Experian, Equifax, and TransUnion: What Mortgage Borrowers Should Know About Credit Reports

Most mortgage lenders have traditionally checked all three nationwide credit bureaus—Experian, Equifax, and TransUnion—and used the middle of the resulting scores. That is general practice, not a guarantee for every lender or loan. Ask your loan officer which reports and score model will be used for your application, then review all three reports for errors before you apply.

Your credit report is the underlying record of accounts and payment history. A credit score is a number calculated from that record by a particular scoring model. The score you see through a bank or consumer website may use different bureau data or a different model from the score used for a mortgage decision.

What the three credit bureaus actually do

Experian, Equifax, and TransUnion are separate nationwide consumer reporting companies. They collect information supplied by lenders, card issuers, debt buyers, and other businesses, organize it into consumer reports, and provide those reports to businesses with a legally permitted purpose. The Consumer Financial Protection Bureau (CFPB) notes that these are the three nationwide companies relevant to most consumer credit questions, although other organizations also prepare specialized consumer reports. See the CFPB’s consumer reporting companies guide (modified January 30, 2025).

There is no single shared file that all three companies display identically. A lender may report to one bureau later than another, omit a bureau, or provide different account details. As a result, the same account can show a different balance, payment status, or date—or be absent—from one report.

Report versus score

A report is the detailed data: identifying information, accounts, limits, balances, payment history, inquiries, and public-record or collection information where applicable. A score is a calculation made from some of that data. The model, the bureau file used, and the date the data were pulled all affect the number. CFPB explains why a score purchased or displayed through a financial app may not match the score a mortgage lender uses in its mortgage-score explanation (last reviewed December 31, 2024).

Do mortgage lenders look at all three bureaus?

CFPB’s general consumer guidance says most mortgage lenders have traditionally obtained scores from Equifax, Experian, and TransUnion and used the middle score. For example, if the three scores were 680, 700, and 720, the middle score would be 700. That example explains the method; it does not promise that every lender, loan program, or borrower will be evaluated that way.

Before authorizing a credit pull, ask the loan officer: “Which credit reports and score model will you use for my loan, and what should I do if I find an error?” The answer can depend on the lender, the product, the borrowers on the application, and whether the loan is eligible for sale to a particular investor.

What changed for Fannie Mae and Freddie Mac loans

FHFA’s policy page, updated October 2, 2026, describes the current policy for eligible loans sold to Fannie Mae or Freddie Mac. Approved lenders may choose either Classic FICO or VantageScore 4.0. VantageScore 4.0 became available to all approved lenders on September 9, 2026, following a limited rollout. FICO 10T is not currently eligible for delivery; FHFA says it will provide further guidance when that changes. The policy is summarized in FHFA’s Credit Scores page.

Question Current FHFA Enterprise policy
Which loans does it cover? Eligible loans delivered to Fannie Mae or Freddie Mac; it does not automatically govern every mortgage product.
Permitted models Classic FICO or VantageScore 4.0, at the approved lender’s choice.
FICO 10T Not currently eligible for delivery.
Consistency among co-borrowers The lender must use the same score model for all borrowers on a given loan.
Credit-report requirements Existing requirements, including tri-merge and bi-merge rules, were not initially changed by the VantageScore 4.0 implementation.

FHFA’s VantageScore 4.0 implementation FAQ provides additional implementation details. Do not interpret the change as “all lenders now use VantageScore” or as proof that mortgages no longer involve all three bureaus. Confirm the procedure for your specific loan.

Why your three reports and scores can differ

Differences are normal when the underlying files are not synchronized. Common causes include:

  • A creditor reports a new balance or payment to one bureau before reporting it to the others.
  • One bureau has an account that another does not have, or an account was closed or transferred under a different record.
  • Names, addresses, or other identifying details are formatted differently, creating a mixed-file risk.
  • The lender uses a mortgage-specific scoring model while your consumer service shows a different model.
  • The score was calculated on different dates, after balances or inquiries changed.

Do not treat one online score as a universal “true” score. A mortgage decision also considers factors beyond the score, including your credit history with that lender, debt, savings, assets, and income, according to CFPB.

What a mortgage lender checks beyond the number

The lender reviews the report data behind the score and verifies your ability to repay. Depending on the loan, underwriting can examine employment and income documentation, recurring debts, available assets and reserves, the down payment, property information, and your history with the lender. A strong score cannot compensate for an income, debt-to-income, documentation, or property issue that fails the program’s requirements; conversely, a lower score does not by itself tell you whether the application will be approved.

How to get and compare all three reports

Use the official access route rather than assuming a monitoring app supplies the reports used in underwriting. CFPB directs consumers to AnnualCreditReport.com for reports from each nationwide company. CFPB says online access is available weekly from each company and that requesting your own report does not hurt your score. Its separate guidance, last reviewed May 14, 2024, also describes an Equifax settlement-based offer of up to six additional free reports in a 12-month period through December 2026; verify the offer’s current terms when you request a report at CFPB’s self-check explanation.

How to dispute an error before mortgage underwriting

CFPB recommends disputing with both the credit reporting company and the business that furnished the information. The bureau generally forwards your dispute and relevant evidence to the furnisher, investigates, and reports the result. Follow the detailed instructions in CFPB’s dispute guide (last reviewed September 2, 2026).

  1. Identify the exact item. Name the account, account number or partial number, bureau report date, and the field that is wrong.
  2. Explain the error plainly. State what the report says and what the correct information should be.
  3. Attach copies, not originals. Include statements, canceled-payment evidence, identity-theft documentation, or correspondence that supports your position.
  4. Send the dispute to both parties. Use the bureau’s stated submission method and the furnisher’s dispute address listed on your statement or report.
  5. Keep a complete file. Save the submitted dispute, attachments, delivery confirmation, report excerpts, and every response.
  6. Check the results. CFPB says disputes are usually handled within 30 days, although the facts and timing of a case can affect the process. Review the updated report from each affected bureau.
  7. Escalate unresolved problems. If the information remains inaccurate after the dispute process, submit a complaint to CFPB and include your records.

CFPB’s companion error checklist highlights incorrect names or addresses, accounts belonging to someone else, late payments reported incorrectly, wrong account status or dates, duplicate debts, and inaccurate balances or limits.

What a dispute cannot do

Accurate negative information generally cannot be deleted simply because it is unfavorable or because you are applying for a mortgage. CFPB warns consumers to be skeptical of credit-repair companies that promise to remove current, accurate negative information. Disputing an inaccuracy is a free legal right; paying a company is not required to exercise it.

Mortgage credit inquiries and rate shopping

A lender’s credit check is recorded as an inquiry and can have a small negative effect. CFPB says multiple mortgage-lender inquiries made within a 45-day period are recorded as a single inquiry for scoring purposes. That special treatment does not make unrelated applications harmless: new credit-card, auto-loan, or other credit applications can add inquiries and change your profile.

Check your own report before shopping; a self-request is not an application for credit and does not hurt your score. During mortgage processing, avoid opening unnecessary accounts or applying for unrelated credit unless your loan officer tells you it is necessary. Read CFPB’s explanation of what happens when a mortgage lender checks your credit (last reviewed August 28, 2026).

A practical pre-application checklist

  • Ask which bureaus, score model, and borrower-scoring procedure your lender will use.
  • Pull all three reports early enough to investigate discrepancies before underwriting.
  • Verify identity data, account ownership, payment status, dates, balances, limits, and duplicate entries.
  • Dispute inaccurate information with both the bureau and furnisher, using copies of evidence.
  • Keep a dated record of every dispute and response.
  • Limit non-mortgage credit applications while you shop and while the loan is being processed.
  • Do not pay for a promise to remove accurate negative information.

The most useful preparation is not chasing a particular number in a consumer app. It is knowing which reports and model your lender will use, making sure the underlying data are accurate, and preserving documentation if something needs correction.
