Freddie Mac’s total mortgage portfolio grew at a 1.4% annualized rate in September 2026. The monthly increase itself was $4.241 billion, taking the ending balance from $3.706598 trillion in August to $3.710839 trillion at September 30. Purchases and issuances totaled $36.337 billion, while liquidations totaled $32.096 billion; Freddie Mac reported no sales in the total-portfolio flow summary.

The figures come from Freddie Mac’s three-page, unaudited September 2026 Monthly Volume Summary, posted October 26, 2026. The report also shows a modest rise in single-family delinquencies, a decline in multifamily delinquencies, a shrinking mortgage-related investments portfolio and continued growth in the guarantee portfolio.

What happened to Freddie Mac’s total mortgage portfolio in September 2026?

The portfolio ended September at $3.710839 trillion, up $4.241 billion from the August ending balance of $3.706598 trillion. Freddie Mac expressed that one-month change as a 1.4% annualized growth rate. Annualizing does not mean the balance rose 1.4% during September; it converts the month’s pace into an indicative 12-month rate.

The net increase resulted from $36.337 billion of purchases or issuances less $32.096 billion of liquidations. The summary lists no sales for this total-portfolio calculation. Because the report uses settlement-date unpaid-principal balances and rounds some figures, small differences may appear when flows are recomputed.

Why is the reported rate annualized instead of a monthly percentage?

An annualized rate puts a single month’s change on a common scale for comparing reporting periods. September’s $4.241 billion increase is only about 0.11% of the August balance, but the report’s 1.4% figure represents the approximate pace if that monthly movement continued for a year. It should not be read as a forecast or as a claim that the portfolio will be 1.4% larger at year-end.

How did purchases, issuances and liquidations affect the balance?

Gross activity was much larger than the net change. Freddie Mac acquired or issued $36.337 billion of mortgages and related instruments and liquidated $32.096 billion. The difference, $4.241 billion, is the September net increase. Looking at gross flows is important: a small net gain can coexist with substantial acquisition and runoff activity.

What happened to Freddie Mac’s other mortgage portfolios?

Freddie Mac reports several related portfolios. They measure different exposures and should not be added together as if they were separate pools of household mortgage debt.

Portfolio or measure September 2026 result Reported rate or flow
Total mortgage portfolio $3.710839 trillion ending balance; $4.241 billion monthly net increase 1.4% annualized growth
Mortgage-related investments $135.435 billion ending balance Down approximately $3.0 billion; purchases $25.075 billion, sales $26.878 billion, liquidations $1.209 billion; −26.1% annualized growth
Mortgage-related securities and other mortgage-related guarantees $3.598419 trillion ending balance $9.516 billion net increase; 3.2% annualized growth; 10.7% annualized liquidation rate

The mortgage-related investments portfolio contracted because sales exceeded purchases before liquidations were considered. The guarantee portfolio, by contrast, increased by $9.516 billion and remained the largest component of the disclosures by balance.

How much refinancing did Freddie Mac purchase?

Freddie Mac purchased $5.4 billion of single-family refinance loans in September. Those loans represented 18% of Freddie Mac’s total single-family mortgage purchases. The percentage applies to Freddie Mac’s purchased volume; it is not the share of U.S. homeowners who refinanced and does not measure the entire national refinance market.

Did Freddie Mac mortgage delinquencies rise?

The two delinquency measures moved in opposite directions. Single-family delinquency increased one basis point, from 0.60% to 0.61%. Multifamily delinquency decreased six basis points, from 0.64% to 0.58%.

These rates are not directly interchangeable. Single-family delinquency is based on the number of loans at least three monthly payments past due or in foreclosure. Multifamily delinquency is based on unpaid principal balance for loans at least two monthly payments past due or in foreclosure, with compliant forbearance loans excluded. The different denominators and definitions mean the September divergence is not, by itself, a broad reading of all U.S. mortgage credit conditions.

What do the interest-rate and counterparty figures show?

Freddie Mac reported that its parallel-rate portfolio-value sensitivity measure, PVS-L, averaged $2.3 billion during September and that the duration gap averaged 18 months. PVS measures estimate pre-tax changes in the value of financial assets and liabilities under parallel or non-parallel interest-rate shifts; they are scenario estimates rather than precise predictions of earnings or capital.

At September month-end, maximum exposure to Fannie Mae-issued collateral included in Freddie Mac-issued resecuritizations was approximately $94.3 billion. Freddie Mac has operated in conservatorship, with the Federal Housing Finance Agency as conservator, since September 2008.

How should readers interpret the September summary alongside SEC filings?

The Monthly Volume Summary is a monthly statistical disclosure and is unaudited and subject to change. Its tables report security balances on a settlement-date basis and exclude Fannie Mae securities guaranteed by Freddie Mac from the total-mortgage table. Freddie Mac cautions that the Total Mortgage Portfolio will not tie directly to Form 10-K or Form 10-Q figures because the monthly summary presents security balances while those filings present underlying loan balances. Rounding can also prevent displayed numbers from summing exactly.

For that reason, the September release is best used to track monthly production, runoff, portfolio mix and credit indicators—not as a replacement for audited financial statements.

Frequently Asked Questions

Is Freddie Mac’s 1.4% figure a forecast for the rest of 2026?

No. It annualizes September’s one-month change to provide a comparable rate. The release does not state that Freddie Mac expects the portfolio to grow at that pace in subsequent months.

What is the difference between Freddie Mac’s total portfolio and its guarantee portfolio?

The total mortgage portfolio is the broad monthly measure reported by Freddie Mac, while the guarantee portfolio covers mortgage-related securities and other guarantees. They overlap economically but are distinct disclosures, so their balances should not be summed.

Why can the monthly summary differ from Freddie Mac’s 10-K or 10-Q?

The monthly tables use security balances on a settlement-date basis. Annual and quarterly filings present underlying loan balances, and the monthly table also excludes Fannie Mae securities guaranteed by Freddie Mac from the total-mortgage table.

Does an 18% refinance share mean 18% of homeowners refinanced?

No. It means refinance loans were 18% of Freddie Mac’s single-family mortgage purchases in September. It does not represent the national homeowner refinance rate.
