How mortgage rates are linked to Treasury yields

U.S. 30-year fixed mortgage rates usually move in the same broad direction as the 10-year Treasury yield, but they are not pegged to it. Agency mortgage-backed securities (MBS) form the market bridge: investors price MBS against Treasuries, then lenders add the costs and margin needed to produce a borrower’s rate. A useful explanation is mortgage rate ≈ 10-year Treasury yield + a variable mortgage spread. That spread can widen or narrow enough to overwhelm the Treasury move.

The short answer: a market relationship, not a fixed formula

The 10-year Treasury note is a benchmark for long-term borrowing because its yield reflects investors’ combined expectations for inflation, economic growth, future short-term interest rates and risk. Thirty-year fixed mortgages are also long-duration assets, so mortgage pricing often responds to the same information.

The connection is indirect. Most mortgages are pooled into agency mortgage-backed securities, or sold into the secondary market. Investors compare the expected return and risks of those MBS with Treasury notes. The resulting MBS price and yield influence what lenders can earn from a new loan. Lenders then add origination, servicing, guarantee, capital and operating costs, as well as a profit margin, before quoting a borrower.

That is why the compact formula is explanatory rather than a quote calculator:

Borrower mortgage rate ≈ 10-year Treasury yield + variable mortgage spread.

A high correlation does not mean a borrower can take today’s Treasury yield and add one permanent number. Mortgage cash flows, market volatility, refinancing behavior, security supply and lender capacity all change the spread.

How Treasury pricing reaches a mortgage quote

  1. Economic expectations move bond markets. When investors expect stronger growth or higher inflation, they may demand higher yields on longer-term Treasuries. Expectations of weaker growth or lower inflation can pull long-term yields down. Bond prices and yields move in opposite directions.
  2. Investors compare Treasuries with agency MBS. Agency MBS represent pools of home loans. Unlike a Treasury note that normally returns principal at maturity, an MBS returns principal gradually as homeowners make payments, sell their homes or refinance. Investors price that uncertain timing and the risks attached to it.
  3. MBS pricing influences secondary-market economics. A lender can keep a loan, sell it, or deliver it into a pool. The price investors will pay for the resulting mortgage exposure affects the revenue available to fund a new loan. A lower MBS price generally requires a higher mortgage coupon to provide a competitive return.
  4. The lender converts market economics into a retail rate. The borrower-facing quote includes the MBS-related return plus primary-market costs: underwriting and origination, servicing, guarantee fees, hedging, capital requirements, operational expenses and compensation for the lender’s risk.
  5. Borrower characteristics create the final adjustment. Credit score, loan-to-value ratio, occupancy, loan size, property type, points and other pricing adjustments determine the rate and annual percentage rate offered to a particular applicant.

The Federal Reserve Bank of St. Louis summarizes the shared market influence this way: “MBS and 10-year Treasury notes respond similarly to economic signals, such as data about inflation and economic growth, and their yields often move in the same direction.” Similar direction is not identical movement.

Why the 10-year Treasury is used for a 30-year mortgage

A “30-year mortgage” describes the maximum contractual term, not the period an investor expects to receive the same cash flows. The loan amortizes each month and can be prepaid at any time. Many borrowers refinance or move before 30 years, so the mortgage’s expected life and interest-rate duration are often closer to intermediate-term bonds than to a 30-year Treasury maturity.

The 10-year note is therefore a practical duration benchmark. It is liquid, widely quoted and sensitive to the same long-run forces that affect mortgage assets. The benchmark is not an assertion that every mortgage has a 10-year life, nor that the 10-year yield mechanically determines a rate.

Agency MBS remain the more direct market reference. A chart comparing a mortgage survey with the 10-year Treasury skips the MBS step and can make the relationship look more precise than it is.

What is in the mortgage spread?

The “spread” is the difference between a mortgage rate and the selected Treasury benchmark. It combines several distinct gaps, and different studies define and measure them differently.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Spread component What it compensates for Why it changes
MBS-versus-Treasury spread Different cash-flow timing, prepayment behavior, guarantee structure, liquidity and risk. Investor demand, market stress, security supply and perceived risk.
Prepayment-option value Borrowers can repay early, especially when rates fall, leaving investors with principal to reinvest. Expected refinancing, home sales, turnover and the level and volatility of rates.
Primary-secondary spread Origination, servicing, guarantee, hedging, capital and lender operating costs plus return on capital. Lender capacity, competition, pipeline volume and refinancing surges.
Borrower and loan adjustments Credit, loan-to-value, occupancy, property, size, points and other eligibility factors. The risk and pricing policy for the specific application.

Because these components move independently, a Treasury rally does not guarantee an equally large mortgage-rate decline. A widening MBS spread or a capacity constraint can absorb part or all of the benefit.

Why prepayment risk matters so much

A homeowner effectively owns an option to refinance when rates fall. If many borrowers exercise that option, MBS investors receive principal earlier than expected and must reinvest at lower yields. When rates rise, refinancing slows and investors may hold mortgages longer. The changing timing of cash flows makes an MBS unlike a Treasury with a fixed maturity.

Interest-rate volatility increases the uncertainty around that option. The Federal Reserve Bank of Boston estimates that expectations about rates, rate volatility and refinancing costs explain about 80% of coupon-spread variation since 2006 in its model. That percentage describes the paper’s sample and definition; it is not a universal forecasting rule.

Supply, demand and the Federal Reserve’s balance sheet

Investors’ required return also depends on how much Treasury and MBS supply they must absorb. Federal Reserve purchases can increase demand for Treasuries or agency MBS, pushing their prices up and yields down. Portfolio runoff can leave private investors absorbing more securities, potentially raising required yields and widening spreads.

The Federal Reserve Bank of New York publishes information on agency MBS operations and holdings. Fannie Mae’s analysis of historical episodes attributes a major role in secondary-spread movements to Federal Reserve balance-sheet actions. These effects are separate from the overnight policy rate.

What the Federal Reserve’s policy rate does—and does not do

The federal funds rate is an overnight interbank policy rate. A 30-year fixed mortgage is priced in long-term bond markets, so policy affects it mainly through expectations: investors revise their outlook for future short-term rates, inflation and economic activity, which changes Treasury and MBS yields.

The Fed can also influence MBS markets through purchases or runoff. Still, there is no direct one-for-one link. As the Federal Reserve Bank of Dallas puts it, “But there is no direct link between the policy rate and mortgage rates.” Markets may price an expected cut weeks or months before the announcement, while inflation fears, Treasury issuance or wider MBS spreads can push mortgage rates higher at the same time.

Fannie Mae documented a clear historical example. After the September 2024 federal-funds-rate cut, its cited average 30-year mortgage rate rose from 6.09% on September 19 to as high as 6.84% on November 21. Those are historical observations from that episode, not current quotes or a prediction of the next policy move.

About 70% of mortgage-spread variation Dallas Fed model using 20 years of data; explanatory variables included the 10-year rate level, the fed-funds-to-10-year curve slope and implied rate volatility. A model result for that sample, not a fixed forecasting formula.
About 80% of coupon-spread variation Boston Fed analysis since 2006, attributed to rate expectations, volatility and refinancing costs. Explains why option-related conditions matter for MBS pricing.
More than 300 basis points versus less than 100 basis points Boston Fed comparison of the mortgage-rate/10-year-Treasury gap during the 2007–2009 crisis and in 2021. The spread can be dramatically wider or narrower than normal conditions.
98% of weekly variation Freddie Mac note covering average 30-year fixed rates and 10-year Treasury yields from 1990–2019. A strong historical association, not proof that Treasury yields alone set an individual quote.
0.5 percentage point versus 1.01 percentage points Fannie Mae historical average primary-secondary spreads before the Global Financial Crisis and afterward. The retail-to-secondary gap changed across eras.
1.17, 0.71 and 1.4 percentage points Fannie Mae averages for 1995–2005, 2012–2019 and January 2022–November 2024, respectively. Each figure applies only to its stated period and spread definition.

Freddie Mac cautions that “Although there is a positive relationship between the 10-year Treasury yield and the 30-year fixed-rate mortgage rate, these rates do not move in lockstep every week.”

A worked example (illustrative arithmetic)

Suppose the 10-year Treasury yield is 4%. If the combined mortgage spread were 2 percentage points, the arithmetic would produce an illustrative 6% mortgage rate. The Federal Reserve Bank of St. Louis uses this type of example to explain the concept. It is not an observed quote, and the 2-point spread is not a permanent market constant.

In practice, the spread could be larger because MBS investors demand more compensation, lenders are overloaded, volatility raises hedging costs or the Fed is allowing MBS holdings to run off. It could be smaller when MBS demand is strong, volatility is low and lenders compete aggressively for volume.

How to read a mortgage-rate chart correctly

Before drawing a conclusion, identify exactly what each line measures:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • 10-year Treasury yield: a secondary-market yield on a Treasury note.
  • Agency MBS yield or coupon: a security-market measure with different cash flows and risks from Treasuries.
  • Primary mortgage rate: a survey or lender quote for borrowers, often based on a specified loan profile. Freddie Mac’s PMMS is a primary-market survey, not an MBS yield.
  • Mortgage spread: the subtraction of one specified rate from another over a stated period. It is not universal unless the definitions match.

Useful comparisons include the Treasury yield against an agency MBS yield, the MBS yield against a borrower-facing rate, and the primary mortgage rate minus the 10-year yield. Add a volatility or refinancing indicator when explaining why the spread changed.

What this means when you are shopping for a loan

  1. Do not wait for a Fed announcement alone. Long-term markets can move before the meeting and can move in the opposite direction afterward.
  2. Compare the same loan structure. Check term, fixed or adjustable type, points, credit assumptions, loan-to-value and occupancy before comparing rates.
  3. Ask for both rate and annual percentage rate. Points and lender fees can make a lower advertised rate more expensive.
  4. Watch the lock period. A lender’s quoted rate may be available only for a specified number of days; extending a lock can cost more if closing is delayed.
  5. Use market moves as context, not as a promise. A falling 10-year yield may improve the backdrop while your lender’s capacity, pricing adjustments or borrower profile keep your offer unchanged.

Common misconceptions

“The Fed sets 30-year mortgage rates.”

The Fed sets the overnight federal funds target. Mortgage rates emerge from long-term Treasury and MBS markets, lender economics and borrower-specific adjustments.

“A mortgage is priced by adding a fixed amount to the 10-year yield.”

The spread changes with prepayment risk, volatility, supply and demand, guarantee and origination costs, lender capacity and loan characteristics.

“A 30-year mortgage should track a 30-year Treasury.”

Mortgage payments return principal over time and can be prepaid, so expected duration is not the same as the contractual 30-year label. The liquid 10-year note is a practical benchmark, while MBS pricing is the closer market link.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

“A high historical correlation proves causation for my quote.”

Historical co-movement shows that the markets respond to many common forces. It does not remove the other spread components or predict the exact rate a lender will offer.

Bottom line for interpreting daily moves

When mortgage rates rise or fall, look beyond the 10-year Treasury. Check whether agency MBS spreads moved, whether rate volatility or refinancing expectations changed, whether security supply shifted, and whether lenders are facing unusual demand. The Treasury yield is an important signal of long-term market expectations; it is not a mortgage-rate peg.
