Florida Homestead Exemption: Eligibility, Deadlines, and How to Apply

Florida’s homestead exemption is a property-tax benefit for a Florida home that is your permanent residence, or the permanent residence of a legal or natural dependent. Eligibility is measured on January 1, and the ordinary filing deadline is March 1. You apply to the property appraiser in the county where the property is located, using the current state DR-501 form and that county’s instructions.

The general exemption can reduce assessed value by up to $50,000, but its two parts do not apply to the same taxes. Save Our Homes is a separate assessment-growth limitation that usually begins the year after the exemption is granted. It is not a second $50,000 exemption, and the exemption itself does not transfer when you move.

Florida homestead exemption at a glance

Question Statewide rule
When is eligibility measured? January 1 of the tax year for which you seek the exemption.
What ownership is required? Legal or beneficial title to Florida real property on January 1.
What residency is required? The property must be your permanent residence, or the permanent residence of a legal or natural dependent.
Where do you file? With the property appraiser for the county where the parcel is located.
Ordinary deadline March 1 of the tax year requested.
General exemption structure The first $25,000 of assessed value applies to all property taxes; an additional amount applies to value over $50,000 for non-school taxes only.
Save Our Homes A separate limitation that generally caps annual assessed-value growth at the lesser of the CPI change or 3%, beginning the year after the homestead exemption is received.
Can the exemption move to a new home? No. You may be able to transfer (“port”) some or all of the Save Our Homes assessment difference instead.

County offices control the practical filing channel and document checklist. A county may accept an online, mail, or in-person submission, but you should confirm the current procedure with that county property appraiser rather than assume every county operates the same way.

Who qualifies for Florida homestead exemption?

Ownership on January 1

You generally must own the Florida property on January 1 of the year for which you are applying. The state application describes qualifying ownership as legal or beneficial title. Legal title is the recorded ownership shown in the public records. Beneficial ownership can arise when someone has the right to use and enjoy the property even though another arrangement appears in the record title.

If you acquired the home after January 1, you normally cannot claim the exemption for that tax year based on the new ownership; the January 1 test applies to the year requested. A property appraiser makes the final determination, so unusual trusts, life estates, contracts, or other ownership arrangements should be discussed directly with the county office.

Permanent residence, not merely a place you own

The home must be your permanent residence, or the permanent residence of a legal or natural dependent. Owning a Florida house, using it for occasional visits, or keeping personal belongings there does not by itself establish permanent residence. The central question is whether the facts show an intent to make the property your lasting home.

Florida law identifies circumstances an appraiser may consider when deciding that intent. Examples include:

  • A recorded declaration of domicile.
  • The Florida address shown on voter-registration records.
  • Florida driver-license information.
  • Where dependent children attend school.
  • Your place of employment.
  • Your former out-of-state residence and when that residence ended.

These are relevant indicators, not a universal checklist in which one document guarantees approval. The appraiser weighs the overall facts. The state DR-501 application asks for applicant and property information and explains the eligibility information the local office may review.

Dependent-based eligibility

An owner may qualify when the property is the permanent residence of a legal or natural dependent. That rule is distinct from simply allowing a relative or tenant to stay in the house. Be prepared to explain the ownership, the dependent relationship, and the permanent-residence facts to the county appraiser if the arrangement is not straightforward.

When is the Florida homestead exemption deadline?

March 1 is the ordinary deadline

The statewide DR-501 form gives March 1 as the standard deadline for an exemption for that tax year. For example, an application for the 2026 tax year ordinarily must reach the appropriate county property appraiser by March 1, 2026. The deadline concerns the tax year requested, not the date you first moved into the house.

Because filing exceptions and late applications can depend on facts and local procedures, do not assume that a missed date is automatically excused or automatically fatal. Contact the county property appraiser promptly and ask what late-filing process, if any, applies to your situation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Where to submit the application

Submit the application to the property appraiser in the county where the property sits. The Florida Department of Revenue provides the statewide DR-501 form, but it directs taxpayers to send the completed form and supporting information to the county office, not to a single centralized state filing desk.

Before submitting, check the county appraiser’s current instructions for:

  • Online, mail, drop-off, or appointment-based filing.
  • Identity, ownership, residency, or dependent documentation.
  • Accepted file formats and whether originals or copies are required.
  • Receipt or confirmation procedures.
  • Any county-specific deadlines or follow-up forms.

How to apply: a step-by-step process

  1. Identify the correct county office. Use the county in which the parcel is physically located, even if you live or work in another county.
  2. Obtain the current DR-501. Use the latest Florida Department of Revenue version and read the county’s supplemental instructions before completing it.
  3. Confirm the January 1 facts. Verify that you held legal or beneficial title on January 1 and that the home was your permanent residence or that of a qualifying dependent on that date.
  4. Complete the applicant and property sections. Enter the owner information, parcel or address information, and other details requested by the form. Use the ownership name and property description consistently with the county’s records.
  5. Gather evidence of permanent residence if requested. Potentially relevant evidence can include a recorded declaration of domicile, Florida voter-registration address, Florida driver-license information, employment location, dependent children’s school location, and information about when a prior out-of-state residence ended. The county may ask for different or additional documentation.
  6. Submit by March 1. Follow the county’s specified online, mail, or in-person route. Keep a copy of the signed application and proof of submission.
  7. Respond to follow-up questions. The property appraiser, not the form alone, decides eligibility. Provide requested clarification and check the county’s property record or notice process to confirm whether the exemption was granted.

Do not send documents to a different county because you own property there, and do not rely on an old application if the county has replaced the form or changed its filing process.

How the exemption reduces assessed value

The general homestead exemption has two parts and can reduce assessed value by up to $50,000. “Assessed value” is the value to which assessment rules and exemptions are applied; it is not the same thing as the final tax bill. The amount of tax saved depends on the applicable school and non-school tax rates.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Part of exemption Value affected Taxes to which it applies
First $25,000 First $25,000 of assessed value All property taxes, including school district taxes
Additional exemption Assessed value over $50,000, up to the applicable maximum Non-school taxes only

The second part is not a second $25,000 that automatically applies to every property. It applies only to assessed value above $50,000 and only for non-school taxes. A property with assessed value at or below $50,000 receives the first part but has no value above $50,000 to which the additional part could apply.

The 2025 figure is not a 2026 figure

For tax year 2025, the Florida Department of Revenue reported a maximum additional-exemption amount of $25,722, following a reported 2.9% CPI adjustment. That is a dated 2025 amount. The additional exemption is adjusted annually when the CPI adjustment is positive, so it should not be presented as the 2026 amount. The current 2026 maximum must be confirmed in a current Department of Revenue publication or with the county property appraiser.

Even when the full $50,000 structure applies, it does not mean your tax bill falls by $50,000. It means the taxable or assessed base used for the relevant taxing authorities is reduced according to the two-part rules above.

Save Our Homes: the separate assessment limitation

Save Our Homes protects the growth of assessed value after a homestead exemption has been received. Beginning the year after you receive the homestead exemption, the assessment on the home generally cannot increase by more than the lesser of the change in the Consumer Price Index or 3% in a year, even if the property’s just value rises more.

That protection limits annual assessment growth; it is not a fixed-dollar exemption and it does not erase the difference between market value and assessed value in one step. The limitation can matter more over several years as just value changes, but the exact assessment depends on the property’s history and the appraiser’s calculations.

Feature Homestead exemption Save Our Homes
What changes? Reduces assessed value used for specified taxes. Limits the annual increase in assessed value.
School taxes? The first $25,000 applies; the additional part does not. It is an assessment limitation rather than a tax-specific dollar exemption.
When does it operate? After the exemption is granted for the applicable tax year. Generally beginning the year after the exemption is received.
Dollar amount? Up to $50,000 under the general structure, with the additional maximum adjusted over time. No fixed dollar amount; the annual cap is the lesser of CPI change or 3%.
Moving? The exemption itself does not transfer. The accumulated assessment difference may be portable if eligibility and filing rules are met.

Can you transfer the exemption when you move?

No. Florida’s homestead exemption stays with the old property; it cannot simply be transferred to the new home. A qualifying homeowner may instead transfer some or all of the Save Our Homes assessment difference to a new Florida homestead. This is commonly called portability.

How portability is filed

The Department of Revenue’s portability guidance says to file DR-501T together with the new homestead application, DR-501, with the property appraiser for the new county. The filing deadline is March 1 of the first year after moving. Confirm the timing and eligibility with both relevant county offices, particularly if the old and new properties are in different counties or ownership has changed.

Portability can involve all or only part of the prior Save Our Homes assessment difference. It does not carry the old exemption’s $25,000 or additional-exemption amount to the new parcel, and it does not guarantee that the new home will receive the same assessed value. The new county applies the portability rules to the facts and records provided.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A simple moving example

Suppose a homeowner has an existing Florida homestead with a Save Our Homes assessment difference and buys another Florida home. The homeowner must apply for homestead on the new property rather than ask the county to “move” the old exemption. If eligible, the homeowner also files DR-501T by the applicable March 1 deadline so the county can consider transferring the assessment difference. Filing only DR-501 leaves out the portability request.

Other Florida homestead-related exemptions

The general exemption is not the only possible benefit. The Department of Revenue lists additional categories that can apply to qualifying people or property, including:

  • People with certain disabilities.
  • Qualifying seniors.
  • Veterans.
  • Active-duty military members.
  • Disabled first responders.
  • Some specialized property uses.

Eligibility, documentation, and filing rules differ by category. Ask the county property appraiser which state forms and proof apply to your circumstances instead of adding a category to DR-501 without confirmation.

Local senior exemptions are not statewide automatic benefits

Florida law permits a county or municipality, by local ordinance, to offer certain additional exemptions to qualifying residents age 65 or older, including income-tested options. These benefits are not available in every jurisdiction and are not automatically granted merely because an owner meets the age requirement. The local ordinance, income definition, application process, and deadline control.

Common mistakes and how to avoid them

  • Using the wrong date. Eligibility is tested on January 1. A move later in the year does not retroactively change the January 1 ownership and residency facts.
  • Sending DR-501 to the state instead of the county. The county property appraiser where the parcel is located receives the application.
  • Assuming March 1 procedures are identical everywhere. The state supplies the form, but counties set practical submission channels and document instructions.
  • Calling the entire benefit a $50,000 tax reduction. The $50,000 is a maximum assessed-value reduction under two different tax rules, not a guaranteed dollar reduction in the tax bill.
  • Applying the additional part to school taxes. Only the first $25,000 applies to school taxes; the additional part is for non-school taxes.
  • Using the 2025 $25,722 figure as the 2026 amount. The $25,722 figure was for 2025. Check the current annual CPI-adjusted amount.
  • Expecting Save Our Homes immediately. The limitation generally begins in the year after the exemption is received.
  • Trying to transfer the old exemption to a new house. File a new DR-501 for the new homestead and, if eligible, request portability with DR-501T.
  • Assuming one document proves permanent residence. The appraiser considers the totality of relevant facts, including domicile, school, employment, voter registration, driver-license, and prior-residence information.
  • Skipping proof of submission. Keep the completed form, documents, confirmation, and any correspondence in case the county requests clarification.

Application checklist

Use this checklist before the March 1 deadline:

  • Confirm the property was owned legally or beneficially on January 1.
  • Confirm that you or a qualifying legal or natural dependent used it as a permanent residence on January 1.
  • Locate the current DR-501 and read the county property appraiser’s instructions.
  • Collect the residency and ownership information the county requests.
  • Complete every required field and sign the application.
  • Submit it to the correct county property appraiser through the accepted channel.
  • Save a copy and proof of delivery or electronic confirmation.
  • Monitor the county’s response and answer follow-up requests.
  • If you moved from another Florida homestead, determine whether DR-501T is also required and file it with the new DR-501 by the applicable March 1 deadline.

When to contact the property appraiser directly

Contact the county office before filing when ownership is held through a trust or other nonstandard arrangement, when a dependent rather than the owner occupies the home, when you recently ended an out-of-state residence, when you missed March 1, or when you are seeking portability. Those facts can affect which evidence and forms the appraiser needs, and statewide guidance does not replace the county’s current instructions.

For the ordinary case, the path is straightforward: establish that the January 1 ownership and permanent-residence tests are met, file the current DR-501 with the correct county by March 1, and distinguish the initial assessed-value exemption from the later Save Our Homes limitation. Check the Department of Revenue’s current annual figures before relying on any inflation-adjusted amount.
