Earn Bilt Points on Mortgage and HOA Payments: Rates, Fees, and Setup

Yes, Bilt can award points on qualifying mortgage payments and can route HOA dues through BillPay, but the rules are different. A mortgage paid through Bilt without a Bilt Card earns 100 points by ACH, 250 points by debit, or one point per $2 on an eligible non-Bilt Mastercard. Fees do not earn points. HOA payments are supported through BillPay, yet the general HOA guidance does not promise one universal points rate, so you must verify the route in your Bilt account and your association’s portal.

Your mortgage payment also has to meet Bilt’s timing and amount rules: it must be the contractual payment due, and a submission made more than 30 days before the due date is ineligible. Bilt Card 2.0 introduces separate housing-reward options that can change the result.

Mortgage points at a glance

The following rates come from Bilt Rewards’ terms last updated March 12, 2026. They apply to a qualifying contractual mortgage payment made through the Bilt app or website without using a Bilt Card.

Payment route Points earned What to check
ACH 100 points per contractual mortgage payment Confirm the bank account and servicer details in Bilt; any processing fee is separate and earns no points.
Debit card 250 points per contractual mortgage payment Compare the route’s fee with the value you place on 250 points; the debit network and servicer can affect the charge.
Eligible non-Bilt Mastercard 1 point for every $2 spent The payment must be eligible and made through Bilt. Fees are not points-earning spend.

These are program terms, not a guaranteed return on the amount of your loan. ACH and debit pay a flat number of points per qualifying payment, while the Mastercard route scales with the payment amount. Before submitting, read the current terms displayed for your account because Bilt can change earning options and eligibility.

What Bilt means by a qualifying mortgage payment

Use the contractual amount due

Bilt defines the qualifying amount as the payment contractually due under the loan, as determined by your mortgage servicer. The amount can include the normal components shown on your statement, such as principal, interest and escrow, when they are bundled into that contractual payment.

Bundled extra amounts can remain eligible

A payment that includes the contractual amount plus additional principal, escrow or another amount can still qualify when the contractual payment is included in the same transaction. For example, if your statement requires $2,400 and you send $2,600 in one payment, the transaction contains the contractual $2,400 and may qualify under the terms.

Extra-only payments do not qualify

A transaction made solely for additional principal, escrow or another amount above the contractual obligation is not a qualifying mortgage payment. An extra-principal payment made between regular installments therefore cannot be treated as another points-earning mortgage payment.

Respect the 30-day timing limit

Bilt’s terms state that a mortgage payment submitted more than 30 days before its contractual due date is ineligible. Schedule the payment inside that window and leave enough time for the servicer’s posting process. A payment that arrives early at the servicer is not automatically disqualified; the stated restriction concerns when it is submitted through Bilt.

Multiple eligible loans

If you have more than one eligible mortgage loan, Bilt’s terms allow points on the contractual payment for each loan. Set up each loan separately and verify that every servicer account is listed correctly. Do not combine unrelated extra-principal transactions and assume they create additional qualifying payments.

How each non-Bilt Card route works

ACH: lowest documented flat award

ACH awards 100 points for each qualifying contractual payment. Its main attraction is usually the absence of a card-network percentage fee, but the exact charge for your servicer or portal still needs confirmation. Because the award is flat, a $900 payment and a $4,000 payment receive the same 100 points through this route.

Debit: higher flat award, potentially higher fee

Debit pays 250 points per qualifying contractual payment. That is 150 more points than ACH, regardless of the mortgage amount. A debit fee can erase the practical advantage, especially on a smaller loan or when the fee is a percentage of the payment. Check the amount shown before authorizing the transaction rather than assuming the rate is the same for every servicer.

Non-Bilt Mastercard: scales with the payment

An eligible non-Bilt Mastercard earns one point per $2 spent. A $2,000 contractual payment would therefore produce 1,000 points before considering any fee. A $3,250 payment would produce 1,625 points, subject to the program’s rounding and eligibility rules displayed at checkout. Only the eligible payment amount earns; a processing fee does not generate additional points.

This route can produce more points than the flat ACH or debit awards on a larger payment, but it may carry a percentage fee and uses available credit. Do not use it if the transaction would cause interest, a late payment or utilization problems that outweigh the rewards.

Bilt Card 2.0: two different housing-reward mechanisms

Bilt Card 2.0 terms describe housing rewards separately from the non-Bilt Card rates above. The card’s applicable option and terms shown to you control the result; the headline maximum is not an automatic rate for every cardholder.

Spend-based housing-only multiplier

Under the housing-only option, the multiplier varies from 0X to 1.25X according to your everyday card spend relative to your housing payments. The offer terms, last updated April 30, 2026, also specify a minimum of 250 points per billing cycle for the primary cardholder’s rewards account.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Because the multiplier is variable, you cannot determine a mortgage award from the housing bill alone. Review the spend requirement and the multiplier currently attached to your account. The 1.25X ceiling is a maximum in the offer terms, not a promise that every housing payment receives 1.25 points per dollar.

Flexible Bilt Cash redemption

With Flexible Bilt Cash, everyday purchases generate Bilt Cash that you can redeem to unlock points on eligible mortgage payments, up to 1X. Bilt’s transition support material, updated February 7, 2026, gives a redemption example of $30 in Bilt Cash for 1,000 points. That exchange rate means the cash is being used to unlock housing rewards; it is not a free additional award.

Check how much Bilt Cash your account requires, which mortgage payments are eligible and whether the option is active before scheduling. The card terms and the transition material should be read together because the available choice can vary as the program changes.

Do not add the card options to the flat-rate table

The ACH, debit and non-Bilt Mastercard rates are payment-route terms. Bilt Card 2.0 housing rewards are card-offer terms with a variable multiplier or a Bilt Cash redemption. Applying a card multiplier on top of the non-Bilt Mastercard formula would double-count rewards unless Bilt explicitly shows that combination for your account.

Paying HOA dues through Bilt BillPay

Bilt’s BillPay support article says all Bilt members can make HOA payments through an online payment portal. Bilt Card holders can also use a check for HOA payments. The same support article identifies mortgage BillPay as a Bilt Card holder feature.

“We support rent payments, mortgage payments, and HOA payments with various payment methods.” — Bilt Rewards Support, “What is BillPay? How does it work?”, updated February 24, 2026.

The general HOA instructions do not state a universal HOA points rate, list every supported association-management portal or disclose a single fee schedule. Do not automatically apply the 100-point ACH, 250-point debit or one-point-per-$2 mortgage rates to HOA dues. Confirm the exact earning language in your current Bilt account and the payment options accepted by your association.

High-level HOA setup

  1. Open BillPay in the Bilt app or website. Choose the housing-payment workflow and select HOA rather than assuming the mortgage setup applies.
  2. Collect the payment details Bilt provides. The BillPay instructions describe adding those details to your housing portal. Enter the payee, account number and address exactly as shown.
  3. Check the association portal’s payment rules. Verify whether it accepts the supplied account and routing details, electronic payments, or a mailed check. Association portals can impose their own convenience fee, cutoff time or maximum amount.
  4. Submit the HOA payment in the portal. Bilt’s general instructions say you submit the payment through the housing portal and Bilt charges the payment method you selected.
  5. Save both confirmations. Keep the portal receipt and the Bilt transaction record until the association posts the dues. They identify which party to contact if the payment is delayed or returned.

What “housing-related” language does and does not establish

Bilt’s transition materials describe Bilt Housing Payments as eligible residential rent or mortgage payments made through Bilt and mention HOA dues among housing-related fees billed directly by a property manager or mortgage servicer, subject to program terms. That language provides context for card housing rewards; it does not establish that every HOA portal or every HOA payment earns a stated number of points.

Fees: a documented UWM example, not a universal schedule

Fees can matter more than the nominal points rate. Bilt’s support page for United Wholesale Mortgage (UWM), updated August 12, 2026, lists this route-specific schedule:

UWM payment type Fee listed on the UWM support page Points note
ACH No additional Bilt fee Use the applicable ACH earning rule if the payment qualifies.
Visa or Mastercard debit $9.95 The fee does not earn points.
Discover or American Express debit 3%, with a $3 minimum The fee does not earn points.
Credit card 3% Bilt Card mortgage payments earn according to the selected rewards option.

For a $2,000 UWM payment, a 3% fee would be $60; for a $200 payment, the 3% calculation is $6, above the $3 minimum. Those calculations illustrate the posted schedule only. They are not a prediction for another servicer, an HOA portal or a different card network.

The UWM page also says check or phone payments on that route do not earn points. Its rules cannot be generalized to every lender. Before choosing a method, look for the fee displayed in your Bilt checkout flow and any separate charge from the servicer or association portal.

Choosing a route without overstating the value

Use the following decision sequence for each payment:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Confirm eligibility first. Is this the contractual mortgage payment, or does it include that payment? Is the submission inside the 30-day window? For an HOA, does your association portal accept BillPay’s payment details?
  2. List the all-in charges. Include Bilt’s displayed fee, the servicer or HOA portal’s convenience fee and any card interest you would incur. A fee that is not shown in the Bilt rate table can still reduce your net value.
  3. Calculate the points. Use 100 for ACH, 250 for debit or one point per $2 for an eligible non-Bilt Mastercard mortgage payment. Use the Bilt Card 2.0 multiplier or Bilt Cash requirement only when that option is explicitly active for your account.
  4. Compare the fee with your own redemption value. The program terms establish how many points you receive, not what each point is worth to you. If you would pay interest or lose a valuable payment-protection benefit, the points may not justify the route.
  5. Schedule and document the transaction. Stay within the timing rule, verify the payee, and retain the confirmation until the lender or association posts the payment.

Troubleshooting common problems

The payment posted but points are missing

Check whether the transaction was the contractual payment, whether it was submitted more than 30 days early, and whether you used a route excluded by the applicable terms. Review the transaction detail for the selected payment method and retain the servicer posting record. If the payment qualifies under the displayed terms, contact Bilt support with the confirmation rather than submitting a duplicate payment.

The portal rejected the BillPay details

Confirm that every digit in the account and routing information matches Bilt’s instructions and that the portal accepts electronic payments from that account type. Ask the association or servicer whether it requires a separate payment profile, a mailed check or a specific cutoff date. Do not substitute mortgage instructions for an HOA workflow.

The fee is higher than expected

Stop before authorizing another payment. Determine whether the charge came from Bilt, the lender or HOA portal, or the card network. Compare the displayed fee with the route-specific terms; the UWM schedule, for example, does not establish what another servicer charges.

You paid extra principal and expected another award

Only a payment containing the contractual obligation can qualify. A standalone extra-principal transaction is outside the stated mortgage rule, even if it is sent through the same Bilt account.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

You have more than one mortgage

Add and verify each eligible loan separately. Points are tied to the contractual payment for each eligible loan, so a missing servicer record can prevent the expected transaction from being recognized.

Bottom line for mortgage and HOA payments

For a qualifying mortgage payment made without a Bilt Card, the documented choices are 100 points by ACH, 250 by debit or one point per $2 with an eligible non-Bilt Mastercard, excluding fees. The payment must represent the contractual obligation and be submitted no more than 30 days early. Bilt Card 2.0 uses separate, variable housing options. HOA dues can be routed through BillPay, but the general support guidance does not establish one universal HOA points rate. Verify the current in-app terms, the exact fee and your association’s portal before you schedule.
