Neither a condo-hotel nor a traditional rental property is reliably the better investment. A condo-hotel can outsource marketing and day-to-day hotel operations, while a conventional rental usually gives the owner more say over tenants, pricing, and use. The trade-off is that a condo-hotel owner may surrender part of the revenue and personal-use flexibility to the hotel operator. The only defensible comparison is a property-specific, after-expense model that uses the same holding period, financing assumptions, tax treatment, and resale scenarios for both choices.
Before buying, determine exactly who controls bookings, what the operator deducts, when you may occupy the unit, which assessments and repairs you must pay, and how local law and tax rules classify the property. Headline room revenue or projected rent is not a return.

What is a condo-hotel?
The Internal Revenue Service describes a condo-hotel generally as a property developed and operated as a hotel in which individual rooms or suites are sold to buyers under condominium ownership. The quoted description in IRS private-letter-ruling material PLR-123580-11 is: “In general, a condo-hotel is a property which is developed and operated as a hotel, except that the individual rooms or suites (the ‘condo units’) are sold to persons (the ‘unit holders’) under condominium ownership.”
You own the unit and an undivided interest in common areas, but the building’s operating model remains hotel-like. A developer or hotel operator may offer a rental program that markets the unit, places guests, handles reservations, and distributes proceeds after rental costs, including management fees. Some facilities, amenities, or operating components may have separate ownership or separate fees. Condominium declarations, rental agreements, and local ordinances can limit how and when you use the unit.

That description is a general structure, not a promise that every project uses identical contracts. Read the recorded documents and the current rental-program agreement for the property you are considering.
How a traditional rental differs
A conventional rental property is usually purchased to lease to tenants for an agreed term, but “traditional” does not mean completely unrestricted. Your control is shaped by the title, leases, landlord-tenant law, zoning, association rules, insurance conditions, and any management agreement. You can self-manage or hire a manager, set a leasing strategy within legal limits, and decide whether to occupy the property when it is not leased. A manager’s fee and the work you retain are choices rather than an automatic hotel operating arrangement.
Condo-hotel vs. traditional rental property: which is better?
There is no universal winner. The better fit depends on whether you value hotel services and potentially simpler operations more than control over use and leasing, and whether the unit’s net cash flow compensates you for the fees and restrictions. A conventional rental may offer more direct control but requires you to handle or supervise leasing, maintenance, compliance, and tenant issues.

What are the costs of owning a condo-hotel?
A condo-hotel’s costs come from both ownership and hotel operation. The contract determines which line items are withheld from room revenue, billed to you separately, or shared among owners.
Purchase, furnishing, and financing costs
Start with the purchase price, closing costs, lender fees, furnishings, and any required setup for the rental program. A unit that looks like a condominium may not qualify for the same financing as a standard residential rental. Ask a lender to underwrite the specific unit and project; there is no universal condo-hotel loan term or rate established for all properties.
Operator and booking deductions
Find every deduction between a guest’s payment and your distribution. Depending on the agreement, these can include a hotel management fee, an operator revenue share, booking or service charges, credit-card costs, marketing, housekeeping, and other third-party expenses. Ask whether the fee is calculated from gross room revenue, collected revenue, or revenue after specified expenses. A percentage quoted in one contract cannot be treated as a typical industry rate.

Association, facility, and reserve charges
Condominium dues may cover common elements, but hotel-style facilities can create additional charges. Budget for regular assessments, special assessments, insurance, maintenance, replacement reserves, and required services. Review the current budget, reserve information, fee schedule, and amendments rather than relying on a sales presentation. Nevada’s Condominium Hotel Act, for example, requires certain disclosures about fees, charges, budget assumptions, and leasing restrictions for covered projects; that is a Nevada example, not a rule for other states.

Your personal stays can reduce the number of nights available to paying guests. Some programs limit dates, require advance notice, impose minimum or maximum stays, or permit owner use only when the unit is not already committed. Ask whether you pay housekeeping, resort, or other charges during your stay and whether the operator can move your reservation or unit assignment.
Taxes, insurance, repairs, and debt
Property taxes, insurance deductibles, utilities, repairs, furnishings, and capital replacements may be charged to the unit owner or allocated through the association. Add mortgage interest and principal, financing fees, and any lender-required reserves. A favorable room-rate projection can still produce weak cash flow after these costs.
Can I use my condo-hotel unit whenever I want?
Usually, you should assume no until the documents say otherwise. The declaration, rental-program agreement, management agreement, house rules, and local lodging regulations can all constrain personal use.
Restrictions to identify
- Blackout dates or periods when hotel demand takes priority.
- Advance-reservation deadlines and cancellation charges for owner stays.
- Maximum nights per year or minimum-length stays.
- Rules requiring participation in the rental pool whenever the unit is not occupied.
- Unit-assignment rules that place guests in comparable units rather than your exact unit.
- Charges for housekeeping, resort services, utilities, or damage during owner stays.
Compare the allowed owner-use calendar with your actual plans. If you need an unrestricted second home, a hotel rental program may be a poor match even when its projected revenue is attractive.
How much of condo-hotel rental income does the owner keep?
There is no standard owner percentage. Your distribution is whatever the signed agreement produces after its defined deductions. A useful model is:

Owner proceeds = room revenue actually collected − operator or management deductions − booking and service charges − owner-responsibility operating costs
Then subtract association assessments, taxes, insurance, utilities, repairs, furnishings, reserves, financing, and transaction costs to obtain cash flow. Confirm whether the operator deducts expenses before calculating a revenue split or bills them afterward. Ask for sample owner statements that show gross bookings, cancellations, taxes collected, each fee, reserve withholding, and the final distribution.
An SEC-filed agreement illustrates why terms must be read rather than inferred: participation requirements and revenue allocation are contract-specific. That filing is an example of variation, not evidence of a normal split for the market. Do not transfer its percentage to another project.

A conventional rental avoids the automatic hotel revenue split, but it does not eliminate operating costs. Your major decisions are who leases the property, how rent is set, and who performs the work.
Leasing and management
Self-management preserves the management fee but requires advertising, screening, lease administration, collections, maintenance coordination, and legal compliance. A professional manager can perform those tasks for a fee and may charge leasing, renewal, inspection, or maintenance markups. Put each charge into the model, including fees during vacancy.
Property and common-area expenses
Budget for taxes, insurance, utilities you provide, routine maintenance, replacements, association dues, and capital reserves. A condominium rental can also face regular or special assessments. IRS Publication 527 discusses management fees and condominium dues or assessments as potential rental expenses, while distinguishing special-assessment treatment; classify each item with your tax professional.

Vacancy, turnover, and legal risk
Collected rent is lower than advertised rent when a unit is vacant, a tenant pays late, or turnover requires cleaning and repairs. Local landlord-tenant rules govern notices, deposits, habitability, and eviction. Insurance policies may restrict certain tenant or short-term uses, so confirm coverage before leasing.

Build one annual model for each property and then extend it over the intended holding period. Keep operating performance separate from tax results so a tax assumption does not hide weak cash flow.
- Use collected revenue. For a condo-hotel, start with room revenue actually collected after cancellations and show seasonality. For a traditional rental, start with contractual rent and deduct a vacancy and collection allowance supported by the property’s market evidence.
- Subtract the operating share. Deduct the condo-hotel operator or property-manager share, booking and service charges, or the conventional rental’s leasing and management fees.
- List every property expense. Include association dues and assessments, taxes, insurance, utilities, repairs, housekeeping where applicable, furnishings, maintenance, and reserves. Assign each cost to the party responsible under the documents.
- Account for owner use and downtime. Remove owner-use days and periods when the unit is unavailable to guests or tenants. Record any owner-use charges and the effect on taxable expense allocation.
- Subtract financing and transaction costs. Use the proposed loan’s actual debt service, lender fees, and required reserves. Include acquisition costs when calculating cash invested and sale costs when calculating proceeds.
- Show before-tax cash flow. This is the operating result after expenses and debt service, before income-tax effects. Report cash-on-cash return using the same definition and invested-capital denominator for both properties.
- Prepare a separately labeled after-tax scenario. Have a qualified tax professional apply your facts, use pattern, entity structure, and current law. Do not blend an assumed tax benefit into the pre-tax return.
- Model multiple years. Use property-specific assumptions for rent or room rates, occupancy, expenses, capital replacements, financing changes, and sale costs. Appreciation is not guaranteed; show a range only when you have support for the assumptions.
The comparison is meaningful only when the time horizon and assumptions match. A high gross room figure cannot be compared with a traditional rental’s net rent, and a self-managed rental should not be compared with a condo-hotel after management fees unless the value of the owner’s labor is recognized.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Tax treatment: why classification and personal use matter
Federal tax treatment depends on how the property is used and classified. IRS Publication 527 explains that rental expenses can include management fees and discusses condominium dues or assessments for maintaining common elements. When a dwelling is used for both rental and personal purposes, expenses must be allocated using the applicable rental and personal-use days and other IRS rules.
The Internal Revenue Code’s 2022 compilation uses an 80 percent gross-rental-income test in its residential-rental-property definition. The dwelling-unit definition also excludes a unit in a hotel, motel, or similar establishment when more than one-half of the units are used on a transient basis. These statutory thresholds concern classification; they are not an expected occupancy rate or investment return. They do not, by themselves, resolve depreciation, passive-activity, self-employment, or every other tax issue for a particular owner.

Due diligence before buying either property
- Collect the governing documents. Obtain the recorded condominium declaration or title documents, current budget, reserve information, fee schedule, amendments, and any association rules.
- Read every operating agreement. Identify whether rental-program participation is optional, how units are assigned, termination rights, owner-use limits, fee formulas, reporting, maintenance responsibility, and who pays for damage or replacements.
- Verify local rules at the address. Confirm zoning, business or lodging licenses, transient-occupancy taxes, short-term-rental limits, registration, and inspection requirements. Do not assume a license transfers with the sale.
- Test the revenue assumptions. Reconcile projected occupancy and rates with evidence from the actual property and market. Treat developer projections as assumptions, not historical returns.
- Obtain project-specific financing terms. Ask lenders about eligibility, down payment, interest rate, reserves, insurance, and whether hotel operations affect underwriting.
- Get property-specific tax advice. Have a qualified professional evaluate rental and personal use, classification, expense allocation, depreciation, and reporting.
- Use local legal and real-estate review. A local attorney or real-estate professional should review sale restrictions, association obligations, leases, management rights, and any disclosure requirements.
Common mistakes and how to avoid them
Using gross revenue as profit
Fix this by obtaining a complete owner statement and subtracting every operator, association, tax, maintenance, reserve, financing, and vacancy cost.
Assuming a hotel brand guarantees occupancy
Branding or an attractive location does not establish a return. Require property-level operating evidence and document the assumptions behind each rate and occupancy figure.
Importing a fee split from another contract
Revenue allocation, participation rules, and expense responsibility vary by agreement. Use only the executed documents for the unit you may buy.
Treating owner use as free
Count lost rental nights, owner-use charges, utilities, housekeeping, and the tax effect of mixed use.
Ignoring assessments and reserves
Review reserve studies, current balances, planned projects, and assessment history. A low monthly fee can conceal underfunded maintenance.
Assuming residential tax treatment
Hotel-like transient use can affect statutory classification. Have a tax professional apply the current rules rather than relying on a generic rental spreadsheet.
Comparing different holding periods
Use the same purchase date, financing horizon, sale-cost assumptions, and treatment of appreciation for both alternatives. If a resale estimate cannot be supported, present operating cash flow without claiming a gain.
Who may prefer each model?
A condo-hotel may fit when
- You value hotel-style booking, housekeeping, and front-desk operations and accept the operator’s rules.
- You can tolerate restricted personal-use dates and a revenue distribution that changes with occupancy and expenses.
- The documents provide transparent statements, understandable fees, adequate reserves, and a participation structure you can exit on acceptable terms.
- Your lender and tax adviser confirm the financing and classification work for your situation.
A traditional rental may fit when
- You want greater control over tenants, lease terms, pricing, improvements, and when the property is available for your own use.
- You are prepared to manage the property or pay a manager and to comply with landlord-tenant requirements.
- You prefer a longer-term leasing strategy rather than transient hotel bookings and can fund repairs, vacancy, and capital reserves.
- The property’s collected-rent model remains attractive after realistic operating and financing costs.
In either case, select the property whose documented net economics and operating obligations match your finances and time commitment. The category alone does not establish a return premium.
