There is no single Scotland-wide deposit for a specialist mortgage. A practical starting point is 5% to 10% of the purchase price, but specialist lending can require substantially more when the loan is larger, the borrower falls outside standard criteria, or the property valuation is lower than the agreed price. The exact minimum comes from the lender’s maximum loan-to-value (LTV), eligibility rules and underwriting decision.
What deposit should you expect?
“Specialist mortgage” is an umbrella term rather than one standard product. It can describe borrowing for applicants or properties that do not fit a mainstream lender’s usual model. Because each lender sets its own criteria, a percentage advertised by one provider is not a guaranteed minimum for every specialist case.

Shelter Scotland says: “You’ll usually need at least 5% to 10% of the value of the home you want to buy.” Its page was last updated on 24 July 2024. Treat that as general consumer guidance, not an offer or an underwriting promise. A specialist applicant may need a larger share if the lender caps the LTV below 95%, limits borrowing for a particular loan size, applies stricter affordability tests, or discounts the property valuation.
For a £200,000 home, 5% is £10,000 and 10% is £20,000. Those calculations show the size of the starting range; they do not establish that a lender will accept the application at either level.

How LTV turns into the deposit you must provide
LTV is the proportion of the property’s accepted value that the lender is prepared to lend. The deposit is the remaining share:
- Maximum mortgage = accepted property value × maximum LTV.
- Minimum deposit or equity = accepted property value − maximum mortgage.
Many lender criteria use the lower of the purchase price and the valuation. If you agree to pay £300,000 but the lender’s valuation is £285,000, a 90% LTV cap is applied to £285,000, not £300,000. The maximum mortgage would be £256,500, leaving £43,500 to fund from your deposit or other acceptable equity, before purchase costs.
A larger deposit reduces LTV. That can open products with lower LTV limits and may improve the rate available, although a lower LTV by itself does not prove that a product is affordable or best value. NatWest’s explanation of deposits and LTV describes that general relationship, but its page explicitly covers England, Northern Ireland and Wales, not Scottish purchases. Use it for the mechanics, not as evidence of a Scottish minimum.

For eligible borrowers, the page lists these maximum LTVs. The implied deposit is the minimum share of the lower of the purchase price or valuation:
| Loan amount | Maximum LTV | Minimum deposit or equity share |
|---|---|---|
| Up to £300,000 | 95% | At least 5% |
| Up to £450,000 | 80% | At least 20% |
| Up to £750,000 | 70% | At least 30% |
| Up to £1,000,000 | 60% | At least 40% |
For example, if the accepted value is £300,000 and the application qualifies for the first tier, the 95% cap implies a £15,000 deposit. At an accepted value of £400,000 in the 80% tier, the implied minimum is £80,000. These are arithmetic illustrations of the published LTV limits, not quotes or approval decisions.
The lender’s wording is explicit that the 95% figure applies to loans up to £300,000 and to borrowers meeting its professional criteria. It is not a market-wide 5% promise, and the lender says all lending remains subject to a suitable valuation. Criteria and product availability can change, so confirm the current page with the lender or an adviser before relying on these tiers.

The loan is above a lower LTV tier
As the Scottish Building Society example demonstrates, moving from a loan of up to £300,000 to a larger borrowing band can reduce the maximum LTV from 95% to 80%, 70% or 60%. The deposit rises because the lender is limiting its exposure to a larger balance, not because Scotland has one universal surcharge for specialist borrowers.

Your income needs a different assessment
Lenders assess credit history, income, regular outgoings and the property’s value when deciding how much to lend. A self-employed applicant may need accounts, tax information and evidence of how profits are retained or distributed. The Entrepreneur Mortgage example states that it can consider retained and net profit as well as salary and dividends, but another lender may use a different method or require a longer trading history.
The property valuation is lower than the price
A down-valuation creates an immediate funding gap when the lender calculates LTV against the lower figure. You may need to increase your cash contribution, renegotiate the price, challenge the valuation through the lender’s process, or find a different property or product. Do not assume that the agreed price is automatically the figure used for mortgage purposes.
Your credit profile or affordability leaves less headroom
The deposit is only one part of underwriting. A lender can decline an application or reduce the loan even when the proposed LTV appears within its published maximum. Existing commitments, variable income, recent credit problems and high monthly outgoings can all affect the amount a lender is willing to advance. Ask for a case-specific assessment rather than treating an LTV headline as an entitlement.
You want access to more products or a potentially better rate
A bigger deposit lowers the LTV used to price and filter products. It may therefore widen the range of available options or qualify you for a lower rate, but compare the total cost: interest rate, fees, term, early-repayment conditions and repayment method. A product accepting a smaller deposit is not automatically cheaper over the full mortgage term.

Can you get a specialist mortgage with a 5% deposit?
Possibly, but only where a lender’s criteria allow a 95% LTV for your specific case. The Scottish Building Society example does so for eligible loans up to £300,000 under its Entrepreneur Mortgage criteria. You still need to satisfy the lender’s income, credit, affordability and property requirements, and the valuation must support the borrowing.
A 5% deposit also leaves little protection against a valuation shortfall. If you offer more than the valuer considers the property worth, the lender may calculate its percentage on the lower valuation and require you to provide the difference. Keep a cash buffer rather than committing every pound to the deposit.
ESPC also describes 5% as a common minimum in Scotland, but that is general guidance. It does not replace a lender’s decision for a specialist application.
Do not confuse a deposit rule with an interest-only rule
The Scottish Building Society’s separate specialist product sheet says interest-only borrowing is available up to 75% of property value or purchase price, whichever is higher, capped at a £350,000 loan. That is a rule for a particular repayment method and product sheet, not a universal purchase-deposit requirement. It should not be substituted for the Entrepreneur Mortgage LTV tiers or applied to another lender.

Budget for more than the minimum deposit
The minimum deposit is only the amount needed to meet the lender’s LTV calculation. You may also need money for legal work, valuation or other transaction costs, and for any gap between the agreed price and the lender’s accepted value. The available evidence does not establish one current Scotland-wide figure for those costs, so obtain an itemised estimate for your transaction.
If you are using a government-supported arrangement, read that scheme’s rules separately. The Scottish Government Open Market Shared Equity administrative procedures discuss evidence of mortgage finance and self-employed income for that scheme. They are scheme administration guidance, not a general deposit rule for every Scottish mortgage. The procedures also tell applicants to check whether a decision in principle or key facts illustration involves a credit search; do not assume every lender handles those checks in the same way.
How to find your actual required deposit
- Set the purchase price and a conservative value. Model the figures at the price you expect to pay and at a lower valuation so you can see the possible cash gap.
- Identify the relevant LTV tier. Check whether the lender’s maximum changes with loan size, property type, repayment method or applicant category. Calculate the deposit from the lower of valuation and price where that is the stated basis.
- Prepare evidence for your income. Gather payslips and bank statements where relevant, plus accounts, tax documents and profit or dividend evidence if you are self-employed. Ask how retained profits and irregular income will be treated.
- Review credit and outgoings before applying. List loans, credit cards, childcare, maintenance and other committed spending accurately. Do not take new credit to fund the deposit without understanding how it could affect affordability.
- Request an agreement in principle and a full case assessment. Ask specifically: “What maximum LTV applies to my loan size and circumstances, and what cash deposit would you require if the valuation is lower than the price?” Confirm whether the initial check uses a soft or hard credit search before proceeding.
- Check the property valuation and offer terms. A published LTV is conditional on an acceptable property and valuation. Review the lender’s repayment method, rate, fees, term and any early-repayment charge alongside the deposit.
- Verify the adviser or lender. Shelter Scotland recommends using an adviser, broker or registered lender and says mortgage sellers must be FCA-registered. Check the firm on the Financial Services Register before sharing documents or paying a fee.
Common mistakes to avoid
- Calling 5% a guaranteed specialist minimum. It is a starting guide and can apply only to selected products, loan sizes and applicants.
- Applying the highest LTV to every borrowing amount. A 95% cap in a lower loan band does not mean the same cap applies to a larger loan.
- Using the purchase price when the lender uses a lower valuation. Recalculate the cash contribution as soon as the valuation arrives.
- Assuming self-employed criteria are identical across lenders. Ask exactly which profits, dividends, accounts and trading history are accepted.
- Comparing deposits without comparing total cost. Include rate, fees, term and repayment method; a smaller deposit can mean a more expensive loan.
- Spending the entire cash reserve on the deposit. Keep funds for transaction costs and a valuation shortfall.
- Relying on an old product sheet. Lender criteria and rates change. Verify the current version and date before making an offer.
The practical answer for your situation
If your case fits a lender willing to lend at 95% LTV, a 5% deposit may be possible. Larger loans, less standard income, a weaker credit profile, a restricted property or a down-valuation can push the required share to 20%, 30%, 40% or another figure set by the lender. The only dependable number is the cash contribution confirmed for your property, loan size and circumstances in a current agreement in principle and full underwriting decision.
