The lender also reviews every person registered on title, the home’s appraised value, property type and condition, location, occupancy, existing secured debt and the lender’s own product rules. The Financial Consumer Agency of Canada (FCAC) describes these as general considerations; individual lenders can set different thresholds.
For orientation, FCAC says borrowers can usually access up to 55% of appraised value, while Equitable Bank advertises up to 59% for its product. HomeEquity Bank’s published examples show why minimum values are product-specific: its CHIP materials cite $250,000, while CHIP Max cites $300,000. Neither percentage nor threshold is a personal approval or a prediction of cash in hand.

Eligibility at a glance
| Requirement | What the published guidance says | Why it matters |
|---|---|---|
| Age and title | Reverse mortgages are generally aimed at homeowners 55 or older. The ages of all registered owners affect the maximum; HomeEquity Bank says every CHIP co-owner must be at least 55. | A younger titleholder can change the calculation or prevent an application under a particular product. |
| Home value | CHIP and Equitable list a $250,000 minimum value; CHIP Max lists $300,000. | These are lender and product thresholds, not a Canada-wide legal minimum. |
| Occupancy | FCAC generally describes a primary residence as one occupied at least six months a year. CHIP and Equitable publish a six-month occupancy condition. | A vacation property or rental cannot be assumed to qualify. |
| Property | Type, location and condition affect eligibility and the amount available. CHIP lists detached and semi-detached houses, townhouses and condominiums among common property types. | Unusual construction, poor condition or a restricted market may require special review. |
| Debt | CHIP and Equitable say proceeds can be used to pay out an existing mortgage or other home-secured debt. | Gross borrowing capacity is different from the money left after secured balances and costs are paid. |
| Income and credit | CHIP says income and credit score are not key qualifying factors for its product. | That statement is product-specific; another lender may assess financial information differently. |
The exact address, ownership structure and documents determine the real decision. Treat online criteria as a screening guide, not an approval.

How age and ownership on title affect eligibility
The usual starting age
FCAC’s federal overview says reverse mortgages are generally for homeowners aged 55 or older. “Generally” matters: it describes the market, not a single statutory rule that every lender must follow. A lender can impose a different minimum for a product, province or ownership structure.

Every registered owner matters
Lenders look at the age of each person registered on title, not just the person who makes the inquiry. HomeEquity Bank states that all CHIP co-owners must be at least 55. FCAC also says the ages of people on title affect the maximum available. A spouse, family member or other co-owner who is younger than the product’s minimum can therefore change the result even when the primary applicant is older.
Before applying, obtain a current title record and identify every registered owner, including anyone who may have been added for estate-planning or financing reasons. Ask the lender how it treats a non-borrowing owner, a life interest or a change in title; the published summaries do not establish one universal treatment.
Minimum home value and the appraisal
Published thresholds are product-specific
The reviewed CHIP FAQ cites a $250,000 minimum appraised value. Equitable’s eligibility page also cites a $250,000 minimum home value. HomeEquity Bank’s separate CHIP Max page gives a $300,000 minimum. These figures illustrate variation among products; they do not create a national floor for every reverse mortgage in Canada.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsWhy the appraisal matters
The lender normally relies on an appraisal or other valuation process to establish market value, verify the property and assess marketability. A listing price, municipal assessment or an owner’s estimate is not the same as an underwriting appraisal. The appraised figure can be affected by location, comparable sales, condition, property type and any factors that make resale difficult.
Clearing a minimum does not establish approval. The lender still considers the youngest titleholder, occupancy, property characteristics, existing secured debt and its own risk limits. It also does not tell you the net amount available after paying a mortgage, legal costs, appraisal fees or other charges.

Primary residence and occupancy rules
FCAC says a primary residence generally means living in the home at least six months each year. CHIP and Equitable publish the same six-month occupancy condition. This is an ongoing obligation rather than a one-time checkbox: moving out, spending most of the year elsewhere or converting the property to a rental can affect the loan.
Do not assume a cottage, seasonal residence, investment property or a home occupied by someone else qualifies under the same rules. If you divide time between two homes, ask the lender which address must meet the primary-residence test and what evidence it requires. The public criteria do not establish a blanket rule for every second home.
Property type, condition and taxes
Commonly accepted property types
CHIP lists detached and semi-detached houses, townhouses and condominiums among common eligible types, subject to its other requirements. A condo may therefore qualify, but the building, unit, title and marketability still have to satisfy the lender. The word “common” is important: it is not a promise that every condo, townhouse or semi-detached home will be accepted.
Condition and marketability
FCAC identifies property type and condition as factors in the maximum. Deferred maintenance, structural concerns, environmental issues, an unusual construction method or a very thin resale market can reduce the amount or lead to a decline. Ask whether repairs must be completed before closing and whether the appraisal will include inspections or specialist reports.
Taxes, insurance and upkeep
CHIP’s published information says property taxes and insurance must remain current. These obligations continue after funding. Budget for routine maintenance as well as taxes and insurance; failing to meet them can put the loan in default or trigger repayment under the contract.

Location and lender availability
Availability is not uniform across Canada. HomeEquity Bank says CHIP is available nationally, including rural areas, although location can affect the amount. Equitable’s reviewed eligibility page describes availability in major urban centres in Alberta, British Columbia, Ontario and Quebec. A property that meets age and value tests can still be outside a lender’s service area.

Rural access, local comparable sales, the type of community and the lender’s appraisal network can all affect both eligibility and proceeds. Never generalize an urban-centre rule to every province or assume that a national product offers identical terms in every postal code.
Existing mortgage or other secured debt
An existing conventional mortgage does not automatically rule out a reverse mortgage. CHIP says existing mortgage or home-secured debt can be paid with reverse-mortgage proceeds, and Equitable says an existing conventional mortgage may be paid using proceeds.
The practical effect is a two-step calculation: first determine the lender’s gross borrowing capacity; then subtract the mortgage, home-equity line, tax lien or other secured balance that must be discharged, plus applicable costs. If the balance consumes most of the available amount, the transaction may leave little cash even though the property passes the minimum-value test.
Income, credit and the documents you may need
Underwriting information
CHIP says income and credit score are not key qualifying factors for its product. That can make a reverse mortgage different from a conventional refinance, but it is not a promise that every lender ignores income or credit. Ask specifically whether the lender checks payment history, insolvency records, judgments or other obligations.

Typical documents
CHIP’s FAQ lists the following examples and cautions that the list is not comprehensive:
- Government-issued identity documents.
- Proof of principal address.
- Legal documents relevant to the application.
- Property-insurance information.
- Statements for an existing mortgage, if applicable.
- Proof that current property taxes are paid.
Requirements can change with marital status, a trust, power of attorney, multiple owners, an estate, a corporation on title or a registered charge. Request a written document list early so a missing item does not delay the appraisal or closing.

General and lender-specific percentages
FCAC says a reverse mortgage usually permits borrowing up to 55% of appraised home value. Equitable advertises up to 59% on its eligibility page. The figures are not interchangeable: the first is general federal guidance, while the second is a lender-specific marketing maximum.
The actual advance can be lower because of the youngest titleholder’s age, appraised value, location, property type, condition, lender policy and existing secured debt. A maximum percentage is not a quote, an approval-rate statistic or a guarantee of available cash.
An illustration, not a personal estimate
Suppose a lender’s approved calculation for a hypothetical home produced a 55% gross limit on a $500,000 appraisal: the arithmetic would be $275,000 before deductions. If the owner owed $210,000 on a mortgage, the gross figure would not mean $275,000 in spendable proceeds; the mortgage and transaction costs would have to be paid first. Actual lender calculations may use age-based factors and other limits, so this example should not be used to plan a borrowing decision.

Costs, interest and when repayment occurs
FCAC says reverse-mortgage rates are typically higher than rates for a mortgage or home-equity line of credit, and interest accumulates on the balance. Ask whether interest is fixed or variable, how often it compounds, whether rates can change, and how interest is added when you receive funds in stages.

FCAC says the loan is generally repaid when a borrower moves out, sells the home, dies or defaults. The contract controls the precise trigger, notice period and treatment of co-borrowers. Review fees, legal costs, appraisal charges, discharge costs, maintenance and insurance duties, and any conditions attached to a negative-equity guarantee. CHIP Max’s published page refers to guarantee language, but the scope and conditions must be read in the current agreement rather than inferred from a headline.
A practical application checklist
- Confirm title. Order a current title search and list every registered owner, age and existing charge.
- Check the residence test. Record how many months each year the property is occupied and disclose any rental or seasonal use.
- Screen the property. Note the type, age, condition, recent repairs, condo status, insurance and tax standing.
- Ask about geography. Provide the complete address and confirm that the lender serves that community.
- Gather records. Prepare identification, address evidence, legal documents, insurance details, mortgage statements and tax receipts.
- Request the appraisal process. Ask who selects the appraiser, who pays, what inspections are required and what happens if the value is lower than expected.
- Get a written advance calculation. Require the lender to show gross proceeds, debt payouts, fees, interest assumptions and estimated net funds.
- Review repayment language. Identify moving, sale, death and default triggers, notice periods, prepayment charges and guarantee conditions.
- Compare alternatives. Ask an independent adviser about a conventional refinance, HELOC, downsizing or other options if preserving home equity or reducing interest cost is important.
Common pitfalls and how to avoid them
- Treating 55 as automatic approval: verify every titleholder and the product’s own age rule.
- Using an online value as the appraisal: budget for a lender-accepted valuation and the possibility of a lower result.
- Confusing gross and net proceeds: subtract every secured balance and disclosed cost before deciding whether the loan meets your goal.
- Assuming every property qualifies: obtain written confirmation for condos, rural homes, unusual structures and properties needing repairs.
- Ignoring ongoing obligations: keep taxes, insurance and maintenance current throughout the loan.
- Comparing percentages without terms: compare compounding, fees, payout triggers and guarantee conditions on identical facts.
- Relying on old web pages: ask for current documents and an expiry date for the quote because lender rules and rates can change.
Questions to ask before signing
- What is the minimum age for every owner on title?
- What appraised value and property types are accepted at this address?
- Does the lender require six months’ occupancy, and how is it documented?
- How much existing secured debt must be paid out at closing?
- What is the interest rate, compounding method and fee schedule?
- When can repayment be demanded, and what notice is provided?
- What maintenance, tax and insurance duties are conditions of the loan?
- How does any negative-equity guarantee work, and what exclusions apply?
- What amount is guaranteed in writing as net proceeds after all deductions?
Bottom line
A Canadian reverse mortgage commonly starts with age 55, but eligibility is a combined test of title, appraisal, occupancy, property, location and secured debt. The $250,000 and $300,000 thresholds and the 55% and 59% maximums cited above belong to specific published guidance or products. Confirm the exact address and ownership, obtain a written cost-and-proceeds calculation, and read repayment and guarantee conditions before committing.
