Fixed vs Floating Home Loan Rates: Which Is Right for You?

By TheFinanceBase Team 11 min read

Neither a fixed nor a floating home-loan rate is universally best. Fixing gives you a known rate for an agreed period, while floating leaves the rate exposed to changes that can raise or lower your payments. A split loan combines the two. The right choice depends on the actual offer, fees, repayment rules, break costs, your cash-flow buffer and how likely you are to sell, refinance or make large extra payments.

Compare the complete loan terms rather than trying to predict interest rates. Ask each lender for written answers, model a higher-rate scenario and check the contract and local rules that apply where you live.

Fixed, floating and split loans at a glance

Decision factor Fixed rate Floating or variable rate Split loan
Rate during the relevant period Does not change during the agreed fixed term. Can change during the loan. The fixed portion stays unchanged; the floating portion can move.
Payment planning More predictable for the fixed term. Less predictable when rates change. Some certainty, with exposure on the floating portion.
Extra repayments and access to funds May be limited or charged; check the offer. Often more flexible, subject to the lender’s rules. Flexibility normally applies to the floating portion, subject to its terms.
Sale, refinance or early changes May trigger a break or early-exit cost. Usually avoids a fixed-term break charge, but other fees and contract conditions still apply. A break cost can apply to the fixed portion, along with any other lender fees.
Core question Can you accept the term restrictions in exchange for payment certainty? Can your budget absorb higher rates, and will you use the flexibility? Is the balance worth the extra structure and administration?

This is a general comparison, not a promise that every lender offers the same features. Product names, notice periods, fee formulas and repayment options differ by country and contract.

How a fixed home-loan rate works

You exchange rate certainty for a defined term

When you fix, the lender agrees not to change the interest rate during the selected period. That makes the interest component of scheduled payments easier to budget for, although the payment amount can still depend on the loan balance, repayment frequency, fees and whether the contract allows payment changes. Consumer NZ describes the principal benefit this way: “The main advantage of a fixed interest rate is repayment certainty.”

Restrictions are the price of that certainty

Fixed contracts commonly set limits on extra principal payments, lump-sum reductions, payment increases or redraw. Some allow a small annual extra payment; others charge for exceeding a threshold. Read the exact allowance, the calculation date and whether unused allowance carries forward. A lower advertised rate is not necessarily cheaper if you expect to use a large bonus, inheritance or sale proceeds to reduce the balance.

Breaking the term can cost money

Selling the property, refinancing, switching products or making an unusually large repayment before the fixed period ends can produce a break, early-repayment or fixed-rate adjustment charge. The amount may depend on the outstanding balance, time remaining, the rate used in the lender’s calculation and its documented loss or funding cost. Ask for a current written estimate before committing to a sale or refinance because the figure can change as market rates and your balance change.

What happens at expiry

A fixed rate applies only for the stated term. Before it ends, confirm the lender’s rollover process, the date by which you must choose a new rate, and what rate applies if you do nothing. A loan can move to a floating rate or another available product. Request new offers early enough to compare them, while checking whether changing the date or splitting the balance creates a fee.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How a floating or variable rate works

Your payment or interest allocation can move

A floating rate can be changed by the lender under the contract. When it rises, more of each payment goes to interest and less to principal; when it falls, the reverse may occur. Depending on the product, the scheduled payment may change immediately, at a review date or only after a threshold. Check how your lender applies movements rather than assuming all variable loans behave alike.

A fixed-payment variable loan has a special risk

The Financial Consumer Agency of Canada warns about variable mortgages that keep the payment fixed while the interest rate changes. If rates rise enough, the entire payment can be consumed by interest and the principal may stop declining. This is a Canadian product-structure example, not a rule for every floating loan in every country. Ask whether your contract has a trigger, payment recalculation or negative-amortisation provision and what happens when it is reached.

Flexibility can be valuable only if you use it

Floating borrowing often permits larger extra repayments, easier redraw or access to an offset-style feature, but these are lender-specific. A feature has value only if you will use it and if its fees do not outweigh the interest saved. Consumer NZ summarises the trade-off as: “A floating interest rate offers greater flexibility.” Confirm the conditions in writing rather than relying on the product label.

How a split loan combines the two

A split loan divides the borrowing into separate portions, with at least one fixed and one floating. Each portion can have its own balance, rate, term, payment and repayment rules. The arrangement can provide a predictable base payment while leaving a designated portion available for extra repayments or changing plans.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Decide the purpose of each portion

Do not choose percentages simply because they are common. Allocate the fixed part to the amount your budget must cover even if rates rise, and the floating part to money you expect to repay early or use through an offset or redraw facility. Verify whether the lender permits separate repayment frequencies, different expiry dates and changes to the split after settlement.

Complexity and future dates matter

Multiple portions create multiple expiry dates, renewal decisions and possible fees. A fixed portion can still incur a break cost if you refinance or sell, even though another portion is floating. Keep a schedule showing each balance, rate, term-end date, extra-payment allowance and notice requirement.

Compare the complete offer, not just the headline rate

Place the offers side by side using the same loan amount, term and repayment frequency. Record whether a quoted rate is conditional, discounted, introductory or limited to a particular borrower category. Then compare the following items:

  • Rate and duration: the exact rate, the period it applies and the lender’s rate-change mechanism for any floating portion.
  • Setup and ongoing fees: application, valuation, legal, package, account, annual, redraw, offset and transaction charges.
  • Extra-payment rules: permitted amount, frequency, notice, minimum transaction and any charge for exceeding the allowance.
  • Access to funds: redraw, offset or revolving-credit conditions, including whether access is suspended while a portion is fixed.
  • Exit terms: break-cost method, discharge or portability fees, and the rules for sale, refinance, transfer or a change in term.
  • Payment mechanics: how often payments reset after a rate movement, whether payment changes are automatic and how a fixed-payment variable loan handles a rising balance.
  • Term-end process: notification timing, available renewal choices and the default rate if you miss the decision date.

Ask the lender for the contract clause or disclosure document supporting each answer. A comparison based only on the lowest initial rate can miss a fee or restriction that dominates the total cost.

A decision process that does not depend on forecasting rates

1. Set your non-negotiable budget

Calculate the payment your household can make after allowing for taxes, insurance, maintenance, childcare, transport, savings and existing debts. Use income that is reliable rather than a bonus or overtime you may not receive. Keep an emergency reserve separate from the amount earmarked for a deposit or renovation.

2. Test a higher floating rate

Ask the lender to show the payment at a materially higher rate and explain the assumptions. Run the same scenario for the entire portion that would float, including a variable loan with fixed payments if that product is offered. The result should leave room for ordinary expenses and unexpected repairs; if it does not, more fixed exposure or a smaller loan may be prudent, but the choice remains yours.

3. Map your likely cash events

List expected bonuses, business income, inheritances, a property sale, a planned move, parental leave, retirement or a refinance. Put a date and plausible amount beside each event. A fixed term that ends after a planned sale can create a break-cost risk; a floating portion may better accommodate a known lump-sum repayment.

4. Quantify flexibility you will actually use

Estimate the extra principal you could repay each year and whether you need daily access to savings. Compare the interest benefit with offset, redraw or extra-payment fees. If you are unlikely to make additional payments, paying a higher rate for flexibility may provide little value.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

5. Request break-cost scenarios

Ask for the current cost of ending a fixed portion today and examples for a partial repayment, refinance and sale. Ask what changes the estimate and how much notice is required. Treat the figure as time-sensitive, not a permanent quote.

6. Compare total costs over your realistic holding period

Use the period you expect to keep the loan, not automatically the full amortisation term. Include rates, all fees, the value of permitted extra repayments and any likely exit charge. Do not assume a forecasted rate path; compare scenarios such as rates staying level, rising and falling.

7. Choose a structure you can administer

If a split creates several dates and rules that you will not monitor, its theoretical benefit may not survive in practice. Put reminders in your calendar for rate expiry, review dates and extra-payment limits, and keep copies of every written offer.

When fixing is often a better fit

  • Your income and expenses leave little room for a payment increase.
  • You value a stable payment for a defined period and can accept limits on extra repayments.
  • You have no planned sale, refinance or large lump-sum repayment during the fixed term.
  • The fixed offer remains affordable after including fees and the opportunity cost of reduced flexibility.

These are decision factors, not a personal recommendation. A fixed rate still ends, and certainty during one term says nothing about the rate available at renewal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When floating is often a better fit

  • You can absorb higher payments from your normal income and savings buffer.
  • You expect to repay a substantial amount, sell, refinance or change the loan soon.
  • You will use an offset, redraw or unrestricted extra-payment feature enough to justify its cost.
  • You are comfortable monitoring rate changes and responding to payment updates.

Check whether the lender can change the rate, payment or repayment schedule under the contract and how quickly you would need to adjust your budget.

When a split structure can make sense

  • You need a stable payment for core borrowing but expect extra cash for another portion.
  • You want different fixed expiry dates to avoid renewing the entire balance at one time.
  • You can track separate balances, fees, allowances and term-end decisions.

A split is not automatically safer or cheaper. Its result depends on the size and term of each portion and on the lender’s specific rules.

Break fees, refinancing and selling

New Zealand example

New Zealand Consumer Protection says a lender may charge a contractually provided fee when a fixed-term mortgage is broken to recover costs or losses, but it cannot profit from that fee. The lender can provide the current calculation. Consumer NZ also explains that floating rates can be changed by the lender and that fixed terms can carry break fees. These statements describe New Zealand practice; other jurisdictions use different disclosure and calculation rules.

Questions before you commit to a transaction

  1. Is the proposed change treated as breaking the fixed contract?
  2. Does a partial repayment create a fee, or only a full discharge?
  3. Can the loan be ported to another property, and what conditions apply?
  4. What discharge, legal, valuation or application fees are separate from the break cost?
  5. How long is the estimate valid, and will the lender update it on the settlement date?

Obtain the answer in writing before signing a sale, refinance or new loan. A verbal estimate is not a substitute for the contract’s calculation and the lender’s current figure.

Jurisdiction-specific points

New Zealand

Consumer NZ reported an average one-year mortgage rate of 5.37% in September 2025 and an average special one-year rate of 4.73%. It estimated that the difference represented about $3,200 in annual interest on a $500,000 loan. These are dated New Zealand averages, not October 2026 market rates, and they are not a forecast or a quotation for your application. Consumer NZ also reported that floating rates peaked at 8.61% between October 2023 and July 2024. That historical peak should not be treated as a prediction of future rates.

Ask a New Zealand lender how its special rate eligibility, break-cost formula, fixed-term rollover and floating-rate changes work. Check the mortgage contract and the requirements of New Zealand Consumer Protection before relying on any general explanation.

Canada

The Financial Consumer Agency of Canada distinguishes fixed and variable mortgages and highlights the risk of a variable-rate mortgage with fixed payments: rising rates can direct more of each payment to interest and may stop the principal from declining. Confirm whether your Canadian product recalculates payments, extends amortisation, triggers a higher-payment requirement or permits another remedy.

Australia

The ADF Financial Services Consumer Centre describes variable, fixed and split home loans and advises comparing rates, fees, features and exit or break costs. Australian borrowers should obtain the lender’s disclosure documents and check the exact rules for extra repayments, offset access, redraw and refinancing.

A lender-question checklist

Send the same written checklist to every lender or broker so the answers are comparable:

  • What rate is offered, for which portion and for how long?
  • How and when can the floating rate or payment change?
  • What payment applies if a fixed term expires and I take no action?
  • What extra repayments are allowed on each portion, and are there charges or notice rules?
  • Are redraw, offset or similar facilities available, and what fees or access limits apply?
  • List every setup, recurring, transaction, discharge and switching fee.
  • How is a fixed-rate break cost calculated, and what is today’s estimate for a full and partial exit?
  • What happens if I sell, refinance, transfer the property or change the repayment frequency?
  • Show the payment under a higher-rate scenario and explain the assumptions.
  • Which contract and disclosure documents contain these terms?

Common mistakes to avoid

  • Choosing from the headline rate alone: a lower rate can come with restrictive repayment rules or expensive exit terms.
  • Assuming fixed means fixed forever: certainty ends on the stated date, and renewal terms may differ.
  • Ignoring a planned move: a sale or refinance can turn a fixed-rate discount into a break-cost liability.
  • Overestimating flexibility: a lender may advertise redraw or offset while limiting access on fixed portions.
  • Using a historical rate as a forecast: past averages and peaks describe a period and place, not your future offer.
  • Failing to model a payment shock: a household that only works at today’s rate has little protection against a floating increase or a higher renewal rate.
  • Creating an unmanageable split: multiple portions require tracking separate balances, dates and allowances.

What to do next

  1. Collect the written offers and contracts for the same borrowing amount and repayment term.
  2. Fill in a comparison table covering rates, fees, limits, features, expiry dates and break-cost rules.
  3. Calculate your affordable payment and test a higher-rate scenario.
  4. Mark expected cash events and the date you may sell or refinance.
  5. Ask for a current break-cost estimate and clarification of every uncertain clause.
  6. Select fixed, floating or split only after checking that the resulting budget remains workable under stress.
  7. Set reminders for fixed-term expiry, rate reviews and extra-payment deadlines.
