Paying discount points usually raises your upfront cash requirement and lowers the permanent interest rate; accepting a lender credit usually lowers cash due at closing but raises the rate. A temporary buydown lowers payments only for a specified introductory period—the note rate and full contractual payment do not change.
The right choice depends on a matched comparison of loan offers and how long you expect to keep the mortgage. Use your actual Loan Estimate, Closing Disclosure, rate-lock terms and written buydown agreement; there is no universal point-to-rate conversion or market-wide price for a point.

What are mortgage points?
A discount point is an upfront amount paid to a lender in connection with a lower interest rate. The Consumer Financial Protection Bureau’s basic conversion is precise: one point equals 1% of the loan amount. On a $100,000 loan, one point costs $1,000; on a $400,000 loan, it costs $4,000. Points can be fractional, such as 0.25 or 0.75 point.

As the CFPB explains, “The amount that your interest rate is reduced depends on the specific lender, the kind of loan, and the overall mortgage market.” One lender might offer a different rate for the same point cost than another lender. Some fees are casually called points even though they do not buy down the rate, so ask the lender to identify the exact rate change and fee.

When points are tied to a discounted rate, they appear on page 2 of the Loan Estimate and Closing Disclosure in Section A. Review the description rather than relying on the word “points” alone.
CFPB guidance on points and lender credits explains the disclosure and pricing concepts.
How much does one mortgage point cost?
Calculate the charge by multiplying the loan amount by the point percentage. The following figures are arithmetic illustrations, not lender quotes:

Your actual charge can be shown as a dollar amount, a percentage, or both. Confirm whether the quoted amount is a true discount point and what note rate it buys. Do not assume that “one point” always reduces the rate by one-quarter or one-eighth of a percentage point; that conversion is not universal.
Do mortgage points lower your monthly payment?
Discount points can lower the scheduled principal-and-interest payment by producing a lower permanent note rate. The reduction applies for as long as that mortgage remains in force. Property taxes, homeowners insurance, mortgage insurance and escrow deposits are separate costs and should not be mixed into a rate-only payment comparison.

Ask each lender for matched scenarios: the same loan amount, term, loan type and lock period with zero points and with the proposed points. The difference in monthly principal-and-interest payments is the savings you can test against the upfront charge. The CFPB’s discount-points data spotlight notes that advertised rates can look cheaper when the point cost is left out.
What are lender credits?
A lender credit is a rebate that offsets some closing costs. The usual tradeoff is the reverse of paying points: less cash at closing in exchange for a higher interest rate and higher payments over time. Credits may also be promotional or unrelated to rate pricing, so ask the lender to state the exact rate and cost tradeoff.

On page 2 of the Loan Estimate or Closing Disclosure, lender credits appear as a negative amount in the Lender Credits line of Section J. Compare offers with the same credit amount—or with no credits—to make the underlying pricing visible.
| Feature | Discount points | Lender credits |
|---|---|---|
| Cash due at closing | Usually higher | Usually lower |
| Interest rate | Typically lower | Typically higher |
| Payment effect | Lower permanent principal-and-interest payment | Higher permanent principal-and-interest payment |
| Best comparison question | How long until payment savings recover the upfront charge? | How much extra payment will the credit cost over the expected holding period? |
A credit is not free money if the higher rate costs more than the credit during the period you own the loan. Conversely, a point is not automatically a bargain if you sell or refinance before the savings recover its cost.
What is a temporary 2-1 or 3-2-1 buydown?
A temporary buydown places money in a dedicated account. Those funds are released over time to supplement your payment, creating a lower payment during an initial period. The subsidy does not permanently change the mortgage note.

How the 3-2-1 example works
Fannie Mae’s job aid illustrates a 3-2-1 structure: payments in years one, two and three are calculated at rates three, two and one percentage points below the loan’s note rate. After the introductory period, the scheduled payment is based on the full note rate. A 2-1 label similarly describes a two-year schedule with a larger reduction in the first year and a smaller reduction in the second; the written agreement controls the actual schedule.
Quick wins for a faster PC:
Clear out junk files and repair common Windows errorsFree Scan →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →As the Fannie Mae job aid states, “The actual note rate and monthly payment that the borrower is obligated to pay is never actually reduced, and the full rate and payment must be reflected on the mortgage documents.” The borrower must be able to afford that contractual payment even after the subsidy ends.
Funding and eligibility
Depending on program rules, the borrower, lender, employer, seller or another transaction party may fund the account. For loans delivered under the Fannie Mae Selling Guide, qualification uses the note rate rather than the temporarily reduced payment. Eligible structures, contribution limits and treatment of remaining funds when the loan is paid off are governed by that program’s rules; do not apply them automatically to every government, jumbo or portfolio loan.
Before accepting a temporary buydown, obtain the funding amount, payment schedule, note rate, qualifying payment, source of funds and unused-fund provisions in writing. If a seller or other interested party contributes, verify the applicable contribution limit and how the amount appears in the purchase and closing documents.

Break-even months = point cost ÷ monthly payment savings
For example, a hypothetical $2,000 point charge that saves $40 per month has a simple break-even of 50 months. This is arithmetic, not a market statistic or promise. It ignores the way amortization changes the remaining balance and does not account for refinancing, selling, taxes or other loan costs.
A more useful analysis asks the lender for total-cost scenarios at several horizons and checks the remaining principal balance at each one. Consider:
- the shortest plausible time you might sell, refinance or pay off;
- the most likely holding period; and
- the longest period you realistically expect to keep the loan.
If the loan is paid off before the cumulative savings exceed the point cost, the points did not recover their upfront price. For a lender credit, perform the opposite calculation: compare the credit with the additional payments and any balance difference over each horizon.
Should you buy down your mortgage rate?
Buying points is more defensible when you have sufficient cash after reserves and expect to keep the same mortgage beyond the realistic break-even period. A credit may be more useful when preserving cash for a down payment, emergency fund, moving expenses or repairs matters more than achieving the lowest payment.

Do not decide from the advertised rate alone. Compare the permanent note rate, total lender charges, cash to close and projected costs through your expected payoff date. A temporary buydown can ease early cash flow, but it does not demonstrate that the mortgage is cheaper overall; compare the subsidy with the full-rate payment and your ability to make it later.
How to compare mortgage offers step by step
- Standardize the loan. Put the same loan amount, term, loan type and intended occupancy beside each quote. Keep taxes, insurance, mortgage insurance and escrow outside the rate-driven payment comparison.
- Record points and credits. Enter points in dollars and as a percentage of principal, lender credits, other lender charges and the resulting principal-and-interest payment.
- Check the rate lock. Note whether the rate is locked, the expiration date, the cost of an extension and the events that could change the offer. A locked rate generally holds through closing only if you close within the stated period and your application does not change in a way that affects pricing.
- Model holding periods. Estimate cumulative savings or added cost through likely sale, refinance and payoff dates. Include the remaining principal balance, not only the payment total.
- Test a temporary buydown separately. List the subsidy amount, each reduced-payment period, the permanent note-rate payment and who funds the account. Confirm that the full payment is affordable after the subsidy ends.
- Ask for written explanations. Have the lender identify exactly which fee buys the rate reduction, whether a credit is rate-related, and what happens to unused buydown funds if the loan is paid off.
How to read the Loan Estimate and Closing Disclosure
The Loan Estimate is a standardized starting point for comparing offers. On page 2, inspect points in Section A and lender credits in Section J. Verify the loan terms, projected payment and whether the interest rate is locked, including the lock expiration.
Before closing, reconcile the Closing Disclosure with the Loan Estimate and any written buydown agreement. Confirm:
- the exact points charged and the permanent note rate;
- the lender-credit amount and the costs it offsets;
- total closing costs, shown separately from cash to close;
- the temporary payment schedule and subsidy funding, if applicable; and
- deposits, adjustments and other items that change the amount actually due.
Cash to close is the amount you must bring after credits, deposits and adjustments. It is not the same as total closing costs. If a fee or credit differs from the agreed offer, pause and obtain an explanation before signing.
See the CFPB’s Loan Estimate guidance and Closing Disclosure explainer for the standardized sections.
Are mortgage points tax-deductible?
IRS Publication 530 (2025) generally treats mortgage points as prepaid interest deducted over the life of the mortgage. A deduction in the year paid is possible only when specific tests are met, including qualifying primary-home and transaction conditions, and the taxpayer must itemize to benefit from an itemized deduction.
Seller-paid points may be treated as paid by the buyer under IRS rules when the requirements are satisfied and can affect the home’s basis. These rules do not justify assuming that every point, lender credit or temporary buydown subsidy creates an immediate deduction. Review IRS Publication 530 and consult a qualified tax adviser about your loan, property and filing status.

Common mistakes and how to avoid them
- Assuming one point has a fixed rate value. Request matched zero-point and point quotes from each lender.
- Comparing unlike offers. Align loan amount, term, type, credits, points and lock period before judging price.
- Counting only the first payment. A temporary buydown ends; budget for the full contractual payment.
- Using a break-even date as a guarantee. Treat the division calculation as a screen and include balance, refinance and sale timing in a fuller comparison.
- Confusing cash to close with total closing costs. Reconcile both figures on the Closing Disclosure.
- Relying on a verbal promise. Keep the Loan Estimate, Closing Disclosure, rate-lock confirmation and buydown agreement and compare them before signing.
Mortgage points, lender credits and temporary buydowns are different ways to shift costs between closing day and the months that follow. The financially sound choice is the one that fits your available cash, remains affordable at the permanent note rate and has the lowest total cost over the period you are realistically likely to keep the loan.
