.
- Homeowners-insurance escrow, if collected by the servicer.
- Mortgage insurance, where required.
- Homeowners-association dues, which are commonly billed outside the mortgage payment.
Two offers can have the same principal-and-interest amount but different total monthly housing costs because taxes, insurance, mortgage insurance and association dues differ by property and borrower.
Does a rate change affect an existing mortgage?
Fixed-rate mortgage
Market rates moving up or down normally does not change the scheduled principal-and-interest payment on an existing fixed-rate mortgage. A new market quote matters if you refinance, purchase another property or take out a new loan. Your current note rate remains in force unless the loan is paid off or modified under its contract.
Adjustable-rate mortgage
An adjustable-rate mortgage (ARM) can change when its contract reaches an adjustment date. CFPB says the payment is typically recalculated using the new interest rate and the remaining term, although the specific loan documents govern. Look for the index, margin, adjustment frequency, caps and first-reset date in the note and adjustment notice.
Other reasons a total bill can change
A higher mortgage bill is not proof that the note rate changed. CFPB’s January 14, 2025 explanation lists several other causes:

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to compare mortgage offers fairly
Use the same assumptions for every quote. At minimum, hold these variables constant:
- Loan amount: compare the amount borrowed, not merely the purchase price.
- Term: match 30-year with 30-year or 15-year with 15-year.
- Rate type: compare fixed-rate offers with each other, and compare ARM offers only after reviewing their adjustment terms.
- Included costs: label principal and interest separately from taxes, insurance, mortgage insurance and association dues.
- Loan type and borrower profile: conventional, government-backed and other programs can price differently.
- Points and credits: a lower rate may require discount points, while a higher rate may include lender credits.
- Rate-lock period: a quote locked for one period is not directly comparable with a quote locked for another.
CFPB’s rate-exploration examples state assumptions including a conventional 30-year fixed loan, 10% down, a 700 credit score and a 60-day rate lock unless otherwise specified. Actual offers vary by lender and borrower. Freddie Mac also notes that rates differ among lenders, so request comparable Loan Estimates rather than relying on an advertised rate alone.
Using official calculators and your Loan Estimate
Freddie Mac’s fixed-rate mortgage calculator can show estimated principal-and-interest payments for different balances, terms and rates. Use it to isolate the effect of changing one variable at a time, then confirm the result with a lender.

1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsCFPB’s “Explore interest rates” tool lets you vary credit score, down payment, loan term and loan type. Those controls are important because a rate comparison that changes several assumptions at once cannot tell you how much of the payment difference came from the interest rate.

Common mistakes when estimating the impact
Confusing a percentage point with a percent
“From 6% to 7%” is a one-percentage-point increase and a 16.67% relative increase in the rate itself. “A 1% relative increase” would be 6.06%. State which meaning you use before doing the math.
Applying the change to the home price
The formula uses principal borrowed. A $300,000 home with 20% down has a $240,000 loan in Freddie Mac’s example; applying the rate change to $300,000 would overstate the payment effect.

Taxes, insurance and mortgage insurance can make the total amount withdrawn from your account higher. Keep the categories separate so you can see what the rate actually changed.
Assuming the full-term interest difference is guaranteed
The $56,809 difference in Freddie Mac’s example assumes 30 years of scheduled payments. Selling, refinancing, prepaying principal or changing the loan ends that scenario earlier.
Using a current market move to explain a fixed-rate bill
For a fixed-rate borrower, inspect escrow, insurance, mortgage insurance and any temporary payment feature before assuming the note rate changed.
Bottom line for your decision
For the published $240,000, 30-year example, one percentage point—from 6% to 7%—means $158 more each month in principal and interest. To translate that result to your situation, use your actual principal and term, calculate both rates with the amortization formula, and then add the non-rate parts of your housing budget. A fixed-rate borrower generally keeps the same scheduled payment when market rates move; an ARM borrower must follow the adjustment terms in the loan contract.
