Mortgage credit scores come from the information in your credit reports and the scoring model a lender chooses. You can influence the underlying file by paying every obligation on time, keeping reported balances manageable, avoiding unnecessary applications, and correcting inaccurate information before the lender pulls your credit. You cannot control which bureau file, score version, or loan-program rule a lender uses, so a score shown in a banking app may not match the score used for your mortgage.

What a mortgage credit score actually is

A credit report is the underlying record: account histories, balances, payment status and other reported information, including applicable public-record data. A credit score is a number produced by applying a scoring model to that report. The same person can therefore have different scores when the bureau files differ or when lenders use different models.

As an Amazon Associate I earn from qualifying purchases.

That distinction matters during a home purchase or refinance. The score you see through a card issuer, budgeting app or other consumer service may be a legitimate score, but it is not necessarily the version a mortgage lender will use. FICO states that a lender may use a different FICO version or another score type, and each bureau can contain different information.

The Consumer Financial Protection Bureau (CFPB) summarizes the stakes this way: “Your credit score and the information on your credit report determine whether you’ll be able to get a mortgage, and the rate you’ll pay.” The CFPB page carrying that statement was last reviewed December 31, 2024. A score is important, but it is only one part of underwriting. Lenders also consider debt, savings, assets, income and the credit history itself.

Which scores mortgage lenders commonly examine

FICO identifies three mortgage versions in its published list:

Bureau FICO mortgage version listed by FICO
Experian Score 2
Equifax Score 5
TransUnion Score 4

The CFPB says most mortgage lenders review scores from all three major bureaus and commonly use the middle score when deciding what rate to offer. “Middle” means the numerical value between the highest and lowest of the three scores for the person being evaluated. This is a typical practice, not a rule that every lender or every loan program must follow. A lender can apply a different selection method, especially for joint applications or a particular program, so ask before relying on a score you obtained elsewhere.

Why your three scores can disagree

  • A creditor may report to one, two or all three bureaus.
  • The bureaus may receive updates on different days, so balances and payment statuses are not synchronized.
  • An account’s identifying details, credit limit or history can be recorded differently in separate files.
  • The lender’s model may weigh the same report information differently from a consumer score model.

When comparing a score you have with a lender’s number, record four details: which bureau supplied the file, the score model and version, the date the score was generated, and the lender or loan-program rule used to select a score. Without all four, two numbers are not an apples-to-apples comparison.

How FICO groups the information in your file

FICO publishes five broad categories for its scores. The percentages below are general category weights, not a personal formula. FICO says the importance of each category varies from person to person, and the percentages do not predict how many points a particular action will add or remove.

FICO category Broad published weight What the category represents
Payment history 35% Whether reported obligations were paid as agreed
Amounts owed 30% Balances and the amount of available revolving credit being used
Length of credit history 15% How long accounts have been established and the age of the file
New credit 10% Recent applications and newly opened accounts
Credit mix 10% The variety of credit types represented in the file

These weights explain why payment behavior and balances usually deserve the most attention, but they do not make a promise about an individual result. The same balance reduction can have different effects for two borrowers because their limits, histories, delinquencies and other accounts differ.

Actions borrowers can control before a mortgage pull

Pay every account on time

Payment history is FICO’s largest broad category. Set payment reminders or automatic payments for at least the required amount, then confirm that payments post by the due date. Check accounts that are easy to overlook, such as store cards, small installment loans or an account on which you are an authorized user. One on-time payment is not guaranteed to produce a measurable score increase, but a missed payment can become damaging information in the file. If cash flow is tight, contact the creditor before missing a due date and document any arrangement; do not assume a phone promise changes what will be reported.

Manage balances that will be reported

Amounts owed is FICO’s second-largest broad category. Revolving accounts can report a balance even when you pay the statement in full later, because the bureau receives data on the creditor’s reporting cycle. Paying down balances before the statement or reporting date can reduce the balance that appears in the file. The precise effect depends on the complete report and the model, so there is no reliable universal target balance or guaranteed point change.

Do not close an old card solely to simplify the file without considering the possible effect on available credit and account age. Likewise, do not borrow money just to create a certain credit mix. A mortgage decision evaluates affordability and reserves as well as the score, so a balance strategy should fit your cash needs and debt-to-income position.

Limit unnecessary new applications

Every application that triggers a hard inquiry can add recent-credit information. The CFPB cautions that multiple new credit applications in a short period can negatively affect a score. Near a mortgage application, postpone credit-card promotions, buy-now-pay-later accounts, auto financing and other borrowing unless the new credit is necessary and your loan officer understands it. A lender may also need to document new debts, which can complicate underwriting even when the score effect is modest.

Do not treat all inquiries as interchangeable. Ask the lender how its program treats rate-shopping inquiries and what dates matter for its underwriting process. The safest practical rule is to avoid a burst of unrelated applications while you are preparing for the mortgage.

Inspect all three reports and dispute errors early

Request and read the reports from Experian, Equifax and TransUnion rather than checking only the bureau associated with a score in an app. Look for accounts you do not recognize, payments marked late when you paid on time, balances or credit limits that are wrong, duplicate accounts, outdated negative information and incorrect personal details that could mix your file with someone else’s.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The CFPB says an error can improperly lower a score and potentially lead to a higher rate. Dispute inaccurate information with the bureau showing it and, when appropriate, the company that furnished it. Keep copies of statements, payment confirmations and dispute correspondence. Start this review well before applying: a correction requires investigation and a subsequent update to the report, and the lender may pull its scores before a newly corrected item appears.

A legitimate negative item is different from an error. Accurate late payments or debts generally cannot be removed merely because you are applying for a mortgage. Be wary of anyone promising a fast, guaranteed score repair.

A practical preparation sequence

  1. Ask the lender what it will use. Request the bureau sources, score model and version, the score-selection rule, and whether the loan program follows a special policy. Get the answer before comparing outside scores.
  2. Pull all three credit reports. Save the reports and note the date each was obtained. Make a list of accounts, limits, balances, payment statuses and inquiries that do not look right.
  3. Resolve inaccuracies. Submit focused disputes with supporting documents and monitor for the corrected information to appear. Tell the lender about an unresolved material dispute rather than assuming it will be invisible.
  4. Protect payment history. Put minimum payments on automatic delivery or calendar reminders and maintain enough cash in the payment account. Continue this routine through closing and, for a refinance, through the new loan’s funding.
  5. Reduce reported revolving balances when practical. Use available cash only after preserving the reserves and closing funds your loan requires. Confirm when each creditor reports so a payment is reflected in the relevant bureau file.
  6. Pause optional new credit. Discuss necessary borrowing with the loan officer first. Keep records for any account that must be opened or refinanced.
  7. Recheck before the lender’s pull. A balance, inquiry or newly reported late payment can change a score between the first consultation and underwriting. Ask whether the lender will use a refreshed report or the original pull.

Model changes and the FHFA transition

The Federal Housing Finance Agency (FHFA) says the Enterprises are proceeding with an interim phase that permits mortgage loans delivered to them to use either Classic FICO or VantageScore 4.0. FHFA also says FICO 10T remains approved and is planned for future use.

This is an implementation description for loans delivered to those Enterprises. It does not mean every lender, mortgage program or borrower is already scored with those models. A lender may follow a different delivery process or be subject to another program’s requirements. Ask which model is actually being used for your application and whether the lender’s system receives one score per bureau or another combination.

Because models can treat payment history, balances, collections and other data differently, an improvement under one model does not guarantee the same movement under another. Keep the underlying reports accurate and the financial behavior stable rather than trying to optimize for an unknown formula.

How scores affect approval and rate decisions

A higher qualifying score can support access to more favorable pricing, while a lower score can restrict available options or increase the rate. The exact cutoff and pricing tiers depend on the lender, loan type, property, down payment, debt, income, assets and other underwriting factors. The available information does not establish a universal mortgage-score cutoff or a guaranteed rate for any score.

For a single borrower, a lender commonly looks at three bureau scores and uses the middle one. For two borrowers, the lender and program may use a different rule, such as evaluating each borrower separately or applying a program-specific qualifying score. Do not assume that the highest score on a joint application controls. Confirm the rule with the lender handling the file.

Credit work should therefore be coordinated with the rest of the application. Paying down a card with money needed for reserves could weaken the overall file, while opening a new account to improve credit mix could create an inquiry and a new monthly obligation. Discuss trade-offs with the lender rather than chasing a score number in isolation.

Common mistakes and better responses

Relying on one app score

Mistake: Treating a consumer score as the mortgage score. Better response: Use the app as a monitoring signal, then ask the lender for the exact model, bureau and generation date it will use.

Checking only one bureau

Mistake: Assuming all three reports contain identical data. Better response: Review each file and dispute errors with the bureau or furnisher reporting them.

Applying for several accounts to “build credit” quickly

Mistake: Creating multiple inquiries and new debts immediately before underwriting. Better response: Avoid optional applications and ask the loan officer before opening necessary credit.

Paying a collection company without checking the report

Mistake: Assuming a payment automatically removes or changes the reported item. Better response: Verify the account, obtain written terms and ask how the creditor will report the account; accurate reporting rules still apply.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Expecting a promised point increase

Mistake: Believing a particular payment, balance or dispute guarantees a number of points. Better response: Judge actions by whether they improve accuracy and reduce risk; model-specific results cannot be promised.

Questions to ask before you rely on a score

  • Which bureau supplied the score?
  • What exact score model and version generated it?
  • On what date was the score calculated?
  • Will the lender use all three scores, a middle score, a representative score or another rule?
  • Does the loan program have a separate requirement?
  • Will a joint application change how scores are selected?
  • When will updated balances or disputes be reflected in the report used for underwriting?

What you can and cannot control

You control the accuracy of information you provide to creditors, whether you pay obligations on time, how much revolving debt you carry, whether you apply for unnecessary credit, and how early you inspect and dispute your reports. You do not control a creditor’s reporting date, differences among bureau files, the lender’s chosen model, or the selection rule required by a loan program.

That division of control is the reason to prepare methodically: obtain the three reports, correct errors early, preserve on-time payments, manage balances without exhausting needed cash, and ask the lender exactly how scores will be selected. These steps improve the quality of the file you present, but they cannot guarantee approval, a particular rate or a specific number of points.
