Neither mortgage type is automatically best or cheapest. A fixed-rate deal keeps the interest rate stable for its agreed period, while a tracker follows a specified reference rate—often Bank Rate—plus the lender’s margin. Choose by testing payment affordability, comparing the complete offer (including fees and exit terms), and considering how long you expect to keep the deal.
What the two mortgage types actually do
Fixed-rate mortgage
A fixed-rate mortgage holds the interest rate at the agreed percentage for a set introductory period, commonly described as a two-year or five-year fix. Your scheduled payment is therefore more predictable during that period, even if market rates rise. The fixed rate does not last for the whole mortgage unless the contract says so; when the deal ends, you normally need another deal or the loan may move to the lender’s standard variable rate (SVR).

The trade-off is that you do not normally benefit from falling market rates during the fixed period. Leaving early can also trigger an early repayment charge (ERC), and the charge schedule differs between products.
Tracker mortgage
A tracker changes in line with a reference rate named in the contract, usually Bank Rate, plus a fixed lender margin. If the reference rate rises, your mortgage rate and payment may rise; if it falls, they may fall. A tracker is not a promise that rates will fall.

Check the exact mechanics in the mortgage illustration and offer. Products can differ in the margin, the date on which a change takes effect, payment recalculation rules, any floor (minimum rate) or cap, and the conditions for leaving without a charge. A mortgage described as “variable” is not necessarily a tracker: an SVR is set by the lender and is not contractually tied to Bank Rate in the same way.
What happens when the introductory deal ends?
Unless you arrange a new product, a lender will generally move the balance to its SVR when a fixed or tracker introductory period expires. The SVR can be changed by the lender and is separate from a tracker’s contractual formula. Check the reversion rate and the lender’s timetable for switching before you commit, because the rate after the deal can be materially different from the initial rate.
UK rate context: a dated snapshot, not a forecast
The Bank of England reported Bank Rate at 3.75% after its 17 September 2026 decision; its current-rate page was updated on 18 September and listed 5 November 2026 as the next decision date. This guide uses information checked on 13 October 2026. Bank Rate can change before you apply, and the number alone does not determine a tracker’s rate: the contract’s margin and other terms do that.

Andrew Bailey, Governor of the Bank of England, said in the statement accompanying that decision: “Today, we’ve held Bank Rate at 3.75%.” It describes the September decision, not the direction of future rates. Check the Bank of England’s latest announcement and your lender’s current illustration when making an application.
Which type fits your circumstances?
Start with your household’s ability to absorb a higher payment, then consider whether the possible benefit of a fall is worth accepting that risk. The following guide is a decision aid, not personal financial advice.
| If this describes you | What it may point towards | What to verify |
|---|---|---|
| A payment increase would force cuts to essentials or make the budget fail. | A fixed deal may provide useful certainty for its fixed period. | Fixed-period length, total fees, ERC schedule and the rate after the deal. |
| Your budget has meaningful headroom and you value the possibility of a lower payment if the linked rate falls. | A tracker may be worth considering, provided you can also manage increases. | Reference rate, margin, change timing, any floor or cap, and exit conditions. |
| You expect to move or refinance before the introductory period ends. | Either type could work; flexibility may matter more than the headline rate. | Portability, ERCs, overpayment rules and likely switching costs. |
| You are comparing one low-rate product with one higher-rate product that has no fee. | Do not decide from the initial rate alone. | APRC, arrangement and administration fees, and the period you expect to keep the deal. |
How to compare two actual offers
Put both mortgage illustrations side by side. Compare the same loan amount, term and repayment type, and carry each qualification—such as a fee or limited-time rate—alongside the number.

1. Payment certainty and exposure to rate changes
For the fixed option, record how long the rate is guaranteed and the scheduled payment during that period. For the tracker, identify exactly which rate moves and how often your lender recalculates the payment. Ask what would happen if the reference rate rose by one or two percentage points, and whether the household could still pay without using emergency credit or missing other commitments.

Compare the initial interest rate and the annual percentage rate of charge (APRC). APRC is an estimate of the yearly total cost over the mortgage’s full term under stated assumptions, including relevant charges; it is useful for standardised comparison but does not replace calculating your own planned deal period. Add product or arrangement fees, valuation or administration charges, and any cost of adding a fee to the balance. A lower rate with a substantial fee can cost more than a slightly higher rate with no fee.
3. Leaving, moving and porting
Read the ERC schedule for every year of the introductory period and ask whether a tracker can be left without a charge. Do not assume all trackers are penalty-free or that all fixed products use the same percentage schedule. If you may move home, check whether the mortgage is portable, whether the new property and borrowing pass the lender’s criteria, and what happens if you need additional borrowing at a different rate.

4. Overpayments
Check how much you can overpay without a charge and how the allowance is measured. Some products permit a limited amount each year; others use a different rule or require notice. Confirm whether an overpayment reduces the term, the monthly payment, or whichever option you request.
5. Deal length and the rate that follows
Match the introductory period to your likely plans. A longer fix can reduce refinancing risk but may restrict you for longer and may carry ERCs for more years. A shorter deal may give earlier flexibility but exposes you to the rates and fees available when it ends. Record the reversion rate, not just the initial rate, and set a reminder well before the end date.
Model a tracker before accepting variable payments
Use a repayment calculator to estimate the payment at the offered rate and at several higher and lower rates. The calculator output is an estimate; your lender confirms the exact payment amount and dates.

- Enter the balance you expect to borrow, the remaining or chosen term, and whether the mortgage is repayment or interest-only.
- Enter the tracker’s current rate, then record the reference rate and margin separately so you can change the reference-rate assumption.
- Run a baseline and at least two higher-rate scenarios. Include a lower-rate scenario only to understand the potential benefit, not as an expectation.
- Add the product fee and other known charges to your comparison. If a fee is added to the loan, include the resulting higher balance and interest cost.
- Compare each estimated payment with a realistic household budget that includes energy, insurance, childcare, transport, maintenance and savings.
- Use the lender’s mortgage illustration for the contractual figures and ask the lender or a regulated mortgage adviser to explain any discrepancy.
A transparent illustration of the tracker formula
Suppose, purely as an example, a contract says “Bank Rate plus 0.75%.” With Bank Rate at 3.75%, the contractual rate would be 4.50% before any product-specific rules. If Bank Rate rose by one percentage point, the rate would become 5.50%; if it fell by one percentage point, it would become 3.50%. This illustrates the arithmetic only. It is not a prediction, and the actual payment also depends on your balance, term, repayment type and the lender’s change date.
Will a tracker save you money?
There is no universal answer. The result depends on the tracker’s starting rate and margin, how the linked rate moves, when payment changes take effect, the fees you pay, and how long you keep the deal. A tracker that starts below a fixed offer can become more expensive after rises; a tracker can also remain cheaper if the reference rate stays lower than the level reflected in the fixed price. The reviewed official guidance does not establish that either type is consistently cheaper for all borrowers.
Compare the total cost over your intended holding period rather than treating the lowest initial rate as a guaranteed saving. If you would need to refinance early, include ERCs and the costs of arranging the replacement deal. If you stay to the end, include the rate and fees that would apply when the introductory period expires.

- Find your current terms. Note the balance, current rate, deal end date, SVR, ERC expiry and overpayment allowance.
- Ask for a redemption figure. The lender can confirm the balance, daily interest and any ERC on a specified date.
- Start early. Contact the lender before a fixed deal ends and ask about retention products. The available switching window varies, so follow the lender’s stated timetable.
- Collect comparable illustrations. Compare eligible alternatives on rate, APRC, fees, flexibility, portability and reversion terms—not just the monthly payment.
- Subtract switching costs. Include any ERC, product fee, legal or valuation charge and administration cost. A lower rate may not recover those costs during the period you expect to stay.
- Check affordability again. A lender’s approval and your own budget are separate questions; test higher payments if choosing a tracker.
- Confirm the final offer. Read the mortgage illustration and offer for the reference rate, margin, caps or floors, payment dates, ERCs and overpayment wording before accepting.
If the calculations or contractual language are unclear, speak to your lender or a mortgage adviser. If you use an adviser, check that the firm and individual are authorised by the Financial Conduct Authority and ask how the recommendation is paid for.
Common mistakes and how to avoid them
- Assuming a tracker always follows Bank Rate. Check that Bank Rate is the named reference and read the margin and change-date clauses.
- Treating a fixed rate as permanent. Record the fixed end date and the reversion rate, then plan a review in advance.
- Comparing headline rates only. Include APRC, arrangement and administration fees, and the cost of adding fees to the loan.
- Assuming “variable” means “flexible.” Verify ERCs, portability and overpayment limits in the specific offer.
- Relying on a calculator as a promise. Calculator results are estimates; the lender’s illustration and offer set the contractual payment and dates.
- Budgeting only for the current tracker payment. Keep a written higher-rate scenario and identify which spending could be reduced if payments rose.
- Ignoring the end-of-deal deadline. A missed switch can leave you on the SVR while you arrange a new product.
Decision checklist
- Can your household afford a plausible payment increase without missing essentials?
- Do you prefer certainty for a defined period, or are you prepared to accept movements in either direction?
- What is the tracker’s named reference rate, margin, change timing, floor and cap?
- What are the fixed deal’s ERCs, and can either product be left or ported if you move?
- What overpayment amount is allowed without a charge, and how is the limit calculated?
- What are the initial rate, APRC, product fee and other administration costs?
- What rate applies when the introductory period ends, and when should you begin arranging a replacement?
- Have you compared the total cost for the period you realistically expect to keep the mortgage?
The right choice is the offer whose risks, costs and flexibility fit your circumstances—not the label with the lowest headline rate. Recheck the latest Bank Rate and the exact lender terms immediately before applying.
