There is no universal winner. A HECM (Home Equity Conversion Mortgage) is usually worth considering only for a homeowner who is at least 62, plans to keep the property as a principal residence, qualifies for the program and needs to reduce or avoid a required monthly mortgage payment. A traditional home equity loan may be the better fit when you can document sufficient income and credit, know how much you need and can comfortably make scheduled payments.
The trade-off is fundamental: HECM interest and fees are added to the balance, so debt generally grows while equity falls; a home equity loan normally amortizes through monthly payments, reducing its balance. Both are secured by your home, both require you to keep paying property charges and maintaining the property, and either can put the home at risk if you fail to meet the contract. Compare personalized written offers over the period you expect to remain in the home rather than relying on a generic rate or “percentage of equity.”

What the two loans are
HECM: an FHA-insured reverse mortgage
A HECM is the most common reverse mortgage in the United States. The U.S. Department of Housing and Urban Development says, “The only reverse mortgage insured by the U.S. Federal Government is called a Home Equity Conversion Mortgage (HECM), and is only available through a Federal Housing Administration (FHA)-approved lender.” See the HUD HECM program explanation.

Instead of paying the lender every month, a qualified borrower receives proceeds under the selected HECM payment plan. Mortgage repayment is generally deferred while the borrower remains in the home. Interest and fees continue to accrue, however, increasing the loan balance. The borrower keeps title to the property; the home is collateral for the debt.

Traditional home equity loan
A home equity loan is a second mortgage for a stated amount, secured by the equity in your home. The lender normally advances the proceeds in one lump sum, and you repay principal and interest in scheduled installments for a defined term. Approval, rate, amount and fees depend on the lender’s underwriting and your income, credit, existing debts, property value and available equity.
The Consumer Financial Protection Bureau (CFPB) says, “A home equity loan or a home equity line of credit might be a cheaper way to borrow cash against your equity.” The agency also notes that these products carry their own risks, usually require monthly payments and depend on income and credit. That is a possibility, not a guarantee: only your written offers can show which option costs less for your circumstances. Read the CFPB’s eligibility and alternatives guidance.
HECM and home equity loan compared
| Decision point | HECM | Home equity loan |
|---|---|---|
| Typical borrower | Homeowner age 62 or older who meets HECM, property and counseling requirements. | Homeowner who meets a lender’s income, credit, debt and property underwriting. |
| How proceeds arrive | According to the chosen HECM plan; the amount is calculated from age, interest rate and property-value limits. | Usually one fixed advance for the approved amount. |
| Required monthly mortgage payment | Generally none while the borrower lives in the home and satisfies the loan obligations. | Yes; scheduled principal-and-interest payments are normally required. |
| Balance over time | Usually rises as interest, mortgage insurance and other financed charges accrue. | Normally falls as scheduled payments reduce principal. |
| Interest and fees | May include origination, third-party closing costs, initial and annual mortgage insurance, interest and servicing charges. | Rate, closing costs and other charges vary by lender and borrower; obtain a written estimate. |
| When repayment is triggered | Generally when the borrower no longer lives in the home, subject to the contract and applicable rules. | According to the loan’s amortization schedule and any contract maturity or default provisions. |
| Property obligations | Principal-residence occupancy, property taxes, homeowners insurance, upkeep and other loan conditions remain the borrower’s responsibility. | Taxes, insurance, upkeep and the first mortgage (if any) remain the borrower’s responsibility. |
| Effect on equity | Growing balance can reduce the equity left for the borrower or heirs. | Payments generally rebuild the borrower’s net equity as principal declines, although interest and fees reduce it. |
Eligibility and underwriting differences
What a HECM borrower must satisfy
HECM eligibility is not based on age alone. The borrower must generally:
Recommended Free Tools
- Be at least 62 years old. If there are multiple borrowers, the youngest borrower’s age affects the calculation. An eligible non-borrowing spouse can also affect the proceeds calculation under program rules.
- Use the property as the principal residence and continue meeting occupancy requirements.
- Own an eligible property that satisfies FHA and lender standards and complete the required discussion with a HUD-approved reverse-mortgage counselor.
- Resolve an existing mortgage at closing, usually with HECM proceeds or other funds. Federal debts, unpaid property charges, financial assessment and the home’s condition can also affect eligibility.
The CFPB describes these considerations in its reverse-mortgage eligibility page. Counseling is intended to cover the loan’s financial implications and alternatives before you commit; it is not a promise that a lender will approve the application.

How a home equity lender evaluates you
A home equity lender generally verifies income, employment or other repayment resources, credit history, existing mortgage payments, debts and the property’s value. The lender sets a maximum combined loan-to-value level and may require an appraisal, title work and proof of insurance. A strong credit profile can improve an offer, but every lender uses its own standards. Ask for the lender’s criteria and a written estimate rather than assuming that a particular credit score or equity percentage guarantees approval.
Monthly cash flow and the changing balance
Why HECM can ease monthly cash flow
A HECM generally does not require a monthly mortgage payment while you live in the home and comply with the loan. That can be useful when income is limited or irregular and a required payment would strain the budget. “No monthly mortgage payment,” however, does not mean “no housing cost.” You still need money for property taxes, homeowners insurance, utilities, repairs, association charges and routine upkeep. If you fail to pay required charges, keep the home in acceptable condition or satisfy occupancy rules, the loan can become due and the home may be at risk.
Why a HECM balance usually grows
Unpaid interest and eligible financed charges are added to the outstanding balance. Each advance you take can therefore cost more over time than its initial amount. The balance is not frozen, and the equity available to you or your heirs generally declines as the balance grows. Request an amortization or projection showing how the balance changes under the exact interest-rate and draw assumptions in your offer.
How a home equity loan affects the budget
With a home equity loan, the payment schedule is the central test. A fixed-rate installment loan can make the payment predictable, but you must make it every month even if your income falls or the home’s value declines. The payment normally includes interest and principal, so the balance decreases as scheduled. Build the payment into a budget that also includes the first mortgage, taxes, insurance, maintenance and any variable household expenses. Missing payments can lead to default and enforcement against the home.

Costs you must compare
HECM charges
HECM pricing can include an origination fee, third-party closing costs, an initial mortgage-insurance premium, continuing interest, servicing fees and annual mortgage insurance. On its consumer cost page, last reviewed May 28, 2024, the CFPB describes HECM origination fees as $6,000 or less, subject to program limits and the lender’s current disclosure. The same page states an annual mortgage-insurance premium of 0.5% of the outstanding mortgage balance. Rules and disclosures can change, so verify both figures in the current loan estimate and closing documents. See the CFPB’s HECM cost explanation.
Because HECM interest and some charges are added to the balance, a low initial cash need can still produce substantial repayment later. Compare the total projected balance, cash received, fees paid and remaining equity for the number of years you realistically expect to occupy the property.
Home equity loan charges
Home equity loan costs can include an appraisal, title and recording charges, origination or underwriting fees, discount points and interest. Rates may be fixed or otherwise structured according to the offer. A representative national rate, average fee or typical savings is not established, and quoting one would be misleading. Obtain at least two written offers that show the annual percentage rate, payment, term, all closing charges, prepayment terms and total of payments.
Compare on a time horizon, not just the first payment
List the cash you need, the date you need it and the years you expect to stay. For each offer, ask the lender to show:

A product that appears cheaper at closing can cost more if you keep it for many years; a product with higher upfront charges can have a different long-term result. Use your own holding period and written estimates.
How much a HECM can provide
There is no universal HECM percentage of home value. HUD says the calculation uses the youngest borrower’s (or eligible non-borrowing spouse’s) age, the current interest rate and the lesser of the home’s appraised value, the FHA HECM mortgage limit or the sales price. For calendar year 2026, HUD lists a $1,249,125 maximum claim amount. That is a ceiling used in the calculation, not a promise that any borrower will receive that amount. The applicable HUD HECM limit table and the HUD program page should be checked for current program information.
Initial proceeds can also be constrained by required mortgage payoff, mandatory obligations and the selected payment plan. Ask for a written principal-limit calculation that identifies the property value used, the rate assumption, the amount reserved for obligations and the net amount available to you.

HECM repayment after occupancy ends
A HECM generally becomes due when the borrower no longer lives in the home. Moving permanently, selling the property or another contract-defined maturity event can require repayment. The borrower or estate typically must follow the servicer’s instructions, keep the property secure and review the documents for deadlines and available options. Do not assume that a lender automatically owns the home; title remains with the borrower during the loan, while the home secures the debt.

Because the balance usually increases, less equity may remain when the loan is repaid. The Federal Trade Commission advises readers to consider the effect on family and heirs and to examine the contract for a non-recourse clause. A non-recourse provision can limit the borrower’s or estate’s responsibility to the home’s value, but the exact protection and procedures depend on the signed documents and applicable law. Read the FTC’s reverse-mortgage consumer guide and have heirs review the actual loan paperwork rather than relying on a general description.
Home equity loan and an estate
A home equity loan remains a debt secured by the property. The borrower’s payments normally reduce the principal, preserving more equity than an otherwise comparable growing-balance loan, but interest, fees, missed payments and changes in property value affect the result. At death, the estate and heirs must address the loan under the note, the first mortgage and state law. They may need to repay, refinance or sell the home; the lender’s documents control the available choices.
Which option fits common situations?
A HECM may fit when
- You are 62 or older, meet the property and counseling requirements and expect to remain in the home as your principal residence.
- Preserving monthly cash flow is more important than preserving the maximum possible equity.
- You can reliably pay taxes, insurance, repairs and other property charges even without a mortgage payment.
- You understand that interest and fees will increase the balance and may reduce what heirs receive.
- You want to use home equity without selling the home and have reviewed alternatives with a counselor.
A home equity loan may fit when
- You can document income and credit that satisfy a lender and can make the required payment through the full term.
- You need a defined lump sum and prefer a declining balance and a known amortization schedule.
- You expect to remain in the home long enough to justify closing costs but want to preserve more equity through repayment.
- You have compared the payment with your first mortgage, taxes, insurance, maintenance and emergency reserves.
- You are younger than 62 or otherwise do not qualify for a HECM.
When neither is safe
Neither loan is appropriate if the payment or property charges would be unaffordable, if you may move soon without understanding the repayment consequences, or if the borrowing is intended to cover an unsustainable recurring deficit. Consider whether a smaller amount, a lower-cost alternative, selling or downsizing, or a benefits review addresses the underlying need. A counselor or qualified financial professional can help analyze those choices without making the loan decision for you.
Application steps and documents
HECM process
- Define the need and occupancy plan. Estimate the amount and timing of cash required, list your current mortgage and property charges, and decide how long you realistically expect to live in the home.
- Complete HUD-approved counseling. Discuss eligibility, payment plans, costs, taxes and insurance, repayment triggers, heirs and alternatives before selecting a lender.
- Gather records. Expect requests for identification, income or benefit statements, debts, federal-debt information, mortgage statements, property-tax and insurance records, and ownership documents.
- Compare FHA-approved lenders. Ask each for the rate type, principal-limit calculation, net proceeds, all upfront and ongoing charges, servicing practices and a projection for your intended holding period.
- Review the appraisal and financial assessment. Confirm the property value, required repairs, set-asides or reserves and the amount needed to pay off existing liens.
- Read closing documents carefully. Verify the payment plan, interest adjustments, insurance charges, occupancy obligations, repayment events, spouse protections and non-recourse language before signing.
- Maintain the loan. Continue living in the home as required, pay taxes and insurance on time, keep the property maintained and answer the servicer’s occupancy requests.
Home equity loan process
- Set a borrowing amount. Borrow only what the project or need requires, including a realistic contingency, rather than treating available equity as a target.
- Check payment capacity. Add the proposed payment to your first mortgage, taxes, insurance, maintenance and other debts; test the budget against reduced income or higher expenses.
- Request competing written offers. Compare fixed or adjustable rates, term, APR, payment, maximum loan-to-value, closing costs, prepayment provisions and late-payment consequences.
- Submit underwriting documents. Provide income, asset, debt, insurance, mortgage and property information; the lender may order an appraisal and title search.
- Review the final disclosure. Confirm the amount funded, payment schedule, total of payments, lien priority and any conditions before closing.
- Automate and monitor payments. Keep a reserve for taxes, insurance and repairs, and contact the lender early if a payment problem develops.
Questions to ask before signing
- What is the total cash I receive after paying off liens and all closing charges?
- Is the interest rate fixed or adjustable? If it adjusts, what index, margin, caps and adjustment dates apply?
- Which charges are paid upfront, added to the balance or billed separately?
- What balance and total cost does the lender project after the number of years I expect to stay?
- What events make the loan due, and what notices and options apply if I move, sell, enter long-term care or die?
- What must I do each year regarding occupancy, taxes, insurance, repairs and property inspections?
- How are a spouse, co-owner, trust, heirs or an eligible non-borrowing spouse treated?
- Where does the contract state any non-recourse protection, and what responsibility remains for the estate?
- Can the lender or counselor explain an alternative that uses less debt or has a lower total cost?
Warning signs and protections
Be cautious if anyone describes a HECM as free money, guarantees a particular proceeds percentage, refuses to provide written costs, or pressures you to sign immediately. The FTC warns against pressure to purchase annuities, insurance, investments or other products as a condition of obtaining a reverse mortgage. Those products are not a required part of deciding between a HECM and a home equity loan.
Do not sign based on a verbal promise that taxes, insurance or repairs will be “taken care of.” Confirm who pays each charge and whether a set-aside or reserve is required. For either loan, ask how a missed payment, unpaid tax bill, lapse in insurance or failure to maintain the property is handled. Keep copies of the note, disclosures, payment history, counseling certificate, appraisal and servicing contacts, and involve a trusted person if you want help reviewing the documents.
Quick Recap
A practical decision sequence
- Start with eligibility. If you are under 62 or cannot meet HECM occupancy, property or counseling requirements, focus on other options.
- Protect essential cash flow. If a required monthly payment would be unsafe, do not choose a home equity loan merely because its advertised rate looks lower.
- Price the full obligation. Compare net proceeds, recurring charges, projected balance and total payments over your expected time in the home.
- Decide how much equity you are willing to exchange for liquidity. A HECM can provide access without scheduled mortgage payments, but its growing balance can leave less for heirs; a home equity loan requires payments but generally reduces principal.
- Check the non-loan obligations. Make sure taxes, insurance, maintenance and emergency reserves remain affordable under either choice.
- Obtain advice and written offers. Complete the required HUD counseling for a HECM, compare multiple lender estimates and review the final contract before committing.
