Mortgage points are upfront charges paid to a lender in exchange for a lower interest rate. One discount point equals 1% of the loan amount, but the rate reduction attached to a point is not fixed. It varies by lender, loan type and market pricing.
Buying points is financially sensible only when the payment savings are likely to exceed the extra cash paid at closing, without weakening your emergency fund or other reserves. The reliable way to decide is to compare matched lender offers, calculate the payback period from the actual quotes, and compare that period with how long you expect to keep the loan.

What a mortgage point actually is
A discount point is a fee paid at closing to reduce the interest rate on a mortgage. The standard measurement is straightforward: one point costs 1% of the loan amount. On a $300,000 mortgage, one point would cost $3,000; on a $180,000 mortgage, one point would cost $1,800. The charge is based on the amount borrowed, not the home’s purchase price.

1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsPoints increase the amount of cash you need to close. In return, the lender offers a rate below its otherwise similar zero-point option. The lower rate can reduce the monthly principal-and-interest payment and the total interest charged while that loan remains outstanding.

There is no universal rule that one point lowers a rate by a particular fraction of a percentage point. A lender might price different loans, terms and market conditions differently. Two lenders can attach different rate reductions to the same percentage charge, so a point should never be evaluated by its percentage alone.
Discount points versus other percentage-based fees
Some lenders use the word points loosely for an origination charge or another upfront fee calculated as a percentage of the loan. In consumer disclosures, discount points are charges tied to reducing the interest rate. Ask the lender exactly what a percentage-based fee changes before treating it as a rate-reduction point. If the fee does not lower the rate, it belongs in a different part of your cost comparison.
The tradeoff: cash now versus interest savings later
| Choice | What happens at closing | Rate and monthly payment | When it can fit |
|---|---|---|---|
| Zero points | No discount-point charge | Higher rate than the lender’s matched point option; higher payment than that option | You want to preserve cash or may not keep the loan long enough to recover a point cost |
| Discount points | You pay an additional fee, calculated as a percentage of the loan amount | Lower rate and payment, with the reduction set by the lender’s pricing | You can pay the fee comfortably and expect to keep the loan beyond the payback period |
| Lender credits | The lender offsets some closing costs; the credit appears as a negative amount in the disclosure | Generally a higher rate and higher long-run borrowing cost | You need to reduce cash due at closing and accept the possibility of larger payments over time |
Points and lender credits are opposite ways to trade money between closing and the life of the loan. Points move more of the cost to the beginning for a lower rate. Credits reduce the amount due upfront in exchange for a higher rate. Neither is automatically cheaper; the answer depends on your cash position and the time the loan stays in force.

A practical first test is:
Break-even months = incremental point cost ÷ monthly principal-and-interest savings
Use the additional cost of the point option compared with the lender’s zero-point option. Divide it by the actual monthly payment difference shown in the quotes. The result is the approximate number of months required for cumulative payment savings to equal the upfront charge.

| Item | Zero-point option | 0.375-point option |
|---|---|---|
| Loan amount | $180,000 | $180,000 |
| Term | 30-year fixed | 30-year fixed |
| Interest rate | 5.0% | 4.875% |
| Point charge | $0 | $675 |
| Illustrated monthly payment difference | — | $14 lower |
| Simple payback calculation | — | $675 ÷ $14 = about 49 months |
In that example, the upfront $675 equals approximately 49 months of $14 monthly savings. The 49-month figure is an arithmetic inference from the CFPB illustration. It is not a typical market payback period, a promise of savings, or a current-rate estimate.
What the simple calculation leaves out
The division method is a cash-flow screen, not a complete investment model. It does not discount future savings for the time value of money, account for the mortgage balance declining as principal is repaid, model taxes, or capture every difference between two loan offers. It also assumes the quoted payment difference remains comparable. Use the result to organize a lender conversation, then evaluate the full amortization and closing-cost figures.
Match the payback period to your likely loan timeline
The point option has a chance to work when you expect to retain the loan longer than its approximate break-even period. The relevant endpoint is not only a home sale. Refinancing, paying the loan off early, or otherwise replacing the mortgage also ends the period in which the lower payment produces savings.
Situations that can favor points
- You expect to keep this mortgage beyond the calculated payback period.
- You have enough money to pay the charge without exhausting emergency savings or funds needed for repairs, moving, reserves and other near-term obligations.
- You value a lower required monthly payment and the lender’s rate reduction is large enough to create meaningful savings.
- The point option does not hide a separate increase in other closing costs, fees or loan terms.
Situations that can weaken the case for points
- You may move, refinance or pay off the mortgage before reaching break-even.
- Paying points would leave too little liquid cash for emergencies or the costs of owning the home.
- The quoted monthly reduction is small relative to the upfront charge.
- You are comparing offers with different loan amounts, terms, mortgage insurance, rate-lock assumptions or other pricing differences, making the apparent savings unreliable.
When your timeline is uncertain
Do not force a single prediction. Calculate the result over the shortest, longest and most likely timeframes you can reasonably imagine. For example, a borrower who might sell in two years but could stay for ten should examine both outcomes and a central estimate. If the conclusion changes sharply between those horizons, preserving flexibility with a zero-point quote may have value even when the point option wins under the longest scenario.
How to compare lenders without creating a false bargain
Comparison is meaningful only when the offers are matched. A lower rate from one lender may simply reflect a larger point charge, a different loan term or another cost that has not been noticed.

After an application, a lender generally provides a Loan Estimate within three business days. Ask each lender to quote the same loan amount, loan type, repayment term and assumptions.
- Choose a common pricing format. Ask every lender for a zero-point version, the same number of points, and, if useful, a lender-credit version. The CFPB specifically recommends requesting the same amount of points or credits because lenders use different pricing structures.
- Record the rate and payment. Capture the interest rate, monthly principal-and-interest payment, and any assumptions such as a rate lock. Do not compare only the advertised rate.
- Separate the upfront cost. Identify the dollar amount of points and all other closing costs. Compute the extra cash required for the point option compared with the matched alternative.
- Compute the simple payback. Divide the incremental point cost by the monthly payment reduction. If the point option saves $18 per month and costs $900 more, the arithmetic payback is 50 months.
- Check the full loan cost. Review prepaid items, mortgage insurance, lender fees, credits and any different loan features. A point comparison is not valid if another material term changes.
- Test multiple timelines. Compare the cumulative result at the earliest plausible payoff, the most likely holding period and the longest period you can envision.
- Verify the final documents. Before signing, confirm that the points, rate and credits on the Closing Disclosure match the agreed offer or have an explanation you understand.
Where points appear on mortgage disclosures
Loan Estimate and Closing Disclosure
Discount points are listed on page 2, Section A of both the Loan Estimate and the Closing Disclosure. The disclosure rule requires rate-reduction points paid to the creditor to be itemized as both a percentage and a dollar amount, using a label in the form “__% of Loan Amount (Points).” That lets you check whether the percentage and the actual charge agree with the loan amount.

Read the points line beside the interest rate. A fee is not useful merely because it is labeled as points; the lender should explain the rate reduction associated with it. Ask for a revised estimate if the amount or rate differs from what you were quoted.
Lender credits
Lender credits generally lower the cash required at closing in exchange for a higher interest rate and greater costs over time. On the Loan Estimate and Closing Disclosure, they appear as a negative amount under Lender Credits on page 2, Section J. Compare the credit’s dollar value with the payment increase and your expected time in the loan using the same matched-offer discipline.
Delivery timing and exceptions
The Loan Estimate is generally due within three business days after an application. The Closing Disclosure is generally due at least three business days before closing, giving you time to compare the final numbers with the earlier estimate. CFPB identifies exceptions to these forms for some products, including reverse mortgages, home-equity lines of credit, certain manufactured-housing loans and some subordinate-assistance loans. If your transaction falls into one of those categories, ask which disclosures and timing rules apply.
Protect the cash you need at closing
The point charge is only one part of the money required to buy a home. Closing costs, prepaid interest, taxes, insurance, moving expenses, immediate repairs and a reserve for unexpected ownership costs can all compete for the same cash. A lower future payment does not compensate for being unable to handle a near-term bill.
Set aside the funds you consider essential before deciding how much to pay for a rate reduction. Then compare the point option using the remaining cash. If paying the fee would require borrowing elsewhere, selling a needed asset or eliminating your emergency cushion, the nominal rate savings may not justify the risk.
Questions to ask before agreeing to points
- What interest rate would I receive with zero points from this lender?
- Exactly how much does each point reduce the rate on this loan?
- Is this fee a discount point tied to the rate, or another percentage-based origination charge?
- What are the monthly principal-and-interest payments under the zero-point, point and lender-credit options?
- What other fees or loan terms differ between these choices?
- What is the dollar amount of the incremental point cost after accounting for credits?
- How long would I need to keep this loan for the payment savings to equal that cost?
- What happens to the comparison if I refinance, sell or pay off the loan earlier?
- Will the points and rate shown on the Closing Disclosure match the offer I accepted?
Common mistakes and how to correct them
Assuming every point buys the same rate reduction
Problem: Treating one point as a guaranteed quarter-point or another fixed rate decrease.

Correction: Stop the calculation at each plausible payoff date and compare cumulative savings only through that date.
Spending all available reserves
Problem: Treating the point charge as an isolated investment and overlooking the cash needed after closing.
Correction: Protect essential reserves first, then decide whether the remaining cash supports the point purchase.
A disciplined decision rule
Start with matched written offers. Identify the point cost, rate, payment and all other material differences. Calculate the simple payback from those actual numbers. Compare that period with your shortest, most likely and longest expected time in the loan. Finally, confirm that paying the fee leaves adequate cash for emergencies and homeownership costs.
If the point option wins only under an optimistic holding period, treat that result as fragile. If it wins across the timelines you genuinely expect and the upfront payment does not compromise your reserves, the lower rate may be worthwhile.
