For a U.S. mortgage application that relies on self-employment income, start by preparing two years of signed federal tax returns and all applicable schedules. Depending on the loan program, business structure and lender, you may also need business returns, IRS transcripts, a current profit-and-loss statement or other records. Some agency rules permit narrower exceptions, so the exact checklist must come from the loan officer handling your application.
The standard requirement: two years of returns
Most borrowers using self-employment income should expect an underwriter to request the two most recent years of federal returns. The purpose is not simply to count forms. The lender uses the returns to evaluate whether income is documented, stable and likely to continue after closing.

Fannie Mae says it generally requires a two-year history of prior earnings to demonstrate that income is likely to continue. Its documentation guidance calls for signed individual returns for the past two years, including applicable schedules. Complete, legible IRS transcripts may be accepted in place of signed copies when the guide’s conditions are met. Read the current requirements in Fannie Mae’s tax-return and transcript documentation guide.

What counts as “two years of tax returns”?
The phrase can describe several documents, and the lender’s request may be broader than two PDF files.
- Personal federal returns: Your Form 1040 for each requested tax year, signed when required.
- Schedules and attachments: Every schedule that explains income, losses, depreciation, rental activity or business ownership reported on the return.
- Business returns: A partnership, S corporation or C corporation return may be required in addition to your personal return, particularly when business cash flow is needed to support qualification.
- IRS transcripts: The lender may request tax-return transcripts instead of copies. A transcript must be complete and legible for the program’s documentation rules.
- Current financial statements: A lender can ask for a year-to-date profit-and-loss statement, and in some FHA circumstances a balance sheet, to show what the business is doing after the last filed return.
Do not assume that a return showing a business name is enough. Ask whether the underwriter wants both personal and business returns, which schedules, transcript authorization, and current-year statements.
Agency rules compared
| Loan guidance | Return history described | Business-history or documentation points |
|---|---|---|
| Fannie Mae conforming | Generally two years of signed individual returns with applicable schedules; business returns may also be required. Complete, legible IRS transcripts can be used when permitted. | A one-year return option exists only under specific five-year business-existence and ownership conditions, with written cash-flow analysis. A shorter self-employment history can require evidence of prior similar work and at least 12 months of current-business income. |
| Freddie Mac conforming | Returns must reflect at least one year of self-employment income. | For less than two years of self-employment, the seller must document a combined two-year history from the current business and prior work in the same or similar occupation or industry, evaluate stability and include a written analysis. See Freddie Mac Seller/Servicer Guide, Chapter 5304 (May 6, 2026). |
| FHA forward mortgage (described case) | Most recent two years of individual returns, including schedules. | Signed IRS authorizations and transcripts may substitute in specified circumstances. A year-to-date profit-and-loss statement and, in some cases, a balance sheet may be requested. Confirm the current FHA checklist. |
These are agency rules, not a universal promise from every bank or mortgage product. Portfolio, non-QM and other loans can use different standards or lender overlays. The application date matters because guides and handbook updates change.

Tax-return years are not the same as years in business
A borrower can have two filed returns while having less than two years of self-employment, or have a long-running business but only one recently filed return after a change in ownership. Underwriters consider both the documents and the continuity of the income they represent.
Less than two years self-employed under Fannie Mae
Fannie Mae’s self-employed guidance allows consideration of a borrower with less than two years in self-employment when the most recent signed personal and business federal returns show a full 12 months of income from the current business. The file must also support prior income at the same or greater level in a field involving the same or similar products or services, or in a role with similar responsibilities. This is a documentation exception for a supported history; it is not an automatic approval for anyone with one return.
The relevant rules and documentation factors are in Fannie Mae’s self-employed borrower guidance.

Less than two years under Freddie Mac
Freddie Mac states that at least one year of self-employment income must be reflected on the returns. When self-employment is under two years, the seller documents a combined two-year history by adding the current business period to prior work in the same or similar occupation or industry. The seller must assess stability and provide a written analysis. A résumé or employment history by itself does not replace the required income documentation.
When one year of returns may be enough
Fannie Mae describes a narrow option for one year of personal and business returns. The business must have existed for five years, and the borrower must have held at least 25% ownership for five consecutive years. The lender must still satisfy the other guide conditions and complete a documented cash-flow analysis.
That rule is different from having only one year in business. A newly formed company generally cannot use the five-year business-and-ownership condition. Even when the condition appears to fit, the underwriter can request additional records or determine that the income is not stable enough to qualify.

How the underwriter evaluates self-employment income
Returns give the lender a history, but approval depends on the quality and reliability of qualifying income. The file may be reviewed for:
- Whether the reported income belongs to the borrower and is supported by the required schedules.
- Whether the business has a documented operating history and the borrower’s ownership percentage is clear.
- Whether income is stable enough to be expected to continue, rather than a one-time spike.
- Whether current information is consistent with the filed returns.
- Whether prior employment or business activity supports a permitted shorter-history exception.
- Whether the lender can complete the program’s required cash-flow analysis.
Because business structures report income differently, an underwriter may need both the personal return and the entity return to understand what cash is available to the borrower. A high gross-revenue figure does not by itself establish qualifying personal income.

- Identify the exact program. Ask whether the loan is FHA, a Fannie Mae or Freddie Mac conforming loan, or another product. The answer determines which exceptions and transcript rules can apply.
- Collect the two most recent federal returns. Include every schedule and attachment requested by the program. Keep signed copies available even if you expect to provide transcripts.
- Gather entity returns if applicable. If you own at least part of a partnership or corporation, ask whether the lender requires the corresponding business returns and ownership documentation.
- Prepare IRS transcript authorization. Some lenders order transcripts directly or require an authorization form. A transcript that is missing pages or does not match the submitted return can delay underwriting.
- Update the current year. Ask whether a year-to-date profit-and-loss statement is required and what date range, signature and level of detail the lender expects. FHA files may also require a balance sheet in certain circumstances.
- Document business history. Keep records showing when the business began, your ownership percentage and your prior occupation if you are relying on a shorter-history rule.
- Explain changes before underwriting finds them. A change in entity, ownership, address, industry or filing status can trigger questions. A concise, supported explanation is easier to evaluate than an unexplained gap.
Common situations and how the rule may apply
Two filed returns and more than two years in business
This is the straightforward case. Provide the two returns, schedules and any business returns or transcripts requested. The underwriter still evaluates stability and cash flow; two years of forms does not guarantee that all reported income will be counted.
One filed return but more than one year of current-business income
Ask whether the loan program permits a shorter self-employment history. Under Fannie Mae, the most recent signed personal and business returns must show a full 12 months of current-business income, and the file must document comparable prior earnings or work. Freddie Mac similarly requires a combined two-year history and written analysis. If the prior work is unrelated, the exception may not fit.
Five-year business with five-year, 25% ownership history
Ask specifically about Fannie Mae’s one-year-return option. Gather proof of the business’s five-year existence and your at-least-25% ownership for five consecutive years, then expect the lender to perform the required cash-flow analysis. The lender may still request additional information.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteNew business after leaving a salaried job
Do not assume a recent launch qualifies merely because you have a strong employment history. The program must permit the shorter history, the prior work must be sufficiently similar where required, and the return must reflect the minimum current-business period. Get a written checklist before choosing a loan product.
Problems that commonly delay approval
- Missing schedules: Sending only Form 1040 can leave the income trail incomplete. Resubmit the full return package.
- Personal returns without entity returns: The lender may be unable to verify the business cash flow. Ask whether partnership or corporate returns are mandatory for your ownership structure.
- Transcript mismatch: An IRS transcript may differ from the copy you supplied or may omit a recently filed year. Resolve the discrepancy with the lender before underwriting is finalized.
- Insufficient current-year evidence: A filed return may be too old to show present conditions. Provide the requested profit-and-loss statement and other current records.
- Confusing ownership with employment: Being paid by a company does not by itself establish the ownership history needed for a special exception.
- Assuming an agency rule binds every lender: A lender can impose an overlay or decline to use an available exception. Ask for the lender’s policy, not only the agency minimum.
Questions to ask your loan officer
- Which loan program’s self-employment rules will be applied to my file?
- Do you need two years of personal returns, business returns, or both?
- Which schedules and attachments must be included?
- Will you order IRS transcripts, and do I need to sign an authorization?
- Does my business history qualify for a shorter-history or one-year-return exception?
- What proof of ownership percentage and business start date is acceptable?
- Do you need a year-to-date profit-and-loss statement, a balance sheet or other current financial information?
- Are there lender overlays beyond the applicable Fannie Mae, Freddie Mac or FHA rule?
Bottom line for planning your application
Plan on two years of federal tax returns when a mortgage uses self-employment income, and keep the complete schedules and possible IRS transcripts ready. Then verify the program-specific details: a one-year-return option is narrow, and a borrower with less than two years in business must usually prove a permitted combination of current-business income and relevant prior work. Your lender’s written checklist is the controlling practical answer for your application.
