Choose a variable mortgage only if you have a cash buffer, can absorb materially higher payments and understand your contract’s trigger-rate rules. A fixed rate buys payment certainty until renewal, usually at a higher starting rate. A variable rate may start lower, but its rate can move during the term and, depending on the payment design, your payment can rise or your principal can stop declining.
The decision is not a prediction contest. It is a choice about which risks your household can carry: paying more now for certainty, or accepting rate and payment volatility in exchange for potential savings and different prepayment flexibility.

What fixed and variable mortgages actually do
Fixed-rate mortgage
A fixed interest rate stays the same for the entire mortgage term, as the Financial Consumer Agency of Canada (FCAC) explains. Your scheduled principal-and-interest payment normally remains unchanged during that term, subject to the specific contract. This makes budgeting straightforward and shields you from rate increases until the mortgage comes up for renewal.

That protection is limited to the term, not the full amortization. A five-year fixed mortgage can still have a substantially higher payment when it renews if market rates are higher or your outstanding balance has not fallen as expected.

Variable-rate mortgage
A variable rate can increase or decrease during the term. It commonly begins below a comparable fixed rate, but the difference depends on the lender, term, borrower, mortgage insurance and market conditions. A variable mortgage transfers more interest-rate risk to you.
There are two fundamentally different payment designs:
- Adjustable-payment variable mortgage: the lender changes your payment as the underlying rate changes, keeping the scheduled amortization mechanics broadly on track.
- Fixed-payment variable mortgage: the payment remains level while the rate moves, until a contractual trigger is reached. As rates rise, a larger share of the same payment goes to interest and less to principal.
Never infer the payment design from the word variable. Obtain the lender’s written description and the trigger-rate clause before signing.

| Decision factor | Fixed | Variable |
|---|---|---|
| Rate during the term | Unchanged for the term | Can rise or fall during the term |
| Starting rate | Usually higher than a comparable variable offer | Typically lower, although an individual offer can differ |
| Payment certainty | Strong during the term, subject to contract and renewal | Depends on whether payments adjust or stay fixed |
| Exposure when rates rise | Usually deferred until renewal | Can affect the rate immediately and may affect the payment immediately |
| Principal risk | No variable trigger-rate mechanism | A fixed-payment version can reach its trigger rate and enter negative amortization |
| Breaking the mortgage | Early termination can produce a large penalty; the contract controls the calculation | Penalties and conversion rules differ; verify them in writing |
Why a rising-rate environment changes the decision
When rates are rising, the cost of choosing variable is not limited to a higher quoted rate. You may face a larger required payment, a longer effective amortization, or a balance that temporarily grows. A fixed borrower generally avoids those changes until renewal, but pays the fixed-rate premium and may face a sizeable break penalty if plans change.
Renewal is the point at which fixed-rate protection ends. The Bank of Canada’s July 2025 analysis estimated average payment increases of roughly 15% to 20% for many five-year fixed mortgages renewing in 2025 or 2026. The analysis also estimated that about 60% of renewing borrowers would see payments increase. These are scenario-based portfolio estimates, not a personal forecast; your result depends on the original rate, balance, amortization, new offer and payment frequency.

Timing is a household issue as well as a market issue. The Bank of Canada reported that about 60% of outstanding mortgages were expected to renew in 2025 or 2026. That concentration does not predict your renewal rate, but it explains why renewal offers can differ sharply from the rates borrowers remember from their last term.
Trigger rates: the key danger in fixed-payment variable mortgages
How the payment allocation changes
With a fixed-payment variable mortgage, the scheduled payment can stay unchanged while the interest rate rises. More of each payment is then consumed by interest, leaving less for principal. At a particular rate, the entire payment covers interest and none reduces the balance.

The Bank of Canada describes the fixed-payment version as the point where the interest portion equals the total payment and the principal portion is zero.
What happens above the trigger
Above the trigger rate, the payment is insufficient to cover the interest accruing for that period. The unpaid interest is added to the balance, a condition commonly called negative amortization. Your debt can rise even while payments are being made. The lender’s contract will specify the remedy, which may include increasing the payment, making a lump-sum payment, extending the amortization subject to limits or converting to a different product.
Questions to ask before signing
- Is the payment adjustable whenever the lender’s rate changes, or fixed until a trigger?
- What is the exact trigger rate today, and how is it calculated when the rate changes?
- How and when will the lender notify you that the trigger has been reached?
- Must you raise the payment immediately, make a principal payment, or accept a new amortization?
- Can the lender change the payment automatically, and is there a contractual cap?
How to stress-test each offer
Compare mortgages using payments you could actually afford, not only the initial quote. FCAC advises borrowers to consider affordability if rates rise. Build a simple three-case comparison for each offer:

- Quoted case: calculate the payment at the offered rate and record the balance after one year.
- One-point increase: calculate the payment or payment allocation at the rate plus 1 percentage point.
- Two- and three-point increases: repeat at plus 2 and plus 3 percentage points, then identify the point at which essential spending, emergency savings or other debt payments would be compromised.
For an adjustable-payment variable mortgage, focus on the new required payment and your monthly cash flow. For a fixed-payment variable mortgage, also track the principal reduction and the trigger rate. Ask the lender for an amortization illustration at each scenario rather than relying on a generic online calculator.

Use the household budget, not a theoretical maximum
- Include property tax, heating, insurance, condo fees and maintenance alongside the mortgage payment.
- Test the budget against income interruptions, childcare changes, illness and other debts, not just a rate increase.
- Keep a cash reserve for a higher payment and unavoidable repairs before choosing variable.
- Do not count an uncertain bonus, future raise or hoped-for refinancing as the plan for surviving a payment shock.
When fixed is usually the better fit
A fixed mortgage is generally the safer choice when a payment increase would force you to cut necessities, miss other obligations or draw down emergency savings. It also fits households with uncertain income, little cash reserve or a strong preference for predictable bills. The premium over variable is the price of transferring short-term rate risk to the lender for the term.
Fixed can be especially practical when you expect to remain in the home for the full term and therefore value certainty more than the possibility of a lower initial rate. However, review the prepayment and discharge provisions if a move, sale or refinancing is plausible before maturity.
When variable can be reasonable
Variable can be suitable when your budget has substantial room, you maintain liquid savings and you can make a higher payment without reducing essential goals. You must be comfortable with rates that are difficult to predict and with the exact payment mechanics in your contract.
A lower starting rate is not a guarantee of a lower total cost. The outcome depends on the path of rates, how long you keep the mortgage, how quickly principal is paid and whether you incur a penalty to break or convert it. Treat any estimate of future savings as conditional, not as a promise.

The hybrid or combination mortgage
A hybrid mortgage fixes one portion of the balance and leaves another portion variable. It can divide the exposure: the fixed portion supplies payment stability while the variable portion preserves some potential benefit if rates fall. The trade-off is that only part of the debt is protected, and the two portions may have different terms, renewal dates and penalty rules.
Split terms can also make a transfer to another lender more difficult because both portions may need to be discharged or renewed under compatible conditions. Ask how prepayments, portability, renewal and discharge work for each segment before choosing this structure.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Contract features that can outweigh the headline rate
Prepayment privileges
Check the annual lump-sum allowance, payment-increase option and whether unused privileges expire. A mortgage with a slightly higher rate but useful prepayment rights may reduce interest faster for a borrower who receives irregular income.
Early-break and discharge penalties
Fixed mortgages can carry a large penalty when broken before maturity; the exact formula and lender’s posted-rate methodology are contractual. Variable mortgages often use a different penalty, but that does not make every variable product inexpensive to exit. Obtain a written estimate for selling, refinancing or transferring.

Portability and conversion
Ask whether the mortgage can move to another property and under what timing and qualification conditions. FCAC notes that a variable-to-fixed conversion may involve a fee, and the new fixed rate may be higher than the variable rate you are leaving. A conversion option is therefore not the same as a guaranteed low-cost escape from rising rates.

Renewal and transfer terms
Confirm how far before maturity the lender will issue a renewal offer, whether you can negotiate or transfer, and what fees apply. A low rate today does not compensate for an inflexible renewal process if your circumstances change.
What to do before signing or renewing
- Collect the complete disclosure. Request the rate, term, amortization, payment frequency, balance, prepayment privileges, penalty formula, portability rules and conversion terms in writing.
- Identify the payment design. For variable, label the product adjustable-payment or fixed-payment and record the current trigger rate.
- Run the three stress cases. Ask the lender to show payments and balances at the quoted rate and at plus 1, plus 2 and plus 3 percentage points.
- Price flexibility. Obtain the cost of breaking, transferring, discharging, converting and making extra payments.
- Compare the renewal date with your plans. A fixed term ending before a likely move, job change or large expense may carry more break risk than its payment certainty suggests.
- Shop before maturity. Start reviewing alternatives well before renewal so you can compare lenders rather than accepting the first offer under time pressure.
- Document the decision. Keep the illustrations and contract clauses that support your choice; rates and lender rules are time-sensitive.
A numerical illustration—and what it does not prove
FCAC’s 2025 example compares a 5.5% fixed rate with a 6.5% initial variable rate on a $300,000 mortgage amortized over 25 years. The example is useful for showing how payment design and rate changes affect interest and principal, but it is not a market recommendation or a prediction of which option will cost less. Your payment would vary with the lender’s formula, compounding convention, payment frequency, insurance status and future rate path.
Evidence from recent Canadian borrowers
The Bank of Canada reported that about 45% of mortgages originated before the March 2022 tightening had experienced a payment increase by the end of November 2023. That figure includes different mortgage types and contract designs; it should not be applied as an estimate of your own payment change. It does illustrate why borrowers should read the payment-adjustment and trigger provisions rather than assuming that a fixed dollar payment will last indefinitely.
If rates rise after you choose
Fixed borrower approaching renewal
Begin comparing offers well before maturity, calculate the payment at the renewal rate and consider a larger payment, a lump-sum reduction or a longer amortization only after understanding the added total interest and lender rules. The end of the term is the moment your prior payment protection expires.
Variable borrower near a trigger
Contact the lender immediately, before the trigger is reached if possible. Ask for the exact payment needed to restore principal reduction, the lump sum required to avoid negative amortization and every available conversion or refinancing option. Do not wait for a missed payment or formal warning.
Household already under strain
Contact the bank early and explain the affordability problem. FCAC specifically directs borrowers who are near a trigger rate or struggling with payments to speak with their financial institution. Request written options and their long-term cost, and consider regulated mortgage or financial advice when the choice affects essential spending or your ability to keep the home.
Decision checklist
- Can the household absorb a payment increase of 1, 2 and 3 percentage points?
- Is there an emergency reserve after closing costs and planned repairs?
- Is the variable payment adjustable or fixed?
- What is the trigger rate and what exactly happens at it?
- What are the prepayment, discharge, portability and conversion penalties?
- How long are you likely to keep the mortgage and the property?
- When does the term renew, and how will you prepare for that payment?
- Would a hybrid structure reduce risk without creating unacceptable complexity?
Rates, lender offers and contract clauses vary by borrower, lender, province, insurance status, term and amortization. Obtain the actual mortgage disclosures for your application and use the written terms—not a headline rate—to make the choice.
