A Federal Reserve rate hike raises the cost of new credit and most variable-rate debt first. Credit-card APRs usually adjust through the prime rate, while auto loans and other short-term borrowing respond through market yields and lender risk spreads. New fixed-rate mortgages can become more expensive, but existing fixed-rate mortgages normally keep their contractual rate. Savings yields may rise as banks reprice deposits, although the increase can be delayed or smaller than the Fed’s move.
The federal funds rate is an overnight target, not a rate that directly sets every consumer product. Each lender also prices for loan term, credit risk, competition, funding costs, securitization and expectations about future interest rates. That is why two products can react at different speeds—or move in opposite directions.

What a Federal Reserve rate hike actually changes
The Federal Open Market Committee (FOMC) sets a target range for the federal funds rate, the rate banks charge one another for overnight funds. The Federal Reserve describes the transmission as a chain: a change in the federal funds rate affects other short-term rates, foreign-exchange rates, long-term rates, the quantity of money and credit, and ultimately employment, output and prices.
A hike increases banks’ marginal short-term funding cost and the opportunity cost of lending. Financial institutions may pass that pressure to borrowers, reduce the amount of credit they offer, or pay more for deposits. The pass-through is not one-for-one. A product’s maturity, benchmark, borrower risk, capital requirements, competition and investors’ expectations all matter.

Why timing differs by product
- Variable-rate contracts: Payments or APRs can reset quickly when their benchmark changes.
- New fixed-rate loans: The rate is fixed for the borrower, but lenders reprice new offers as market yields and funding costs change.
- Existing fixed-rate loans: The contractual rate generally does not change before refinancing, modification or payoff.
- Deposits: Banks choose when and how much of a policy move to pass to savers, so APY changes often lag.
How rate hikes affect mortgages
Existing fixed-rate mortgages
If your mortgage has a fixed interest rate, an FOMC hike normally does not change your scheduled principal-and-interest payment. The rate in your promissory note remains in force until you refinance, modify the loan or pay it off. Your total monthly bill can still change for reasons outside the interest rate—such as property-tax or homeowners-insurance escrow adjustments.
The trade-off is that refinancing becomes less attractive when new mortgage rates are higher. A borrower who locked in a low fixed rate may give up that benefit by replacing it with a costlier loan, unless a refinance still produces enough savings after closing costs.
New fixed-rate mortgage offers
Mortgage lenders commonly raise new offers during a tightening cycle, but the federal funds rate is not the mortgage benchmark. Thirty-year mortgage pricing is tied more closely to longer-term Treasury yields, mortgage-backed-security markets and expectations for inflation and future monetary policy.
Federal Reserve minutes from May 2022 said residential mortgage borrowing costs increased substantially, with 30-year mortgage offer rates reaching levels not seen since 2010. Minutes from September 2022 said residential-mortgage borrowing costs reached their highest levels since 2008. In data discussed by the Board of Governors in 2023, mortgage rates were described as roughly three percentage points higher than a year earlier. These are historical observations, not a current 2026 quote.

Why mortgage rates can rise without an FOMC move
Mortgage rates can increase between Fed meetings if investors demand higher long-term yields, expect inflation to remain elevated, or anticipate future policy tightening. They can also fall before the FOMC cuts rates if markets expect weaker growth or lower inflation. Lender capacity, mortgage-backed-security demand and borrower risk add another layer.
Adjustable-rate mortgages and home-equity credit
An adjustable-rate mortgage (ARM) or variable-rate home-equity line can reset according to the contract’s index plus a lender margin. Check the initial period, adjustment frequency, lifetime and periodic caps, floor, margin, and any conversion option. A Fed hike may affect the index, but the exact payment change depends on those terms and on how much principal remains.
Credit cards, personal loans and auto loans
Credit cards: usually the fastest pass-through
Most credit-card APRs are variable. They are generally set as a fixed markup over the prime rate. By convention, the prime rate equals the upper end of the FOMC target range plus three percentage points. When banks update prime-linked pricing after a hike, card APRs can rise soon afterward—even if you make no new purchases.

Auto loans
Auto-loan rates generally respond through short-term Treasury yields and lender risk spreads. The Federal Reserve reported that auto-loan rates rose steadily through August 2022, while credit-card rates moved higher in line with the federal funds rate. A borrower’s credit score, term, down payment, vehicle type and dealer or bank pricing can make the individual rate move more or less than market averages.
Most auto loans are fixed after origination, so an existing borrower normally does not see a payment reset from an FOMC decision. New buyers, and people refinancing, face the current market rate.
Personal loans and other consumer credit
Variable-rate personal loans and lines of credit can reprice with their benchmark. Fixed-rate personal loans lock the borrower’s rate, but new offers become more expensive when lenders’ funding costs and risk premiums rise. Tighter policy can also reduce approval odds or loan limits. The Federal Reserve’s 2023 Monetary Policy Report said banks reported tighter lending standards across consumer-credit products.

For a variable balance, the additional annual interest is approximately the balance multiplied by the APR increase, before compounding and payment changes. For example, a 1-percentage-point increase on a continuously carried $5,000 balance is about $50 more in interest over a year if the balance stays constant. Your card’s daily-compounding method and repayment pattern determine the actual amount; use the issuer’s disclosure or calculator for a precise figure.

How rate hikes affect savings accounts and deposits
Why deposit rates can rise
Changes in the federal funds rate filter through both the rates lenders charge and what financial institutions pay on deposits, as Governor Adriana Kugler explained. Banks may raise rates on newly opened or repriced savings accounts, certificates of deposit and other deposits to attract funding or retain customers.
Why your APY may lag
Deposit repricing is uneven. In June 2023, the Federal Reserve reported that banks raised deposit rates relatively slowly during tightening while investors shifted toward higher-yielding money-market funds. A bank with ample deposits may have little incentive to pay the full policy increase; another competing aggressively for funds may reprice faster.
Variable APYs can change after an account is opened, and a promotional rate may expire. A certificate of deposit typically locks its stated rate for its term, but early-withdrawal penalties can apply. Always distinguish the annual percentage yield from the nominal interest rate and check whether the quoted APY is ongoing or promotional.
What to compare before moving cash
- APY and reset terms: Is the rate variable, fixed for a term, or promotional?
- Fees and minimums: Monthly charges or balance requirements can erase a higher advertised yield.
- Access rules: Check withdrawal limits, transfer timing and early-withdrawal penalties.
- Deposit insurance: Verify that the institution and account are covered by the applicable government deposit-insurance scheme, and understand ownership-category limits.
- Alternatives: Compare money-market funds and Treasury securities separately; they are not bank deposits and have different risks and protections.
Why the Fed rate, mortgage rate and savings APY do not move together
| Product | Main pricing influence | Typical response to a hike | What an existing customer should expect |
|---|---|---|---|
| Fixed-rate mortgage | Long-term yields, mortgage-backed securities, lender spread and expectations | New offers often rise, sometimes before the FOMC acts | Contract rate generally stays unchanged |
| Adjustable-rate mortgage or home-equity line | Contract index plus margin, subject to caps and floors | Reset follows the index and contract schedule | Payment can increase at the next reset |
| Credit card | Prime rate plus issuer margin | Usually passes through soon after prime changes | APR and finance charges can rise on carried balances |
| Auto or fixed personal loan | Short-term yields, lender funding cost and credit spread | New-loan offers generally rise; availability may tighten | Fixed-rate contract normally does not reset |
| Variable savings account | Bank funding needs, competition and policy rate | APY may rise partially or with a delay | Bank can change APY under account terms |
| Certificate of deposit | Market expectations and term funding needs | New-term rates may rise; later terms can differ | Rate usually remains fixed until maturity, subject to penalties for early withdrawal |
How to respond when rates rise
- Inventory every rate. List mortgage, home-equity, card, auto, student, personal-loan and deposit balances, noting whether each rate is fixed or variable and the next reset date.
- Read the contract benchmark. For a variable loan, identify the index, margin, caps, floor, adjustment frequency and payment-calculation method. Do not assume “prime” or “market rate” means the same thing for every account.
- Prioritize expensive variable debt. Direct extra cash toward the highest APR you can reliably repay, while preserving an emergency reserve and meeting minimum payments on all accounts.
- Ask for alternatives before borrowing. Compare a shorter or longer term, a fixed-rate option, a secured versus unsecured loan, and the total interest—not only the monthly payment. Confirm fees, prepayment terms and the lender’s current underwriting requirements.
- Stress-test an adjustable payment. Calculate the payment at the contract’s maximum permitted rate or at several higher-rate scenarios. If that payment would strain your budget, a fixed-rate structure or smaller balance may be safer.
- Review mortgage refinancing only by net savings. Compare the new payment and total remaining interest with closing costs, the time you expect to keep the home and the value of surrendering your existing rate.
- Recheck savings after each repricing. Compare APYs, minimums, fees, access and insurance. Set a reminder for promotional expiration dates and certificate maturities.
- Monitor credit and documentation. Tighter standards can make approval slower or reduce limits. Pay on time, limit new applications and keep income and asset records ready when applying.
Common misconceptions and pitfalls
“The Fed raised rates, so my fixed mortgage payment must rise.”
Not normally. A fixed-rate mortgage is insulated from an immediate policy reset; escrow changes are a separate issue.

“Mortgage rates are the federal funds rate plus a fixed amount.”
They are not. Mortgage pricing reflects long-term rates, expectations, mortgage-market demand and lender spreads, so the relationship changes over time.
“Every savings account will pay the full increase.”
Banks can pass through only part of a hike and may do so later. Compare the actual APY and terms rather than relying on the direction of the Fed’s move.
“A lower payment means a cheaper loan.”
Extending the term can lower the monthly bill while increasing total interest. Evaluate total dollars, fees and the period you expect to keep the debt.
“An advertised variable rate is permanent.”
Variable rates can change under the account agreement. Check the benchmark, margin, caps, floors and notification provisions before relying on the initial quote.
What is established—and what requires a current quote
The Federal Reserve’s historical statements establish the transmission mechanism and document how mortgage, auto-loan, credit-card and deposit rates behaved during earlier tightening periods. They do not provide a universal pass-through percentage, a current 2026 mortgage rate, a current savings APY or a current card APR. Those figures change by date, institution, product, geography, credit profile and loan term.
For a decision today, use the lender’s latest loan estimate or disclosure and the bank’s current account agreement. Record the date and assumptions behind each quote so that you can compare like with like.
