There is no single Seattle-wide cash requirement. A practical estimate is down payment + borrower-paid closing costs and prepaids, minus your deposit and any eligible credits. The CFPB’s broad planning range for closing costs is typically 2%–5% of the purchase price, excluding the down payment; it is not a Seattle-specific quote. Your final amount comes from the lender’s Closing Disclosure, not a percentage shortcut.
The cash-to-close formula
Use this formula for an early planning estimate:
Estimated cash to close = down payment + borrower-paid closing costs + prepaids and initial escrow − deposit already paid − seller credits − other credits or adjustments.
As an Amazon Associate I earn from qualifying purchases.
“Cash to close” is an adjusted settlement figure. The Consumer Financial Protection Bureau (CFPB) explains that it includes the down payment and closing costs, then subtracts the deposit already paid to the seller, seller credits, and other adjustments. Read the definition in the CFPB’s Loan Estimate explainer.

Down payment examples
For eligible borrowers, CFPB consumer guidance describes conventional financing with as little as 3% down. HUD describes FHA financing with as little as 3.5% down, subject to eligibility, lender approval, loan limits, and other terms. These are minimum examples, not universal offers and not necessarily the lowest-cost choices.
| Financing example | Illustrative down payment | What the figure does not include |
|---|---|---|
| Qualifying conventional loan | 3% of purchase price | Closing costs, prepaid interest, insurance, initial escrow, inspections, reserves, and mortgage insurance |
| Qualifying FHA loan | 3.5% of purchase price | Closing costs, prepaid interest, insurance, initial escrow, inspections, reserves, and FHA mortgage-insurance costs |

Closing-cost planning range
The CFPB says closing costs typically range from 2% to 5% of the purchase price, not including the down payment. This national range is useful for a first budget, but it is not an average for Seattle and is not a lender quote. The range can include loan charges, appraisal, title and settlement services, government recording fees, prepaid property taxes, homeowners insurance, and interest through the first payment. The contract and applicable rules determine which party pays particular items. See the CFPB’s Closing Disclosure guidance and its fee explainer.

An illustrative Seattle-price calculation
The following is arithmetic, not a Seattle price estimate. Assume a purchase price of $800,000, no credits, and no deposit already paid:
| Scenario | Down payment | 2% closing-cost estimate | 5% closing-cost estimate | Illustrative cash before other adjustments |
|---|---|---|---|---|
| 3% conventional example | $24,000 | $16,000 | $40,000 | $40,000–$64,000 |
| 3.5% FHA example | $28,000 | $16,000 | $40,000 | $44,000–$68,000 |
Actual cash could be lower after an earnest-money deposit, seller credit, lender credit, gift funds, or assistance, or higher if the Loan Estimate contains larger loan charges, prepaid items, escrow funding, or other adjustments. A 3% or 3.5% down payment can also mean mortgage insurance and a larger monthly payment, so compare total loan costs rather than optimizing only for the smallest upfront amount.
What is included in the amount due at closing?
Loan and settlement charges
- Origination charges, underwriting, processing, and other lender fees shown on the Loan Estimate.
- Discount points, if you pay upfront to obtain a lower interest rate.
- Appraisal and other required third-party services.
- Title search, lender’s title insurance, settlement or escrow services, and recording or other government fees.
Prepaids and initial escrow
- Interest from the closing date until the first scheduled mortgage payment.
- Prepaid homeowners insurance.
- Property-tax amounts and the initial escrow deposit required by the lender.
- Other prorations or adjustments required by the purchase contract, such as amounts credited for taxes or utilities.
The exact list and allocation are shown on the Loan Estimate and then the Closing Disclosure. Seller credits can pay allowable costs, but they do not make the expense economically free: the credit may be paired with a higher purchase price, a different interest rate, or negotiated contract terms.

How to turn an estimate into your actual Seattle cash requirement
- Choose a realistic purchase-price range. Run the formula at each price you may offer rather than relying on one round number.
- Decide which loan structures you can qualify for. Ask each lender for the minimum down payment, mortgage-insurance rules, points, rate, lender credits, and total monthly payment. A low minimum is conditional on eligibility and lender underwriting.
- Request multiple written Loan Estimates. Compare the same price, down payment, rate-lock period, and property assumptions. Use the CFPB’s loan-estimate comparison guidance.
- Identify every credit and deposit. Subtract earnest money already delivered, seller-paid costs, lender credits, gifts accepted under the loan rules, and approved assistance. Confirm whether a credit changes the rate or purchase price.
- Ask for a property-specific tax and insurance estimate. Taxes depend on the parcel and taxing districts; insurance depends on the home and coverage. Include HOA dues when calculating the monthly payment, even though they are not normally part of cash to close.
- Reconcile the Closing Disclosure. The lender generally provides the final disclosure before settlement. Check that the down payment, deposit, credits, fees, prepaids, escrow, and wire amount match the contract and your records.
- Protect post-closing reserves. Do not transfer every available dollar into the transaction. Retain the emergency cushion plus money for moving, immediate repairs, maintenance, and utility setup.
Comparing low-down-payment and “no-closing-cost” offers
Compare financing by its full cost, not by the headline cash figure. For each written estimate, review:
- Total down payment and the actual borrower cash due at settlement.
- Origination fees, points, lender credits, and the interest rate.
- Mortgage insurance, principal and interest, property taxes, homeowners insurance, and HOA costs where applicable.
- Loan term and the CFPB Loan Estimate’s projected “In 5 years” cost comparison.
- Cash remaining after closing, moving expenses, and planned repairs.
- Any conditions attached to a grant, deferred loan, or repayable assistance, including resale, occupancy, or repayment requirements.
“No closing costs” generally means costs are shifted, often through a higher interest rate or a larger loan balance. Ask the lender to show the rate-and-credit tradeoff in writing and compare it with paying costs upfront. The CFPB’s comparison guidance explains how to evaluate these alternatives.
Seattle and Washington assistance that may reduce upfront cash
Seattle Office of Housing programs
Seattle’s Office of Housing describes partner-delivered down-payment assistance for qualified households at or below 80% of area median income. The public information lists requirements such as first-time-buyer status (or no ownership in the previous three years, subject to exceptions), homebuyer education, one-on-one counseling, a home inside Seattle city limits, and owner occupancy as a principal residence. The page reports assistance of up to $76,000 per household, but funding, caps, income limits, partner participation, and eligible properties can change. Verify the current rules directly at Seattle’s Buy a Home page before counting assistance in an offer.

Seattle housing funding policy
Seattle’s 2024–2026 housing funding policy describes specific assisted-home structures with a minimum buyer contribution of $2,500 or 1% of the affordable purchase price, whichever is greater, with exceptions. It also describes subordinate mortgage gap funding up to $80,000 under that policy. These provisions apply to particular program structures; they are not a universal requirement or benefit for every Seattle buyer. Read the policy and confirm applicability with the Office of Housing: 2024–2026 Housing Funding Policies.
Washington State and nonprofit channels
The Washington State Department of Commerce describes down-payment assistance as cash at closing for eligible first-time and low-income buyers to help with a down payment and/or closing costs. The Washington State Housing Finance Commission’s Seattle manual discusses assistance, education, and counseling, but an older manual does not prove that a program is open today or that historical limits still apply. Review current information at Washington Commerce and ask an approved housing counselor which products are currently available. HomeSight lists regional purchase-assistance products at HomeSight Purchase Assistance; confirm current funding, limits, and repayment terms directly.
King County Housing Authority voucher homeownership
The King County Housing Authority’s Housing Choice Voucher homeownership option is narrower than general down-payment assistance. Its information describes a 3% down-payment requirement, with 1% from family resources and 2% potentially from other sources, plus orientation and property inspections. Eligibility depends on the voucher program and current KCHA operation. See KCHA Homeownership.

Property taxes: use the parcel, not a countywide headline
Seattle property tax is administered through King County. Seattle’s tax information directs homeowners to King County, while King County explains that residential taxes depend on assessed value and the costs of state and local taxing districts. Use the specific parcel’s tax information and the lender’s escrow estimate; do not apply a countywide collection figure as an individual tax rate.
For 2026, King County reports total countywide property-tax collections of $8.4 billion, approximately $770 million, or 10%, more than the prior year’s $7.7 billion. That is an aggregate county statistic, not a Seattle homeowner’s bill and not a cash-to-close input. Sources: Seattle Finance, King County residential property taxes, and King County’s 2026 tax overview.
Common cash-to-close mistakes
- Saving only the down payment: loan, title, recording, prepaid, and escrow charges can add materially to the funds required.
- Treating 2%–5% as a Seattle quote: it is a broad CFPB planning range, not a local average or guarantee.
- Assuming a minimum down payment is automatically best: mortgage insurance, interest, and payment size may make a larger down payment preferable if it does not exhaust reserves.
- Counting assistance before approval: program funding, income limits, property rules, education, counseling, and occupancy requirements must be confirmed.
- Ignoring the deposit: earnest money already paid reduces the final wire amount, but it was still cash you needed earlier.
- Misreading seller or lender credits: credits may be limited to allowable costs and can trade against price or rate.
- Using an aggregate tax statistic: only the property’s assessed value, taxing districts, and current bill can inform that home’s taxes.
- Leaving no reserve: moving, repairs, maintenance, and emergencies arrive immediately after ownership begins.
What to ask your lender and housing counselor
- What is my estimated cash to close at each down-payment level?
- Which fees are fixed, which can change, and which are optional points?
- How do lender credits change my rate and five-year cost?
- How much will be collected for prepaid interest, insurance, and initial tax escrow?
- What mortgage insurance applies, how is it removed, and what is the total monthly payment?
- Which Seattle or Washington assistance programs fit my income, ownership history, property, and occupancy plan?
- Is the assistance a grant, deferred loan, or repayable loan, and what happens on sale, refinance, or move-out?
- How much cash should remain after closing for reserves and known near-term costs?
For a personalized number, compare Loan Estimates from multiple lenders, confirm parcel-specific taxes and insurance, speak with a qualified housing counselor about current assistance, and use the final Closing Disclosure to determine the amount to wire.
