Can you use expected pension income to get a mortgage before retirement?

Yes—sometimes. In the UK, a lender can take expected pension income into account when assessing a mortgage whose term runs into retirement. The lender must make a prudent, proportionate affordability assessment and support declared income with independent evidence. A pension forecast is useful evidence, but it is not a promise that the income will be paid, nor does it guarantee approval or a particular loan amount.

What “expected pension income” means to a mortgage lender

Expected pension income is money you are projected to receive after you stop working, rather than income you are already drawing. It may come from a defined-contribution personal or workplace pension, a defined-benefit scheme, the State Pension, or investment income. A lender may need to consider it when the proposed mortgage continues beyond your expected retirement date.

The Financial Conduct Authority (FCA) says that, where a regulated mortgage runs beyond expected retirement—or beyond State Pension age if the retirement date is not known—the lender should assess post-retirement income and expenditure in a prudent and proportionate way. The FCA’s rule is a framework for assessing affordability, not a right to have projected income accepted by every lender.

The central practical question is whether your income after retirement is credible and sufficient to support the mortgage payments, other commitments and normal living costs for the rest of the term. Your salary may be the main evidence while you work, but the lender still has to test what happens when that salary ends.

How the FCA expects evidence to be handled

Evidence must come from an independent source

Under the FCA’s mortgage conduct rules (MCOB), declared income must be supported by adequate evidence from a source independent of the customer. A borrower’s own calculation of future pension income, written on an application form, is not enough on its own. Pension statements, provider forecasts and official State Pension information are the types of documents that can support the figures.

Pensions and investments can be income sources in an affordability assessment, alongside employment, self-employment and other verifiable income. The lender decides which documents it accepts, how recent they must be and how much of the stated amount can be used.

Scrutiny increases as retirement approaches

The FCA describes a sliding scale of evidence. If retirement is many years away, a statement showing that you have pension provision may be sufficient for the lender’s initial assessment. If retirement is close, the lender is expected to examine the likely level of income more closely. The FCA Handbook states: “The closer the customer is to retiring, the more robust the evidence of the level of income in retirement should be.”

That means the same document may be treated differently depending on your age, the proposed retirement date and the mortgage term. A broad statement that a pension exists may not answer the affordability question for someone retiring soon, while it may provide useful early evidence for a younger applicant whose contributions and retirement date are still subject to change.

The lender should not invent its own pension forecast

The FCA guidance contemplates using the expected income shown on a pension statement. It does not mean a lender should create an optimistic projection of its own. You should provide the provider’s current figures and the assumptions behind them, including the date at which the estimate is intended to apply.

Why a pension forecast is not a guaranteed income

A pension estimate is a projection based on assumptions. Depending on the scheme, it may assume that you continue working, keep paying contributions, receive particular investment returns and retire at a specified age. The final income can be lower if you stop contributions, reduce them, change jobs, transfer the pension, take benefits early or retire earlier than the statement assumes.

Ask the provider to explain the forecast’s retirement date and whether the figure is expressed as an annual income, a fund value, or both. If the statement gives several options—such as taking a tax-free lump sum with a lower regular income—tell the lender which option your budget relies on. Do not present a future projection as income already being received.

The State Pension is also time-specific. A State Pension forecast should be included only from the age at which it is expected to become payable. If the mortgage payments begin before that point, the affordability calculation must work without treating the future State Pension as current income.

Documents to gather before applying

Requirements vary, but assembling a complete evidence pack can prevent delays and expose an affordability gap before you submit an application.

  • Current private-pension statements: obtain one for each workplace or personal pension. Check the statement date, projected retirement date, contribution assumptions and projected income.
  • A provider forecast: request an up-to-date forecast if the statement is old, retirement is approaching, or the mortgage will run materially beyond retirement.
  • Defined-benefit scheme information: ask the scheme for the projected annual pension at the retirement date you are using, and note any reduction for taking benefits early.
  • State Pension forecast: use the official government forecast and record the expected start date and amount.
  • Proof of current income: salary slips, accounts, tax documents or other evidence the lender requests, so the application demonstrates affordability both before and after retirement.
  • Mortgage and household commitments: collect statements for loans, credit cards, maintenance, school or care costs, insurance and regular bills.
  • Investment-income evidence: if investments form part of the retirement plan, provide statements and a clear explanation of how the income is generated. The lender may discount or exclude volatile income.

Ask each pension provider for figures based on the retirement date you intend to use, rather than combining estimates made on different dates or assumptions.

Step-by-step: preparing an application that runs into retirement

  1. Set the proposed retirement date. Use the date you genuinely expect to stop or materially reduce work. If it is uncertain, model the earlier reasonable date as well as the later one.
  2. Map the mortgage term against that date. Identify when employment income ends, when each pension starts and when the State Pension becomes payable. Highlight any period in which the mortgage must be supported by savings or another income source.
  3. Request fresh forecasts. Give providers the same assumed retirement date and ask what the projection assumes about contributions and access. Keep the full statements, not just a figure copied into a spreadsheet.
  4. Build a retirement budget. List the proposed mortgage payment, council tax, utilities, insurance, food, transport, healthcare, care costs and discretionary spending. Include debts that will still be outstanding after retirement.
  5. Test the budget under less favourable assumptions. Consider an earlier retirement, reduced pension contributions, a lower pension projection, the loss of variable income and a higher mortgage rate. A case that works only under the best assumptions is unlikely to be robust.
  6. Ask the lender about its policy before submitting. Confirm whether it considers projected private pensions, the State Pension, investment income and future lump-sum withdrawals; what documents it requires; and the maximum age or term allowed for that product.
  7. Submit consistent information. The retirement date, pension figures and income treatment should match across the application, supporting documents and affordability discussion. Explain any difference between current income and future income.
  8. Review the offer for the full term. Check the repayment type, rate assumptions, fees, early-repayment charges and the payment after any initial deal ends. Approval is not useful if the later payment is unaffordable.

How lenders may look at affordability across the whole term

A lender is not assessing only whether you can make the first few years of payments. It must consider the point at which employment income changes and whether the remaining income covers the mortgage and essential expenditure. The calculation may therefore be split into periods: working years, the years between retirement and State Pension age, and the period after all expected pension income is in payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Each lender decides how it treats the figures. One may use the projected annual pension in full; another may apply a haircut, require a lower loan amount or exclude income that is too uncertain. Variable investment returns, discretionary bonuses and an assumed future contribution increase may receive less credit than a guaranteed defined-benefit pension.

Affordability also depends on the repayment method. With a repayment mortgage, the balance is designed to fall through scheduled capital and interest payments. With an interest-only mortgage, the capital must be repaid from a credible repayment vehicle. A projection of pension income does not by itself provide a repayment vehicle for an interest-only loan.

The lender may test the payment against a higher future interest rate or other changes in circumstances. You should therefore compare the payment at the initial rate with the expected payment when that rate ends, rather than relying on a temporary introductory payment.

What varies between lenders

Question to ask Why it matters What is established
Will the lender consider projected private-pension income? A policy may accept a forecast, require a statement, or exclude projected income until benefits are in payment. FCA guidance allows expected retirement income to be assessed; individual lender treatment varies.
Which documents and how recent? An old statement may not reflect current contributions or retirement plans. Independent evidence is required, but the exact document list is lender-specific.
How much of each income source counts? Discounts or exclusions can change the maximum affordable loan. There is no universal percentage in the available FCA guidance.
By when must the mortgage be repaid? A shorter term can increase monthly payments; a longer term may cross further into retirement. Age and term limits are product and lender criteria, not a single market-wide rule.
Does the case pass affordability after retirement? Current salary can hide a shortfall once work ends. The assessment should address income beyond expected retirement where the term requires it.
What are the rate, fees and repayment conditions? A lower initial rate does not remove long-term affordability risk. These are product terms that must be checked separately from pension evidence.

For example, one Northern Ireland intermediary criterion from AIB asks some applicants approaching retirement, where the mortgage continues beyond retirement, for an up-to-date pension forecast. That illustrates how a particular lender may set a document requirement; it is not a rule that applies to all UK lenders.

Common problems and how to correct them

Using your own estimate instead of a provider document

Problem: You calculate a pension amount from today’s fund value and assume it will continue unchanged. Fix: obtain a provider statement or forecast showing the assumptions and intended retirement date.

Counting the State Pension too early

Problem: The budget includes State Pension income from the day the mortgage starts. Fix: show the date it is expected to become payable and fund the earlier period from income or assets that are actually available.

Ignoring an earlier retirement

Problem: The forecast assumes contributions continue until a later date than you realistically expect to work. Fix: request a projection at the earlier date and see whether the mortgage remains affordable.

Relying on a lump sum without explaining the plan

Problem: You intend to take tax-free cash and use it for the mortgage, but the application shows only the higher income option. Fix: provide the pension options and explain the exact repayment or income strategy; the lender may assess the choices differently.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assuming one lender’s policy is universal

Problem: A document accepted elsewhere is rejected, or a lender’s maximum age is treated as a legal standard. Fix: ask each intended lender for its current criteria before applying and keep evidence of the assumptions used.

Choosing a term that works only before retirement

Problem: The payment fits the current salary but not the projected retirement budget. Fix: reduce the borrowing, increase the deposit, shorten or restructure the term, or reconsider the property budget rather than relying on an unverified future income.

Ordinary mortgages and later-life mortgages are not the same

An ordinary repayment mortgage that extends into retirement is assessed on the ability to make scheduled payments and repay the balance by the end of the term. The lender considers post-retirement income as part of that assessment.

A retirement interest-only mortgage is a separate later-life product. It has its own eligibility rules, affordability checks and capital-repayment arrangements. It should not be treated as an automatic alternative when a standard mortgage does not pass. If you are considering one, ask how the balance will be repaid and what happens if the property is eventually sold or the borrower dies.

When professional advice can help

A mortgage adviser who is appropriately authorised and experienced with lending into retirement can help identify lenders whose criteria fit the evidence you have. This is particularly useful where retirement is close, income comes from several schemes, a defined-benefit pension is being transferred, or the mortgage term extends well beyond the date you expect to stop work.

Verify the adviser’s authorisation and ask which lenders they can access. An adviser cannot override a lender’s affordability rules or turn a forecast into a guarantee, but they can explain how different lenders treat the same evidence and help you avoid multiple unsuitable applications.

Practical decision checklist

  • Is the proposed retirement date realistic and stated consistently?
  • Do you have current statements or forecasts for every pension you intend to rely on?
  • Does the budget work before the State Pension begins?
  • Does it still work if the private-pension projection is lower or contributions stop earlier?
  • Have you included the mortgage payment and all regular household outgoings after retirement?
  • Have you checked how the lender treats investment income, lump sums and variable earnings?
  • Have you confirmed the lender’s maximum term, age criteria and required evidence for this specific product?
  • Have you tested the payment after the initial interest-rate period and under a higher rate?
  • If the case is complex, have you checked an adviser’s authorisation and relevant experience?

The FCA framework permits lenders to use expected pension income, but it leaves the detailed decision to each lender’s responsible affordability assessment. Your strongest application is one that distinguishes income already in payment from income projected for a stated date, supports every figure with independent evidence and demonstrates that the mortgage remains affordable throughout retirement.
