Equinix announced on 30 October 2025 that it had acquired an approximately 85-acre Hertfordshire site from DC01UK and planned to develop a £3.9bn data-centre campus. The proposed site would provide around 250MW of processing capacity and more than 2 million square feet of data-centre space.

Equinix expects construction to begin in 2027, with completion targeted for 2030. Those dates, along with the promised jobs and economic benefits, are projections rather than guaranteed outcomes. The project still depends on planning, grid capacity, construction and customer demand.

What Equinix has announced

Equinix says the Hertfordshire development will be its largest financial investment in Europe and will roughly double its processing capacity in the UK.

Item Announced plan
Site Approximately 85 acres in Hertfordshire
Developer Equinix, following its acquisition of the site from DC01UK
Planned investment Approximately £3.9bn
Planned capacity Around 250MW
Planned floor space More than 2 million square feet
Construction target Expected to begin in 2027
Completion target 2030
Projected employment About 2,500 direct local construction jobs and more than 200 permanent operational roles

The announcement concerns a planned campus, not an operating data centre. Equinix has not already spent £3.9bn on a completed facility, and the stated capacity is not necessarily available immediately or in a single phase.

Equinix’s announcement and reported project details

Why a 250MW campus matters

Data centres provide the physical space, power, cooling and network connections needed to run digital services. A facility of this proposed scale could support cloud connectivity, enterprise systems, financial services, life-sciences research, content delivery, hybrid-cloud deployments and artificial-intelligence workloads.

However, the project should not automatically be labelled an AI-only data centre. Equinix is primarily a colocation and interconnection provider. Its value is not limited to server space: customers can connect to cloud providers, telecommunications carriers, business partners and other digital services.

More data-centre capacity could help UK companies deploy high-performance computing and AI systems without placing every workload in another country. But buildings alone do not create AI capability. Electricity, grid connections, suitable networking, specialist equipment and paying customers are equally important.

The DC01UK connection

The site was previously associated with DC01UK, which promoted a major Hertfordshire data-centre project. In September 2024, the government described the earlier proposal as a nearly £4bn development and referred to a £3.75bn private investment.

Equinix’s acquisition changes the identity of the developer and intended operator. It does not prove that every aspect of the original DC01UK proposal remains unchanged. The final building configuration, power arrangements, construction phases, planning position, local obligations and grid-connection timetable need to be treated separately unless Equinix or the relevant planning authority confirms continuity.

The earlier DC01UK figures should also not be combined automatically with Equinix’s newer job and economic projections. They relate to different announcements and may use different assumptions.

Jobs and economic benefits: opportunity, not a guarantee

Equinix projects about 2,500 direct local construction jobs and more than 200 permanent operational roles once the campus is running. That distinction matters. A data centre can require billions of pounds in capital expenditure while employing relatively few people after construction because operations are highly automated and specialised.

KPMG modelling associated with the announcement estimated that the project could contribute approximately £120m in wages to the UK economy, generate up to £3bn in annual gross value added during construction and up to £260m in annual GVA once operational.

These are forecasts, not money guaranteed to be paid to the Treasury, Hertfordshire residents or local businesses. GVA is a measure used to estimate economic output; it is not the same as tax revenue, wages or cash distributed to a community.

The construction estimate may reflect a period of unusually high activity rather than a permanent annual contribution. The overall figures may also include indirect and induced effects, such as spending by suppliers and workers. Some contractors, equipment and specialist labour could come from outside Hertfordshire, so the national benefit may be larger than the direct local benefit.

For households and local businesses, the practical question is therefore not simply whether the headline investment is £3.9bn. It is how much of the work, procurement, employment, business-rate contribution and community benefit stays in the local area.

Why the government calls it a “huge win”

The government’s case is that the campus would strengthen the UK’s digital infrastructure, attract international capital, support AI-related workloads and improve connectivity for sectors including banking and life sciences.

That argument fits a wider policy shift. On 12 September 2024, the government designated data centres as Critical National Infrastructure, citing the risks posed by cyberattacks, environmental disruption and power outages.

Critical infrastructure status can support greater attention to resilience and security. It does not remove the need to examine a project’s local costs. A facility may improve digital resilience while increasing pressure on regional electricity networks, roads and other infrastructure.

UK government policy on data centres and Critical National Infrastructure

Power is the central practical question

A planned 250MW campus represents a substantial electricity requirement. The figure describes intended processing capacity, not necessarily the facility’s immediate consumption or the amount of IT equipment installed on its first day.

The project’s delivery will depend on when the site can receive an adequate grid connection and whether construction is phased. A building can be completed before all planned power is available, or capacity can be built ahead of customer demand.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The announcement does not establish the project’s final grid-connection date, backup-generation design or whether all 250MW will be available from the start. Those details matter to local residents, businesses and policymakers because new data centres can compete with other users for scarce network capacity.

For investors and taxpayers, this is also a delivery risk. The £3.9bn figure is a planned investment, not proof that the full amount will be spent on schedule.

Environmental commitments and their limits

Equinix reportedly said the campus would:

  • be powered entirely by renewable energy;
  • use dry cooling, with water consumption intended to be comparable with conventional office buildings;
  • leave more than half of the land as open space; and
  • deliver at least 10% biodiversity net gain through new ecological habitats.

These commitments could reduce some operational impacts, but “renewable-powered” needs careful interpretation. It may refer to direct renewable supply, power-purchase agreements, renewable certificates or a combination. Annual matching of electricity consumption with renewable purchases is not the same as receiving carbon-free electricity every hour.

Other issues remain relevant: embodied carbon from construction, diesel or other backup generation, water use during construction, traffic, noise, lighting, habitat disruption and whether waste heat can be reused. The announcement does not establish a heat-reuse scheme or demonstrate that the completed campus will have zero environmental impact.

What the project does not prove

  • It does not prove that the campus is already built or operational.
  • It does not prove that construction will definitely start in 2027 or finish in 2030.
  • It does not establish that all planned capacity is contracted to customers.
  • It does not make the facility an AI-only or UK-largest AI data centre.
  • It does not turn KPMG’s GVA estimates into guaranteed tax receipts or local wages.
  • It does not show that renewable-energy matching is equivalent to 24/7 zero-carbon electricity.
  • It does not prove that the Equinix design is identical to the earlier DC01UK proposal.

What residents, workers and investors should watch

  1. Planning: whether a new application or material amendment is required, and what conditions apply to traffic, noise, landscaping and community benefits.
  2. Grid connection: the timing and scale of available power, including whether the 250MW figure will be delivered in phases.
  3. Construction updates: whether the 2027 start target survives planning, financing and procurement.
  4. Employment quality: how many jobs go to local residents, what skills are required and how many roles remain after construction.
  5. Economic delivery: whether the modelled wages and GVA translate into local procurement, business activity and public revenue.
  6. Environmental reporting: how renewable energy is sourced, what backup fuel is used and whether biodiversity commitments are independently monitored.
  7. Customer demand: whether capacity is pre-let, phased around demand or built speculatively.

What this means for businesses considering Equinix

The announcement is not a price list or a booking confirmation for the Hertfordshire campus. Enterprise colocation pricing is normally quote-based and depends on rack or suite size, power density, contract length, cross-connects, carriers, managed services, redundancy, compliance requirements and availability.

Equinix may suit organisations that need secure physical infrastructure, private cloud connections, multiple carriers, low-latency links or a hybrid-cloud architecture. It is generally a poor fit for a small business seeking inexpensive website hosting or a basic virtual machine.

Potential alternatives include Digital Realty, CyrusOne, NTT Global Data Centers or public-cloud infrastructure from AWS, Microsoft Azure or Google Cloud. The right comparison is not simply which provider has the largest campus. Buyers should assess cloud-region access, network ecosystem, geographic diversity, compliance, service-level commitments, power availability, migration effort and total cost.

Separate from the Blackstone AI project

The Equinix development should not be confused with the separate £10bn Blackstone AI data-centre investment announced for Blyth. Both are part of the UK’s broader effort to attract data-centre and AI infrastructure, but they are different companies, locations and projects.

Bottom line

Equinix’s proposed Hertfordshire campus is a significant planned addition to UK digital infrastructure: £3.9bn of intended investment, around 250MW of capacity and more than 2 million square feet of space. It could support cloud, enterprise and AI-related workloads while creating substantial construction activity.

But the “huge win” description is a policy judgment, not a completed result. The project’s real value will depend on planning approval, grid access, environmental performance, customer demand and whether the projected economic benefits reach the UK and Hertfordshire as expected.
