Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteTo get pre-approved for a mortgage in Canada, first check your credit and debts, set a budget, gather income and down-payment documents, compare lenders or a licensed broker, and submit a complete application. The lender will assess your income, assets, debts and credit, apply the mortgage stress test where required, and issue a maximum prospective mortgage—often with a rate hold under that lender’s terms.
That number is a ceiling, not a safe spending target or a guaranteed mortgage. The lender must still approve the specific property and complete final underwriting after you have an accepted offer. Financial Consumer Agency of Canada (FCAC) guidance published in 2025 puts the distinction plainly: “The preapproval amount is the maximum you may get for a mortgage. It doesn’t guarantee that you’ll get a mortgage for that amount.”

What mortgage pre-approval means in Canada
A pre-approval is a lender’s preliminary assessment of how much it may lend you, based on the information and documents available at that point. It usually identifies a maximum mortgage amount and may hold an interest rate for a stated period under the lender’s conditions. It is useful for setting a realistic home-search range and demonstrating to a seller that you have started the financing process.

Why obtain it before house hunting
- You can identify affordability limits before making an offer.
- You can find documentation or credit-report errors while there is time to correct them.
- You can compare the lender’s rate, fees, flexibility and conditions rather than accepting the first offer.
- You can write an offer with a financing condition that gives the lender time to approve the actual property.
Step 1: Check your credit and list every debt
Order your credit report before approaching lenders. Review personal information, account balances, payment history, credit limits and any accounts or inquiries you do not recognize. FCAC advises correcting errors before shopping for a mortgage; a disputed item can take time to investigate.
Prepare a complete list of obligations, including:
- Credit-card balances and minimum payments
- Car loans and leases
- Lines of credit
- Student loans
- Personal loans
- Spousal or child-support payments
- Any other recurring contractual debt
Do not omit a debt because the balance is small or another person normally makes the payment. The lender uses your documented obligations to calculate debt-service ratios, and undisclosed information can delay or derail underwriting.
What to do if the report is wrong
- Identify the account, date and information you believe is inaccurate.
- Contact the credit bureau and the creditor that supplied the information, following their dispute process.
- Keep copies of correspondence and supporting records.
- Tell the lender about an unresolved material dispute rather than assuming it will not be noticed.
A credit score is only one part of the decision. Income stability, debt payments, down payment, credit history and the property all matter. Do not take on a new loan, increase card balances or make large financed purchases while your application is being assessed without discussing the effect with the lender.
Step 2: Set a budget below the maximum
Qualification ratios answer “what might a lender approve?” They do not answer “what payment will leave my household financially comfortable?” FCAC’s published guideline is approximately 39% of gross income for monthly housing costs and 44% for total debt service. Lenders may apply their own policies within applicable rules, and your personal budget may need to be substantially lower.
Housing costs to include
- Mortgage principal and interest
- Property taxes
- Heating and other required utilities used in the lender’s calculation
- Home insurance
- Condo fees, where applicable
- Routine maintenance and expected repairs
- Commuting, parking and other location-related costs
- An emergency reserve for job loss, illness, major repairs or rate changes
Run your own monthly budget using the payment at the qualifying rate, not just the payment at today’s advertised contract rate. Also test a higher payment, a temporary income reduction and an unexpected repair. If the purchase only works at the lender’s maximum, reduce the price target or increase the available cash.

Step 3: Assemble a complete pre-approval file
Missing information is a common cause of approval delays, according to the Canada Mortgage and Housing Corporation (CMHC). A complete file lets the lender verify the facts used in its calculations and reduces back-and-forth requests.
Identity and address records
- Government-issued photo identification
- Current address and previous addresses, as requested
- Employment and residence history for the period requested by the lender
Employment and income evidence
- Employer name, job title and length of employment
- Proof of salary or hourly rate
- Recent pay stubs
- Additional income records when applicable, such as commission, bonus, rental or pension documentation
- If self-employed, two years of Canada Revenue Agency Notices of Assessment, plus any business records the lender requests
Down payment and assets
- Bank or investment statements showing the amount available
- Proof of the source of the funds, including a gift letter and transfer records when family assistance is involved
- Records for registered accounts or other investments being used
- Evidence of any deposit already paid
Debts and obligations
- Statements or account details for credit cards, loans and lines of credit
- Student-loan and support-payment information
- Any other recurring obligation the application asks you to disclose
Ask the lender which statement dates and file formats it accepts. Keep original documents available; screenshots without account-holder names, dates or balances may not satisfy verification.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Step 4: Compare banks, credit unions and mortgage brokers
You can approach a bank, a credit union, a mortgage broker or more than one of these channels. The right comparison is broader than the lowest headline rate. Products, underwriting policies, fees and flexibility differ, and a broker does not necessarily have access to every lender.
| Option | Potential access | Questions to ask |
|---|---|---|
| Bank | That institution’s mortgage products and its underwriting process | Which products fit your income type, how long is the rate hold, what are the prepayment privileges, portability rules, penalties and fees? |
| Credit union | Products offered under its own membership and lending policies | How does it qualify income and self-employed applicants, and which stress-test or documentation policies apply? |
| Mortgage broker | A panel of lenders; panels are not identical between brokers | Which lenders will be considered, how is the broker compensated, are there borrower fees, what licensing applies in your province or territory, and what rate-hold and product conditions are available? |
For every option, request the material terms in writing. Compare the total borrowing cost and practical flexibility, including fixed versus variable terms, prepayment privileges, portability, discharge or refinancing penalties, lender fees, broker compensation, service expectations and document requirements. A lower rate can be outweighed by a restrictive penalty or a product that does not fit your expected move or refinancing plans.
Step 5: Submit the pre-approval application
The professional handling the application will collect personal information and supporting documents and will likely obtain your consent for a credit check. The lender then assesses your income, assets, liabilities and credit history and determines a prospective maximum mortgage.

- Choose the application channel. Decide whether to start with a bank, credit union, broker or several providers. Ask whether each inquiry will result in a hard credit check and how inquiries are treated.
- Send a complete package. Provide identification, employment and income records, asset and down-payment proof, and the full debt list in the requested format.
- Review the assumptions. Confirm the income used, debt payments, property-tax and heating assumptions, amortization, term, payment frequency and down-payment amount.
- Read the written result. Note the maximum mortgage, any rate hold, its expiry date, conditions, exclusions and documents still outstanding.
- Ask what would invalidate it. Find out how a job change, new debt, gifted funds, a condominium purchase or a property below the lender’s standards would affect the result.
Keep the pre-approval letter and a record of the expiry date. A rate hold is not automatically an approval, and its duration and conditions are lender-specific.
How the mortgage stress test affects your maximum
Federally regulated banks must qualify borrowers at the higher of 5.25% or the negotiated mortgage rate plus 2%. This applies to insured and uninsured mortgages. For example, if the negotiated rate is 4.8%, the qualifying rate is 6.8%; if the negotiated rate is 2.9%, the 5.25% floor is higher. The qualifying payment can therefore be materially higher than the payment you would make at the contract rate.
Non-federally regulated lenders may use different policies. Ask exactly which qualifying rate and debt-service method will be used, especially if you are considering a lender outside the federal banking framework. Do not assume that a pre-approval from one institution transfers to another.
Plan the down payment and closing cash
For a typical owner-occupied purchase, the minimum down payment tiers described by Canada.ca and CMHC are:
| Purchase-price portion | Minimum down payment |
|---|---|
| First $500,000 | 5% |
| Amount from $500,000 to $1 million | 10% on the portion above $500,000 |
| Amount above $1 million | 20% on that portion |
These tiers work in portions, not as one percentage applied to the entire price. On a $700,000 home, the minimum under this structure is $25,000 on the first $500,000 plus $20,000 on the remaining $200,000, for $45,000. Confirm the rules that apply to your property type, occupancy and transaction date before relying on an example.

Canada.ca says closing costs are usually 1.5% to 4% of the purchase price. They can include legal work, land-transfer taxes, adjustments, appraisal or inspection charges, title-related costs, moving expenses and prepaid items. Keep this cash separate from the down payment and ask for a written estimate from the lawyer or notary and lender.
Federal programs that can help with a first home
First Home Savings Account
Eligible buyers may contribute up to $8,000 per year to a First Home Savings Account (FHSA), up to $40,000 in total. Eligibility, deduction treatment, qualifying withdrawals and transfer rules are set by the Canada Revenue Agency and can change. Confirm that you qualify and understand the withdrawal conditions before counting the balance toward your closing funds.
Home Buyers’ Plan
The Home Buyers’ Plan limit is $60,000 for qualifying withdrawals made after April 16, 2024. Repayment obligations and eligibility rules apply. Verify the current CRA requirements, repayment schedule and interaction with other registered-account withdrawals before making an offer based on this money.
Program limits are not a substitute for proof of funds. The lender may need statements showing the balance, the source and the transfer into the account.
Shop within the approved range and protect the offer
Use the pre-approved maximum as an upper boundary, then shop below it using your own budget. A lender can reject or reprice a property because of its condition, appraisal, zoning, location, condo documents, insurance availability or marketability even when your income and credit have not changed.

Keep appropriate conditions
- Financing condition: gives the lender time to approve the specific property and complete its checks.
- Inspection condition: lets you obtain an independent inspection and address material defects.
- Other transaction conditions: your lawyer, lender or local professional may recommend additional protections based on the property and province or territory.
Book a home inspection with a qualified professional and confirm the inspector’s credentials and insurance in your province or territory. Do not waive a financing condition solely because you hold a pre-approval letter.
What happens after an accepted offer
- Send the property details. Provide the signed agreement, listing information, condo documents where relevant and the deposit record.
- Complete the lender’s property review. The lender may order an appraisal or require another valuation and may assess insurance, title, occupancy and property condition.
- Update your financial file. Supply current pay stubs, bank statements or explanations for any changed balances or deposits.
- Arrange insurance and legal work. Obtain the required home insurance and instruct a lawyer or notary to handle the purchase, title and funds.
- Review the final commitment. Confirm the approved amount, rate, term, payment, amortization, conditions, prepayment privileges, portability and penalties.
- Waive financing only after confirmation. Follow the dates in the offer and obtain professional advice if a condition remains unresolved.
At closing, the lawyer or notary coordinates the down payment, lender advance, adjustments, registration and transfer of title. Keep copies of the final mortgage documents and payment schedule.
Common causes of delay or a changed decision
Incomplete or inconsistent documents
A pay stub that does not match the stated salary, unexplained deposits, missing pages or an incomplete debt list can trigger further verification. Send legible, current records and explain unusual transactions before the lender asks.
Free tools Windows power users keep installed
One-click scans. No signup required.
Income that is difficult to verify
Commission, variable hours, multiple jobs, contract work and self-employment may require longer income histories or tax documents. Ask at the start which income sources will be counted and how they will be averaged.
New credit or debt
A car loan, credit-card balance, co-signed obligation or financed purchase can raise your debt-service ratios. Delay non-essential borrowing until after closing, and disclose any new obligation immediately.
Down-payment source problems
Funds that arrive shortly before closing without a clear paper trail can be questioned. Keep statements showing the source, transfers and any gift documentation.
Property-related concerns
An appraisal below the purchase price creates a funding gap: the lender may base its loan on the lower supported value, leaving you to provide more cash or renegotiate. Defects, insurance limitations, unusual construction or problematic condo documents can also prevent final approval.
Recommended Free Tools
Expired rate hold or changed market conditions
If the rate hold expires before you close, the lender may reprice the mortgage or reassess the file. Ask about extension rules and build enough time into the offer and closing schedule.
