Yes—you can arrange a new UK mortgage deal before your fixed-rate period ends. The crucial question is whether the existing loan will be repaid or replaced before that period expires. If it is, your lender may charge an early repayment charge (ERC). A switch is worthwhile only when the savings and flexibility of the new deal outweigh every cost of leaving the current one.
Two routes are available: a product transfer with your existing lender, or a remortgage to a different lender. Their timing, checks, fees and borrowing rules differ, so compare both rather than assuming that one is automatically cheaper.

What “switching” means before a fixed rate ends
Your fixed-rate period is the agreed time during which the interest rate does not change. You may negotiate a replacement deal while that period is still running, but the replacement normally has to be reserved for a future start date or the old mortgage must be redeemed early.
Product transfer: staying with the same lender
A product transfer changes your interest-rate product with the lender that already holds your mortgage. The borrowing generally remains with that lender; only the deal changes. It can be administratively simpler because the lender already has your payment history and property information.

Remortgage: moving to another lender
A remortgage repays the existing mortgage with a new loan from a different lender. The new lender must accept your application, value or otherwise assess the property where required, and complete the legal transfer. A remortgage can offer a better rate or features, but it introduces another lender’s eligibility rules and costs.
Why an early switch can be expensive
The main risk is an early repayment charge. The Financial Ombudsman Service says an ERC may apply when a borrower repays a mortgage or changes products during a fixed, capped or discounted-rate period. MoneyHelper likewise tells borrowers ending a deal early to check the charge before proceeding.
An ERC is contractual, not a standard market percentage. Your mortgage offer and current statement should show how it is calculated and when it stops applying. The amount, formula and end date vary by loan, so no general example can predict your bill. Ask the lender for a current redemption statement before relying on any estimate.

How early can you arrange the replacement deal?
There is no universal UK booking window. Each lender sets its own policy for when an existing customer can select a future product and when that product starts. Santander, for example, says its existing customers can lock in a new deal four months before their current fixed deal ends. That is Santander’s policy, not a market-wide entitlement.
Ask your lender two separate questions:
- On what date may I reserve or apply for the replacement product?
- On what date will the new rate begin, and must the old loan be redeemed before then?
A reservation date does not automatically mean you can avoid an ERC. The completion or product-change date must be checked against the charge’s end date. Obtain the lender’s answer in writing if the timing is close.
Product transfer versus remortgage
| Point to compare | Product transfer | Remortgage |
|---|---|---|
| Provider | Current lender | Different lender |
| What changes | Interest-rate product on the existing mortgage | New mortgage repays the existing mortgage |
| Assessment | FCA guidance says a borrower up to date with payments should be able to switch with the same lender without an affordability assessment unless they want to borrow more; circumstances and product conditions still matter | New lender applies its own affordability, credit, property and documentation criteria |
| Typical additional work | Usually no transfer of the mortgage to another institution | May involve legal work, valuation and arranging redemption of the old loan |
| Questions to test | Rate, product fee, overpayment rules, portability and start date | Rate, all lender and legal costs, valuation, underwriting, portability and start date |

- Existing-loan cost: the current balance, the lender’s redemption figure and any ERC payable on the proposed date.
- New-product fee: an arrangement or product fee, whether paid upfront or added to the balance. Adding it increases the amount on which interest is charged.
- Legal and valuation costs: a remortgage may require legal work or a property valuation; establish which costs the new lender covers and which you pay.
- Rate during the waiting period: if you wait for the fixed period to finish, identify the rate that applies in the interim and the cost of any follow-on or variable period.
- Flexibility: check overpayment limits, portability, conditions for early repayment and whether you may borrow more.
Compare the pounds payable over the chosen period, not merely the initial monthly payment. A deal with a lower rate but a large fee can cost more than a slightly higher-rate product with no fee. A deal that is cheap only if you stay until a particular date may be unsuitable if you expect to move or repay early.
Same-lender switching and affordability checks
FCA consumer guidance says that a borrower who is up to date with payments should be able to switch to a new deal with the same lender without an affordability assessment, unless the borrower wants to increase the borrowing. This is guidance for relevant circumstances, not a promise that every product, account or borrower qualifies automatically.
The FCA Handbook contains a specific framework for certain remortgages with the same or a different lender where there is no additional borrowing. Its scope and conditions matter. A change in income, payment history, loan structure, property circumstances or requested borrowing can affect the process.
Ask the lender which checks will apply before you reject an offer or allow an existing deal to expire. If you want extra borrowing, expect the lender to assess affordability and the effect of the larger loan. A product transfer that keeps the balance unchanged may therefore involve a different process from a remortgage or a request for additional funds.

Step-by-step: arranging a switch safely
- Locate the controlling documents. Read the mortgage offer, latest statement and any subsequent product-change letters. Note the fixed-rate end date, ERC wording, date on which the charge ends, balance, overpayment restrictions and any portability conditions.
- Request a product-transfer quote. Ask the current lender for the deals available to you, the earliest reservation date, the proposed start date, the product fee and the consequences of changing before the fixed period ends.
- Request a current redemption statement. The statement should show what is needed to repay the old loan on a specified date, including any ERC and other redemption amounts. A historic illustration is not enough if rates, balances or dates have changed.
- Check remortgage alternatives. Compare eligible offers from other lenders on the same balance and time horizon. Include the new lender’s rate, fee, legal and valuation arrangements, underwriting requirements and any conditions attached to the offer.
- Model the timing. Compare completing immediately, starting the new deal on the fixed-rate end date, and waiting through any follow-on period. Put the ERC and every known fee into the calculation for the date you would actually complete.
- Test future plans. If you may move, repay a lump sum or borrow more, examine portability, overpayment limits, early-repayment terms and the likelihood that a new lender will accept a later change.
- Confirm the completion date. Before signing or instructing a transfer, ask who will redeem the old mortgage, on what date, and whether that date triggers the ERC. Keep the lender’s confirmation and the final redemption figure.
- Proceed only after the figures reconcile. Check that the new loan amount covers the redemption figure and agreed costs, and that the payment is affordable under the lender’s terms. If an adviser is involved, ask for the comparison to show total cost and assumptions rather than only the initial rate.
Timing choices borrowers commonly face
Starting a replacement before the fixed period ends
This can secure a future rate or avoid drifting onto an unattractive follow-on rate, but it may trigger the ERC if the old loan is redeemed early. It makes sense only when the quantified saving and any strategic benefit exceed the charge and other costs.
Reserving now, starting at the end date
Some lenders allow an existing customer to select a future product in advance. If the new deal starts only when the fixed period ends, the ERC may be avoided, but confirm the lender’s reservation rules, whether the rate can be changed or cancelled, and what happens if the completion date moves.
Waiting until the fixed period expires
Waiting may avoid the ERC, yet it exposes you to the rate that applies after the fixed deal and to changes in available products. Compare that exposure with the cost of securing a replacement earlier. Do not assume that an offer available today will remain available later.

Ask whether the mortgage is portable and whether the new property and borrowing amount meet the lender’s conditions. Portability does not necessarily eliminate an ERC or guarantee approval for additional borrowing. The sale, purchase and mortgage redemption dates must be coordinated.

What can make a remortgage fail or cost more?
- Borrowing more than the current balance: this can remove simplified same-lender treatment and trigger a full affordability assessment.
- Changed circumstances: income, employment, credit commitments or payment history can affect a new lender’s decision even if the existing lender would offer a product transfer.
- Property or valuation issues: a new lender may use a different valuation approach, changing the loan-to-value assessment and the products available.
- Incorrect timing: completing before the ERC end date can create a charge; completing after a rate expires can place the loan on a different rate.
- Fee blindness: comparing only monthly payments can hide arrangement, legal, valuation and redemption costs.
- Future flexibility overlooked: a deal that suits today’s payment may be poor if you plan to move, overpay or repay early.
If an application is declined or delayed, ask the lender or adviser which condition caused the problem and whether a product transfer, a later completion date or an unchanged borrowing amount provides an alternative. Do not cancel the existing mortgage until the replacement and redemption arrangements are confirmed.
What the FCA’s market figures show
The FCA’s 2025 Mortgage Rule Review consultation reported 1.6 million remortgages in 2024. Of those, 83% were with the existing lender and 17% with a different provider. These are FCA-reported market figures used to discuss internal product transfers; they are not a forecast of your eligibility, a recommendation, or evidence that staying with your lender will be cheapest.
Questions to ask your lender
- What is my fixed-rate end date and the exact date the ERC stops applying?
- What would the redemption figure be on the date I am considering?
- When can I reserve a product, and when would it begin?
- Will changing the product require an affordability or property assessment?
- What fees apply, and which costs are paid by the lender?
- How do overpayments, portability, moving home or additional borrowing work under the new deal?
- What happens if the transaction completes earlier or later than planned?
The lender’s current figures and your mortgage documents determine the answer for your loan. General guidance from MoneyHelper, the FCA and the Financial Ombudsman Service can explain the concepts, but it cannot calculate your personal ERC, confirm eligibility or select the cheapest completion date.
