There is no universal number of months or years. For a conventional rate-and-term refinance, a useful screening estimate is net refinance costs divided by monthly savings. If the result is 27 months, you generally need to keep the new mortgage for more than 27 months for the payment savings to recover the costs included in the calculation. That is only a starting point: compare the new loan’s total interest, repayment term and equity buildup, and account for any move, sale, payoff or second refinance that could occur first.

What a refinance break-even point tells you

The break-even point is the time required for cumulative savings from a new mortgage to offset the refinance expenses you pay or finance. It answers the practical question, “Will I break even before I move?” It does not tell you which loan creates the most wealth over the full repayment period.

As an Amazon Associate I earn from qualifying purchases.

Freddie Mac describes the quick screen as total refinance cost divided by monthly savings. The Federal Reserve’s consumer worksheet calls its result a “ballpark estimate” and adjusts savings for the borrower’s tax rate. Both approaches are estimates built from your actual loan offers, not a rule such as waiting for a particular interest-rate drop.

Your relevant holding period is the time you expect the new mortgage to remain outstanding. A sale, move, payoff, cash-out event or another refinance ends the period in which monthly savings can accumulate. If that event occurs before the calculated month, the savings may never recover the upfront expense.

How to calculate your break-even month

1. Establish the existing-loan baseline

Record the current principal balance, interest rate, remaining term and principal-and-interest payment. Keep escrow items separate from the payment amount used in the comparison so that you compare the mortgage itself on a consistent basis. If the proposed loan changes the term, note both the years remaining on the old loan and the years in the new schedule.

2. Build the net refinance-cost figure

Use a current, itemized Loan Estimate from each lender. Add the charges that represent the economic cost of obtaining the new mortgage, then account for lender credits, points and any costs added to the balance. Do not rely on a broad percentage or on a verbal estimate; two offers with the same rate can have different fees.

3. Measure monthly savings on the same basis

Compare the proposed principal-and-interest payment with the existing principal-and-interest payment. If the interest treatment that applies to you changes the value of the deduction, use an after-tax savings figure rather than simply using the gross payment difference. The Federal Reserve worksheet applies an after-tax factor before dividing costs by savings. Your tax circumstances may produce a different factor, and you should not assume a deduction you do not receive.

4. Divide costs by the applicable savings

Divide the net cost from step 2 by the monthly savings from step 3. The result is the estimated number of months to recover the included costs. Round up to a whole month for planning, then add a margin for uncertainty because rates, fees, tax treatment and your eventual payoff date can differ from the initial estimate.

Federal Reserve numerical illustration

The Federal Reserve example is not a forecast for any particular borrower. It assumes a $200,000, 30-year fixed-rate mortgage at 5% replacing a 6% loan, with $2,500 in new-loan fees paid at closing. Gross monthly savings are $126. Applying a 0.72 after-tax factor produces $91 in after-tax monthly savings. Dividing $2,500 by $91 gives approximately 27 months.

Which costs belong in the calculation?

Mortgage closing costs can include origination charges, appraisal fees, credit-report costs, title-insurance fees and other charges required by the lender or transaction. The Loan Estimate provides the itemized summary you need for comparison. Ask each lender to explain a line you cannot classify rather than substituting a percentage of the loan amount.

Published ranges show why a percentage is only a rough check. Freddie Mac says refinance costs can run from 3% to 6% of loan principal. Fannie Mae says refinancing typically costs 2% to 5% of the new loan amount. These are broad estimates, not quotes; lender, credit profile, location and loan details change the amount.

Published estimate Range How to use it
Freddie Mac 3%–6% of loan principal Rough reasonableness check, not a fixed charge
Fannie Mae 2%–5% of the new loan amount Broad estimate to be replaced by current itemized offers

Cash, financed costs and lender credits

A fee paid at closing is still an economic cost, but the way you pay it changes the analysis. If costs are rolled into the new principal, you avoid paying them in cash today but repay them with interest over the life of the loan. Include the added principal and the interest it creates when evaluating the long-term result.

Lender credits reduce the cash you bring to closing, usually in exchange for accepting a higher rate or another pricing trade-off. Compare the net cost and rate together. A “no-cost” refinance is not free if the lender recovers the expense through a higher interest rate or a larger balance.

Match the break-even month to your real timeline

Write down the earliest realistic date for each event that could end the new loan: moving, selling, paying off the mortgage, taking cash out, or refinancing again. Use the shortest credible horizon, not only the date you hope to remain in the home. If your calculated recovery takes 36 months and you may move in 24, the payment-only test points against refinancing.

Freddie Mac states the issue plainly: if a homeowner might move in two years but needs three years to recoup the costs, the refinance probably does not make financial sense on that quick test. The conclusion can change if the refinance has another measurable purpose, such as replacing an adjustable rate with a fixed rate or reducing the term, but those goals require a broader comparison.

Why a lower payment may not mean a cheaper loan

A longer new term can hide extra interest

Suppose you have 20 years left on the current mortgage and replace it with a new 30-year loan. The new payment may be lower because repayment is spread over ten additional years, even if the rate reduction is modest. You could pay more total interest and build equity more slowly despite passing the monthly-savings break-even point.

Compare the remaining interest and principal balance under the old schedule with the corresponding figures under the new schedule at the date you expect to sell or pay off. The Federal Reserve recommends examining total interest and equity buildup, and the Consumer Financial Protection Bureau warns borrowers to identify how much of a payment reduction comes from a lower rate versus a longer term.

A shorter term serves a different objective

Refinancing into a shorter term can raise the monthly payment while accelerating equity buildup and reducing total interest. A payment-savings quotient is not the right sole test for that transaction because the goal is faster payoff, not a lower payment. Compare the required payment, total interest, balance after your expected holding period and the value of the equity gained.

When the simple formula is not enough

Cash-out refinancing

Freddie Mac cautions that the quick cost-divided-by-savings model does not work for cash-out refinances. Cash-out proceeds are a separate benefit, and the new loan may carry a larger balance, a different rate or a different term. Evaluate the reason for the cash, the cost of borrowing it and the resulting total interest rather than treating the entire transaction as a payment-reduction exercise.

Term-reduction refinancing

A refinance designed to shorten repayment can be worthwhile even when there are no monthly savings. Measure the accelerated principal reduction and interest avoided against the closing costs, and confirm that the higher payment fits your budget through the expected life of the loan.

Other non-payment goals

Some borrowers refinance to change from an adjustable-rate structure to a fixed rate, remove a borrower, or alter payment risk. Those benefits are real but are not captured by a single break-even month. Assign a value to the goal you are pursuing and compare it with the costs and the new loan’s full repayment path.

How discount points change the calculation

A discount point is a one-time fee paid at closing for a lower interest rate. One point equals 1% of the loan amount, but the rate reduction is not fixed: lenders can offer different reductions for the same point cost. Compare offers with points and without points using the same loan amount, term and other assumptions.

For a points-only decision, calculate how many months of payment savings from the lower rate are needed to exceed the upfront points cost. Points can suit a borrower who expects to keep the mortgage for a long time and has cash available. They are less attractive when cash is tight or a move or refinance is likely soon.

Consumer Financial Protection Bureau HMDA data for non-cash-out refinance loans show that 56.2% of borrowers paid discount points during the first three quarters of 2023. That statistic describes the January–September 2023 reporting period and is not a current-year rate for every borrower.

Compare competing refinance offers on more than payment

Place the Loan Estimates side by side and record the following for each offer:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Net upfront cost after lender credits, including whether the amount is paid in cash or added to principal.
  • Interest rate, annual percentage rate and discount points.
  • Principal-and-interest payment, calculated on the same basis as the existing loan.
  • New repayment term compared with the years remaining on the current mortgage.
  • Estimated break-even month using the costs and savings that actually apply.
  • Your expected date for moving, selling, paying off or refinancing again.
  • Total interest and projected principal balance at that date.
  • Any cash received and the separate purpose or benefit of the transaction.

Do not select the lowest advertised rate without checking points and fees. A higher-rate offer with substantial lender credits can have a shorter cash break-even, while a lower-rate offer with points may produce greater savings only after you keep the loan for a longer period.

A practical decision worksheet

  1. Request current Loan Estimates from the lenders you are considering.
  2. Verify the existing balance, rate, remaining term and principal-and-interest payment from your latest mortgage statement.
  3. Highlight every new-loan charge, credit, point and amount added to principal.
  4. Calculate gross monthly payment savings, then adjust for the tax treatment that actually applies to you if appropriate.
  5. Divide the net economic cost by the applicable monthly savings and round the result up to a whole month.
  6. Compare that month with the earliest date you might move, sell, pay off the loan or refinance again.
  7. At the expected holding date, compare total interest paid and remaining equity under the old and new schedules.
  8. If the refinance is cash-out, term-reducing or intended to change payment risk, evaluate that purpose separately instead of relying on the quick formula alone.
  9. Stress-test the decision with a later move date, a higher-than-expected fee and a smaller payment difference. Proceed only if the result still fits your objective and budget.

Official guidance to keep in mind

Freddie Mac’s page When Is the Right Time to Refinance?, last reviewed August 4, 2026, advises: “You should carefully consider how long you plan to stay in the home to ensure the savings from a refinance outweigh the costs.”

The Federal Reserve’s A Consumer’s Guide to Mortgage Refinancings describes its worksheet this way: “Use the step-by-step worksheet below to give you a ballpark estimate of the time it will take to recover your refinancing costs before you benefit from a lower mortgage rate.”

Those statements capture the appropriate use of break-even math: it is a screening tool tied to your costs and timeline, followed by a complete comparison of interest, equity and the purpose of the new loan.
