Home Equity Loan Closing Costs: What to Expect and How to Compare Fees

By TheFinanceBase Team 11 min read

Home equity loan closing costs are a bundle of lender charges, outside-service fees, government charges, and prepaid items—not one standard fee. The amount depends on your loan structure, lender, property location, and which services are required. No authoritative national average establishes a universal dollar amount or percentage for U.S. home equity loans, so the reliable way to judge an offer is to request an itemized estimate and compare the complete cost at the same loan amount and repayment terms.

This guide focuses on closed-end home equity loans, which provide a lump sum repaid over a set schedule. A HELOC is a revolving line of credit with different fee possibilities and disclosure rules; it is addressed separately where the distinction matters.

What closing costs pay for

Closing costs cover work required to approve, document, secure, and fund the loan. Consumer Financial Protection Bureau (CFPB) mortgage guidance groups them into four broad categories:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Lender or origination charges for evaluating and making the loan.
  • Third-party services such as valuation and title work.
  • Government charges connected with recording or the real-estate transaction.
  • Prepaids and deposits for certain ownership or loan expenses collected at or before closing.

Not every category appears on every closed-end home equity loan. A lender may combine, rename, or omit line items, which is why comparing one fee label in isolation can be misleading. CFPB’s Loan Estimate explainer describes origination charges as “upfront fees charged by your lender, and are an important part of the cost of your loan.”

Lender and origination charges

What these fees may be called

The same work can appear under different labels, including application, origination, underwriting, processing, verification, administrative, or rate-lock fees. Some lenders itemize each activity; others group several activities into one charge. CFPB’s consumer guidance says an origination fee is what the lender charges for making the mortgage loan.

Because naming conventions differ, add all lender-controlled charges and compare that total. A low “origination fee” does not necessarily mean a lower-cost loan if processing, underwriting, or administrative charges are listed elsewhere.

Questions that reveal what you are paying for

  • Which line items are charged by the lender rather than an outside provider?
  • What service is included in each lender charge?
  • Are any fees due with the application, and are they refundable if the loan is declined or canceled?
  • Can a fee be paid at closing, or will it be added to the principal balance?
  • Which amounts are estimates and under what circumstances can they change?

The sources reviewed do not support a blanket statement that every lender fee is negotiable or can always be waived. Ask for the lender’s written policy instead.

Points, rate-lock charges, and lender credits

Points trade upfront money for a rate

A point is an upfront charge calculated as a percentage of the loan amount, generally in exchange for a lower interest rate. For example, one point on a hypothetical $100,000 loan equals $1,000. The arithmetic is straightforward; the decision is not. Compare the point cost with the rate reduction and the period you expect to keep the loan.

To evaluate a point option, calculate the monthly principal-and-interest savings shown by the lender, then divide the upfront point cost by that monthly saving. The result is a break-even period in months. If you expect to repay, refinance, or sell before that period, paying points may not recover its cost. Use the lender’s actual payment figures rather than assuming a standard savings amount.

Credits can lower cash due, but not necessarily total cost

A lender credit can reduce the amount you bring to closing, sometimes in exchange for a higher interest rate or other pricing adjustment. Compare the credit, rate, payment, and total projected cost together. A smaller check at closing is not automatically the cheaper offer.

Rate-lock and similar charges

A rate-lock fee, if listed, pays for holding a quoted rate for a specified period. Confirm the lock duration, what happens if underwriting takes longer, and whether the fee is refundable. Do not assume a rate-lock charge applies to every home equity loan.

Third-party services: required, selected, or shoppable

Third-party services are performed by companies other than the lender. Depending on the transaction, examples include an appraisal or other property valuation and title-related services. The lender may require a service, select the provider, or allow you to shop for the provider.

Why the shopping distinction matters

CFPB disclosures distinguish services the borrower can shop for from services the lender selects or requires. A shoppable service may offer an opportunity to compare providers and prices; a non-shoppable service generally must be accepted from the provider chosen through the lender’s process. Ask the lender to identify which category applies to every service on your estimate.

Appraisal and valuation

The lender may need evidence of the property’s value and available equity. The method and price can vary by property and transaction. Do not assume every home equity loan requires a full appraisal or that a prior appraisal will be accepted; ask what valuation method will be used and who selects the provider.

Title services

Title work can verify ownership, identify recorded liens, and support the lender’s security interest. The exact services and charges depend on local practice and the transaction. Ask whether the title provider is selected by the lender and whether you may shop for any portion of the work.

Government fees and recording charges

Local government fees related to the real-estate or mortgage transaction may appear on the estimate. CFPB says these charges generally do not vary based on the lender, although the applicable amounts depend on local rules and the documents being recorded. Request an explanation of each government line item and the jurisdiction imposing it.

Because local details were not established in the available guidance, do not rely on a national estimate for recording or similar charges. Your lender or settlement provider should identify the authority, amount, and payment timing.

Prepaids, deposits, and escrow questions

Prepaids are amounts collected in advance for certain loan or homeownership expenses. In the mortgage context, CFPB notes that homeowner’s insurance premiums may sometimes be collected at or before closing. A home equity loan may have different escrow treatment, and the same amount is not required on every transaction.

Ask what is actually being collected

  • Is the amount a prepaid expense, a reserve deposit, or a fee for a service already performed?
  • Will the money be held in an escrow account, sent to an insurer or taxing authority, or credited directly to an existing account?
  • Is the amount required for this product or merely an option?
  • Will future bills be paid from the account, or will you pay them yourself?

Keep prepaids separate from lender charges when comparing offers. They affect cash needed at closing but may not represent compensation to the lender.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Closed-end home equity loan versus HELOC

A closed-end home equity loan delivers a lump sum and has a repayment schedule. A HELOC is a revolving line of credit, usually with a draw period and a later repayment period. Fees discussed for one product cannot automatically be applied to the other.

HELOC fee examples that are not a closed-end fee schedule

Federal Trade Commission guidance lists possible HELOC application, annual, transaction, appraisal, credit-report, and attorney fees. CFPB guidance also identifies possible inactivity, cancellation, and conversion charges. These are examples of fees that may appear on a line of credit; they are not a definitive list or pricing schedule for a closed-end home equity loan.

Disclosure forms differ

CFPB states that HELOC borrowers do not receive a Loan Estimate or Closing Disclosure. For a specific closed-end home equity loan, ask the lender which disclosures apply. If the product uses a Loan Estimate, CFPB recommends comparing estimates from different lenders. If it uses a Closing Disclosure, compare the final document with the earlier estimate and investigate changed charges before signing.

How to compare two or more offers fairly

Comparison works only when the offers describe the same borrowing need. Request written, itemized information from each lender and standardize the assumptions before judging the fees.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Match the loan amount. Use the same requested principal so points, percentage-based charges, and payment figures are comparable.
  2. Match the repayment structure. Keep the term, payment frequency, and fixed or variable rate type consistent. A shorter term can produce a higher payment but less total interest, so do not treat unlike structures as competing prices.
  3. Record the interest rate and annual percentage rate. The rate affects the payment; the annual percentage rate incorporates certain credit costs and helps place upfront charges in context. Ask the lender what is included in its APR calculation for this product.
  4. Add all lender charges. Combine origination, underwriting, processing, verification, administrative, rate-lock, and other lender-controlled items, regardless of the labels used.
  5. Separate points and credits. Show each point cost and each lender credit on its own line, then compare the resulting rate, payment, and cash due.
  6. Review third-party services. Identify appraisal, title, and other outside charges. Mark which providers or services you may shop for and whether the estimate is based on a selected provider.
  7. List government charges separately. Confirm the recording or local fees and remember that they generally do not vary with the lender.
  8. List prepaids and deposits separately. Determine whether they are collected upfront, placed in escrow, or paid through another arrangement.
  9. Calculate cash due and financed costs. A loan with lower cash due may be financing more fees, increasing the balance and future interest.
  10. Compare the total economics. Look at the rate, APR, scheduled payment, total lender charges, points or credits, total cash due, and amount added to the loan balance together.

What to ask before you sign

  • Which charges are lender fees, and what does each include?
  • Which services can I shop for, and what deadline or provider requirements apply?
  • Are points or credits changing the interest rate or payment?
  • Which amounts are estimates, and what event could change them?
  • Are fees due before closing, refundable, or financed?
  • What is the total cash required at closing?
  • Will any cost be added to the principal balance, and how will that affect the payment?
  • Which disclosure documents apply to this specific closed-end home equity loan?
  • If I receive a Closing Disclosure, what changed from the earlier estimate?
  • Are there product-specific charges after closing, such as annual, inactivity, cancellation, or conversion fees? Confirm these only if the product is a HELOC or the lender expressly lists them for your loan.

How to read the estimate and final disclosure

When a Loan Estimate is used

Review the estimate’s lender charges, services you can shop for, services selected by the lender, government charges, prepaids, credits, and projected cash to close. Compare the complete document with competing estimates built on the same assumptions. A different label does not prove a different cost category; trace each item to the lender’s explanation.

When a Closing Disclosure is used

Before signing, compare the final disclosure with the earlier estimate line by line. Focus on changed lender charges, third-party services, points, credits, prepaids, and the final cash-to-close figure. Ask for an explanation of every material change and verify that any cost added to the loan balance is reflected in the principal and payment figures.

When neither form is provided

Do not infer that a missing form means there are no closing costs. Ask the lender for the product-specific disclosure and a written, itemized fee schedule. CFPB’s HELOC guidance specifically says the standard Loan Estimate and Closing Disclosure are not delivered for a HELOC.

Common mistakes and how to avoid them

Using a “typical percentage” as a budget

No authoritative national average or standard percentage for home equity loan closing costs was established in the available CFPB and FTC guidance. A percentage borrowed from another mortgage product may misstate your likely cost. Build your budget from the lender’s itemized estimate and local charges.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Comparing only the origination line

One lender may show a single origination charge while another splits underwriting, processing, and verification into separate lines. Compare the total lender-controlled charges and then the rest of the transaction.

Ignoring financed fees

Financing costs lowers the cash you need today but increases the balance on which interest is charged. Compare both cash due and the resulting principal, payment, and total repayment.

Treating a HELOC fee list as a home equity loan quote

Application, annual, transaction, inactivity, cancellation, and conversion fees are discussed in HELOC guidance. They should not be assumed to apply to a closed-end loan unless your lender’s documents say so.

Assuming every appraisal or title charge is required

Requirements vary by transaction. Ask whether the service is required, who selects the provider, and whether you may shop for it.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Waiting until the signing appointment

Request itemized figures early enough to question unfamiliar charges, obtain a competing offer, or decide whether points and credits fit your expected holding period.

A practical decision framework

Use this sequence when two offers appear close:

  1. Reject mismatched quotes. Remove comparisons that use different amounts, terms, or rate types unless you are intentionally evaluating those trade-offs.
  2. Normalize lender charges. Reclassify differently named lines into one lender-charge total.
  3. Check the rate trade-off. Measure points and credits against the quoted rate and payment, not against cash due alone.
  4. Verify outside costs. Confirm shoppable services, provider restrictions, and local government fees.
  5. Model financing. Add financed fees to the principal and use the lender’s payment and total-repayment figures.
  6. Choose based on the period you expect to keep the loan. A higher upfront cost can make sense only if the rate savings last long enough to recover it; a credit can make sense when preserving cash is more important and the higher rate remains acceptable.

Bottom line

There is no single “home equity loan closing cost.” Compare a complete, written package: total lender charges, points or credits, third-party services, government fees, prepaids, interest rate, APR, payment terms, cash due, and any amount added to the balance. Confirm which disclosure rules apply to your specific closed-end loan, and keep HELOC fee guidance separate from lump-sum loan costs. The lender’s itemized documents—not a national percentage—are the proper basis for your decision.
