Usually, no. The escrow or impound account your mortgage servicer used to collect property taxes and homeowners-insurance premiums generally ends when the loan is paid in full. The bills themselves do not end: you must arrange to pay taxes and insurance directly or through another arrangement. Any remaining escrow money still in the servicer’s control generally must be returned within 20 days, excluding Saturdays, Sundays, and legal public holidays, subject to a regulatory exception. The Consumer Financial Protection Bureau (CFPB) explains what escrow covers, and Regulation X sets the refund timing.
What changes when the mortgage is paid off
An escrow account is a payment mechanism attached to mortgage servicing. Each month, part of your mortgage payment goes into an account controlled by the servicer. The servicer then uses that money to pay approved property-related bills, commonly property taxes and homeowners insurance. It is not a separate payoff of those bills and it is not a permanent savings account.

Once the servicer receives the funds that pay the mortgage in full, the loan is no longer being serviced in the same way. In the ordinary case, the linked escrow account is closed and the remaining balance is sent back to you. The property-tax and insurance obligations remain with you because owning the home, rather than carrying a mortgage, creates those ongoing expenses.

How the escrow refund and final statement work
Two different items may arrive after payoff: a refund of money still held by the servicer and a final escrow accounting statement. They serve different purposes.
| Item | What it tells you | Federal timing in the cited rule |
|---|---|---|
| Remaining escrow balance | Money still in the servicer’s control after the mortgage is paid in full, after permitted disbursements and adjustments | Return within 20 days, excluding Saturdays, Sundays, and legal public holidays, subject to the exception in 12 CFR § 1024.34(b)(1). Read the regulation. |
| Short-year escrow statement | An accounting for the part of the escrow computation year that ended with payoff | When payoff occurs during the computation year, the servicer must provide it within 60 days after receiving the payoff funds under 12 CFR § 1024.17(i)(4). Read the escrow-account rule. |
The 20-day period is not the same wording as “20 business days.” The regulation specifically excludes Saturdays, Sundays, and legal public holidays from its count. It applies to amounts still within the servicer’s control and includes an exception stated in the rule, so the final accounting may explain why a particular amount was disbursed or adjusted before the refund.
The short-year statement is an accounting document, not an additional refund deadline. It can show deposits, tax or insurance payments, credited interest where applicable, and the balance used to calculate what was returned. Compare it with your own records and with the payoff statement.

Take over the payment calendar step by step
Use the period immediately after payoff to replace the servicer’s calendar with one you control.
- Confirm the loan is paid in full. Obtain the servicer’s paid-in-full letter, payoff receipt, or equivalent confirmation. Save the date the servicer received the payoff funds, because that date is relevant to the federal timing rules.
- Read the final escrow accounting. Identify the balance returned, every final tax or insurance disbursement, and any adjustment. Keep the statement with your payoff records.
- Ask which bills were already paid. Contact the property-tax office and ask for the latest posting on your parcel. Contact the insurer or agent and confirm the last premium received, the policy period covered, and the next premium due date.
- Update mailing and electronic-delivery details. Tell the taxing authority and insurer that future notices should come directly to you. Update your email, postal address, phone number, and online-account credentials so a notice does not continue going to a closed servicer account.
- Calendar the next due dates. Use the tax bill and the insurance policy—not a generic national schedule—to record exact dates, installment amounts, grace periods, and accepted payment methods. Some tax authorities bill in installments while an insurer may bill annually or monthly.
- Choose a payment method. Pay the authority or insurer directly, or use a separate bank account or bill-pay service that you control. A voluntary savings account can help you set aside a monthly amount, but it is separate from the former mortgage escrow account and does not make the servicer responsible for payment.
- Verify each payment posted. Save confirmation numbers, canceled checks, receipts, or online payment screens. Check the tax account and insurance account after the payment’s expected posting period.
- Keep a permanent file. Retain the payoff confirmation, escrow statement, refund record, tax receipts, insurance declarations, and correspondence. These records help resolve a missed payment, a duplicate disbursement, or a later question about the final balance.
Property taxes after payoff
Property taxes continue because they are charged by the local taxing authority, not by the mortgage lender. If the servicer paid an installment shortly before payoff, another installment may still be due later in the tax year. If the servicer did not pay a bill that was already due, the authority’s records—not your assumption about the escrow balance—will show whether the account is current.
Check the parcel number, billing address, installment schedule, and accepted payment channels on the latest tax notice. Ask the authority for a written balance or receipt if the timing is close to the payoff. The CFPB warns that failing to pay property taxes can lead to penalties or a tax lien. Its escrow guidance describes the homeowner’s responsibility when no servicer account remains.

Do not use the expected escrow refund to justify delaying a tax payment. The refund and the tax bill are separate transactions, and mailing or processing time can leave a bill unpaid even when the refund has been issued.

Mortgage servicers commonly collect insurance premiums through escrow while the loan is active. After payoff, the servicer is no longer the party scheduling those premium payments. Keep coverage active unless you have deliberately reviewed the consequences of changing or canceling it, and follow the insurer’s renewal and payment instructions.
Ask the insurer to confirm the policy’s renewal date, premium amount, deductible, covered property, mortgagee information, and payment status. The mortgagee listing may need to be updated or removed after payoff; the insurer can tell you what documentation it requires. Do not assume that a paid-off mortgage automatically renews a policy or that a former servicer will forward a renewal notice.

The CFPB explains why homeowners insurance is connected to mortgage servicing and the problems that can follow a missed required premium. Review its insurance guidance, then rely on your policy and insurer for the actual coverage and due dates.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Escrow, direct payment, and a replacement savings plan are different
| Arrangement | Who controls the money | Who must monitor and pay the bill |
|---|---|---|
| Mortgage escrow account | The mortgage servicer, under the loan-servicing rules | The servicer schedules permitted tax and insurance disbursements while the loan is serviced |
| Direct payment after payoff | You pay the taxing authority or insurer | You track notices, due dates, amounts, and receipts |
| Separate voluntary savings or bill-pay account | You or the financial institution providing that separate service | You arrange transfers and authorize each payment; it is not the former mortgage escrow account |
A replacement account can make large annual or semiannual bills easier to budget. Divide an expected annual bill into monthly transfers, then adjust when the authority or insurer issues a new amount. The account does not eliminate your responsibility to check the actual bill, and its terms come from the bank or service provider you selected.
What to do if the refund or a payment is wrong
Start with the servicer’s payoff and escrow departments. Ask for a transaction history showing the payoff receipt date, final disbursements, adjustments, refund calculation, and mailing or electronic-delivery date. Provide copies rather than originals and keep a dated log of calls, names, and promised follow-up.

If the servicer does not return money covered by the federal timing rule, or if it reports an escrow payment incorrectly, send a written notice of error or an information request using the address specified in the servicer’s regulatory correspondence. The CFPB advises contacting the servicer promptly about escrow problems and describes written-error procedures for servicing mistakes. See the CFPB’s escrow-problem guidance and its mortgage-servicing rights handout.
In a written notice, identify the property and loan, state the payoff date and the specific missing refund or incorrect disbursement, attach relevant statements, and explain the correction you are requesting. Send it in a traceable way and keep a complete copy. Continue paying a tax or insurance bill that is independently due while the dispute is pending; a servicing dispute does not automatically extend the authority’s deadline.
A practical post-payoff checklist
- Paid-in-full confirmation and payoff receipt saved
- Final escrow balance and refund method identified
- Short-year statement received when payoff occurred during the computation year
- Tax authority confirms the latest payment and next due date
- Insurance company confirms premium status, renewal date, and policy contact details
- Future bills redirected to your address or online account
- Direct-payment or separate savings method scheduled
- Receipts, confirmations, and correspondence stored
- Servicer contacted promptly if money, dates, or disbursements do not match
Bottom line for homeowners
Paying off the mortgage normally ends the servicer-controlled escrow account, not the taxes and insurance that escrow used to pay. Expect a regulated refund of remaining funds and a final accounting when applicable, then take ownership of every bill date and payment record. Checking the authority and insurer directly is the safest way to prevent a penalty, lapse, or lien while the refund is being processed.
