U.S. commercial and multifamily mortgage debt outstanding rose $42.9 billion, or 0.9%, in the second quarter of 2026 to a record $5.1 trillion, according to the Mortgage Bankers Association (MBA). Multifamily mortgage debt increased $20.7 billion, also 0.9%, to $2.3 trillion at June 30, 2026.
What changed in Q2 2026
The MBA figures measure the stock of mortgage debt outstanding at quarter-end, not the dollar volume of loans originated during the quarter. The $42.9 billion increase indicates that the amount of commercial and multifamily mortgage credit outstanding expanded as borrowing activity and capital availability supported the market.

“Commercial and multifamily mortgage debt outstanding continued to expand in the second quarter, reaching a record $5.1 trillion as stronger borrowing activity and capital availability supported growth in the market,” said Reggie Booker, MBA associate vice president of commercial research.

How much multifamily debt is outstanding?
Multifamily mortgage debt reached $2.3 trillion at the end of Q2 2026, after increasing $20.7 billion, or 0.9%, during the quarter. Multifamily therefore represents a substantial portion of the $5.1 trillion commercial-and-multifamily total. Agency and government-sponsored enterprise (GSE) portfolios and mortgage-backed securities (MBS) held about half of all multifamily mortgage debt, underscoring the importance of that channel to apartment financing.
Who holds the debt?
Commercial banks and thrifts were the largest holder group, while agency and GSE channels represented the largest government-linked source. Life insurers and securitized markets also held significant balances.
| Holder group or form | Balance at Q2 2026 quarter-end | Share of total commercial/multifamily debt |
|---|---|---|
| Commercial banks and thrifts | $1.9 trillion | 38% |
| Agency and GSE portfolios and MBS | $1.2 trillion | 23% |
| Life insurance companies | $782 billion | 15% |
| CMBS, CDO and other ABS holdings | $651 billion | 13% |
MBA’s categories describe who holds a loan or, when a loan has been securitized, the form of the security. An institution can therefore be economically connected to a securitized category as well as to direct mortgage holdings; the categories should not be added to infer a unique list of ultimate lenders.

Which capital sources drove the quarterly increase?
Securitized markets posted the largest dollar gain
Holdings classified as commercial mortgage-backed securities (CMBS), collateralized debt obligations (CDOs) and other asset-backed securities (ABS) increased $13.9 billion, or 2.2%. That was the largest dollar increase among the major holder groups identified by MBA.
Agency and GSE holdings also expanded
Agency and GSE portfolios and MBS increased $12.7 billion, or 1.1%, during Q2 2026. Because this channel accounts for about half of multifamily debt, its growth was especially relevant to apartment financing.
Rank #3
REIT holdings declined
Real estate investment trust (REIT) holdings decreased $5.5 billion, or 6.3%, during the quarter. A decline in one holder category does not mean total debt fell: the overall market still grew because increases in other channels outweighed the REIT reduction.
What the numbers mean for borrowers and investors
- More capital was available in aggregate. Growth in outstanding debt is consistent with additional borrowing and refinancing capacity across the market, but it does not reveal the interest rate, maturity, leverage or underwriting terms of individual loans.
- Multifamily financing remains closely tied to agency and GSE systems. Their large share of apartment debt means changes in those portfolios and MBS markets can materially affect access to multifamily credit.
- Banks remain the largest overall holder group. At $1.9 trillion and 38% of total debt, banks and thrifts have the largest direct balance among the categories reported by MBA.
- Securitization matters even when the ultimate lender is not obvious. CMBS, CDO and ABS balances represent mortgage exposure in security form, so the category reflects market structure as well as the identity of a loan originator.
How MBA compiles the series
MBA combines data from the Federal Reserve Financial Accounts, the FDIC Quarterly Banking Profile and Trepp. The quarterly series provides time-series information on aggregate commercial and multifamily mortgage holdings by investor group, along with net flows into and out of mortgages. MBA generally releases the analysis three months after the relevant quarter ends.

Because the series is a quarter-end measure, it should not be compared directly with quarterly origination reports without accounting for repayments, refinancing, purchases, securitizations and other changes that affect the outstanding balance.

What this release does not establish
The record balance is a statement about the size of the mortgage-debt market, not a forecast for commercial-property prices or proof that borrowers are performing equally well. Assessing risk requires property-level information, such as occupancy, net operating income, debt-service coverage, loan maturities, delinquency and restructuring data. Those outcomes cannot be inferred from the $42.9 billion aggregate increase alone.
