Choose a fixed-rate mortgage if keeping the scheduled payment stable during a defined period is more important than benefiting immediately from falling rates. Choose a tracker only if your budget can absorb higher payments and you value the possibility of paying less when its benchmark falls. Neither type is automatically cheaper. Compare the complete cost, exit charges and your plans for the property over the same period, using the terms in each current mortgage offer.
This guide applies to UK mortgages. Rates, fees, eligibility rules and lender conditions change, so treat illustrations as time-specific and confirm the offer documents before applying.

What a fixed-rate mortgage does
A fixed-rate mortgage keeps the interest rate unchanged for a stated introductory period, such as a particular number of years. Changes in market interest rates do not alter the mortgage rate during that period. That gives a repayment borrower a scheduled payment that can normally be budgeted for throughout the fix. The Financial Conduct Authority describes fixed-rate products as loans where the interest rate is fixed for an agreed period; the exact product terms determine what happens in other circumstances. What you give up during the fix
If market rates fall, your lender does not normally reduce the fixed rate before the deal expires. You have bought certainty rather than immediate access to lower rates. Switching early may be possible, but an early repayment charge (ERC), product fee or other condition can make that expensive.
What a tracker mortgage does
A tracker follows a specified benchmark, usually the Bank of England’s Bank Rate, plus or minus a lender margin. MoneyHelper summarises the structure as a tracker moving “in line with another rate – usually the Bank of England’s base rate, plus a few percent.” MoneyHelper: How will interest rates affect my mortgage?
When the benchmark changes, the tracker rate can change. Your payment may then rise or fall, but the timing and method are set by the mortgage contract: some offers change on a specified date or after a defined notice period rather than on the same day as a Bank Rate announcement. Check the illustration and offer for the reference rate, margin, adjustment date and any other conditions.
Two-way exposure
A fall in the benchmark can reduce the tracker rate and, subject to the offer’s mechanics, the payment or the time needed to repay. A rise has the opposite effect. The borrower therefore carries the rate risk that a fixed-rate borrower has transferred to the lender for the fixed period. The FCA explains this benchmark exposure in its consumer guidance on mortgages. FCA: Support available for mortgages as interest rates rise
Fixed-rate and tracker compared
| Question | Fixed rate | Tracker |
|---|---|---|
| What determines the rate during the introductory period? | The agreed fixed rate; market-rate movements do not change it during the fix. | The stated benchmark plus the lender’s margin, subject to the offer’s adjustment rules. |
| What happens if the benchmark rises? | No immediate rate change during the fix, unless another contractual event changes the loan. | The rate can rise and the payment may increase. |
| What happens if the benchmark falls? | No immediate reduction while the fix remains in force. | The rate can fall and the payment may decrease. |
| Budget certainty | High for the scheduled repayment during the fixed period. | Lower; the household must allow for changing payments. |
| Early exit | May involve an ERC and other product conditions before the fixed period ends. | May have an ERC or may allow cheaper exit; this is product-specific, not a rule of all trackers. |
| Cost comparison | Requires interest, fees and exit costs over a chosen horizon. | Requires the same items, plus scenarios for benchmark changes. |
| After the introductory period | The contract specifies the next rate or product choice. | The contract specifies the next rate or product choice. |
These are product categories, not guarantees. A particular tracker can have an ERC, and a particular fixed deal can have unusual overpayment or portability provisions. Read the individual offer rather than relying on the label.

Payment certainty versus rate exposure
When certainty has practical value
A fixed period makes the mortgage’s scheduled cost easier to fit into a household plan. That can matter when income is tight, other bills are unpredictable, or a payment increase would force cuts elsewhere. The value is not a promise that the whole household budget stays unchanged; it is protection from benchmark-driven changes to the mortgage rate for the stated period.
When a changing payment may be manageable
A tracker may suit a borrower with spare monthly capacity, a reliable emergency reserve and a willingness to review the mortgage as conditions change. The potential benefit is participation in benchmark falls. The cost is accepting that a rise can arrive while the loan is still outstanding, even if the opening payment looked attractive.

Choosing a tracker because you expect rates to fall, or fixing because you expect them to rise, is a forecast-dependent bet. Forecasts can be wrong and the timing of a move may not match your deal. Make the decision using the payment you can afford now, the increase you could withstand, and the period you expect to keep the mortgage.
Compare the whole-deal cost, not the headline rate
The lowest initial rate is not necessarily the cheapest mortgage. Product or arrangement fees can outweigh an apparent rate saving, and valuation, legal or other lender charges may alter the result. MoneyHelper specifically warns that a fee can change which remortgage deal costs less overall. MoneyHelper: Understanding mortgages and interest rates
Use a matched comparison
For every offer, hold these variables constant:
- the borrowing amount and repayment basis;
- the mortgage term and the introductory-period length being compared;
- the date on which costs are measured and the time horizon, such as the end of the initial deal;
- the treatment of fees: paid upfront or added to the loan, with interest charged if they are added;
- any assumed overpayments, remortgage, sale or early repayment.
Then compare the interest and capital repaid, every fee, and any charge that would apply at the chosen exit date. A five-year fixed and a two-year tracker cannot be judged fairly by comparing only their first monthly payments; their deal lengths and the risk you carry are different.

An ERC can apply when you repay the mortgage, refinance or otherwise leave a deal before its permitted end. It can also matter if you sell the property and the mortgage cannot be transferred. MoneyHelper advises checking charges before ending an existing deal, while FCA guidance highlights the need to understand the conditions attached to switching. MoneyHelper: Remortgaging to get the best deal
Match the deal to your likely timetable
- Likely to stay until the fixed period ends: a longer fix may provide more payment certainty, but calculate the cost of being unable or expensive to leave.
- May move, refinance or repay early: focus on the ERC schedule, overpayment allowance and portability before comparing small differences in the initial rate.
- Expect a change but are unsure when: a shorter introductory period or a product with lower exit costs may preserve options, but it can expose you to a new rate sooner.
Ask the lender or adviser exactly what happens if you sell, port the loan, make a lump-sum repayment or switch on a particular date. Do not assume that an ERC ends when you submit a new application; the charge is governed by the existing contract.
A decision framework you can apply to real offers
A fixed rate is usually the stronger fit when
- your budget has little room for a higher mortgage payment;
- you need a stable scheduled payment to plan other commitments;
- you expect to keep the mortgage through most or all of the fixed period;
- you prefer certainty even if a later fall in rates would leave you paying more until the deal ends.
A tracker may be a stronger fit when
- you can withstand a meaningful payment increase without missing essentials or relying on new borrowing;
- you have cash reserves and a plan for reviewing the mortgage;
- you value the possibility of lower payments if the benchmark falls;
- the offer’s margin, fees and exit terms remain attractive over your expected holding period.
Neither choice is safe if affordability is marginal
If the current payment already stretches the budget, a tracker’s rate exposure may be unsuitable, while a fixed deal with a large fee or an unaffordable payment may also fail the test. Rework the borrowing amount, term, deposit or property choice before treating the rate type as the solution. A regulated mortgage adviser can help where income is complex, the loan is unusual or the consequences of an error are significant; MoneyHelper and the FCA both discuss adviser or lender support in their consumer guidance.
How to compare two mortgage offers step by step
- Define the horizon. Choose the date that matters: the end of a fixed period, a likely move, or a planned remortgage. Write down why that date is realistic.
- Make the borrowing assumptions identical. Use the same balance, repayment basis, term and start date in both illustrations.
- Copy the rate mechanics exactly. For a tracker, record the benchmark, margin and adjustment timing. For a fix, record the fixed-period end date and the rate that follows it.
- List every upfront and ongoing cost. Include product, valuation, legal and account fees, and state whether each is paid in cash or added to the balance.
- Calculate the scheduled payments. Use the lender’s illustration and retain its date and assumptions. Do not present an illustration as a guaranteed future payment if the rate can change.
- Run tracker scenarios. Recalculate the payment if the benchmark rises by several steps and if it falls. Use scenarios to test affordability, not to claim that any particular move will happen.
- Apply the exit plan. Add the ERC, remaining fees, overpayment rules, sale or porting conditions and any remortgage cost at the horizon.
- Compare the next-rate risk. Note what happens when the introductory deal ends and what action is required to avoid an unwanted follow-on rate.
- Choose the option that survives the downside test. If a tracker increase would make essentials unaffordable, it fails the practical test regardless of its opening rate. If a fixed deal’s fee and ERC undermine your likely move, its certainty may be overpriced for your circumstances.
Affordability testing for a tracker
The key question is not whether you can pay the opening tracker instalment. It is whether you can continue paying after the benchmark rises. MoneyHelper advises preparing for variable mortgage payments and considering the cost of switching early, including any charge. MoneyHelper: How to prepare for an interest rate change

Make the test practical
- Start with take-home income that is dependable rather than optimistic bonuses.
- Include council tax, utilities, insurance, childcare, transport, debt payments and irregular annual bills.
- Set aside a cash buffer and test whether the higher mortgage payment still leaves room for essential spending and maintenance.
- Consider how long you could sustain the higher payment if your income fell at the same time.
- Check whether the lender’s affordability assessment differs from your own household budget; approval is not proof that a payment is comfortable.
There is no single increase that proves a tracker is affordable for every household. The appropriate scenario depends on the balance, remaining term, income stability and other commitments.
What happens when the introductory deal ends?
Both products require a decision at the end of the initial period. The mortgage may move to a follow-on rate specified by the lender, or you may choose a new product subject to eligibility and affordability. Record the end date in your calendar well before it arrives and check whether an application, valuation or legal work is needed.
A fixed borrower who wants to leave before the end may face an ERC. A tracker borrower may have more freedom or may still face a charge. The only reliable answer is in the offer and mortgage conditions. Do not assume that the end of a fixed period automatically produces the cheapest available rate or that a tracker can always be cancelled without cost.
Common mistakes and how to avoid them
Comparing the first payment only
Why it fails: fees, different deal lengths and exit charges can reverse the result. Fix: compare total cost over the same horizon.
Assuming every tracker changes immediately
Why it fails: the offer controls the adjustment date and calculation. Fix: read the benchmark and timing clauses and ask the lender how a Bank Rate change appears on your account.

Assuming a tracker has no ERC
Why it fails: early-exit terms are product-specific. Fix: record the actual schedule before applying.
Ignoring fees added to the balance
Why it fails: the fee can itself accrue interest. Fix: show upfront and added-to-loan costs separately in your comparison.
Treating a worked example as a quote
Why it fails: educational examples are not current offers. Fix: use the dated illustration for the product you are considering.
Recommended Free Tools
Forgetting the likely move date
Why it fails: an ERC or non-portable loan can dominate a small rate difference. Fix: test the mortgage against your sale, porting or remortgage plan.
Questions to ask the lender or adviser
- What exact benchmark does the tracker use, and what margin is added?
- When will my payment change after a benchmark movement?
- What rate and payment apply after the introductory period?
- What are the ERCs on each date, and do they apply to partial overpayments?
- How much can I overpay each year without charge?
- Can the mortgage be ported if I move, and what assessment or fee would apply?
- Which fees are refundable, payable upfront or added to the balance?
- What assumptions produced the payment illustration, and when was it issued?
The practical answer
A fixed rate buys a known mortgage rate for a defined period; a tracker keeps you exposed to its benchmark in both directions. Select the fixed option when payment certainty and downside protection fit your budget and likely holding period. Select a tracker only when you have tested higher payments, understand the adjustment rules and are comfortable trading certainty for potential savings if rates fall. In both cases, the right comparison is the complete, like-for-like cost after fees and exit terms—not the opening rate or a market forecast.
