How much deposit do you need for a UK mortgage? Options if you have a small deposit

In the UK, 5% of the purchase price is a common minimum deposit for some mortgages, but it is not an automatic right to borrow. A 5% deposit normally means applying for a 95% loan-to-value (LTV) mortgage. Saving 10% or more can reduce the amount borrowed and may give you access to more deals or lower rates. If you have only a small deposit, your main choices are a high-LTV mortgage, a Lifetime ISA (if eligible), shared ownership, a relevant regional scheme, a lower-priced property or more time to save.

What a mortgage deposit is

Your deposit is the cash you put towards the purchase price. The mortgage covers the rest, subject to the lender accepting both your application and the property. The deposit is expressed as a percentage of the price rather than as a fixed UK-wide amount.

For example, on a £200,000 home, a 5% deposit is £10,000. You would be seeking to borrow £190,000, which is 95% LTV. A 10% deposit is £20,000 and leaves a £180,000 mortgage, or 90% LTV. The arithmetic does not predict a typical property price or guarantee that a lender will approve the borrowing.

Is 5% enough to get a mortgage?

It can be enough for some eligible borrowers and properties. MoneyHelper’s first-time buyer guidance advises planning for at least 5% or 10%, while warning that the larger deposit may provide more choice and better rates. That is guidance, not a promise that every lender offers a 95% product.

A lender still assesses your application, affordability and the property. The evidence available for this guide does not establish any deposit percentage that guarantees approval. A 5% deposit only describes the proposed LTV; it does not overcome an affordability shortfall, a property issue or a lender’s own policy.

How different deposit sizes change the mortgage

Deposit Deposit on a £200,000 property Mortgage needed before fees Resulting LTV Practical meaning
5% £10,000 £190,000 95% Some lenders offer products at this LTV, but a small deposit may come with a higher interest rate.
10% £20,000 £180,000 90% MoneyHelper says a larger deposit may open more deals or reduce the rate available.
15% £30,000 £170,000 85% A lower LTV means less is borrowed; the table is illustrative and does not establish a particular rate threshold.

These examples are percentage calculations and exclude fees. They show the trade-off clearly: every extra pound saved reduces the mortgage required, but waiting to reach a higher percentage also delays the purchase. Current lender pricing must be checked at the time you apply; no live rate comparison is established here.

Why a small deposit can make the mortgage more expensive

With a high-LTV mortgage, the lender is advancing a larger proportion of the property value. MoneyHelper cautions that rates may be higher when the deposit is small. A larger deposit may widen the range of deals or reduce the rate, although the saving cannot be quantified without a dated lender comparison.

Do not assume that moving from 5% to 10% automatically produces a particular interest rate or approval outcome. Lenders set their own bands and criteria, and products change. Compare the total borrowing, the expected monthly payment and the time required to save the extra deposit rather than focusing only on the headline percentage.

Option 1: apply for a 95% mortgage

A 95% mortgage allows an eligible buyer to put down 5% and borrow the remaining 95% of the property value. MoneyHelper’s government-schemes guidance describes eligible repayment mortgages in the 90% to 95% LTV range. Availability is lender- and product-dependent, and you must still meet the lender’s criteria.

What the mortgage guarantee means

The government mortgage guarantee initiative was launched in April 2021. A later Treasury Committee letter discusses a permanent UK-wide Mortgage Guarantee Scheme commencing in 2025. Those documents provide policy history and context, not a guarantee that a particular product is available to you in October 2026. Check current government guidance and the participating lender’s terms before relying on the scheme.

A guarantee supports the participating lender’s position; it is not a cash grant that pays your deposit or removes your responsibility for the mortgage. You remain responsible for the loan and for meeting the lender’s affordability assessment. Ask whether the specific product is covered, what repayment type is permitted and what property restrictions apply.

When this route may fit

  • You have a genuine 5% deposit and can afford the projected monthly payment at the lender’s assessment rate.
  • You have checked that the property type and price fit the product’s rules.
  • You accept that a high-LTV deal may cost more or offer fewer choices than a lower-LTV mortgage.

Option 2: build the deposit with a Lifetime ISA

An eligible Lifetime ISA (LISA) can add a government bonus to savings for a first home. MoneyHelper states that you can contribute up to £4,000 per tax year and receive a 25% bonus, capped at £1,000 a year. The account has age and first-home conditions, and the qualifying property price limit in the guidance is £450,000.

Checks before relying on a LISA

  • Confirm that you meet the account’s age and first-time-buyer conditions.
  • Check that the property will fall within the £450,000 qualifying price limit.
  • Allow for the provider’s process and timing when the money is needed for completion.
  • Understand that a withdrawal outside the qualifying circumstances can incur a charge.

The bonus is subject to those rules; it is not a universal addition to any house deposit. Verify the current rules and your provider’s procedure before fixing a purchase timetable around the money.

Option 3: use shared ownership

Shared ownership can reduce the initial share you need to buy. You purchase a share of a property and pay rent on the portion you do not own. The initial deposit is calculated on the share being purchased, not necessarily on the full market value, but the arrangement brings continuing rent and other responsibilities.

Questions to answer before choosing it

  • What share can you buy initially, and what deposit is required for that share?
  • What rent is payable on the unsold share, and how will it sit alongside the mortgage?
  • Which repairs, service charges and other obligations apply under the particular scheme?
  • Can and how can you buy further shares later, and what costs or rules apply?

Eligibility, available shares and costs depend on the scheme and location. Treat shared ownership as a different ownership structure, not simply a cheaper conventional mortgage, and read the current provider and local-authority terms.

Option 4: check regional schemes

Mortgage and home-buying assistance differs across the UK nations. MoneyHelper’s guidance describes Help to Buy – Wales as requiring a 5% deposit and offering a shared-equity loan of up to 20% for eligible new-build purchases. Its description also includes scheme-specific price and time limits. Those limits and availability must be checked before you make an offer; the Welsh example is not a UK-wide promise and does not establish current availability elsewhere.

Other nations and regions have their own rules. There is no complete nation-by-nation comparison in the evidence for this article, so use current official and local guidance to confirm eligibility, property restrictions, deadlines and repayment terms.

Option 5: save longer or choose a lower-priced property

Saving for longer increases the cash deposit at the same purchase price. Choosing a lower-priced property reduces the pounds needed for any given percentage. Both approaches can move you from a 95% LTV application towards a lower-LTV one, potentially improving deal choice or pricing.

The trade-off is timing. Waiting may mean renting or delaying a move, while buying sooner with a high LTV may mean a larger mortgage and a less favourable rate. The available guidance supports the general relationship between deposit size, deal choice and rates, but it does not identify which option is financially best for an individual. Compare your own expected housing costs and saving period rather than assuming one route always wins.

How to work out the deposit you need

  1. Set a realistic purchase price. Use the price range you can afford, not a price chosen solely to fit a 5% calculation.
  2. Choose a deposit percentage to test. Calculate 5%, 10% and, if feasible, 15% of the target price so you can see the cash and borrowing differences.
  3. Calculate the proposed mortgage. Subtract the deposit from the price. Divide the mortgage by the property value and multiply by 100 to check the LTV.
  4. Test monthly affordability. Compare the proposed payment and regular housing costs with your income and budget. A deposit percentage alone cannot establish affordability.
  5. Check support schemes early. Confirm LISA eligibility, shared-ownership conditions or any regional scheme’s current price and time limits before counting that support in your plan.
  6. Verify current lender criteria. Ask whether the lender offers the required LTV, accepts the property and participates in any relevant guarantee arrangement.
  7. Keep the figures separate from fees. The worked examples show the mortgage needed before fees; identify the other transaction costs that apply to your purchase using current professional guidance.

Choosing between the small-deposit routes

Route How it reduces the immediate cash hurdle Main condition to verify Important trade-off
95% mortgage Allows a 5% deposit on an eligible conventional purchase. Lender, product, borrower and property eligibility. Potentially higher rate and fewer deals at high LTV.
Lifetime ISA Adds a 25% bonus to eligible savings, up to £1,000 per year on £4,000 of contributions. Age, first-home, £450,000 price-limit and withdrawal rules. Non-qualifying withdrawal can incur a charge; provider timing matters.
Shared ownership Lets you buy a share rather than the whole property initially. Scheme and location rules, available share and affordability. Rent remains payable on the share you do not own, alongside other responsibilities.
Regional assistance May combine a buyer deposit with an equity loan or another local structure. Current nation- or region-specific eligibility, price and deadline rules. Availability and terms can change; one nation’s scheme cannot be assumed elsewhere.
More saving or lower price Reduces the pounds needed at any chosen percentage or lowers the LTV. Your savings timetable and realistic property budget. Delays buying or changes the property you can consider.

Common mistakes to avoid

  • Treating 5% as an entitlement. It is a common minimum cited in consumer guidance, not a guaranteed mortgage offer.
  • Assuming every lender offers 95% LTV. Products, property rules and lender participation differ.
  • Calling a guarantee a grant. A guarantee does not hand you the deposit or cancel the mortgage debt.
  • Ignoring the cost of high LTV. A smaller deposit can mean a higher rate or less choice, so compare borrowing and monthly costs.
  • Using LISA money without checking the rules. A non-qualifying withdrawal can trigger a charge, and the property price cap matters.
  • Focusing only on the initial shared-ownership deposit. Include the rent on the unsold share and the scheme’s ongoing responsibilities in your affordability decision.
  • Relying on old scheme information. The 2021 mortgage-guarantee announcement is historical, and regional schemes can change. Confirm current terms before applying.

What the available guidance establishes

MoneyHelper’s first-time home buyer guide and its government-schemes guide were accessed on 9 October 2026. They support the 5% to 10% deposit guidance, the relationship between deposit size and LTV, the possible rate and deal-choice effect of a larger deposit, LISA limits and bonuses, and the broad descriptions of mortgage-guarantee, shared-ownership and regional routes.

The HM Treasury and MHCLG announcement dated 19 April 2021 is useful for the original launch history of the 95% guarantee initiative, not as a current product list. A later UK Parliament Treasury Committee letter discusses a permanent UK-wide scheme commencing in 2025, but operational terms and participating lenders still need to be checked in current guidance. No source establishes a deposit percentage that guarantees approval or a live rate difference between LTV bands.

Bottom line for a buyer with a small deposit

Start with the price you can genuinely afford, then calculate the 5%, 10% and higher-deposit versions. A 5% deposit may make a 95% LTV mortgage possible, but approval and pricing depend on the lender, borrower and property. If the high-LTV cost is too high, investigate an eligible Lifetime ISA, shared ownership or a current regional scheme, or adjust the price and saving timetable. Confirm every scheme and lender condition at the point of application.
