For a mortgage intended for sale to Fannie Mae or Freddie Mac, either Classic FICO or VantageScore 4.0 can currently be eligible, depending on the lender’s approval and workflow. FICO 10T has been approved for future use but is not currently eligible for delivery to those Enterprises. FHA follows a separate timetable: HUD says VantageScore 4.0 and FICO 10T become eligible alongside Classic FICO on January 1, 2027.
The score in a consumer app may not be the score used for your application. Ask your lender which model, credit-report setup and underwriting result will control your particular loan before relying on any number you see online.

Which credit score matters for a mortgage?
There is no single mortgage score that applies to every borrower and every loan. The controlling model depends first on the loan channel, then on the lender’s eligibility and operating choices.

An approved lender may choose the model for a particular loan, but it must use the same model for all borrowers on that loan.
- FICO 10T: It has been approved as a future option for Enterprise delivery, but it is not currently eligible for delivery. Do not assume a lender is using it today.
- FHA-insured loans: HUD says VantageScore 4.0 and FICO 10T become eligible on January 1, 2027, alongside Classic FICO. That FHA date does not change the current policy for a Fannie Mae or Freddie Mac loan.
- Other loan channels: Their score rules can differ. Enterprise policy should not be treated as a universal rule for every lender, government program or portfolio loan.
Because availability is lender- and transaction-specific, the practical answer is the model your lender will actually order and use for your file. A score from a banking app, a credit-card dashboard or another consumer service cannot establish that by itself.

How mortgage scoring is different from the score you see online
FICO is a family of models, not one universal number
“FICO score” describes a brand and a range of models, not a single permanent calculation. Mortgage policy names particular models. A lender’s score can therefore differ from a consumer-facing FICO score because the version, credit bureau data, report date or scoring purpose is different.
VantageScore is also model-specific
VantageScore 4.0 is a defined model. A VantageScore number from another version is not interchangeable with it, and neither model provides an official conversion formula that lets you translate one borrower’s score precisely into the other.
The underlying reports may differ
Mortgage underwriting can use credit information from the bureaus ordered for the application. A consumer service may display data from only one bureau, refresh on a different day or omit information that appears on the lender’s report. Differences in balances, account updates, inquiries, public records or dispute status can change the result even when the scoring model is identical.

Fannie Mae says its Desktop Underwriter analyzes the credit-report data itself, and that score requirements vary by underwriting and transaction type. The score is therefore one input to an underwriting decision, not a stand-alone approval promise. Debt, income, assets, down payment, property and loan characteristics can affect the result that controls eligibility.
Current policy for Fannie Mae and Freddie Mac loans
FHFA’s current interim approach replaces the old shorthand that mortgage lenders use only one FICO model. For eligible loans delivered to the Enterprises, lenders can choose Classic FICO or VantageScore 4.0, subject to the lender’s approval and implementation.
VantageScore 4.0 availability
FHFA says all approved Fannie Mae and Freddie Mac lenders may now use VantageScore 4.0 following an initial limited rollout. That broad current statement is more up to date than the narrower rollout language in Fannie Mae’s April 22, 2026 implementation announcement. A lender still has to have the required approval and workflow in place, so ask whether it will use VantageScore 4.0 on your specific application.

Classic FICO remains an eligible choice
Classic FICO remains available under the Enterprise policy. A lender that has not been approved for VantageScore delivery, or that chooses not to use it for your loan, must continue with Classic FICO for that transaction.
FICO 10T is not a current delivery option
FHFA lists FICO 10T as approved for future use but not currently eligible for delivery to the Enterprises. Additional implementation guidance is expected when it becomes available. Seeing references to FICO 10T in policy announcements or historical analysis does not mean your lender is scoring today’s application with it.
Credit-report requirements initially remain the same
FHFA says the inclusion of VantageScore 4.0 does not initially change current credit-reporting requirements. The model choice and the report-ordering process are related but separate questions; ask your lender about both.
FHA has a different effective date
HUD’s FHA TOTAL page, updated in October 2026, states that VantageScore 4.0 and FICO 10T become eligible for FHA-insured underwriting on January 1, 2027, alongside Classic FICO. Until that effective date, do not assume an FHA lender can use either alternative model simply because an Enterprise lender may be able to.
| Loan channel | Classic FICO | VantageScore 4.0 | FICO 10T |
|---|---|---|---|
| Eligible loan delivered to Fannie Mae or Freddie Mac | Currently eligible, subject to lender workflow | Currently eligible for approved lenders, subject to lender workflow | Approved for future use; not currently eligible for delivery |
| FHA-insured underwriting | Existing eligible model | Eligible beginning January 1, 2027, according to HUD | Eligible beginning January 1, 2027, according to HUD |
| Other mortgage channels | Requirements are lender- and program-specific; the Enterprise and FHA rules above do not automatically apply | ||
The table describes policy eligibility, not which model is more favorable for an individual borrower. Official policy materials do not establish a consumer rule that one model will always produce a higher number than another.

What changed in 2026?
April 22, 2026 Enterprise announcement
Fannie Mae’s Announcement SEL-2026-04 added VantageScore 4.0 and FICO 10T as approved models and described immediate use of three-bureau versions for approved lenders. It also said lenders not approved for VantageScore delivery had to continue using Classic FICO. FHFA’s later current policy page records the broader availability that followed the initial limited rollout, so the current FHFA status should control when the two descriptions differ.

Historical data is not current eligibility
FHFA says the Enterprises published historical FICO 10T data for loans acquired from April 2013 through September 2025 and additional VantageScore 4.0 history for loans acquired from April 2023 through September 2025. Those datasets allow analysts to study how models behave on past loans; they do not authorize a lender to deliver a new loan with FICO 10T today.
Why the policy matters at market scale
FHFA’s April 22, 2026 release said the Enterprises provide more than $8.5 trillion in funding for U.S. mortgage markets and financial institutions. That figure describes the institutions’ scale, not a borrower’s score, approval odds or interest rate.
Does the score I see online match the one my mortgage lender will use?
It might, but you should not assume it. A match requires the same scoring model, the same bureau data and a similar reporting date. Any of the following can create a different result:

- The app receives data from one bureau while the lender orders the credit reports required for the transaction.
- An account balance, payment, inquiry or dispute was updated between the two report dates.
- The lender’s automated underwriting system evaluates the full report and transaction details rather than relying on the number displayed in an app.
- The loan program has a different eligibility rule from the one assumed when you checked the score.
Use an online score to monitor direction and identify possible errors, not as a promise that the mortgage underwriter will see the same number.
Questions to ask your lender before applying
These questions identify the variables that actually control your file:
- “Which scoring model will you use for my application: Classic FICO or VantageScore 4.0?” Ask for the model name and version, not just “a FICO score.”
- “Are you approved to deliver a VantageScore 4.0 loan for this program, and will you use it on my file?” Approval to use the model does not mean the lender selects it for every loan.
- “Which credit-report setup will you order?” Confirm how many bureaus and which report process apply to the transaction.
- “Will every borrower on the loan be scored with the same model?” FHFA’s interim policy requires the same model for all borrowers on one Enterprise loan.
- “Is this an FHA-insured loan, a loan intended for Fannie Mae or Freddie Mac, or another channel?” The answer determines which policy timetable is relevant.
- “Which score or underwriting result controls eligibility for this transaction?” The controlling measure can depend on the program, transaction type and automated underwriting path.
Get the answers before making a major credit change or timing a new application. If a loan officer gives a general answer, ask for confirmation from the underwriting or credit team handling your file.

How to prepare when you do not know the model yet
Check all three credit reports for errors
Review the information that could appear in the lender’s reports, including account ownership, payment history, balances, limits, collection accounts and inquiries. Correct factual errors with the reporting bureau and the furnisher. Keep documentation of disputes and resolutions for the lender.
Free tools Windows power users keep installed
One-click scans. No signup required.
Keep balances and payments stable
A report that changes shortly before the lender orders it can produce a different score from the one you checked earlier. Pay every account on time and avoid deliberately moving balances merely to chase an app score unless your lender advises you on the timing and consequences.
Avoid unnecessary new credit
Opening accounts or allowing multiple hard inquiries can alter the credit data used in underwriting. Ask the lender before applying for new credit, closing an account or transferring balances while a mortgage is pending.
Preserve records of unusual items
If you have a paid collection, a recently resolved dispute, an identity-theft block or an account that changed ownership, retain statements and confirmation letters. The lender may need to reconcile a difference between your records and the report it receives.
Do not try to reverse-engineer a score conversion
No official consumer conversion rule tells you what a Classic FICO number will become under VantageScore 4.0 or FICO 10T. Focus on accurate reports and the lender’s stated underwriting path rather than a guessed equivalent.
Common mistakes and how to correct them
Mistake: treating “FICO” as one score
Correction: Ask for the exact model and version. A generic FICO label does not identify the calculation used for your mortgage.

Mistake: assuming every lender can use VantageScore 4.0
Correction: Confirm the lender’s approval and whether it will select VantageScore 4.0 for your program and file. Current policy eligibility does not force every lender to use it.
Mistake: assuming FICO 10T is already in use
Correction: Treat FICO 10T as a future Enterprise delivery option until FHFA publishes implementation guidance and your lender confirms it is available.
Mistake: carrying the Enterprise rule into FHA
Correction: Identify the program first. HUD’s stated effective date for FHA’s alternative models is January 1, 2027.
Mistake: comparing a consumer score with a mortgage score as if they were interchangeable
Correction: Compare the model, bureau and report date before drawing conclusions. If any one differs, the numbers answer different questions.
Mistake: focusing on the score while ignoring the underwriting result
Correction: Ask which automated or manual underwriting outcome controls eligibility. Fannie Mae says Desktop Underwriter analyzes credit-report data, and transaction-specific requirements vary.
What the policy does—and does not—tell you
The policy tells you which models can be eligible in defined channels and when. It does not tell you that VantageScore 4.0 will be higher for you, that Classic FICO will be lower, or that either model guarantees approval. It also does not set one universal score threshold for every mortgage. Program rules, transaction characteristics and the lender’s underwriting process still matter.
FHFA Director William J. Pulte described the change this way in the April 22, 2026 announcement: “We are modernizing credit scoring with more predictive models, helping millions of Americans who responsibly pay rent qualify for mortgages.” That is an attributed policy statement about the goal of modernization, not evidence that any particular borrower will qualify or receive a specific score.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesA practical decision framework
- Classify the loan: Determine whether it is intended for sale to Fannie Mae or Freddie Mac, insured by FHA, or handled through another channel.
- Identify the current eligible models: For an Enterprise loan, ask about Classic FICO and VantageScore 4.0. Do not treat FICO 10T as currently deliverable. For FHA, apply HUD’s January 1, 2027 effective date.
- Confirm the lender’s choice: Ask which model and report setup will be used on your application, not which models exist in policy.
- Check the source of your own score: Record the model, bureau and date shown by any consumer service so you can explain differences without assuming an error.
- Prepare the underlying credit file: Correct inaccuracies, keep payments current and avoid avoidable changes before the lender pulls the reports.
- Use the underwriting answer as the decision point: Ask what score or automated-underwriting result controls eligibility for your transaction.
The most useful number is therefore not the highest score displayed on a dashboard. It is the score and underwriting measure produced by the model, reports and loan channel your lender confirms for your application.
