There is no single Massachusetts dollar figure. Your minimum cash plan is down payment + closing costs and prepaid expenses + money required with your offer − deposits already paid − confirmed assistance. The result changes with the purchase price, mortgage, property, location, contract, lender and your eligibility for programs.
Use a lender’s written Loan Estimate for an early number and the final Closing Disclosure for the amount due at closing. Keep offer deposits and a separate post-purchase reserve in your budget, and do not assume that down-payment assistance eliminates the need for cash before closing.

Why Massachusetts has no universal cash requirement
Two buyers purchasing homes at the same price can need different amounts of cash. A conventional, government-backed or affordable mortgage may require a different down payment; a condominium, single-family home and multifamily property can generate different inspections, insurance, escrow and lender charges; and a buyer’s contract can set a different deposit schedule. Local taxes, prepaid interest, homeowners insurance and the timing of a closing also affect the total.
For that reason, an online percentage is only a starting point. The reliable figure is the one your lender calculates for the specific property and loan, then updates on the Closing Disclosure. Treat any statewide average as a rough planning aid, not as the amount you will actually need.

The five cash buckets to plan for
| Cash bucket | What it covers | When it is usually needed |
|---|---|---|
| Down payment | The portion of the purchase price not financed by the mortgage. | At closing, after any deposit credited to the purchase. |
| Closing costs | Transaction and mortgage charges such as inspection, attorney, title search, appraisal, loan origination and other lender fees. | Some may be paid when ordered; the balance is settled at closing. |
| Offer deposit | Earnest-money or other deposit required by the purchase agreement. | When the offer is accepted or on the contract’s stated schedule. |
| Prepaids and escrows | Items such as prepaid interest, homeowners insurance and property-tax or other escrow deposits required for your transaction. | At closing, unless your contract or lender sets another date. |
| Post-closing reserve | Money left for repairs, moving, emergencies and the first bills after ownership begins. | Keep it separate from the amount required to close. |
Closing costs are additional to the down payment. Some charges can be paid upfront and others financed or collected at closing, so ask the lender which line items are included in the cash-to-close figure and which you have already paid.
Down payment: the loan sets the percentage
Your down payment is the purchase price multiplied by the percentage required by the mortgage program, minus any eligible credits or assistance that the lender allows. A larger down payment generally reduces the loan amount, but it also ties up more cash; compare the resulting payment and mortgage charges rather than choosing a percentage in isolation.
ONE Mortgage example
Massachusetts’ ONE Mortgage page describes a 30-year fixed-rate loan with a 3% down payment for eligible first-time buyers. On a hypothetical $500,000 purchase, 3% would be $15,000 before considering deposits, assistance, closing costs or property-specific adjustments. The 3% figure is a program example, not a universal minimum for every Massachusetts buyer or every mortgage. Eligibility conditions and the actual rate and fees appear in your Loan Estimate.

Why the percentage alone is misleading
- A 3% down payment does not include inspection, attorney, appraisal, title, lender, prepaid or escrow charges.
- An offer deposit may be due weeks before closing and is normally credited toward the amount due, but only if it is documented and shown on the settlement statement.
- Some assistance is structured as a second loan and may have repayment rules; it is not automatically free cash.
Closing costs and prepaid expenses
Massachusetts and federal consumer guidance identify a range of costs associated with buying and financing a home. Depending on the transaction, you may see an inspection fee, attorney’s fee, title search and title-related charges, appraisal, loan-origination and underwriting fees, recording charges, insurance, prepaid interest and escrow deposits. The exact list and amount depend on the property, lender, municipality, closing date and contract.
What to ask about each charge
- Who collects it? Confirm whether the payment goes to the inspector, attorney, lender, title provider, municipality or another party.
- When is it due? Some charges are paid when ordered and should appear as amounts already paid or credits on later disclosures.
- Is it refundable? Ask what happens if an inspection, appraisal or loan contingency ends the transaction.
- Can it change? Request an explanation for any revised fee between the Loan Estimate and Closing Disclosure.
Do not turn a lender’s estimate into a statewide rule. The Consumer Financial Protection Bureau’s mortgage-cost guidance says the Loan Estimate is for comparing estimated costs and the Closing Disclosure provides the final numbers. Review both with your lender and closing attorney.
Cash needed with the offer is separate from cash needed at closing
A seller may require an earnest-money deposit or another amount when accepting your offer. That money is not an extra down payment if it is properly credited, but you must have it available at the earlier date. Ask your agent and lender:

MassHousing explicitly cautions that even buyers receiving down-payment assistance may still need funds to make an offer and cover closing costs. Do not sign an offer until you know how the deposit affects your available cash.

| Program or benefit | What the published information says | Important qualification |
|---|---|---|
| MassHousing down-payment assistance | Current materials advertise assistance of up to $30,000 in every Massachusetts city and town for eligible buyers paired with an eligible MassHousing mortgage. | Income, credit and other requirements apply; an approved lender determines eligibility. Assistance may not cover offer deposits or all closing costs and may be repayable. |
| ONE Mortgage | A 30-year fixed-rate mortgage described for eligible first-time buyers with a 3% down payment. | Compare the complete Loan Estimate, including rate, mortgage insurance and closing costs. The 3% down payment does not establish total cash to close. |
| MassHousing service-member closing credit | MassHousing says eligible National Guard and Reserve members, active-duty service members, veterans or Gold Star Families may qualify for a $2,500 closing credit. | Verify current requirements and funding with MassHousing or a participating lender. |
| Temporary 2026 expanded assistance | A temporary option offered up to $25,000 at 0% deferred assistance. | The state’s June update required eligible buyers to lock a MassHousing mortgage by July 2, 2026. That deadline had passed by October 9, 2026; do not treat the promotion as currently available without confirmation. |
MassHousing also states that it has served more than 90,000 people; the agency page does not state a year, so this is a cumulative, undated claim rather than an annual total. Local programs may be combinable with state assistance in some cases, but the lender must confirm whether the specific sources can be stacked and on what terms.
Questions that prevent an assistance surprise
- Is the assistance a grant, a forgivable loan or a repayable second mortgage?
- When is repayment triggered—sale, refinance, payoff of the first mortgage or another event?
- Is the program funded and accepting applications for your closing date?
- Does the property type, municipality, income, credit score or first-time-buyer status qualify?
- Can it be combined with municipal, employer or other assistance?
How to calculate your buyer-specific number
- Set a target price and property type. Tell the lender whether you are considering a single-family home, condominium or multifamily property and identify the Massachusetts municipality.
- Choose a tentative down payment. Ask for at least two scenarios so you can see how cash, loan amount and monthly payment change.
- Request a written Loan Estimate. Use a MassHousing participating lender or another lender and provide the target price, down payment and occupancy details.
- Separate offer cash from closing cash. Ask the lender and agent to list every deposit, its due date and how it will be credited.
- Identify prepaids and escrows. Confirm prepaid interest, homeowners insurance, property-tax escrows and any contract-specific charges.
- Apply for assistance early. Obtain written confirmation of eligibility, the assistance amount, funding status and repayment terms. Never subtract an advertised maximum until the lender approves your file.
- Compare complete offers. Review total cash to close, monthly payment, mortgage costs, assistance repayment and eligibility—not just the headline down-payment percentage or assistance amount.
- Reconcile the Closing Disclosure. At least before closing, compare deposits, credits, lender fees and cash-to-close with the Loan Estimate and your records. Ask for corrections before sending funds.
Illustrative cash-to-close calculation
Suppose a buyer considers a $500,000 home and a loan requiring 3% down. The illustrative down payment is $15,000. If the contract requires a $10,000 deposit, that deposit is part of the $15,000 down payment when credited, leaving $5,000 of the down payment still to be brought to closing. The buyer must then add the actual closing costs, prepaids and escrow deposits shown by the lender, subtract any approved assistance and credits, and keep a separate reserve.

Assuming “up to” assistance is guaranteed
Fix it by obtaining lender approval and written program terms. Maximum amounts are not approvals, and funding or deadlines can change.
Forgetting the offer deposit
Fix it by keeping liquid funds available before you make an offer and confirming the deposit’s credit on the final disclosure.
Spending every dollar at closing
Fix it by maintaining a separate reserve for moving, repairs, insurance deductibles, tax changes and unexpected ownership costs. No universal Massachusetts reserve amount is established; choose one with your lender and financial planner based on your income and property.

Final pre-offer and pre-closing checklist
- Target price, municipality and property type supplied to the lender.
- Loan Estimate received and compared with another offer when practical.
- Down payment, offer deposit and their due dates written down.
- Inspection, attorney, title, appraisal and lender charges identified.
- Prepaid interest, insurance and escrow deposits confirmed.
- Assistance eligibility, funding, repayment and stacking rules documented.
- Separate post-closing reserve preserved.
- Closing Disclosure reconciled with the Loan Estimate and deposit receipts before funds are sent.
The answer for your purchase is the lender- and property-specific cash-to-close figure, not a statewide percentage. Build your plan from the disclosures, then verify every credit, deposit and assistance term before signing.
