When one applicant has three scores, a lender commonly uses the middle score for pricing, but that is a widespread practice—not a rule that applies to every lender, loan program, or underwriting system. Lenders also evaluate the full credit report, debt, income, savings, assets, and application history. For a joint application, both borrowers’ credit profiles can affect the approval and terms.
What “multiple credit scores” means in a mortgage application
A mortgage lender may see a different score from each of the three nationwide credit-reporting companies: Equifax, Experian, and TransUnion. The differences can result from reporting dates, which accounts each company has received, and the scoring data in each file. Mortgage underwriting generally relies on FICO scores, according to the Consumer Financial Protection Bureau (CFPB).

For a single borrower with three usable scores, lenders commonly identify the high, middle, and low scores and rely on the middle one when setting loan terms. That describes common industry practice, not a universal formula. A lender, loan type, automated underwriting system, or portfolio policy may use a different selection method. Ask the lender exactly which scoring model and score-selection rule applies to your application.
“Your credit score is only one component of your mortgage lender’s decision, but it’s an important one,” the CFPB says. The score is therefore a starting point for understanding pricing, not a promise of approval or a guaranteed interest rate.

How the middle-score approach works
One applicant with three scores
Suppose your mortgage credit scores are 742, 724, and 706. The middle score is 724. A lender that follows the common approach may use 724 rather than the highest 742 or lowest 706 for its pricing and underwriting thresholds.
If two scores are available, the lender’s policy determines which one is used. If only one score is available, the lender may have a separate rule or may require additional documentation. A score can also change between preapproval and closing as new account information is reported, so the number you see in a consumer app is not necessarily the mortgage score the lender orders.
Why the three scores are not identical
Credit-reporting companies can receive information on different schedules. One report may show a recently paid balance while another still shows the previous balance. An account could also be missing from one report or contain an error on another. Those differences can produce materially different scores without either score being a mathematical mistake.

What the middle score does not establish
- It does not by itself determine whether you qualify.
- It does not guarantee a particular interest rate, annual percentage rate, fee, or mortgage-insurance cost.
- It does not prove that every lender or government-backed program uses the same formula.
- It does not replace review of your debts, income, assets, payment history, and the rest of your credit report.
The other information underwriters evaluate
The CFPB lists several factors lenders consider alongside a score. Underwriting is an assessment of whether the proposed payment is affordable and whether the overall application fits the lender’s and program’s requirements.

| Information reviewed | Why it matters |
|---|---|
| Credit report and payment history | Shows current accounts, reported balances, late payments, collections, public-record information where applicable, and the length and pattern of credit use. |
| History with the lender | A lender may consider its existing relationship and account history, subject to its underwriting rules. |
| Existing debt | Monthly obligations help the lender assess whether the proposed housing payment fits your finances. |
| Current income | Income must generally be documented and evaluated for stability and ability to repay under the applicable loan rules. |
| Savings and total assets | Cash reserves, down-payment funds, and other assets can affect the lender’s risk assessment and your ability to close. |
A borrower with a strong middle score can still be declined because of unaffordable debt, insufficient documented income, inadequate funds, or a credit-report problem. Conversely, a borrower whose score is below the most favorable pricing bands may qualify through a suitable program if the rest of the file meets its requirements.
Joint applications: whose score counts?
When spouses apply together, lenders review both applicants’ scores and credit histories. A weaker profile can affect the joint application or the pricing offered to both people. This is true even when the stronger applicant would qualify alone.
The same principle can apply to unmarried co-borrowers. The CFPB says people can apply jointly whether or not they are married. Both applicants should discuss their reports, scores, debts, income, and financial goals before authorizing a lender to pull credit.
Applying alone versus jointly
| Approach | Potential advantage | Important trade-off |
|---|---|---|
| Apply with one borrower | If that borrower has the stronger qualifying profile, the application may receive better terms in some cases. | The lender may not count the other person’s income, assets, or ability to contribute; the sole applicant must qualify using the income and debts included in the file. |
| Apply jointly | Combining eligible income and assets may increase purchasing capacity or help meet documentation requirements. | Both borrowers’ debts and credit histories are considered, and one person’s weaker score may affect approval or pricing for the application. |
Do not assume that leaving a co-applicant off the application is automatically better. Excluding that person can also remove income the lender would otherwise use. Compare both structures with the same lender or lenders and ask for the resulting payment, rate, fees, and qualifying income assumptions in writing.

General score bands and what they suggest
The CFPB describes these broad ranges for mortgage shopping. They are guidance, not firm rate tiers, underwriting cutoffs, or promises. Actual results depend on the lender, loan program, down payment, debt, income, property, and market conditions.
| Score range described by the CFPB | General implication |
|---|---|
| Mid- to high-700s or above | Generally associated with the lowest mortgage rates. |
| 680–740 | Generally associated with somewhat higher rates. |
| 620–680 | Generally associated with higher rates and fewer choices. |
| Below 620 | Borrowers generally have difficulty qualifying, although some government programs may be available depending on eligibility. |
The CFPB also cautions that there are no firm rules for precisely how a score affects a mortgage rate. A lender may price two borrowers with the same middle score differently because their debt ratios, loan-to-value ratios, reserves, property type, or loan programs differ.
What federal reporting and credit rules actually require
HMDA and Regulation C
Federal Home Mortgage Disclosure Act (HMDA) and Regulation C material describes reporting the score or scores a lender relied on. Examples include reporting the middle score for each applicant. That is a data-reporting framework; it is not proof that every lender must use the middle-score formula for every mortgage.

Regulation Z and joint applicants
Regulation Z commentary says a creditor must consider the credit history and debt obligations of joint applicants who have primary liability for the debt. The discussion distinguishes those applicants from a person who is merely a surety or guarantor. Ask how each person will be classified on the note and application, because that classification affects which debts and credit histories the creditor must evaluate.

Prepare your scores and reports before applying
- Pull all three credit reports early. Review Equifax, Experian, and TransUnion reports well before you need a preapproval. Look for accounts you do not recognize, incorrect balances, duplicate debts, outdated late payments, and accounts that should have been removed.
- Dispute errors with the company that reports them. The CFPB warns that an error can lower a score inappropriately and potentially result in a higher mortgage rate. Keep copies of the dispute, supporting documents, and the response. Allow time for a correction to appear before a lender orders its mortgage scores.
- Review both applicants’ files. Joint applicants should compare scores, debts, payment histories, and income documentation before submitting an application. Identify which debts belong to which person and whether any obligation has a co-signer or guarantor relationship.
- Pause unnecessary new credit. Avoid opening credit cards, financing a vehicle, or taking out another loan while the mortgage is being evaluated unless you have discussed the change with the loan officer. A new account can add a hard inquiry, increase monthly debt, and change the balances used in underwriting.
- Organize income and asset records. Gather pay records, tax documents when requested, bank statements, investment statements, gift documentation if applicable, and explanations for large deposits. A high score cannot compensate for missing or inconsistent documentation.
- Ask about the scoring method before you authorize a pull. Request the score model, the credit-reporting companies used, how scores are selected for one borrower and two borrowers, and whether the program has a specific minimum or cutoff.
- Compare written loan estimates. Obtain comparable estimates from multiple lenders and examine the rate, annual percentage rate, lender fees, points, mortgage insurance, cash to close, and monthly payment—not just the advertised rate.
Will mortgage shopping hurt your credit?
The CFPB says multiple mortgage-lender credit checks made within a 45-day shopping window are recorded as a single inquiry. The CFPB’s guidance was last reviewed August 28, 2026. Keep your applications focused on mortgage lenders during that window and avoid unrelated credit applications.
The 45-day treatment does not mean every credit inquiry disappears or that you should apply for unrelated products at the same time. A new credit-card or auto-loan application can be scored separately and can add debt that the mortgage lender must include. Tell each lender that you are rate-shopping so the inquiries are recognized as mortgage inquiries.
When your scores do not match your expectations
One score is much lower
Compare the underlying reports rather than relying on a score summary. A single collection, high reported balance, late payment, or identity-theft account can explain the gap. Dispute an error with the relevant reporting company and tell the lender that a correction is pending. Do not pay a legitimate debt solely to obtain a particular score without understanding how the payment, balance, and timing will affect the full application.

Ask whether the lender has re-pulled credit and which score-selection rule it used. A newly reported balance or account can change the middle score. Request an updated explanation of the rate and eligibility assumptions instead of treating the original preapproval as permanent.

Your spouse or co-borrower has the lower score
Have the lender run both a joint scenario and, if legally and financially appropriate, a sole-borrower scenario. Compare the income counted, debts included, down-payment funds, rate, fees, and resulting payment. A sole-borrower structure can produce better terms in some cases, but it can also reduce qualifying income and alter ownership or responsibility for the debt. Obtain legal and tax advice when ownership or liability is a concern.
You are below a lender’s preferred range
Ask whether another eligible loan program, a larger down payment, lower balances, or additional reserves would change the result. Government programs may be available for some borrowers, but eligibility rules vary. Do not assume that a program’s general score guidance guarantees approval.
Questions to ask every mortgage lender
- Which FICO version or other scoring model will you use?
- Will you obtain scores from Equifax, Experian, and TransUnion?
- For one borrower, do you use the middle score, the lowest score, or another method?
- For two borrowers, which score or scores drive eligibility and pricing?
- What minimum score, debt-to-income limit, reserve requirement, and down-payment rules apply to this specific program?
- Will a disputed account or recently corrected report affect automated underwriting?
- How will you treat a co-signer, guarantor, authorized user, or non-occupying co-borrower?
- Which fees and rate adjustments are tied to credit, and which are tied to loan-to-value, occupancy, property, or other factors?
- How long will the rate and preapproval assumptions remain valid, and what events trigger a re-underwrite?
The practical takeaway
Expect a mortgage lender to examine all three bureau reports and, commonly, to use the middle score for a borrower with three scores. Treat that expectation as a question to verify, not as a legal requirement. Your approval and pricing depend on the complete file: both applicants’ credit and debts, documented income, savings, assets, loan structure, property, and the lender’s specific rules. Review reports early, correct errors, compare joint and sole-borrower scenarios when relevant, and shop mortgage lenders within the CFPB’s 45-day inquiry window.
