Escrow account or paying property taxes yourself: which is right for you?

Escrow is usually the better fit if you want your property-tax and insurance costs spread across monthly mortgage payments and prefer the servicer to handle the bills. Paying property taxes yourself can work if you maintain a dedicated reserve, track local due dates, and your mortgage permits an escrow waiver. The choice changes who budgets and submits the payment; it does not eliminate the tax or make it deductible by itself.

This guide applies to U.S. mortgage escrow arrangements. Your loan documents, lender or servicer rules, and local tax authority determine whether you may change the arrangement and when bills are due.

What the two arrangements actually mean

How mortgage escrow works

An escrow account is administered by your mortgage servicer. Each month, part of your mortgage payment is set aside for covered property expenses, commonly real estate taxes and homeowners insurance. The servicer uses that account to send payments to the taxing authority and insurance company when bills come due.

The Consumer Financial Protection Bureau (CFPB) describes the budgeting effect this way: “An escrow account helps you pay these expenses because you send money through your lender or servicer, every month, instead of having to pay a big bill once or twice a year.” The servicer estimates upcoming bills and can adjust the escrow portion when projected taxes or insurance premiums change. Consequently, your total monthly mortgage payment can rise or fall even when your principal-and-interest payment is unchanged.

How direct payment works

With a waived escrow arrangement, you receive the property-tax bill and pay the city, county, or other taxing authority yourself. You must reserve enough money between billing dates, know the local deadlines and payment methods, and retain proof that the bill was paid. If your loan also requires you to pay homeowners insurance directly, you must manage those premiums and renewal dates as well.

Escrow versus direct payment at a glance

Decision point Escrow account Pay property taxes yourself
Budget rhythm Amounts are collected through monthly mortgage payments and may be recalculated when projected bills change. You build your own reserve for tax bills that may arrive infrequently and require a substantial payment.
Who submits the tax payment The mortgage servicer administers escrow and pays covered bills. You track the bill and pay the taxing authority directly.
Control and records You gain convenience but should review statements and confirm the servicer made each payment. You control timing and retain the payment record, while carrying full responsibility for deadlines.
Risk of a missed tax payment You must quickly follow up if a statement or tax notice indicates the servicer did not pay. Late taxes can result in local penalties, a tax lien, or, in serious cases, foreclosure action.
Insurance responsibility The servicer commonly pays the insurance premium from escrow when it is a covered bill. You must pay required premiums on time; a lapse can lead to lender-placed coverage or other lender action.
Tax-deduction timing An escrow deposit is not automatically deductible. IRS guidance generally looks to the amount the lender actually paid to the taxing authority. You pay the authority yourself, but deductibility still depends on tax law and your circumstances.
Whether you can choose it Escrow may be required by your loan terms or applicable requirements. Do not assume an opt-out is available; eligibility is determined by your documents and lender or servicer.

When escrow is likely to fit your finances

Escrow is a practical choice when you value a predictable monthly routine more than control over the cash between payments. The mortgage payment automatically includes an amount for upcoming bills, so you do not have to calculate how much to reserve for a semiannual or annual tax assessment.

Choose the built-in monthly routine

Consider keeping escrow when a large, irregular bill would compete with rent, utilities, tuition, or other obligations. Monthly collection converts that uneven obligation into smaller transfers. It also reduces the chance that a busy period, move, or change in employment causes you to overlook a deadline.

Accept the need for annual review

Escrow is not a set-and-forget service. Tax assessments and insurance premiums can change, and the servicer may adjust the amount collected. Read the annual escrow analysis and your mortgage statements so you understand why the payment changed. Compare the projected figures with the actual tax and insurance bills you receive.

When paying property taxes yourself may be sensible

Direct payment can suit an organized homeowner who wants control of the funds and has confirmed that the mortgage allows an escrow waiver. It is not a guaranteed money-saving strategy: any effect on cost depends on the loan terms, lender rules, possible charges, the account where you hold the reserve, and local payment arrangements.

Use a dedicated reserve, not leftover cash

Set aside money each month in an account reserved for property taxes. Base the target on the latest tax bill, then increase it when the taxing authority or your lender indicates the assessment will rise. Keep enough cash available before the earliest due date rather than waiting for the bill to arrive.

Build a deadline system

Record every installment date, grace period, accepted payment method, and confirmation number. Local schedules differ, so rely on the bill and the taxing authority’s instructions for your property rather than a generic national calendar. Put reminders well before the due date and verify that an online payment shows as posted, not merely submitted.

Manage insurance separately when required

If insurance is no longer paid through escrow, calendar renewal dates and keep the required coverage in force. A missed premium can cause a lapse and may prompt the lender to obtain force-placed coverage, which can be more restrictive and costly than the policy you selected.

Before asking for an escrow waiver

Eligibility is borrower-specific. General consumer guidance does not establish a universal right to cancel escrow or a universal waiver fee. Follow this sequence before changing anything:

  1. Read the mortgage documents. Look for the escrow or impound section, conditions for waiving it, minimum loan or property requirements, and any notice procedure.
  2. Ask the current servicer in writing. Request confirmation that the loan permits a waiver, the effective date, any fee, the documents required, and how outstanding escrow funds will be handled. Ask for the answer in a form you can retain.
  3. Confirm insurance instructions. Determine whether the servicer will continue monitoring coverage or whether you must send proof of renewal directly.
  4. Plan the transition. Identify the first tax bill you will pay yourself and verify that no payment is still scheduled from escrow. Do not stop making the escrow portion until the servicer confirms the change.
  5. Keep the escrow balance trail. Save the final statement, refund or transfer information, and written confirmation of the new payment amount.

How to monitor an escrow account that remains in place

Monitoring protects you from treating a servicer’s role as a guarantee that every bill was processed correctly.

  • Read each mortgage statement and look for the escrow balance, disbursements, and any payment change.
  • Open every property-tax and insurance notice, even when you expect the servicer to receive a copy.
  • Compare the bill’s amount and due date with the escrow analysis.
  • After the due date, confirm with the taxing authority or insurer that the payment posted.
  • Keep the bill, statement, payment confirmation, and any correspondence together for the life of the loan or as long as your tax records require.

If the tax authority says the servicer did not pay

Act as soon as you receive a delinquency notice. The CFPB advises contacting the mortgage servicer immediately and also contacting the taxing authority to explain that the issue is being addressed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Call the servicer’s escrow or tax-payment department and ask for a payment trace. Provide the property address, parcel or account number, bill date, amount, and due date.
  2. Send a written message through the servicer’s designated correspondence channel. Attach the notice and request a written explanation and correction timeline.
  3. Contact the tax authority, identify yourself as the homeowner, and ask what is needed to prevent additional penalties while the servicer investigates. Do not assume a phone promise pauses collection activity.
  4. Save copies of the bill, mortgage statements, canceled checks or electronic confirmations, call notes, and letters. Record dates, names, and reference numbers.
  5. Check the next mortgage statement and the tax authority’s account until the payment is credited and any incorrect charge is resolved.

Do not ignore the notice while the parties investigate. Local governments can impose fines and penalties or place a tax lien on the home when property taxes are not paid. A lien can create a title problem and, depending on local law and the length of the delinquency, contribute to foreclosure risk.

What escrow means for a property-tax deduction

Putting money into escrow is a transfer to the servicer, not necessarily a payment of deductible real estate tax. IRS Publication 530 (2025), Tax Information for Homeowners, explains that a homeowner generally looks to the amount the lender actually paid from escrow to the taxing authority, subject to the tax rules and applicable limits. The timing of the escrow deposit alone does not create a deduction.

If you pay the authority directly, the payment is made by you, but whether you may deduct it still depends on current federal tax law, the nature of the charge, your filing situation, and other limits. Keep official tax bills and payment records, and consult a qualified tax professional for advice about your return.

A practical decision test

Escrow is probably the safer routine if you answer “yes” to most of these

  • You prefer one monthly mortgage payment over saving for a large periodic bill.
  • You have previously missed or nearly missed tax or insurance deadlines.
  • Your income or expenses make a large annual payment difficult to absorb.
  • You are willing to review statements and bills even though the servicer submits the payments.
  • Your loan documents require escrow or make a waiver unavailable.

Direct payment may be workable if you can answer “yes” to all of these

  • Your servicer has confirmed in writing that the loan permits the arrangement.
  • You maintain a separate reserve that is large enough before every due date.
  • You have a reliable reminder and record-keeping system for local tax installments.
  • You can pay promptly during travel, illness, job changes, or other disruptions.
  • You will manage required insurance payments and provide proof when the lender requests it.

Two common situations

A homeowner with uneven cash flow

If a twice-yearly bill would force you to use a credit card or deplete emergency savings, escrow’s monthly collection may reduce that cash-flow strain. The trade-off is that your mortgage payment can change when taxes or insurance change, so budget for adjustments rather than assuming the amount is permanent.

A homeowner with strong reserves and strict systems

If you already save a fixed amount in a dedicated account, track every local deadline, and verify payments, direct payment can give you clearer control over the timing and records. That benefit exists only after the lender approves the arrangement and you accept responsibility for every tax and insurance obligation.

Bottom line

Choose escrow for simplicity and automatic monthly budgeting; choose direct payment only when your loan permits it and you are prepared to reserve the money, meet local deadlines, and manage required insurance. Whichever method you use, inspect the bills, confirm that payments posted, and respond immediately to any delinquency notice. The arrangement changes administration and timing, not the underlying property-tax obligation.
