How Mortgage Brokers Get Paid in Canada—and What Borrowers Should Know

In Canada, mortgage brokers are commonly paid a commission by the lender when a mortgage closes, but some brokerages also charge the borrower a fee. The amount, payer, broker’s role and required disclosures depend on the mortgage, brokerage and province. Get those details in writing and compare the mortgage’s total borrowing cost—not just its advertised rate—before signing.

How mortgage brokers get paid

The most common arrangement is lender-paid compensation. The Financial Services Regulatory Authority of Ontario (FSRA) states: “Mortgage brokerages are usually paid by the mortgage lender through a commission.” The lender pays the brokerage after the mortgage is arranged and funded, so the borrower may not receive a separate invoice.

That does not mean every brokerage is paid only by a lender. A brokerage may charge the borrower a service fee, retainer or other amount. A transaction can also involve incentives, benefits or referral payments. The relevant question is not whether a broker is paid; it is who pays, how much is paid or how it is calculated, and whether that compensation could influence the recommendation.

Lender-paid commission

Under a lender-paid model, the broker submits your application to lenders, helps you compare qualifying options and receives remuneration from the lender if the mortgage proceeds. The payment is a cost of the lender’s distribution channel, but you still need to assess the mortgage’s rate, fees, penalties, features and total cost.

Borrower-paid fees

Some brokerages charge borrowers directly. The fee could be a fixed amount, a percentage, a retainer or another contractual charge. Ontario guidance says brokerage service fees must be disclosed in writing and included in the cost-of-borrowing disclosure and annual percentage rate (APR). A fee that is mentioned only verbally or appears after you have committed is not an adequate basis for comparison.

Other remuneration and referrals

A brokerage or broker may receive an incentive, benefit or referral payment connected with the transaction. The payer and the basis for the payment should be disclosed where provincial rules require it. Ask specifically whether anyone connected with the brokerage receives money or another benefit from a lender, referral source or related party.

What determines the amount

There is no substantiated, Canada-wide “standard” commission rate in the regulator material reviewed. The amount can depend on the lender, mortgage product, transaction, brokerage agreement and provincial requirements. Do not accept a claimed typical percentage as a substitute for the actual amount or calculation for your proposed mortgage.

Compensation can also vary by the stage at which it is earned. Ask whether payment occurs only when the mortgage funds, whether it can be clawed back if the mortgage is discharged or refinanced early, and whether any borrower charge applies if an application is withdrawn. Your written mortgage and brokerage documents should identify obligations that affect you.

Why compensation matters to borrowers

Compensation creates a potential conflict whenever a broker could earn more from one recommendation than another. FSRA guidance says suitability should be based on the borrower’s needs and circumstances, not on which lender pays the higher commission. If a higher-commission option is recommended and it still suits you, the relevant remuneration should be disclosed.

A broker’s role is equally important. Ask whether the brokerage represents you, the lender or both, and which lenders it can access. A brokerage that does not deal with every lender cannot offer every mortgage available in Canada. Limited access is not automatically a problem, but it affects how you interpret a claim that an option is the “best” one.

Compensation does not by itself prove that a mortgage is unsuitable or that a borrower-paid model is better. Compare the complete offer: interest rate, fees, term, prepayment privileges, penalties, portability, default-insurance implications, conditions and total borrowing cost.

Disclosures you should receive

Disclosure requirements differ by province. Ontario, British Columbia and New Brunswick provide useful examples, but they are not a complete statement of every province’s law. Confirm the current rules with the regulator where the property is located.

Jurisdiction Regulator guidance highlighted in the sources
Ontario Brokerages are usually lender-paid by commission but may charge borrower fees. Written disclosures address fees, incentives, benefits, referral payments, lender relationships, the brokerage’s role and conflicts. A brokerage service fee is included in cost-of-borrowing disclosure and APR.
British Columbia Remuneration includes direct or indirect commissions, fees, gains or rewards. Expected remuneration must be disclosed in writing when mortgage options or commitments are presented, including who pays, the amount or calculation, and how payment is distributed among the brokerage, brokers or other brokerages.
New Brunswick Written commission disclosure identifies whether remuneration may be received, its source and the basis of calculation, with written borrower acknowledgement.

Ontario consumer guidance says written cost-of-borrowing information should be provided at least two business days before you enter the mortgage agreement or make a mortgage payment. The same guidance describes restrictions on advance payments for mortgages of $400,000 or less. Because timing and advance-payment rules can change and may have exceptions, obtain the current provincial requirements before paying anything.

Questions to ask before you proceed

Ask these questions early, then request the answers in the brokerage’s written disclosure and the mortgage documents:

  • Are you representing me, the lender or both?
  • Which lenders do you have relationships with, and which relevant lenders are outside your network?
  • Who pays your brokerage if I proceed?
  • What is the exact remuneration, or how is it calculated?
  • Will I owe a brokerage fee, retainer, application charge or other amount? When is it payable?
  • Where is each borrower-paid charge shown in the cost-of-borrowing disclosure and APR?
  • Will you or the brokerage receive an incentive, benefit or referral payment? If so, who pays it and why?
  • Are there conflicts or lender relationships that could affect the recommendation?
  • What happens to the compensation if the mortgage does not fund, is cancelled or is paid off early?
  • How does this mortgage’s rate, features, risks, fees and total borrowing cost compare with the alternatives?

How to compare a broker’s offer with other mortgages

Compare offers on the same assumptions: loan amount, amortization, term, payment frequency, closing date and borrower circumstances. A lower rate can be offset by a large fee, restrictive prepayment terms or an expensive penalty at discharge.

1. Calculate the total borrowing cost

Include the interest shown by the lender, the broker’s disclosed fee, lender and legal charges, appraisal or administration fees, mortgage-default insurance costs where applicable, and any required products or penalties. Confirm whether each cost is paid upfront, added to the mortgage balance or charged at another time. A fee financed into the mortgage also generates interest.

2. Check the mortgage features

Review annual prepayment privileges, lump-sum limits, payment increases, portability, conversion rights and the formula used for an early-break penalty. Two mortgages with the same rate may have materially different exit costs.

3. Check the timing and conditions

Identify the rate-hold period, documents still required, income or property conditions, closing deadlines and whether the quoted terms are conditional on buying another product. Ask for written confirmation of what can change before funding.

4. Compare the broker’s access and role

Record the lenders approached, the reason an option was selected and any lenders that were unavailable. Ask the broker to explain why the recommendation suits your income, down payment, credit profile, property and plans—not merely why it pays the brokerage.

Consumer-reported evidence from Ontario

FSRA’s 2024 Broad Cross Sectoral Survey asked 858 Ontario consumers about mortgage broking. Fifty percent said their broker or agent received a commission for the sale, while 28% said they paid a fee directly. The result compares 2024 with 2022 and is consumer-reported; it is not a national estimate of how all Canadian brokerages are paid. The figures also do not establish which arrangement produced a lower mortgage cost.

Common misconceptions

“The broker is free because the lender pays.”

Lender-paid compensation may mean you do not receive a separate broker invoice, but it is still remuneration connected with arranging the mortgage. You must evaluate the mortgage’s full price and terms, and ask whether any additional borrower charge applies.

“Every Canadian broker is paid the same percentage.”

The reviewed regulator sources do not establish a universal rate. The actual amount or calculation for your transaction is the relevant figure.

“A borrower-paid broker is automatically more independent.”

Payment structure alone does not establish independence, lender access or suitability. Ask about the broker’s role, relationships, conflicts and available lenders, then compare the total cost.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

“The lowest advertised rate is the cheapest mortgage.”

Rates must be assessed alongside fees, penalties, prepayment rights, term, conditions and the cost of leaving the mortgage. A lower rate can be unsuitable if its restrictions do not fit your plans.

Warning signs and what to do

  • Vague answers about payment: Request the payer, amount or calculation and timing in writing before committing.
  • A fee appears late: Pause the transaction and ask where it is disclosed in the cost-of-borrowing information and APR.
  • Pressure to pay immediately: Ask which rule permits the payment, whether it is refundable and whether provincial advance-payment restrictions apply.
  • No explanation of lender access: Ask which lenders were considered and whether the brokerage has a limited panel.
  • A recommendation is justified only by rate: Request a side-by-side explanation of penalties, features, fees and total borrowing cost.
  • Conflicts or referrals are not disclosed: Ask who receives the payment or benefit and how it relates to the recommendation.

Keep the disclosure, commitment, mortgage offer, cost-of-borrowing statement and correspondence together. If the broker will not provide required information or you believe a disclosure is missing, contact the mortgage-broker regulator in your province and ask what complaint or verification process applies.

A practical decision framework

  1. Identify the role. Confirm whether the brokerage acts for you, the lender or both, and document lender access.
  2. Identify every payment. List lender-paid remuneration, borrower fees, incentives, benefits and referral payments, including the payer and calculation.
  3. Verify the written disclosures. Check that fees and required remuneration appear in the applicable cost-of-borrowing and provincial documents.
  4. Compare complete offers. Use the same loan assumptions and examine rate, term, features, penalties, timing and total cost.
  5. Allow time to review. In Ontario, consumer guidance refers to receiving written cost-of-borrowing information at least two business days before entering the agreement or making a payment; other provinces may use different rules.
  6. Proceed only when the economics and role are clear. If an answer is missing, ask for it before signing or paying.

Bottom line

Mortgage brokers in Canada are often paid by lenders through commissions, but borrower-paid fees and other remuneration are possible. There is no proven Canada-wide commission rate or universally superior payment model. The safest approach is to obtain written disclosure of the broker’s role, lender relationships, every payment and any conflict, then compare the mortgage’s total borrowing cost and exit terms with genuine alternatives under your province’s current rules.
