India’s alternative-accommodation sector is projected to reach ₹415 billion in gross booking value (GBV) by FY29, growing at a 21.2% compound annual growth rate, according to a 2026 study by Booking.com and VIDEC Consultants. GBV is the value of bookings made through the market—not operator profit, tax collections or the value of properties.
How large is the market?
The forecast covers homestays, holiday homes and rentals, villas, apartments, serviced apartments, bed-and-breakfasts and aparthotels. The ₹415 billion projection sits within a broader Indian travel market estimated at ₹8,200 billion.

| Measure | Reported figure | What it means |
|---|---|---|
| Alternative-accommodation GBV by FY29 | ₹415 billion | Total booking value forecast for the category |
| Forecast growth | 21.2% CAGR through FY29 | Annualised growth rate in the Booking.com–VIDEC forecast |
| Digitally distributed listings | 102,200 in FY23; 215,000 in FY26 | More than doubled over the period |
| Share of lodging GBV | About 13% | Alternative accommodation’s reported portion of lodging booking value |
| Search growth, FY24 to FY25 | 6% for alternative stays; 2% for hotels | Search activity grew faster for alternative accommodation |
The forecast is a market-size estimate, not a guarantee of income for an individual host. Occupancy, nightly rates, platform fees, cleaning, maintenance, financing, taxes and local compliance determine whether a property is profitable.

More usable space
Separate bedrooms, kitchens and larger living areas make a home-style property practical for families, groups and colleagues who would otherwise need several hotel rooms. In the cited survey, 41% of respondents named additional living space as a motivation and 40% cited capacity for family or co-workers.

Local experiences and longer trips
About 39% of surveyed travellers valued authentic local experiences. A homestay can add local food, neighbourhood knowledge and cultural contact that a conventional room may not provide. NITI Aayog’s 2025 policy report says 87% of travellers were interested in extended trips and 69% preferred lesser-known destinations. Those preferences support workcations, digital-nomad stays, purpose-driven travel and visits to offbeat locations, although the percentages come from cited surveys and should not be treated as a forecast of bookings.
Community and environmental considerations
A cited 2021 study found that 72% of respondents prioritised supporting local communities and 94% sought eco-friendly options. These findings indicate potential demand for locally operated and resource-conscious accommodation, but a listing’s presence on a platform does not by itself verify its environmental performance or community benefit.
Where supply is expanding
Metropolitan areas and established holiday destinations still accounted for 46% of alternative-accommodation inventory in FY26. Growth is nevertheless spreading into Tier-II cities, religious centres and emerging leisure markets rather than remaining concentrated in Goa and long-established hill stations.

| Location | Reported listing growth, June 2025–June 2026 |
|---|---|
| Greater Noida | 114%–179% |
| Ghaziabad | 86%–163% |
| Indore | 101%–131% |
| Ayodhya | 95%–108% |
The ranges reflect the study’s reported measures for those locations; they do not mean every property grew by the upper figure. Fast supply growth can improve choice, but it can also increase competition and make quality, reviews and reliable operations more important.
Business travel is becoming a larger use case
Business travellers generated 19% of alternative-accommodation room nights in FY26, and the report projects a 21% share in FY27. Apartments and homes can suit project teams or employees on extended assignments because they provide work areas, kitchens and multiple sleeping rooms.
Operators are also adopting booking, pricing and guest-management technology. Across Bengaluru, Goa, Hyderabad, Jaipur, Mumbai, Pune and Siliguri, properties with high dynamic-pricing scores recorded 108% to 190% higher revenue per available room than properties using fixed pricing. This is an observed comparison, not a controlled experiment: it does not prove that dynamic pricing alone caused the revenue difference. Property quality, location, seasonality, demand and operator capability may also explain the gap.

Why the sector can fill an accommodation shortage
NITI Aayog’s 2025 report, drawing on Ministry of Tourism material, identifies a shortage of more than 200,000 hotel rooms in India. Homestays and bed-and-breakfasts can add capacity with less capital and shorter development times than a new full-service hotel, particularly in peak-demand or underserved destinations.

1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesThe same report cites a Cognitive Market Research estimate of ₹4,722 crore in Indian homestay-market revenue in 2024, with an 11.0% CAGR projected for 2024–2031. That estimate uses a different definition, base year and unit from the ₹415 billion alternative-accommodation GBV forecast, so the figures should not be added or treated as directly interchangeable.
Platform activity illustrates the existing scale. Figures cited by NITI Aayog say MakeMyTrip homestays represented 10% of its hotel room-night sales and exceeded 100,000 rooms. An Oxford Economics study cited in the report estimated that Airbnb activity contributed ₹7,200 crore to India’s GDP and supported more than 85,000 jobs in 2022; its guests spent ₹6,400 crore in India that year. These are 2022 economic-impact estimates, not current revenue forecasts for the entire sector.

What each accommodation type is best suited to
| Type | Typical strengths | Check before booking |
|---|---|---|
| Homestay or bed-and-breakfast | Host interaction, local knowledge and often home-cooked or local food | Privacy, bathroom arrangements, check-in hours and whether the host lives on-site |
| Holiday home or villa | Space and privacy for families or groups, often with outdoor areas | Exact sleeping capacity, cleaning schedule, access roads and security |
| Apartment or serviced apartment | Kitchen, separate rooms and suitability for longer or work-related stays | Workspace, internet reliability, power backup, building rules and housekeeping frequency |
| Aparthotel | Apartment-style space combined with front-desk or hospitality services | Which services are included, reception hours and additional fees |
Across all types, compare total trip value rather than the nightly headline price. Include cleaning and service charges, transport from the destination’s main points, food costs, cancellation terms and the time required to manage a self-catering stay.
What travellers should verify
- Listing accuracy: Confirm the number and size of beds, bathrooms, kitchen equipment, photographs and accessibility details.
- Cleanliness and safety: Read recent reviews for recurring issues, check smoke or fire-safety information where relevant, and ask how emergencies are handled.
- Check-in support: Establish the arrival process, identity requirements, contact person and late-arrival policy before paying.
- Connectivity: For work trips, verify measured or recently reviewed internet performance, a usable desk and backup power rather than assuming they are provided.
- Location: Map the property against stations, workplaces, attractions, hospitals and roads; a low room rate can be offset by difficult access.
What hosts and policymakers must solve
Trust and consistent execution
Growth depends on accurate descriptions, dependable check-ins, cleanliness, guest support and visible safety practices. Poor execution can damage reviews and reduce repeat demand even when the destination is growing.

Finance and property upgrades
NITI Aayog highlights access to finance as a constraint and points to PM MUDRA assistance as one possible source of support. Capital may be needed for sanitation, bathrooms, fire precautions, furnishings, internet and accessibility improvements. Eligibility, lending terms and use of funds must be checked with the relevant lender and local authority.

State-level rules
Homestay and B&B rules are not uniform across India. Registration can involve several government stakeholders and delays. NITI Aayog recommends transparent, light-touch frameworks that protect tourists and homeowners, preserve heritage, build regulator and host capacity, and integrate digital platforms. Hosts should confirm the current requirements in the state and municipality where the property operates before accepting guests.
What the ₹415 billion forecast means
For travellers, the forecast points to more choice outside traditional hotel districts, including in fast-growing Tier-II and religious destinations. It does not remove the need to vet a property’s condition, safety, access or total cost.
For hosts, the opportunity is a larger digitally reachable customer base and demand from families, longer-stay guests and business travellers. The 21.2% market CAGR should not be applied mechanically to one listing: occupancy, pricing, competition, regulation and operating standards will determine the result.
For the wider travel economy, alternative accommodation is becoming a meaningful lodging channel rather than a niche supplement. Its ability to convert the forecast into durable value will depend on trustworthy listings, practical regulation, finance for improvements and professional day-to-day management.
