Variable rates generally move down after lenders pass through cash-rate cuts, and they preserve access to features such as offsets, redraws and extra repayments. A fixed loan is repayment insurance: it can make budgeting predictable, but it may leave you paying above a later variable rate, restrict flexibility and trigger a break cost if you refinance, sell or repay early. A split loan can divide the risk.
The right answer is personal. Compare the rate path, your cash-flow buffer, the time you expect to keep the property, loan features and every relevant fee rather than choosing from the headline rate alone.

What falling repayments mean for the fixed-versus-variable decision
When a lender lowers a variable mortgage rate, the change normally flows through to repayments or to the amount of principal repaid at each scheduled payment. You therefore participate in further cuts for as long as that portion of your loan remains variable. You also retain the ability to refinance, sell, make additional repayments and use an offset or redraw facility, subject to the product’s conditions.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsA fixed loan does not reprice during its agreed fixed period. That protects the fixed portion from increases, but it also prevents you from automatically receiving later cuts. The relevant question is not whether rates are falling today; it is whether the certainty of the fixed rate is worth the possible extra interest and lost flexibility over the period you expect to hold it.

Reserve Bank of Australia analysis published in 2026 found that average variable mortgage rates fell by about 75 to 80 basis points during 2025. New fixed mortgage rates also declined through most of that year, then edged higher as longer-term market rates and expectations for the cash rate rose. Fewer than 5% of new and outstanding mortgages were fixed in 2025. Those figures describe the market, not a quote for your loan: pricing varies by lender, borrower, loan-to-value ratio, term, fees and location.
Variable loans when rates are declining
Why a variable rate can cost less if cuts continue
Variable lending rates broadly follow changes in the cash rate, although the timing and size of a lender’s pass-through are not guaranteed. If the lender reduces your rate, less interest accrues on the outstanding balance. On a principal-and-interest loan, the scheduled repayment may fall, or the same repayment may pay down principal faster, depending on the lender’s recalculation method.
ASIC Moneysmart’s 2025 illustration shows the scale: a $500,000 mortgage at 6.15% costs about $3,056 per month, while a 0.25 percentage-point reduction lowers the repayment to about $2,976, a saving of roughly $80 per month. That is a dated example, not a promise of what your loan will save. Your balance, remaining term, repayment frequency, loan type and lender calculation determine the result.
Flexibility that remains available
Variable products commonly allow features that are valuable when your circumstances may change:
- Offset account: eligible cash reduces the balance on which interest is calculated while remaining accessible, subject to the account terms.
- Redraw: additional principal payments may be available to withdraw later, subject to the lender’s rules and access conditions.
- Extra repayments: you can often pay above the scheduled amount without the fixed-loan limits that apply to some products.
- Refinancing or sale: leaving a variable loan usually avoids the fixed-rate break-cost calculation, although discharge, application and other transaction fees can still apply.
RBA data published in 2026 shows how common these features have become: the share of housing-loan facilities with an offset account rose from about 40% to 55% over five years, while redraw facilities increased from about 70% to 80%. Availability is product-specific, and an account with a higher rate or annual fee can change the value of the feature.

The risk if rates turn upward
A variable rate transfers interest-rate risk to you. Inflation, lender funding costs or a change in monetary policy can push repayments higher. A borrower who chooses variable should test the budget at a materially higher rate, maintain an emergency buffer and know which expenses could be reduced if repayments rise. Falling repayments today do not remove the possibility of increases later.
Fixed loans: what certainty buys and what it can cost
Predictable payments for a defined period
Fixing sets the interest rate for the agreed term, making the fixed portion’s scheduled repayments easier to plan. This can be valuable when a household has little spare cash, a tight budget or a strong need for payment certainty. It also protects that portion from rate rises during the fixed period.
Recommended Free Tools
Certainty is not the same as a guaranteed lower total cost. If variable rates fall below your fixed rate, you continue paying the contracted rate until the term ends unless the loan permits a change on specified conditions. The opportunity cost is the difference between your fixed interest and the rate you could otherwise have paid, plus any feature or transaction costs.
Break costs and restrictions
ASIC’s guidance warns that a fixed or partially fixed loan may impose a break fee when you repay early, refinance, sell the property or make changes outside the contract. The amount can depend on the lender’s funding position, the remaining term, the loan balance and prevailing market rates; request a written estimate before acting. A discharge fee or refinance costs may apply in addition to a break fee.
Fixed products can also limit extra repayments, offset use, redraw access or portability. Some permit a small annual extra repayment; others do not offer an offset on the fixed portion. Read the loan contract and the lender’s current feature schedule rather than assuming that a similarly named product has the same rules as a variable loan.

The expiry and revert-rate trap
At the end of the fixed term, the loan commonly moves to a variable or “revert” rate unless you arrange another option. The revert rate may be higher than the variable rates available to new or refinancing customers. Put a reminder several months before expiry, ask for the lender’s proposed rate and compare alternatives early enough to allow for an application, valuation and settlement. Leaving the review until the final days can reduce your negotiating and refinancing options.
Fixed, variable and split loans compared
| Issue | Variable portion | Fixed portion | Split loan |
|---|---|---|---|
| Effect of further rate cuts | Normally receives the lender’s passed-through cuts while variable | Does not change during the fixed term | Receives cuts only on the variable portion |
| Protection from rate rises | None; repayments can increase | Rate is locked for the agreed period | Protection applies only to the fixed portion |
| Offset, redraw and extra payments | Often broadest access, subject to product terms | May be restricted or unavailable on the fixed portion | Usually available on the variable portion; fixed-side limits still apply |
| Early sale, refinance or repayment | Generally more flexible, but ordinary discharge or transaction fees may apply | May trigger a break fee and other charges | Break fee risk remains for the fixed portion |
| Budget certainty | Lower certainty | Highest certainty during the fixed term | Partial certainty |
| End-of-term issue | No fixed expiry, but rates can change at any time | Must review the revert rate or refinance before expiry | Must review the fixed portion’s expiry and ongoing split |
A split loan is not a free hedge. It reduces exposure to either outcome, but it can involve separate balances, product fees and less flexibility than keeping the whole loan variable. The fixed component can still incur a break fee, and the variable component can still rise.
How to decide: a borrower-specific method
1. Map your starting position
- Record the current balance, interest rate, repayment frequency and remaining term for each loan segment.
- List annual, monthly and one-off fees, including package, account, valuation, discharge and application charges that apply to the options you are considering.
- Measure the cash held in your offset and identify any planned lump-sum payments, bonuses or inheritances. Treat an offset balance as a feature with a practical value, not merely as a marketing label.
- Write down how long you realistically expect to keep the property and whether a move, sale, refinance or major renovation is plausible during the proposed fixed term.
2. Obtain like-for-like offers
Ask the lender for its current variable rate and fixed offers for the exact term and loan type you need. Capture the advertised rate, comparison rate, repayment estimate, establishment and ongoing fees, offset and redraw rules, extra-repayment limits, portability provisions and the lender’s break-cost method. An offer for a two-year fixed term is not directly comparable with a five-year offer without considering the different exposure and expiry dates.
3. Model three rate paths
Use a mortgage calculator with your actual balance and remaining term. Model at least:
- Further cuts: apply plausible reductions to the variable portion and leave the fixed portion unchanged during its term.
- Flat rates: keep the variable rate constant and compare the certainty and fees of fixing.
- Rises: increase the variable rate by a stress amount that your budget might face, then check whether repayments remain affordable.
The Moneysmart $500,000 example demonstrates how a 0.25-point change can alter a repayment, but it cannot substitute for your own figures. Compare total interest and scheduled repayments over the period you expect to hold the loan, not just the first month’s payment.

4. Put flexibility into the calculation
Estimate the interest benefit of money you normally keep in an offset. Add the expected value of extra repayments and the ability to access redraw, then compare those benefits with any account fee or higher rate. If you may sell or refinance, obtain a written break-cost estimate for the fixed option and include discharge and new-loan costs. A small headline-rate advantage can disappear once these items are included.
5. Choose the structure that matches your buffer
- Mostly variable: generally suits a borrower with a strong emergency buffer, tolerance for changing payments and a likely need for flexibility.
- Mostly fixed: can suit a borrower for whom a payment increase would threaten essential spending and who expects to keep the loan throughout the fixed term.
- Split: can suit a borrower who wants a known payment on one portion while retaining some access to falling rates and variable-loan features.
These are risk profiles, not universal recommendations. Confirm that the chosen product’s actual terms support the feature you are relying on.
6. Set a review date
If you fix any portion, schedule a review before the fixed period expires. Recheck the proposed revert rate, your balance, offset funds, property plans and competing offers. For a split loan, decide whether to leave the proportions unchanged, move the expiring portion to variable or fix it again. A structure that suited your budget at origination may not suit it later.

Comparison rates are useful but incomplete
Australian comparison-rate rules include interest and most fees, helping expose the cost of a standard loan more clearly than the advertised rate alone. ASIC says they exclude some contingent charges and do not capture flexibility features. They may therefore omit the break fee you would incur after an early exit, the practical value of an offset or the cost of losing extra-repayment access. Use the comparison rate as one input, not as a complete measure of suitability.

Questions to ask the lender
- When exactly will a cash-rate change affect this loan, and how will the repayment be recalculated?
- What is the maximum extra repayment allowed on the fixed portion each year?
- Is an offset available, and does it apply to the fixed balance, the variable balance or neither?
- How does redraw access work, and can the lender change access conditions?
- How is the break cost calculated for a sale, refinance, full repayment or partial repayment?
- What rate will apply when the fixed term ends, and how much notice is given?
- Which establishment, package, annual, valuation, discharge and switching fees apply?
Worked repayment example
Suppose your circumstances resemble ASIC Moneysmart’s dated illustration: a $500,000 loan priced at 6.15% costs about $3,056 per month, and a 0.25 percentage-point reduction lowers the illustrated repayment to about $2,976. The difference is approximately $80 per month, before considering your actual term, repayment frequency, fees and lender calculation.

For a borrower deciding whether to fix, the relevant comparison is broader than that $80. Ask how many future cuts you might miss, how much a rise would add, whether your offset balance would reduce interest, and whether you might incur a break fee. Keep the assumptions beside every calculator result so a change in term or balance is not mistaken for a market forecast.
When a falling-repayment environment still favours fixing
Falling repayments do not automatically make variable the right choice. Fixing can be rational when a household has little capacity for a rise, relies on a strict monthly budget or values certainty more than the possibility of a lower total cost. It can also fit someone who is confident they will retain the loan for the entire fixed term and does not need an offset, large extra repayments or a likely refinance.
Before fixing for that reason, test the payment at the fixed rate, confirm the fixed term matches your expected time in the property and calculate the cost of losing flexibility. The decision is strongest when the budget benefit is concrete and the exit risk is low.

Variable generally fits a borrower who has a meaningful cash buffer, expects rates to fall or remain changeable, keeps substantial savings that could sit in an offset, plans to make extra repayments, or may sell or refinance before a fixed term ends. It also avoids committing to a rate based on long-term market expectations that can move independently of the current cash rate.
That choice requires an affordability test. If a plausible rate rise would force missed payments or essential cutbacks, the flexibility benefit is not enough on its own; consider a fixed or split structure and discuss the numbers with the lender.
Hardship and repayment stress
Do not wait for a missed payment if repayments become unaffordable. ASIC Moneysmart states: “When you ask for help, your lender must consider you for financial hardship assistance.” Contact the lender early, explain the change in your circumstances and ask what temporary or longer-term arrangements are available. A hardship conversation is separate from choosing a new fixed or variable rate, and refinancing may not be appropriate if affordability has already deteriorated.
Common mistakes to avoid
- Chasing the lowest headline rate: ignoring comparison-rate inclusions, package fees, offset value and break costs can reverse the apparent saving.
- Assuming every fixed loan has the same features: offset, redraw and extra-repayment rules differ by product and may differ between the fixed and variable portions.
- Fixing for longer than your plans: a possible sale, refinance or large repayment during the term can create a costly exit.
- Ignoring the revert rate: the payment after expiry can be materially different from the fixed payment, so plan the review in advance.
- Using a generic calculator result: a dated example or another borrower’s term cannot predict your repayment.
- Failing to stress-test variable repayments: a current cut is not protection against a future rise.
- Treating a split as risk-free: it still has a fixed-side break risk and a variable-side rate risk.
Bottom line for a borrower whose repayments are falling
Choose variable when your budget can withstand future increases and you want to benefit from additional cuts, retain an offset or make extra repayments, or may leave the loan before a fixed term ends. Choose fixed when payment certainty is worth paying for and you are confident that the term, features and exit conditions fit your plans. Choose a split when neither risk profile is comfortable on its own. Run all three rate paths on your balance, include the value of flexibility and obtain written break-cost information before signing.
