How Much Can You Borrow With a Reverse Mortgage in Canada?

In Canada, you may usually borrow up to 55% of your home’s current or appraised value with a reverse mortgage. That figure is a broad ceiling described by the Financial Consumer Agency of Canada (FCAC), not a guaranteed approval or cash payout. Your actual offer depends on the ages of everyone on title, the property’s appraised value, type, condition and location, the lender’s rules, and any mortgage or other secured debt already registered against the home.

The amount you can spend is lower than the approved amount when an existing mortgage must be repaid and when appraisal, legal, title, insurance or administrative costs apply. To estimate your usable proceeds, separate the lender’s gross approval from the money left after those deductions.

What the 55% maximum actually means

FCAC states that homeowners may usually borrow up to 55% of the current value of their home. Its related home-equity comparison describes a reverse mortgage maximum as up to 55% of the appraised value minus the mortgage balance. The word “usually” matters: neither figure is a promise that every applicant can borrow 55%.

A lender must assess both the borrowers and the property before giving an individualized amount. Two homes with the same market value can produce different offers because their locations, property types, conditions, title arrangements or lender assessments differ. Borrowers of different ages can also receive different calculations.

Three amounts to keep separate

  • Advertised maximum: the general “up to 55%” ceiling.
  • Personal gross approval: the amount the lender approves after reviewing the borrowers and property.
  • Available cash: the gross approval less any mortgage or other secured debt that must be paid out, plus applicable transaction costs.

Only the lender’s written offer and current property appraisal can establish your personal figure. A percentage applied to an online estimate of your home’s value is not a reliable quote.

How a lender determines your borrowing amount

FCAC identifies the borrower’s age, the ages of other people registered on title, the home’s condition and type, its appraised value and the lender as key determinants. HomeEquity Bank also identifies location as a factor. These inputs are considered together rather than through one publicly available formula that can calculate every Canadian applicant’s result.

Borrower and title-holder ages

The lender reviews the ages of all borrowers or co-owners on title. If more than one person owns the property, the ages of those people can affect the calculation. Ask the lender how it handles a spouse, partner or other co-owner before applying, especially if that person will remain on title.

Property value and appraisal

The lender normally relies on an appraisal or another approved valuation process, not simply the homeowner’s estimate. The appraised value establishes the base against which the lender applies its product limits. A property’s condition, type and location can influence both the appraisal and the lender’s willingness to advance funds.

Existing secured borrowing

A reverse mortgage is secured by the home. If an existing mortgage, home-equity loan or other secured debt remains, the lender may require it to be repaid from the reverse-mortgage proceeds. That balance reduces the money available to you even when the gross approval appears close to 55% of the home’s value.

Lender-specific underwriting

Eligibility standards and maximums vary by lender. FCAC provides the consumer framework, but the lender decides how its product treats property type, location, title, valuation and other risks. Obtain a current written estimate rather than assuming that one lender’s result applies across the market.

A transparent hypothetical example

Assume, solely for illustration, that a lender appraises a Canadian home at $700,000 and applies the general 55% ceiling. The broad maximum would be:

Free tools Windows power users keep installed

One-click scans. No signup required.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

$700,000 × 55% = $385,000

If the homeowner still owes $120,000 on a mortgage, the amount remaining before fees would be:

$385,000 − $120,000 = $265,000

The homeowner would not necessarily receive $265,000. Appraisal, title-search, title-insurance, legal and administrative costs could reduce the final proceeds, and the lender’s personal calculation could be below the broad ceiling. This example is arithmetic, not a lender quote or an indication of what a particular property will qualify for.

Who is generally eligible?

FCAC says reverse-mortgage borrowers are usually at least 55 and that the home used as security is usually the borrower’s primary residence. “Usually” leaves room for lender-specific rules and exceptions. The home generally must be where the owner lives, commonly described as occupancy for at least six months of the year.

Example of one lender’s rules

HomeEquity Bank’s CHIP eligibility information states that the borrower and co-owners on title must be at least 55, the home must have a minimum value of $250,000, and it must be a Canadian primary residence. CHIP also says income and credit score are not key qualifying factors for that product. Those are CHIP requirements and statements; they are not universal Canadian rules. Check the current criteria for the lender and product you are considering.

Other checks still matter

Even when income or credit history is not a central qualification test for a particular product, the lender still needs to verify ownership, title, occupancy, property condition, insurance, taxes and existing mortgage obligations. Ask which documents and inspections are required before paying application-related costs.

How you receive the money

FCAC says a reverse mortgage may be paid as a lump sum or in instalments. CHIP describes a tax-free lump sum or monthly or quarterly payments. The choices, minimums and scheduling rules are product-specific, so do not assume that every lender offers the same combination.

Lump sum

A lump sum can provide a large amount at once for a renovation, debt repayment or other purpose. Because interest accumulates on money borrowed, taking the full approved amount immediately can produce more interest than drawing only what you need.

Scheduled advances

Monthly or quarterly advances can spread access to the equity. Ask whether undrawn funds remain available, whether the rate differs by advance, and whether the lender imposes minimum or maximum draw amounts. These details belong in the written offer.

Interest, fees and the balance you eventually repay

Interest accumulates on the amount borrowed and is added to the balance under the loan terms. FCAC says reverse-mortgage rates are typically higher than rates on a conventional mortgage or home-equity line of credit (HELOC). Because interest compounds over time, a loan that begins at a modest percentage of the home’s value can grow substantially if it remains outstanding for many years.

Common costs

FCAC identifies possible appraisal, title-search, title-insurance and legal fees. Lender materials may also describe administrative charges. Rates and fee amounts change, so request a current schedule and ask which costs are charged upfront, financed into the loan or payable when the loan is repaid.

When repayment is generally due

Repayment is generally triggered when a borrower moves out, sells the home, the last borrower dies or the borrower defaults. The contract controls the precise deadlines, notice requirements and any permitted exceptions. Confirm what happens if one co-borrower dies, enters long-term care or stops occupying the property.

Property obligations continue

Borrowers normally remain responsible for property taxes, insurance, maintenance and compliance with mortgage obligations. HomeEquity Bank describes CHIP as having a no-negative-equity guarantee subject to conditions that include maintaining the property, paying property taxes and insurance, and complying with mortgage obligations. That protection is specific to CHIP and its conditions; read the guarantee in the product’s current contract.

Reverse mortgage versus a HELOC or home-equity loan

FCAC’s 2025 comparison gives these general maximums: up to 55% of appraised value minus the mortgage balance for a reverse mortgage, up to 65% for a HELOC and up to 80% for a home-equity loan. These are comparison figures, not approval promises, and the products work differently.

Product General maximum cited by FCAC Key qualification and repayment considerations
Reverse mortgage Up to 55% of appraised value minus mortgage balance Usually aimed at homeowners 55 or older; typically no required regular principal-and-interest payments while the borrower remains eligible, but interest accumulates and repayment is generally triggered by moving, sale, death of the last borrower or default.
HELOC Up to 65% of home value Qualification commonly depends on income, credit and ability to service the debt; the rate may be variable and payments are required under the account terms.
Home-equity loan Up to 80% of home value Usually a separate loan with scheduled repayment; qualification, rate and maximum depend on product rules and the borrower’s ability to repay.

Compare the net amount available, whether payments are required while you occupy the home, fixed or variable interest, how interest is added, all fees, qualification tests and the event that makes repayment due. A product with a higher headline percentage can still be less suitable if its payments or qualification requirements do not fit your finances.

Benefits and important limits

Cash without a required sale today

A reverse mortgage can let an eligible homeowner access home equity while continuing to live in the property, subject to occupancy and contract requirements. The proceeds can be taken as a lump sum or scheduled advances where the product permits.

Effect on OAS and GIS

FCAC states that reverse-mortgage proceeds do not affect Old Age Security (OAS) or the Guaranteed Income Supplement (GIS). That statement concerns those benefits; it should not be extended automatically to every tax, benefit or income-tested program. Ask a qualified adviser about consequences for your specific situation.

Equity declines as the balance grows

Borrowing reduces the equity available to you or your estate, and accumulated interest increases the amount that must eventually be repaid. Consider how a growing balance could affect a planned move, inheritance or the ability to fund future care.

How to get a reliable personal estimate

  1. List every owner on title. Record each person’s age and whether that person will remain a borrower and occupant.
  2. Gather property information. Prepare the address, property type, approximate condition, recent improvements, current insurance and property-tax information.
  3. Document secured debt. Obtain the current payout statement for every mortgage, HELOC or other charge registered against the property.
  4. Request the lender’s appraisal process. Ask who selects the appraiser, who pays the appraisal fee and how the value will be used in the calculation.
  5. Ask for gross and net figures separately. Require the offer to show the approved amount, each debt payout, every fee, the available cash and any amount reserved for future advances.
  6. Review the rate and compounding terms. Confirm whether the rate is fixed or variable, how often interest is added, and how a rate change would affect the balance.
  7. Check payment and occupancy rules. Verify whether payments are required, how often you must occupy the home, and what maintenance, tax and insurance duties continue.
  8. Obtain independent legal advice. Have a lawyer explain the charge on title, co-owner consequences, repayment triggers, guarantees and any cooling-off or cancellation rights before signing.
  9. Compare an alternative. Request a current HELOC or home-equity-loan quote if you may qualify, then compare the net proceeds and total obligations rather than only the maximum percentage.

Questions to ask before signing

  • What is the appraised value and what exact percentage is being applied?
  • How do the ages of all title holders affect the offer?
  • Which mortgage and secured-debt balances must be paid from proceeds?
  • What are the appraisal, legal, title, insurance, administration and discharge costs?
  • Can I choose a lump sum, instalments or both, and are there minimum advances?
  • Is the interest rate fixed or variable, and how is compounding calculated?
  • What happens if I move, sell, enter long-term care or a co-borrower dies?
  • What maintenance, tax, insurance and occupancy conditions must I meet?
  • Does the product include a no-negative-equity guarantee, and what conditions apply?
  • What is the exact repayment deadline after a triggering event?

Bottom line for Canadian homeowners

The practical answer is “up to 55% of the home’s current or appraised value,” but your usable cash is the lender’s personal approval minus existing secured debt and applicable costs. Age, title, property characteristics, location and lender rules determine the offer. Get a current appraisal-based quote, insist on a written net-proceeds breakdown, and compare the total interest, fees, payment duties and repayment triggers with a HELOC or home-equity loan before deciding.
