A larger down payment usually lowers your mortgage balance and loan-to-value (LTV) ratio. That can reduce the principal-and-interest payment, improve approval odds, and sometimes qualify you for a lower interest rate or less mortgage insurance. None of those rate savings is automatic: lenders price loans using your credit, income, property, loan program, points, market conditions, and other factors.
The amount you put down also determines how much cash remains for closing costs, moving, repairs, and emergencies. Compare complete Loan Estimates for each down-payment option instead of choosing solely by the advertised rate or principal-and-interest figure.

What changes when you put more money down
You borrow less
For a home with the same purchase price, every additional dollar of down payment is a dollar you do not finance. A $400,000 home bought with 10% down requires a $360,000 loan; with 25% down, the loan is $300,000. The smaller balance means less interest is charged over time and, with the same rate and term, a lower monthly principal-and-interest (P&I) payment.

Your loan-to-value ratio falls
LTV compares the amount financed with the property’s value. A 10% down payment produces an approximately 90% LTV at closing, while 25% down produces approximately 75% LTV. Lenders use LTV in underwriting, pricing and mortgage-insurance decisions. Lower LTV gives the lender more equity protection if the property must be sold, which is why it can improve approval odds or pricing.

Approval and pricing are related but separate decisions
The Consumer Financial Protection Bureau (CFPB) states in its consumer guidance, last reviewed September 11, 2024: “Generally, the larger the down payment you are able to make, the lower the interest rate you will receive and the more likely you are to be approved.” This is general guidance, not a promise that a particular additional percentage point will reduce your rate. A lender can approve the same borrower at different rates depending on credit score, debt-to-income ratio, occupancy, property type, loan size, rate-lock period, discount points and market pricing.
How a larger down payment can affect your interest rate
Why a lower LTV may receive better pricing
A lower LTV means the borrower has more equity and the lender is exposed to a smaller loss if the loan defaults and the home is sold. Lenders may reflect that reduced risk in their rate sheets. Your credit and income profile still matter, and the best-priced LTV tier differs by lender and loan program.
There is no universal rate discount
Official CFPB materials do not establish a fixed rate reduction for each extra 5% or 10% of down payment. Do not extrapolate a rate from one lender, one day or one example to your own application. Ask each lender to quote the same property, borrower profile, loan term, points and lock period with multiple down-payment amounts.
A dated CFPB comparison illustrates the point
The CFPB’s rate-comparison tool, using Curinos lender data identified as April 1, 2025, modeled a $400,000 home, a 700 credit score, a conventional 30-year fixed mortgage and between negative 0.5 and positive 0.5 discount points. In the 10% down scenario, the tool showed an offer range of 5.875% to 8.125%; in the 25% down scenario, it showed 5.750% to 8.125%.

How the monthly payment is calculated
Principal and interest
Principal is the amount borrowed. Interest is the lender’s charge for using that money. For a fixed-rate loan, the scheduled P&I payment is determined by the balance, interest rate and term. Holding the rate and term constant, a smaller balance produces a smaller P&I payment. A lower rate can reduce it further.
The CFPB gives a mathematical illustration of a $100,000, 30-year mortgage at 4% with a monthly P&I payment of $477. That is an educational example from 2024, not a current market quote. Your payment will differ with the amount borrowed, rate, term and loan structure.

- Mortgage insurance, when required by the loan program or LTV.
- Property taxes collected through an escrow account.
- Homeowners insurance collected through escrow.
Homeowners association or condominium charges may be separate from the mortgage payment. Taxes and homeowners insurance are not automatically lower because you put more down, and both can change over time. A larger down payment therefore does not reduce every component of your monthly housing cost.
Mortgage insurance and down-payment thresholds
Conventional loans and PMI
Private mortgage insurance (PMI) is commonly associated with conventional loans whose down payment is below 20%, although the exact rule and pricing depend on the lender and loan structure. PMI protects the lender, not you. Its premium can vary with down payment, credit score and other risk factors, and it may be cancellable under applicable circumstances. Reaching a lower LTV tier can reduce the premium or remove a monthly charge, but do not assume that every loan eliminates insurance at exactly 20% down.
FHA and USDA programs
FHA loans require FHA mortgage insurance. USDA loans typically require mortgage insurance as well. These programs use their own insurance structures, which can include upfront and monthly charges, so a larger down payment does not necessarily produce the same insurance result as it would on a conventional loan.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteOther loan programs
Conventional, FHA, VA and USDA loans have different eligibility rules, fees and insurance treatment. Have the lender identify the insurance type, any upfront premium, the recurring amount and the conditions for cancellation or termination in each Loan Estimate. Treat the program—not a 20% slogan—as the deciding reference.

Compare down-payment choices with the same assumptions
When you ask for alternatives, hold the property price and borrower information constant. Request written pricing for at least two down-payment levels and compare these fields:
| Item | What to check |
|---|---|
| Loan amount and LTV | Confirm that the larger cash contribution actually reduces the balance and moves the LTV tier shown by the lender. |
| Rate and structure | Record whether the rate is fixed or adjustable, the term, the rate-lock period and the number of discount points or lender credits. |
| Monthly P&I | Compare payments calculated from the quoted balance, rate and term—not a headline payment based on different assumptions. |
| Mortgage insurance | Identify the type, monthly amount, upfront premium and cancellation or termination conditions. |
| Total estimated payment | Include P&I, insurance and escrowed taxes; list HOA or condominium charges separately. |
| Upfront cash | Review down payment, closing costs, points, prepaid items and total cash to close. |
| Cash remaining | Subtract the complete cash-to-close figure from your available funds and preserve a reserve for moving, repairs and emergencies. |
A practical process for deciding how much to put down
- Set a cash floor. Keep enough after closing for emergency savings, moving expenses, immediate repairs, furnishings and other known obligations. Do not treat every dollar in a bank account as available for the down payment.
- Choose the loan programs you can use. Ask about conventional, FHA, VA or USDA eligibility and how each program handles mortgage insurance, upfront charges and minimum cash requirements.
- Ask for matched scenarios. Tell each lender the same purchase price, credit and income information, occupancy, loan term and desired lock period. Request pricing at each down-payment level.
- Obtain Loan Estimates. Compare written Loan Estimates from multiple lenders. The CFPB emphasizes that points, mortgage insurance, lender fees and closing costs matter alongside the interest rate.
- Test the break-even. Calculate how much the larger down payment saves in monthly P&I and insurance, then consider how long you expect to keep the loan. A lower payment may take years to recover the additional cash invested at closing, especially if the rate change is small.
- Check the post-closing budget. Stress-test the payment with realistic tax, insurance and maintenance changes. Make sure the lower payment does not come at the cost of an inadequate reserve.
- Confirm the lock and final figures. Rates can change before you lock. Verify the lock expiration, extension policy, points, lender credits and final cash-to-close amount before signing.
What a larger down payment does not change
- Property taxes: They are generally based on local assessments and tax rates, not your mortgage balance.
- Homeowners insurance: The premium is based on the property and coverage, although the lender may collect it through escrow.
- Maintenance and association costs: Repairs, utilities and HOA or condominium dues remain separate budget items.
- Market risk: A down payment does not guarantee that the home’s value will rise or that refinancing will be available later.
- Loan-program rules: Insurance and fee treatment still follows the selected program’s rules.
Common mistakes and how to avoid them
Assuming 20% is always optimal
Twenty percent can be an important conventional PMI threshold, but it is not a universal rule. Reaching it may require draining reserves, while a smaller down payment could leave you financially safer. Conversely, putting down slightly more may move you into a better LTV or insurance tier. Compare the actual quotes.
Comparing rates with different points
A lower advertised rate may include more discount points paid upfront. Put the rate, points and lender credits side by side. Otherwise, you may mistake a prepaid cost for a free rate reduction.
Looking only at P&I
A smaller P&I payment can be offset by mortgage insurance, taxes, insurance or other charges. Use the total estimated payment and cash-to-close sections of the Loan Estimate.

Using a stale online example as a quote
Mortgage pricing changes with markets and borrower details. The CFPB’s April 1, 2025 illustration is useful for understanding scenario comparison, but it is not evidence of today’s rate. Obtain current written offers.
Ignoring liquidity
Money placed into home equity is not immediately available for an emergency. Before increasing the down payment, reserve funds for expected and unexpected costs and consider whether accessing equity later would require a loan or sale.
Worked comparison: what to request on a $400,000 home
Suppose you are evaluating 10% and 25% down on a $400,000 purchase. The down payments would be $40,000 and $100,000, producing approximate loan amounts of $360,000 and $300,000 before other financing adjustments. Ask each lender to show the resulting LTV, rate, points, P&I, mortgage insurance, total payment and cash to close on one page.
Recommended Free Tools
The dated CFPB tool comparison used the same home-price contrast and showed overlapping rate ranges, so the larger down payment did not guarantee a lower offer in every case. The mechanical balance reduction is certain under the stated prices; the size of any rate or insurance improvement must come from your lender’s current pricing and program rules.
Bottom line for choosing your down payment
Put more down when the lower balance, possible rate improvement and insurance savings justify using the additional cash and you can still maintain a sound reserve. Put less down when preserving liquidity is more valuable or when the quoted savings do not compensate for the extra upfront funds. Make the decision from matched Loan Estimates that show the entire monthly payment and all cash required at closing—not from a promised rate reduction that no lender has guaranteed.
