Choose a higher EMI if your income is stable and the larger payment still leaves room for essentials, insurance, emergency savings and other goals. If your cash flow is tight or irregular, ask the lender to keep the EMI near its current level by extending the tenure, then plan a later step-up or part-prepayment. The first option normally cuts total interest; the second protects monthly cash flow but keeps the loan outstanding for longer.

What changes when a home-loan rate rises?

A benchmark-linked home loan is repriced when the lender’s benchmark or spread changes under its reset policy. The higher rate can raise your EMI, lengthen the remaining repayment period, or do both, depending on the option you select. A repo-rate move is not a universal EMI forecast: the result depends on your loan’s benchmark linkage, spread, outstanding principal, remaining tenure and the lender’s reset date.

For context, NDTV reported that the Reserve Bank of India (RBI) raised the policy repo rate by 25 basis points, from 5.25% to 5.50%, in October 2026. That policy change does not tell you your exact new payment; only your lender’s revised schedule does.

Should I pay a higher EMI or extend the tenure?

Use the higher-EMI option when the increase is comfortably affordable for the rest of the loan and you have a stable income. Choose tenure extension when the payment would force you to cut essentials, insurance, emergency savings or unavoidable debt repayments. Treat extension as a cash-flow cushion, not a permanent saving: interest generally rises because the principal remains outstanding for more months.

Decision factor Higher EMI Extend tenure
Monthly cash flow Higher payment every month Payment stays lower or close to current level
Total interest Usually lower because principal falls faster Usually higher because repayment lasts longer
Best fit Stable income, low competing debt and an adequate emergency reserve Tight or variable income, or a temporary affordability shock
Main risk Crowding out essentials, insurance, savings or other goals Paying interest longer and carrying the loan toward or beyond retirement
Follow-up Recheck affordability after every future reset Step up the EMI or make part-prepayments when cash flow improves

What choices must my lender offer under RBI rules?

RBI’s framework for equated-instalment personal loans, including home loans linked to external or internal benchmarks, requires the lender to give borrowers choices after a benchmark-related increase. The lender must offer:

  • an enhanced EMI with the existing tenure;
  • an elongated tenure while keeping the EMI unchanged;
  • a combination of a higher EMI and a longer or shorter tenure as applicable;
  • a switch to a fixed rate under the lender’s board-approved policy; and
  • part or full prepayment.

The RBI wording is explicit: “The borrowers shall also be given the choice to opt for (i) enhancement in EMI or elongation of tenor or for a combination of both options.” Fixed-rate conversion availability, frequency and charges depend on the lender’s approved policy. Ask for every conversion and administrative charge before choosing it.

At sanction and when rates later rise, the lender must explain the possible EMI and tenure impact. The framework also calls for quarterly statements showing principal and interest recovered, the EMI, EMIs left and annual percentage rate (APR), plus safeguards against negative amortisation. Negative amortisation occurs when a payment fails to cover the interest due and the outstanding balance grows; your revised schedule should not create that result.

How much could the EMI change after a rate hike?

A published NDTV illustration dated 19 October 2026 shows the scale, not a promise for every borrower. For an outstanding balance of ₹50 lakh with 20 years remaining, the estimated monthly EMI rises from ₹43,391 at 8.50% to ₹44,160 at 8.75%—an increase of about ₹769.

Illustration assumption Value
Outstanding principal ₹50 lakh
Remaining tenure 20 years
Rate before change 8.50%
Rate after change 8.75%
Estimated EMI before ₹43,391
Estimated EMI after ₹44,160
Estimated increase About ₹769 per month

The calculation assumes standard monthly EMIs, no fees and no further rate changes. Your lender may produce a different figure because the balance, reset timing, benchmark, spread, rounding and remaining term differ.

How do I decide using my own budget?

  1. Get the revised numbers in writing. Request the new interest rate, EMI, number of EMIs left, repayment schedule and total interest under higher-EMI, tenure-extension and combination choices. RBI requires clear communication, and quarterly statements let you verify the changes.
  2. Stress-test the higher EMI. Subtract the proposed increase from take-home pay after essential living costs, insurance premiums, emergency-fund contributions, education or retirement saving and other loan payments. A payment that works only by consuming your emergency reserve is not durable.
  3. Check the new end date. If you extend the tenure, note the exact maturity date and whether it moves repayment into retirement or beyond your planned income years.
  4. Compare the total-interest figures. Do not judge options by EMI alone. Ask the lender to show total interest and principal remaining for each alternative on the same schedule.
  5. Plan the next review. If you choose extension, set a date to revisit the loan when income normalises. A higher EMI or a part-prepayment can then shorten the loan.

When is a combination of higher EMI and longer tenure sensible?

A combination can split the shock when neither extreme works. For example, you might accept a modest EMI increase while allowing a smaller tenure extension than the lender’s default. This can protect monthly liquidity without adding as many interest-bearing months as a full extension. Have the lender quantify the resulting maturity date and total interest rather than accepting a verbal estimate.

Should I switch to a fixed rate or prepay instead?

A fixed-rate switch can provide payment certainty, but compare the fixed rate with the floating rate over the period you expect to keep the loan. Include conversion and administrative charges, and confirm how often the lender permits switching under its board-approved policy.

Part-prepayment directly reduces principal. Ask for a written illustration of how a specified amount changes the EMI, tenure and total interest, and check any applicable charge. Keep a suitable emergency fund and protect essential insurance before using surplus cash; also consider clearing more expensive debt first.

What mistakes should borrowers avoid after a reset?

  • Assuming a repo-rate change automatically equals the same percentage-point change in your loan rate.
  • Accepting a tenure extension without checking the new maturity date and retirement impact.
  • Comparing only the monthly EMI and ignoring total interest and principal outstanding.
  • Using emergency savings to sustain an EMI that is affordable only temporarily.
  • Failing to retain quarterly statements or check for negative amortisation.
  • Agreeing to fixed-rate conversion without pricing every conversion and administrative fee.

What is the practical rule?

Choose the largest EMI you can maintain through ordinary income, not an optimistic month. If the higher payment passes that test and your reserves remain intact, it normally saves interest. If it does not, extend the tenure, preserve liquidity and schedule a future step-up or prepayment as soon as your finances allow.

Frequently Asked Questions

How often should I review my home-loan EMI after a rate reset?

Review it whenever your lender changes the benchmark-linked rate and whenever your income or major expenses change. Use the quarterly statement to confirm the rate, EMI, EMIs left, APR and principal recovered against the schedule you were given.

What does negative amortisation mean on a home loan?

It means the scheduled payment is insufficient to cover the interest due, so the outstanding principal increases. Ask the lender to correct the EMI or tenure choice and provide a revised amortisation schedule.

Can I change from tenure extension to a higher EMI later?

Usually you can request a higher EMI or make a part-prepayment, subject to the lender’s policy and disclosed charges. Ask for the exact reduction in EMIs and total interest before authorising the change.

Does every repo-rate hike change my home-loan EMI immediately?

No. The timing follows your loan’s benchmark, spread and reset policy. The lender may apply the change on a scheduled reset date, so the written revised repayment schedule is the reliable figure.
