Fixed or variable mortgage rates in Sweden: costs, risks and flexibility

There is no universally cheapest choice. In Sweden, “variable” usually means a mortgage with a three-month rate-binding period, not a rate that changes every day. That option normally gives more freedom to switch lender or repay extra, while a fixed rate gives predictable interest costs for the agreed period but can create compensation charges if you repay early. Compare the actual offers, your ability to absorb higher payments and how long you expect to keep the loan.

What “fixed” and “variable” mean in Sweden

Variable usually means three months

Swedish consumer guidance commonly uses rörlig ränta (variable rate) for a mortgage whose rate is bound for three months. The lender can reset the rate at each three-month period as market conditions and the bank’s pricing change. It is therefore not an unbound daily rate. Your interest cost can move up or down at the reset dates, and the lender’s discount may have its own expiry date.

Fixed means a chosen binding period

With bunden ränta (fixed rate), the interest rate is agreed for a specified period, such as one, two, three or more years. The rate normally stays unchanged during that binding period. When it ends, you must choose a new period or move to the lender’s available three-month rate. A fixed rate protects the interest part of your payment from changes during the period; it does not lock in the cost of amortisation, insurance or other loan charges.

Swedish lenders may offer several fixed periods at the same time. The exact periods, discounts, notice requirements and conditions differ by lender, so the label alone is not enough to compare offers.

The core trade-off: certainty versus flexibility

Decision point Three-month “variable” rate Fixed rate
Payment predictability Lower. Interest costs can change at a reset date. Higher during the agreed binding period.
Exposure to market rates Immediate exposure to increases and decreases in mortgage pricing. Limited during the binding period; repricing occurs when that period ends.
Switching, extra repayment or changing the loan Consumer guidance describes greater freedom to change lender, make a larger repayment or alter the loan. Possible, but early repayment can trigger interest differential compensation if the contract allows it.
Price relative to the other option Can be lower or higher than a fixed offer. Often, but not always, more expensive than a three-month offer.
Main risk A rate rise increases interest costs while the loan is outstanding. You may pay more than a later market rate, or pay compensation if you leave before the period ends.

This is a decision about your household’s cash-flow risk, not a reliable way to forecast the next rate move. A fixed period transfers some interest-rate risk to the lender, which is why its quoted price can differ from the three-month rate. Neither structure guarantees a lower total cost.

How Swedish mortgage rates respond to market changes

The Riksbank’s policy rate influences funding conditions and other Swedish interest rates, but a policy-rate move does not translate into an identical, immediate change in every borrower’s mortgage rate. Banks also consider funding costs, competition, risk, operating costs and the discount negotiated with an individual customer.

A 2025 Sveriges Riksbank staff analysis found that Swedish banks systematically adjusted listed mortgage rates after both policy-rate increases and cuts, including longer fixed periods. For listed three-year rates, the memo estimated approximately 75% pass-through after two months. That is an estimate for listed rates over the study period, not a forecast and not a promise about a negotiated rate on your loan.

The practical implication is that a fixed rate is not insulated from the market forever. It reflects market conditions when you sign and changes when you renew. A three-month rate exposes you sooner to changes, while a fixed period delays the next repricing date.

What the latest Swedish figures do—and do not—tell you

Finansinspektionen’s March 2026 average

Finansinspektionen reported an average variable mortgage rate of 2.62% for new and renegotiated mortgages in March 2026 across eight banks representing more than 90% of total lending. This is a historical monthly average. It is not a rate available to every borrower, and it is not necessarily the offer you can obtain now.

In the same comparison, the average rate at the bank with the lowest average differed by 0.26 percentage points from the bank with the highest average. Finansinspektionen translated that spread into more than SEK 5,000 per year before the interest tax deduction on a SEK 2 million loan. The calculation compares bank averages; it does not promise that an individual borrower qualifies for the lowest figure.

These numbers make lender comparison material. The rate type is only one variable: the offered margin, discount duration, binding period and early-repayment terms can change the result.

When a three-month rate may fit

A three-month period can suit a household that values the ability to change plans and can absorb a higher interest bill. Consumer guidance identifies more freedom to switch lender, make a large extra repayment or alter the loan than with a fixed period.

  • Your budget has room for increases. Ask the lender to show the interest cost on your actual balance if the three-month rate rises by one and by two percentage points. Include the resulting payment alongside essential expenses, not just discretionary spending.
  • You may move or refinance. A short binding period reduces the chance that a sale or lender change occurs while a long fixed period is still running.
  • You expect to repay a substantial amount. Check whether your planned repayment is treated as an ordinary permitted amortisation or as an early repayment that could have a charge under the contract.
  • You are comparing a clearly better negotiated offer. A lower three-month quote is meaningful only after checking how long the discount lasts and what rate applies afterward.

The trade-off is that every reset can change your interest cost. A household that would have to cut essential spending after a rate rise is taking a larger risk than the headline rate might suggest.

When a fixed rate may fit

A fixed period can suit a borrower who places a high value on predictable interest costs and expects to keep the loan for the full period. The rate is known for that agreed term, making household cash-flow planning easier even if market rates rise.

  • Predictability is worth paying for. Compare the fixed quote with the three-month quote for the same loan and ask what the difference costs in kronor each month.
  • Your budget is tight. Certainty can be valuable when a rate increase would threaten essential expenses, even though the fixed quote might be higher at the outset.
  • Your moving plans are clear. A fixed period is easier to evaluate when you are unlikely to sell, refinance or make a large repayment before it ends.
  • You understand the exit cost. Obtain a written estimate of any interest differential compensation before signing, not after you have accepted an offer.

Fixing a rate is not a bet that rates will rise. You can still pay more than a borrower on a three-month rate if market rates fall or if the fixed quote includes a larger margin.

Early repayment, moving and switching lender

What interest differential compensation is

You may repay a mortgage early, but if the rate is fixed and the contract reserves the lender’s right, the lender may charge ränteskillnadsersättning (interest differential compensation) for the remaining binding period. It is intended to reflect the lender’s financial loss when the loan ends before the agreed term; it is not automatically zero and it is not a universal flat percentage of the balance.

Before selling your home, refinancing or making an unusually large repayment, ask the lender for a written estimate. Request the outstanding balance, remaining binding period, market-rate assumptions, comparison maturities and the calculation date. The amount can change as market rates and your balance change.

Rules for periods beginning on or after 1 July 2025

For housing-credit rate-binding periods that start on or after 1 July 2025, the Swedish Consumer Credit Act caps the compensation using market rates for interest-rate swap agreements. The method compares the average swap rate over 20 trading days around the start of the binding period with the corresponding rate shortly before early repayment. The maturities are matched to the original and remaining binding periods.

This statutory method is more specific than a rule of thumb. An individual result depends on the loan amount, the dates, the original term, the time left and the relevant market rates. The lender should show the calculation basis for your loan.

Older fixed periods use transitional treatment

Do not apply the post-July-2025 formula to every existing fixed loan. The Swedish Bankers’ Association describes separate treatment for binding periods that began before 1 July 2014, those beginning from 1 July 2014 through 30 June 2025, and those beginning from 1 July 2025 onward. The start date of your particular period matters.

Splitting the mortgage across binding periods

Swedish borrowers can divide one mortgage into separate loan parts and choose a different binding period for each part. For example, one part can have a three-month period while another is fixed for a longer term. This spreads the dates on which rates reset and can combine some flexibility with some payment certainty.

Splitting is not a guaranteed saving strategy. It can produce different rates, different renewal dates and different early-repayment consequences. If the parts mature at different times, moving the entire mortgage to another lender can also be less straightforward: you may need to wait for one part to end or calculate compensation for it.

Finansinspektionen’s “The Swedish Mortgage Market” report, published 7 March 2024 using a 2023 sample, found that six in ten home buyers split a new mortgage across more than one loan. The same sample showed that approximately 65% had a volume-weighted fixed period of three months or less. These are dated sample findings, not current market shares and not a recommendation that splitting is right for you.

Questions to settle before splitting

  • What rate and discount apply to each loan part?
  • When does each part reset or mature?
  • Can you make extra repayments on one part without compensation?
  • What happens if you sell before the parts mature on the same date?
  • Will different maturity dates make a complete lender switch more difficult?

A practical comparison method

  1. Write down the loan facts. Record the balance, expected amortisation, likely time in the home, possible future repayments and the minimum monthly buffer your household needs.
  2. Collect like-for-like offers. Ask for the three-month rate and each available fixed period for the same balance, loan-to-value situation and customer discount. Note when every discount ends.
  3. Stress-test the three-month option. Ask how your interest cost changes after a one- and two-percentage-point increase. Use your actual balance and ask for the figures in writing.
  4. Price the fixed option. Compare the kronor difference between the fixed and three-month offers over the proposed term. Treat it as the cost of certainty, not proof that rates will rise.
  5. Get the exit estimate. For every fixed period you are considering, ask for the estimated interest differential compensation if you sell, refinance or repay early. Ask which legal calculation method applies based on the period’s start date.
  6. Consider a split only for a clear reason. Set the reset dates and exit consequences on a calendar. Do not split solely because it appears popular in a dated sample.
  7. Compare lenders’ actual terms. Averages and list rates are reference points. The offer you can sign, including its discount and conditions, determines your cost.
  8. Recheck before signing. Confirm the rate, binding period, discount expiry, repayment rules, compensation estimate and what happens at maturity. Keep the written offer.

Questions to ask the lender

  • What rate and discount are you offering for the three-month period and for each fixed period?
  • How long does the discount last, and what rate or margin applies after it ends?
  • What would the interest cost be on my current balance after a one- or two-percentage-point rise in the three-month rate?
  • What is the estimated interest differential compensation if I sell, refinance or repay early on this fixed period?
  • Which calculation method and market-rate assumptions did you use, and can you provide them in writing?
  • Can I divide the mortgage into parts, and when would each part reset?
  • What constraints or costs apply if I change lender while one or more parts are fixed?
  • Are there fees or conditions not included in the quoted interest rate?

Common mistakes to avoid

Calling three months “fully floating”

The rate is normally bound for three months. Treating it as a daily-reset rate can lead to the wrong assumptions about timing and payment changes.

Choosing from averages instead of an offer

Finansinspektionen’s March 2026 figures show that average rates differed between eight large banks, but an average is not an eligibility promise. Compare your written offers, including discounts and expiry dates.

Assuming fixed is always more expensive—or always safer

Fixed rates are often more expensive than three-month rates, but not always. A fixed period also creates a potential exit cost. Safety depends on both payment certainty and your likelihood of needing to leave the loan early.

Using a flat percentage to estimate early repayment cost

Compensation depends on the applicable legal method, dates, remaining term, balance and market rates. Ask for the lender’s calculation instead of applying a shortcut.

Ignoring the end date

A fixed period does not end the decision. Put the maturity date in your budget calendar and request new offers early enough to compare alternatives.

Splitting without planning the reset dates

Different maturity dates can smooth repricing, but they can also complicate a complete switch or sale. Record each part’s terms before you accept the structure.

How to reach a decision

Choose the three-month option when flexibility is valuable and your household can absorb meaningful rate increases without cutting essential spending. Choose a fixed period when predictable interest costs are worth the quoted premium and your plans make early repayment unlikely. Consider a split when you deliberately want different risk profiles and understand each part’s maturity and exit terms.

In every case, compare the actual lender offers. The March 2026 bank averages demonstrate that shopping around can matter, while the rate type alone cannot determine the cheapest outcome. Revisit the decision whenever your income, planned move, loan balance or ability to handle higher payments changes.
