For a host accepting direct short-term-rental reservations, the most dependable answer is usually a purpose-built short-term-rental policy that explicitly follows the booking, regardless of where the guest found or paid for the stay. Platform programs can be useful supplements, but Booking.com limits its Partner Liability Insurance to Booking.com reservations, and Airbnb’s Host Liability Insurance is tied to qualifying Airbnb stays. A per-booking fee or a large liability limit does not, by itself, make an off-platform reservation covered.
Before buying, have the insurer or broker confirm in writing that direct bookings, the property’s use, every named insured, amenities, occupancy pattern and management arrangement are covered under the actual policy form. The insurer’s summary page is not the contract.

What “per-booking insurance” means for a direct-booking host
“Per-booking insurance” can describe two different products. A booking-linked protection service charges or allocates coverage for each reservation. A conventional short-term-rental policy is normally written for the property and business, then responds to covered incidents during eligible stays; it may not be priced per reservation even when it covers every booking source.
That distinction matters because a direct reservation bypasses the platform conditions attached to platform programs. A policy can advertise $1 million of liability coverage and still exclude a guest who booked through your own website, telephone, social media or repeat-guest list. Conversely, a policy that follows the property and business can cover direct and platform reservations, subject to its exclusions and underwriting conditions.

The practical test
- Booking channel: Does the contract cover reservations made directly, as well as reservations made through platforms?
- Insured parties: Are the owner, entities, property manager and any additional insureds correctly listed?
- Loss type: Is the protection for third-party liability, damage to your building and contents, guest-caused damage, lost income, or only one of those?
- Trigger and period: Does coverage attach during the booked stay, the entire policy term, or only when a platform’s eligibility rules are met?
- Contract status: Is it an insurance policy, a contractual reimbursement promise, or a service that includes limited protection?

| Booking.com Partner Liability Insurance | No. Booking.com says reservations made through other sites are not covered. | Third-party bodily-injury and property-damage liability during qualifying Booking.com reservation dates. | $1,000,000 in primary liability for eligible 2026 platform stays, at no additional cost to partners; the program does not cover the partner’s own property or contents. |
| Airbnb Host Liability Insurance | Platform-linked to qualifying Airbnb stays. | Host legal liability to guests or others for eligible bodily injury or property damage arising during an Airbnb stay. | $1,000,000 total limit per Airbnb stay in the published summary; it does not insure the host’s own accommodation or property. |
| Airbnb Host damage protection | Only within the Airbnb program and its conditions. | A separate damage-protection arrangement for certain host losses. | Airbnb says this is not an insurance policy; do not treat it as a substitute for property insurance. |
| Safely and similar booking-linked services | Depends on the service, integration and reservation. | Safely describes guest screening, damage coverage and limited liability coverage, with property-management-system integration. | Review the actual terms, limits, territory, exclusions and claims process. The available descriptions do not establish that it replaces continuous building, contents, liability and business-income insurance. |
Why the booking source changes the answer
Platform programs are written around the platform’s reservation record. Booking.com’s published FAQ states that its Partner Liability Insurance provides partners with $1,000,000 in primary liability coverage for stays booked through Booking.com, at no additional cost. The same FAQ answers that reservations made through other sites are not covered. Its 2026 program description applies to eligible stays in the January 1 through December 31, 2026 period, subject to program eligibility and the current local policy summary.
That limit is meaningful only for a qualifying Booking.com stay. It is not a $1 million blanket policy for a property’s direct reservations, and Booking.com says the program does not cover damage to the partner’s own property or contents. The program also may have aggregate limits and country-specific availability, and Booking.com warns that it does not satisfy legal minimum-liability insurance requirements. A host remains responsible for insurance required by law.
Airbnb’s Host Liability Insurance summary uses similar platform language. It describes insurance for a host’s legal liability to guests or other people for bodily injury or property damage resulting from an event during a qualifying Airbnb stay, subject to policy terms, conditions, exclusions, location and eligibility. The published summary lists a $1 million total limit per Airbnb stay and says the current program term is effective to at least June 30, 2027. Neither the limit nor the program term extends the coverage to a reservation made independently of Airbnb.

For a host whose business includes direct reservations, this is the clearest starting point because the policy can be underwritten around the property rather than a single platform account. Proper Insurance says its short-term-rental policy covers bookings regardless of source, including direct and off-platform bookings. Its product page describes commercial general liability starting at $1 million per occurrence, plus building and contents coverage, guest damage, business-revenue protection and some amenity-related coverage.

Those features address the gaps that platform liability programs leave open: damage to the structure or furnishings, a covered loss that interrupts rentals, and claims arising from a guest who never used a platform. “Starting at” is not a promise that every property receives that limit or that every listed feature is included. Ask for the declarations, endorsements and exclusions for the specific address and state.
Questions to put to the insurer or broker
- “Does the policy cover reservations taken through my own website, email, telephone, repeat-guest arrangements and other off-platform methods?”
- “Is short-term rental the approved use of this address, and are the occupancy frequency, minimum stay and maximum guest count acceptable?”
- “Who is insured: the individual owner, a company, a trust, a property manager and any co-hosts?”
- “What limits and deductibles apply separately to liability, the building, contents, guest-caused damage and business income?”
- “Are pools, hot tubs, boats, fireplaces, bikes, gyms, events, animals or other amenities covered, excluded or subject to conditions?”
- “What territory applies, and does the policy meet insurance requirements in the property’s jurisdiction?”
Option 2: Booking.com Partner Liability Insurance
This program can provide useful primary third-party liability protection when the reservation is made through Booking.com and the stay meets the program’s conditions. Booking.com’s official wording says the program covers bodily injury or property damage liability for partners, including owners and property managers, with $1,000,000 in primary liability coverage for platform stays at no additional cost to the partner.
The decisive limitation is channel eligibility: Booking.com says bookings made through other sites are not covered. A direct booking therefore needs separate confirmation under another policy. The program also addresses liability to other people, not damage to the partner’s own building, furniture, appliances or contents. Review the local policy summary for aggregate limits, country availability, opting-in requirements and the applicable reservation dates.
When it can supplement, but not replace, a policy
- You already carry a property and business policy that expressly permits short-term rentals and direct bookings.
- You want an additional platform-linked liability layer for eligible Booking.com stays.
- You understand that the platform program does not insure your own property and may not satisfy local legal insurance requirements.
Option 3: Airbnb Host Liability Insurance and separate damage protection
Airbnb’s Host Liability Insurance is described as coverage for a host’s legal liability to guests or others when bodily injury or property damage results from an event during a qualifying Airbnb stay. The summary lists a $1 million total limit per Airbnb stay and a program term effective to at least June 30, 2027, but coverage remains subject to the policy’s terms, exclusions, location and eligibility.

Airbnb separately describes Host damage protection. Airbnb says that damage protection is not an insurance policy, while the Host Liability Insurance does not insure the host’s own accommodation or property. Treat those as different categories: liability claims by third parties are not the same as repairing your roof, replacing a sofa or recovering rental income after a covered loss.
A direct reservation arranged outside Airbnb is not an Airbnb stay for purposes of this platform-linked program. If you accept both Airbnb and direct reservations, ask your primary insurer to confirm that the same policy responds to both channels instead of assuming the platform protection follows the guest.
Option 4: Safely and other per-booking protection services
Safely describes a service combining guest screening with damage coverage and limited liability coverage, and it supports property-management-system integration. Hostaway’s description of Safely-powered coverage uses a per-booking cost model and identifies On Demand Insurance Agency as the source of insurance information, while noting that the information does not change policy terms.

Coverage checklist for a direct-booking policy
Liability to guests and others
Check bodily injury and property-damage liability, per-occurrence and aggregate limits, defense costs, medical payments and coverage for accidents involving amenities. A high per-occurrence limit can still be narrowed by exclusions or a low aggregate.
Your building and contents
Confirm the causes of loss covered for the structure, furniture, appliances, linens and electronics. Platform liability programs generally address claims by other people, not damage to the partner’s own property. A direct-booking host needs a separate property section or endorsement.
Guest-caused damage and theft
Find out whether accidental guest damage is covered, whether intentional acts are excluded, how theft is treated and what documentation is required. A damage-protection promise is not automatically equivalent to replacement-cost property coverage.
Lost rental income
If a covered fire, water loss or other event makes the property unrentable, business-income coverage can protect the revenue stream. Check the waiting period, restoration period, dollar limit and required accounting records.

Amenities and off-premises exposure
Pools, spas, boats, bicycles, fireplaces, gyms, animals and events can change underwriting. Ask specifically about anything a guest can use, whether on the premises or elsewhere, rather than assuming a general liability limit covers it.
Deductibles, exclusions and conditions
Read vacancy, maintenance, security, smoke-alarm, inspection, guest-screening and occupancy conditions. A claim can be reduced or denied when a condition is not met, even if the reservation source was eligible.

- Describe the business accurately. Give the insurer the address, property type, number of units, expected occupancy, stay length, booking channels and management structure.
- List every amenity and activity. Include pools, hot tubs, fireplaces, watercraft, bicycles, animals, events and any service provided to guests.
- Request the policy documents. Obtain the declarations, forms, endorsements, exclusions, definitions and applicable state or country schedule.
- Ask the direct-booking question in writing. Use plain language: “Are reservations paid directly to me and arranged outside a platform covered under this policy?”
- Match names and limits. Make sure the legal owner, operating entity, manager and lender requirements are reflected, and verify separate property, liability and income limits.
- Save the confirmation. Keep the broker’s written answer with the policy and booking records. If the answer conflicts with the wording, ask for an endorsement or corrected policy rather than relying on an informal assurance.
- Recheck at renewal or when the business changes. Adding a unit, amenity, manager, event use or new booking channel can change eligibility.
Common ways hosts end up uninsured
- Assuming a platform’s limit follows the guest. Booking.com’s program stops at reservations made through Booking.com, and Airbnb’s program is tied to qualifying Airbnb stays.
- Confusing liability with property damage. A guest’s injury claim and damage to your own contents are different coverages.
- Treating damage protection as insurance. Airbnb says its Host damage protection is not an insurance policy; other booking-linked services may also be contractual protection rather than a full policy.
- Choosing a limit without reading exclusions. $1 million does not reveal the aggregate, deductible, sublimits, territory or excluded amenities.
- Failing to disclose direct bookings. If the insurer underwrites platform-only activity, an undisclosed off-platform channel can create a coverage dispute.
- Ignoring legal requirements. Booking.com states that its partner program does not satisfy legal minimum-liability insurance requirements; check the rules where the property is located.
A decision framework for 2026
- Only direct bookings: Start with a purpose-built short-term-rental policy that expressly includes direct and off-platform reservations. Prioritize building, contents, liability and business-income sections.
- Direct and multiple platforms: Use one primary policy that follows the property and business across channels, then treat platform programs as possible supplemental layers for eligible stays.
- Platform bookings only: Read the platform program’s eligibility, limits and exclusions, and decide whether separate property and income insurance is still needed. Platform liability does not insure your own accommodation.
- High-risk amenities or frequent turnover: Obtain underwriting confirmation for each exposure and compare deductibles, exclusions, aggregate limits and claim administration rather than choosing on per-booking price alone.
- Property manager involved: Verify who is insured, who reports claims, and whether the manager’s contract requires additional-insured status or separate coverage.
What the published 2026 figures actually establish
| Program | Published figure or date | Qualification |
|---|---|---|
| Booking.com Partner Liability Insurance | $1,000,000 primary liability | For eligible Booking.com reservations and qualifying stays in the January 1–December 31, 2026 program period; no additional cost to partners as described by Booking.com. |
| Airbnb Host Liability Insurance | $1,000,000 total limit per Airbnb stay | Program summary last updated June 30, 2026; current term effective to at least June 30, 2027; subject to policy terms and eligibility. |
| Proper Insurance short-term-rental policy | Commercial general liability starting at $1,000,000 per occurrence | Insurer-published starting figure; available limits, policy form, state eligibility and coverage details must be confirmed for the property. |
These figures are not directly interchangeable. One is a platform program restricted to Booking.com reservations, one is tied to Airbnb stays, and one is an insurer’s starting limit for a policy intended to follow bookings from any source. The contract and eligibility conditions matter more than the headline number.

Choose coverage that explicitly follows the reservation source you actually use. For direct bookings, that generally means a purpose-built short-term-rental policy confirmed in writing for off-platform reservations, with separate protection for liability, the building, contents, guest damage and lost income as appropriate. Booking.com’s $1 million program does not cover bookings made elsewhere; Airbnb’s $1 million-per-stay liability program does not insure the host’s own property or direct reservations; and booking-linked services such as Safely require a close reading of their actual terms. Use platform protection as a supplement only after your primary policy answers the direct-booking question.
