Some lenders may offer a home equity line of credit (HELOC) secured by a second home or a non-owner-occupied rental, while others restrict HELOCs to a primary residence. Approval depends on the lender’s rules for property type, occupancy, title, equity, credit, income, lien position and location.
There is an important distinction: you may be asking about a HELOC secured by the second home or investment property, or a HELOC secured by another home that you use to help buy that property. Those are different transactions, with different underwriting questions and risks.

First, identify which property secures the HELOC
A HELOC is secured by the home used as collateral. The property securing the line—not merely the property you plan to buy—drives the lender’s collateral and occupancy rules.
HELOC secured by the second home or rental
In this arrangement, the second home or investment property itself becomes collateral. You ask the lender whether it accepts that type of property for a HELOC and whether it permits the property’s occupancy status. A vacation home that you occasionally occupy may be treated differently from a house occupied by tenants year-round. A lender may also distinguish between a one-unit property, a condominium, a multifamily building and other property types.

HELOC secured by another home
You may instead borrow against equity in your primary residence and use the proceeds toward a down payment, renovations, closing costs or reserves for an investment property. Chase’s consumer education describes this general use of equity in an existing home to help buy an investment property, but that does not establish that Chase—or any particular lender—currently offers a HELOC secured by the investment property itself. The lender still sets its own eligibility rules and property restrictions.
| Question | Collateral is the second home or rental | Collateral is another home |
|---|---|---|
| Which property secures the line? | The second home or investment property | Usually your existing primary residence or another eligible home |
| What must the lender accept? | The property’s type, occupancy, location and lien structure | The collateral home’s type, occupancy, location and lien structure |
| How are proceeds used? | Potentially for any permitted purpose under the agreement | They may be used toward purchasing or improving another property, subject to the lender’s terms |
| Main collateral risk | You could lose the second home or rental if you cannot repay | You could lose the home securing the line, even if the investment property performs poorly |
When speaking with a lender, use precise language: “I want a HELOC secured by my non-owner-occupied rental,” or “I want a HELOC on my primary residence to help purchase a rental.” That prevents a discussion about one product from being mistaken for approval of the other.
How lenders distinguish a second home from an investment property
Occupancy is the central distinction. Fannie Mae’s mortgage guide—whose rules apply to mortgages eligible for delivery to Fannie Mae, not universally to HELOCs—defines an investment property as one owned but not occupied by the borrower. Its second-home guidance says the borrower must occupy the property for part of the year.
Second home
Fannie Mae’s second-home criteria describe a one-unit home suitable for year-round occupancy that remains under the borrower’s exclusive control. It cannot be a timeshare or rental property under those mortgage rules. Rental income may be identified only when it is not used to qualify and the other second-home requirements are satisfied.

Investment property
An investment property is owned but not occupied by the borrower under Fannie Mae’s terminology. It may be rented to tenants, and its income and expenses can affect the lender’s assessment. A HELOC lender may use different definitions or impose additional restrictions, so do not assume that meeting a Fannie Mae mortgage definition guarantees HELOC eligibility.
These categories can also change over time. A house you originally used as a vacation home may become an investment property if you stop occupying it and rent it out. Tell the lender how the property is actually used, not only how it was classified on an earlier mortgage application.
What a lender is likely to review
No universal credit-score cutoff, maximum loan-to-value ratio, interest rate or approval percentage is established for this exact HELOC and property combination. Each lender sets its underwriting matrix. Ask for the rule in writing and have the lender identify which property is being evaluated.
Property and occupancy
- Whether the lender accepts second homes, seasonal homes, non-owner-occupied rentals or other investment properties as collateral.
- Whether the property is a one-unit home, condominium, planned-unit development, two- to four-unit building or another type.
- Where the property is located and whether the lender serves that state, county or market.
- Whether the property is habitable and suitable for year-round occupancy, if that is part of the lender’s policy.
- Whether leases, short-term rentals, a timeshare arrangement or shared ownership affect eligibility.
Title and existing liens
- Who owns the property and whether every owner must apply or consent.
- Whether the HELOC will be in first-lien or subordinate-lien position.
- How the lender handles an existing mortgage, home equity loan, tax lien, judgment or other encumbrance.
- Whether the lender requires a particular title vesting, appraisal, title search or lien-release process.
Federal banking guidance identifies lien position, collateral value, property type and location as important home-equity risk factors. That guidance helps explain what a bank may examine; it is not an approval promise or a product policy.

Equity, income and ability to repay
Your available equity is generally the property value minus mortgage debt and other liens, but the lender decides how it values the property and how much of that value it will lend against. The lender may order an appraisal or another valuation and may apply a lower value than your estimate.
Underwriting can also consider employment or business income, debt obligations, reserves, credit history and, where permitted, rental income. If the property is a rental, be ready to document leases, deposits, operating expenses, taxes, insurance and vacancies. Do not assume projected rent will be counted in full or at all.
How a HELOC works after approval
A HELOC is open-end credit backed by home equity. During the draw period, you can borrow repeatedly up to the approved limit, subject to the agreement. As you repay principal, available credit generally becomes available again.

The draw period is the time in which additional borrowing is permitted. The agreement controls its length, minimum draws, minimum balances, transaction fees and whether the lender can suspend or reduce access to unused credit in specified circumstances. A variable interest rate is common, so the payment can change as the underlying rate changes.

Repayment period
When the draw period ends, you generally cannot take new advances and must repay the balance. Required payments may rise because they now include principal under a different payment formula. Some plans can require the entire outstanding balance at once. Review the disclosure for the exact transition date, payment calculation, rate adjustments, caps, floors and any balloon-payment provision.
The Consumer Financial Protection Bureau warns: “If you fall behind or can’t repay the loan on schedule, you could lose your home.” That warning applies to the property securing the HELOC. If you borrow against your primary residence to fund a rental, the primary residence remains at risk even if the rental’s value falls or its rent does not cover expenses.
Questions to ask before applying
- Will you take this collateral? Ask specifically about a second home, seasonal property or non-owner-occupied rental, and identify the state and property type.
- What lien position is allowed? Confirm whether the HELOC can sit behind the existing mortgage and whether the first-lien lender must approve it.
- How will you value the property? Ask whether an appraisal, automated valuation, inspection or other method is required and who pays the fee.
- What is the maximum line size? Request the lender’s formula, including how existing mortgage balances and other liens reduce available credit.
- How is the rate set? Get the index, margin, adjustment frequency, caps, floors and any introductory provision in the disclosures.
- How long are the draw and repayment periods? Ask when draws stop, how the payment is recalculated and whether a lump-sum payoff can be required.
- Which fees apply? Check application, appraisal, title, annual, transaction, inactivity, early-termination and conversion fees.
- Can access be frozen or reduced? Ask what events permit the lender to suspend further advances or lower the line.
- How will rental income be treated? Ask what documentation is required, what expenses are deducted and whether projected income is excluded.
- What happens if the property changes use? Confirm whether moving into, renting out or renovating the property changes eligibility or reporting obligations.
Compare the main ways to tap equity
| Option | How funds are received | Rate and payment characteristics | Useful question |
|---|---|---|---|
| HELOC | Reusable credit up to a limit during the draw period | Usually variable; payment can change during the draw and repayment phases | Do you need repeated access and can you manage a rising payment? |
| Home equity loan | Typically a lump sum | Terms and rate depend on the agreement; repayment begins on the borrowed amount | Do you know the amount needed and prefer one disbursement? |
| Cash-out refinance | New mortgage replaces the existing mortgage and provides cash | Replaces the existing mortgage’s rate, term and payment structure | Would replacing the first mortgage improve or worsen your total financing cost? |
The sources available here do not establish current rates or which option is cheapest. Compare the full disclosures, not just the advertised rate. Include closing costs, ongoing fees, rate-adjustment rules, payment changes and the consequences of paying off or terminating the account early.

Stress-test the plan before using property equity
Run the numbers using conservative assumptions rather than relying on the property’s best month. Include the HELOC payment, first-mortgage payment, property taxes, insurance, maintenance, utilities, management fees, association dues and vacancy periods. For a rental, allow for repairs and delayed or missed rent.

If the line is secured by the rental
Ask whether the rental’s net cash flow can cover its obligations after realistic vacancies and repairs. A falling property value could reduce your equity while the HELOC balance remains. If the lender freezes further draws, you may have to fund a repair or vacancy from other cash.
If the line is secured by your primary home
Separate the investment decision from the collateral decision. The rental may be the project, but your primary residence is the security for the debt. Decide whether you could continue every payment if the rental is vacant, needs a major repair or sells for less than expected.
Common mistakes and how to avoid them
- Assuming “investment-property HELOC” is universal. Ask the lender directly; acceptance varies.
- Confusing use of proceeds with collateral. State which home secures the line before discussing the purchase.
- Relying on Fannie Mae definitions as HELOC approval rules. They describe mortgage eligibility for loans delivered to Fannie Mae, not every bank’s HELOC policy.
- Budgeting only the initial payment. Model variable-rate increases and the payment after the draw period ends.
- Counting gross rent as spendable income. Subtract vacancy, repairs, taxes, insurance and management costs.
- Ignoring draw suspension provisions. Read the agreement for circumstances in which additional borrowing can be frozen or reduced.
- Overlooking the collateral consequence. Missed payments can put the home securing the line into foreclosure risk.
When a HELOC may or may not fit
It may fit when
- The lender confirms in writing that it accepts the property and occupancy type.
- You have documented equity and income that support the requested line.
- You need flexible, staged access rather than one known lump sum.
- You can afford the payment after the draw period and under higher-rate scenarios.
- You have cash reserves for vacancies, repairs and periods when the line is unavailable.
Consider another structure when
- The lender will not accept the second home or rental as collateral.
- You need a fixed, known amount and do not expect repeated draws.
- A variable payment or possible balloon balance would strain your budget.
- Using your primary residence as collateral would create unacceptable household risk.
- The investment works only if rent, appreciation or refinancing occurs exactly as projected.
Ultimately, a HELOC on a second home or investment property is a lender-specific possibility, not a guaranteed product category. Confirm the collateral, occupancy and lien rules first; then compare the payment mechanics and the risk to the home securing the debt before signing.
