For an early estimate, plan on 2% to 5% of the purchase price for closing costs, in addition to your down payment. That is the Consumer Financial Protection Bureau’s rule of thumb, not a guaranteed quote. Your actual amount due depends on the loan, lender, location, taxes, insurance, prepaid items, deposits, credits and purchase contract.
The number that matters on closing day is Cash to Close. Build a preliminary budget with the percentage range, then replace it with the itemized amount on your Loan Estimate and verify the final figure on your Closing Disclosure. Keep separate money for moving, repairs and an emergency reserve.

Start with the right number: closing costs versus cash to close
“Closing costs” is a broad label for the charges and prepaid amounts connected with making the purchase and arranging the mortgage. The CFPB says these costs typically run from 2% to 5% of the purchase price, excluding the down payment. The range is intentionally broad because two buyers purchasing homes at the same price can have very different lender fees, taxes, insurance premiums, escrow requirements and negotiated credits.

Cash to Close is the amount you actually need to deliver at closing after the transaction accounts for money already paid and adjustments. It can include your down payment, buyer-paid closing charges, prepaid expenses and initial escrow funding, minus an earnest-money deposit and eligible seller or lender credits. The Closing Disclosure also adjusts for items such as taxes or other costs the seller paid in advance or still owes.

Do not treat a 2%–5% estimate as the amount you should wire. It is a planning placeholder until your lender supplies an itemized estimate.
What can make up the amount beyond your down payment?
Your contract and loan determine which items apply and who pays them. Buyers generally pay transaction costs, but a seller may agree to pay some costs, and state or local rules can affect the allocation.
| Cost group | Examples | How it affects cash needed |
|---|---|---|
| Lender charges | Origination, application, underwriting, processing and administrative fees; optional discount points | Usually due through the transaction unless a credit or other arrangement offsets them |
| Third-party and title services | Appraisal, title search and title insurance | Some services may be shoppable, so comparing providers can change the total |
| Government charges | Transfer taxes and recording fees for the deed or mortgage | Varies by locality and by how the purchase contract assigns the charge |
| Prepaid items | Interest from closing through the end of the month, homeowners insurance paid in advance and applicable property-tax amounts | Collected at closing even though they cover future or near-term periods |
| Initial escrow funding | Opening balance for future property-tax and homeowners-insurance payments when the loan uses escrow | Raises the amount due on day one but is held for later bills |
| Other purchase expenses | Home inspection, owner’s title insurance and other services that may not be required for mortgage approval | May be paid before closing or at closing and may not appear in the lender’s loan-cost sections |
Property taxes, homeowners insurance and homeowners-association dues are also ongoing ownership costs. They belong in your broader affordability plan even when a particular item is not part of the final Cash to Close.

- Choose the purchase-price range. For each likely price, multiply by 0.02 and 0.05 to create a preliminary closing-cost range, excluding the down payment. A hypothetical $400,000 purchase would produce a planning range of $8,000 to $20,000 before any credits, deposits or adjustments.
- Add the planned down payment. This is separate from closing costs. The down payment percentage and dollar amount come from your loan choice and your agreement with the seller.
- Add prepaids and escrow funding shown by the lender. These can include per-diem interest, an advance homeowners-insurance premium and an initial tax-and-insurance escrow balance.
- Subtract money already paid. An earnest-money or other purchase deposit generally reduces what remains due. Check how the deposit is credited on the disclosure so you do not subtract it twice or forget it entirely.
- Subtract documented credits and apply adjustments. Seller credits, lender credits and prorations for taxes or other seller-paid amounts change the final figure.
Conceptually, the calculation is:
Down payment + buyer-paid closing costs + prepaid expenses and escrow funding + applicable adjustments − deposit already paid − seller or lender credits = estimated Cash to Close.
This expression explains the moving parts; the lender’s itemized disclosure controls the transaction amount.
Use the Loan Estimate to replace the percentage guess
Request the disclosure early
After you apply for a mortgage, the lender provides a Loan Estimate with projected loan terms, costs and estimated Cash to Close. Review it before committing to a lender. The estimate shows how the down payment and closing costs are offset by deposits, credits and adjustments.

Compare origination charges, the interest rate, projected monthly payment, lender credits and the services the borrower can shop for. A lower upfront number is not automatically the cheaper loan: a lender credit may be exchanged for a higher interest rate, and a “no closing cost” structure can increase the monthly payment or loan amount.

Ask about every material change
If the Loan Estimate is materially different from an earlier quote, ask the lender to identify the cause. A change in loan terms, property taxes, insurance, points, appraisal or other services can move the estimate. Keep a written record of explanations and revised disclosures.
Verify the final amount on the Closing Disclosure
The Closing Disclosure is the final accounting of the loan and settlement charges. You generally receive it before closing, giving you time to compare it with the most recent Loan Estimate.
- Compare Cash to Close. Look at the final amount and the prior estimate side by side.
- Trace differences by line item. Check lender charges, services, recording or transfer fees, prepaids, escrow deposits, deposits already paid and credits.
- Confirm the contract credits. Make sure agreed seller credits and any lender credit appear as expected and are permitted under the loan rules.
- Verify the deposit credit. Confirm that earnest money is reflected once and assigned to the correct party.
- Confirm delivery instructions independently. The closing agent will tell you whether funds must arrive by cashier’s check or wire transfer. Verify instructions through a trusted phone number because wire fraud can redirect a large payment.
If you cannot explain a significant difference, pause and ask the lender or closing agent before sending funds. A last-minute number on an email or verbal message is not a substitute for the disclosure.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsHow credits and deposits change what you bring
Earnest money and other deposits
An earnest-money deposit is paid earlier under the purchase contract and is normally credited toward the purchase or your closing obligation. It reduces the cash still needed at settlement, but it does not reduce the home price unless the contract says so. Review the Closing Disclosure to see exactly where the deposit appears.

Seller credits
A seller can agree to pay eligible closing costs instead of reducing the price, subject to the contract and loan-program limits. The credit can lower day-one cash, but it is negotiated as part of the overall deal. Compare the price, appraisal, required buyer contribution and monthly payment rather than judging the credit in isolation.
Lender credits
A lender credit can offset selected closing charges. In exchange, the lender may charge a higher interest rate or otherwise change the economics of the loan. Compare the upfront credit with the additional interest over the period you expect to keep the mortgage.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Points versus keeping cash available
Discount points are an upfront charge paid to obtain a lower interest rate. Paying points can reduce the monthly principal-and-interest payment, but it uses cash that could otherwise remain in savings or pay for repairs. To evaluate points, compare:

Budget cash that is not part of Cash to Close
Arriving at settlement with exactly the required wire amount can leave you financially exposed. Plan separate funds for:
- moving, storage and utility deposits;
- immediate repairs, safety work and maintenance;
- appliances, furnishings and window coverings;
- renovations or changes you already know you want;
- property taxes, homeowners insurance, HOA dues and routine ownership costs after closing; and
- an emergency reserve.
The CFPB suggests an emergency cushion of at least three to six months of expenses. Treat that reserve as money you do not spend on the down payment, points or optional upgrades. A home can require an unplanned repair soon after purchase, and your first mortgage payment is not the only new obligation.
Common planning mistakes and how to avoid them
Using the down payment as the whole cash target
A buyer who saves only the down payment may be short for lender charges, taxes, insurance, escrow and inspections. Apply the 2%–5% range to the purchase price as an initial additional target, then replace it with the Loan Estimate.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Assuming every “closing cost” is due on closing day
Some expenses, such as an inspection or an application-related charge, may be paid earlier. Others are collected as prepaids for future coverage. Keep a running ledger of payments already made and ask how each one appears on the disclosure.
Counting a credit as free money
A seller or lender credit changes who pays and when; it does not automatically eliminate the economic cost. A higher price, higher rate or loan restriction may accompany the credit.
Ignoring location and contract differences
Transfer taxes, recording fees, customary title charges and tax prorations vary by location. The same purchase price can produce a different cash requirement in another county or state, and the contract may allocate a charge differently.
Sending funds before the final review
Do not rely on an early worksheet when the Closing Disclosure is available. Reconcile the final Cash to Close, confirm the deposit and credits, and follow verified delivery instructions from the closing agent.
