That does not mean your credit score is penalized for two years: reporting time and scoring time are separate. When you compare mortgage lenders in a focused shopping period, mortgage-related checks are generally grouped for scoring, and the Consumer Financial Protection Bureau (CFPB) says multiple mortgage lender checks within 45 days are recorded as one inquiry in the mortgage-shopping context.
The short answer: up to two years on TransUnion, but usually less scoring impact
TransUnion says a hard inquiry may stay on its credit reports for up to two years. Its guidance explains how to read the report and identify the date and company associated with each inquiry: TransUnion’s credit-report guide (accessed October 9, 2026).

The visible entry and the effect on a score are different clocks. An inquiry can still be listed after a scoring model has stopped giving it weight. The CFPB describes inquiries as typically having a small negative effect, while also explaining that mortgage rate-shopping checks can be combined under model-specific rules. No single two-year score penalty follows from a two-year report entry.

The two-year statement is specifically TransUnion’s published timeframe. Credit bureaus can have different display practices, and CFPB guidance does not set one universal duration for every bureau report. Treat the TransUnion timeframe as a useful benchmark rather than a guarantee about every report you receive.

Why a mortgage inquiry appears in the first place
Applying for preapproval or a mortgage normally creates a hard inquiry
A lender generally obtains your credit report when you apply for credit, including a mortgage preapproval. That lender check is a hard inquiry and can be visible to companies that review your credit. The CFPB explains when lenders run or obtain reports in its consumer guidance: When will my lender run or obtain a copy of my credit report? (last reviewed December 31, 2024).
Asking about rates alone is not permission to pull your report
Simply asking a lender about rates does not, by itself, authorize a credit pull. Before providing information for a formal preapproval, ask whether the process uses a soft inquiry or a hard inquiry and when the hard check will occur. The CFPB’s explanation of credit inquiries is available at What is a credit inquiry? (last reviewed September 5, 2025).
Checking your own report is a soft inquiry
Reviewing your own credit report is a soft inquiry and does not affect your score. You can inspect your reports before applying so you can correct inaccurate information and recognize legitimate lender checks later.

How mortgage rate shopping is treated for scoring
Mortgage shopping is designed to let borrowers compare offers without treating every lender check as an unrelated new application. The precise result depends on the scoring model, so distinguish what the report displays from what a particular score calculation counts.
| Situation | What the guidance says about scoring | Important qualification |
|---|---|---|
| Multiple mortgage lender checks within 45 days | The CFPB’s mortgage-specific FAQ says they are recorded on your credit report as a single inquiry for this shopping context. | This is the CFPB’s mortgage-shopping statement; it does not promise that every bureau interface will show only one line item. |
| Same-type loan inquiries within a 14-to-45-day period | Scoring models generally combine them for rate-shopping purposes. | The exact window varies by model, according to CFPB guidance. |
| Mortgage inquiries in the 30 days before a score is calculated | For the most common scoring models, these inquiries have no effect on the score. | This concerns score calculation, not how long an inquiry remains visible on a report. |
| Shopping that extends beyond 45 days | Separate inquiries can generally count as multiple inquiries. | Keeping applications in one concentrated period reduces uncertainty about model treatment. |
| Different kinds of credit applications | They are not necessarily grouped as mortgage-shopping inquiries. | Auto, credit-card and other loan checks can follow different rules. |
The CFPB’s mortgage FAQ, last reviewed August 28, 2026, states: “Within a 45-day window, multiple credit checks from mortgage lenders are recorded on your credit report as a single inquiry.” Read the full explanation at What happens when a mortgage lender checks my credit?
The CFPB’s broader inquiry guidance describes a 14-to-45-day shopping window, depending on the scoring model, and notes that inquiries made in the 30 days before scoring have no effect in the most common models: What kind of credit inquiry has no effect on my credit score? (last reviewed December 31, 2024). Because models differ, no lender can guarantee that every score version will calculate the checks identically.

What you may see on a credit report over time
An inquiry record usually includes the date and company name. The date matters because it lets you determine whether checks occurred inside a shopping window and whether an entry is old enough to have little or no current scoring relevance.

| Time from the lender check | What to expect |
|---|---|
| Immediately after an application | A hard inquiry may be added to the report. A mortgage application or preapproval normally triggers this type of check. |
| During the next 30 days | For the most common scoring models, mortgage-related inquiries made in this period have no effect on the score when it is calculated. |
| Within 45 days of the first mortgage check | Additional mortgage lender checks are generally treated as one shopping event for scoring under CFPB’s mortgage guidance, although report displays can differ. |
| After the shopping window | Additional checks can generally be counted separately, especially when they are outside the applicable model’s window. |
| Up to two years on TransUnion | The inquiry can remain visible on a TransUnion report for up to two years, even after its scoring effect has faded. |
How to shop mortgage lenders while limiting unnecessary inquiries
- Review your reports before contacting lenders. Obtain the free reports CFPB directs consumers to at AnnualCreditReport.com. Check personal information, account history and existing inquiries for errors before starting applications.
- Separate general questions from an application. Ask about rates, products and documentation first. Confirm whether a lender’s initial conversation is a soft inquiry and identify the point at which a hard inquiry will be authorized.
- Set a concentrated application period. Once you are ready for preapprovals, submit mortgage applications close together and aim to keep the checks within 45 days. A concentrated schedule aligns with the CFPB’s mortgage-shopping guidance and avoids stretching applications beyond the broadest stated window.
- Request multiple Loan Estimates. CFPB encourages borrowers to obtain and review multiple Loan Estimates rather than choosing based only on an advertised interest rate. The comparison process is described at Request and review multiple Loan Estimates (accessed October 9, 2026).
- Record each lender check. Keep a simple list of the lender, application date, contact person and whether the check was hard or soft. That record helps you match report entries and spot a check that you did not authorize.
- Pause unrelated credit applications. Do not combine mortgage shopping with new credit-card, auto-loan or personal-loan applications unless necessary. The mortgage grouping rules apply to same-type mortgage shopping and do not automatically combine unrelated inquiries.
CFPB says homeowners can potentially save $600 to $1,200 per year by getting mortgage offers from multiple lenders. The agency does not present that range as a guaranteed saving, and the accessed page does not display a publication or review year for the estimate. Compare the actual written offers rather than assuming that more applications alone produce savings.
How to compare mortgage offers after the credit checks
Grouping inquiries for scoring does not make the offers interchangeable. Review the Loan Estimates side by side using the same assumptions about loan amount, down payment and term.

| Offer dimension | Why it matters | Question to ask |
|---|---|---|
| Interest rate | Determines the stated borrowing cost but may change if the rate is not locked. | Is the rate fixed, adjustable or subject to a lock expiration? |
| Annual percentage rate (APR) | Includes the rate plus certain costs, giving a broader cost measure than the note rate. | What fees are included in the APR, and are the assumptions identical across offers? |
| Estimated fees | Origination, settlement and other charges affect the cash needed and break-even point. | Which fees are lender-controlled, and which are third-party estimates? |
| Monthly payment | Shows the expected recurring obligation, including applicable principal, interest and escrow items. | What is included in the quoted payment, and can taxes or insurance change? |
| Loan term | Changes the payment amount and total interest over the life of the loan. | How does the shorter or longer term affect total cost? |
| Rate structure | A fixed rate and an adjustable rate expose you to different future-payment risks. | When can the rate change, and what caps or adjustment rules apply? |
What to do if an inquiry looks unfamiliar
- Check the date and company name. Compare the entry with your application log, emails and lender disclosures. A company name may differ from the brand name you remember because a parent or processing entity performed the check.
- Contact the lender. Ask why the report was accessed, when authorization was obtained and whether the inquiry belongs to your mortgage application. TransUnion advises contacting the lender about an unfamiliar inquiry.
- Check for identity-theft signs. An inquiry you cannot connect to any application deserves prompt attention, especially if unfamiliar accounts or address changes appear elsewhere on the report.
- Dispute inaccurate information. If the lender confirms the entry is not yours or the details are wrong, use the credit bureau’s dispute process and provide supporting records. Verification is required; an inquiry is not automatically removable merely because it is unexpected.
- Keep the response. Save correspondence, case numbers and dates so you can follow up if the report is not corrected.
CFPB’s mortgage FAQ encourages consumers to review reports and correct errors, while TransUnion’s guide explains how to identify inquiry dates and companies. Neither source promises that a valid inquiry will be deleted simply because it is inconvenient.
Common mortgage-inquiry scenarios
You ask three lenders for rates and do not authorize a credit pull
Rate questions alone should not trigger a lender report pull. Confirm the conversation is informational and ask what action would authorize a hard inquiry.
You obtain four preapprovals in two weeks
Each preapproval can involve a hard check, but the checks fall inside the CFPB’s 45-day mortgage-shopping window. They are generally treated as one inquiry for scoring in that context, while the report may still display entries according to the bureau’s format.

You apply with lenders over two months
Some checks may fall outside 45 days. Because scoring models use windows ranging from 14 to 45 days, extending applications increases the chance that separate checks will be counted separately.
You check your own report before applying
Your self-request is a soft inquiry and does not lower your score. Reviewing first is a practical way to identify errors and establish a baseline for later lender inquiries.
A mortgage inquiry is still listed after a year
That can be consistent with TransUnion’s up-to-two-year reporting period. The continued listing does not establish that the inquiry is still reducing your score; scoring treatment depends on the model and the inquiry’s age.
Recommended Free Tools
Planning around the two-year report period
If you are preparing to apply, focus on the information that affects decisions now: whether the inquiry is authorized, whether applications are grouped within the applicable shopping window, and whether your lender offers are comparable. A future lender may see an older inquiry while a current scoring model gives it little or no weight.
Keep copies of preapproval disclosures, Loan Estimates and your application dates. Those records let you explain legitimate inquiries, challenge inaccurate entries and verify that a lender’s explanation matches the dates on your reports.
