Yes—usually you can arrange a new UK mortgage deal before your current fixed or discounted period ends. The important distinction is between booking a future deal that starts when your present deal expires and replacing the mortgage early. The first can avoid an early repayment charge (ERC); the second may trigger one under your mortgage contract.

Booking windows, completion dates and waiver features vary by lender. Check your own offer and ERC schedule before committing.

What “switching early” actually means

People use “switch” to describe two different actions:

  • Arrange a future deal: you apply or reserve a product now, but the new rate begins on (or shortly after) the date your current deal ends. Your existing mortgage remains in place until then.
  • Complete a replacement early: the current mortgage is repaid before its fixed or discounted period expires. That is an early redemption and can create an ERC.

Confusing these options is the main reason borrowers misjudge the cost. A lender may let you secure a rate months in advance while still keeping the old rate until its contractual end date. Conversely, a lower rate that starts immediately is an early completion unless the lender expressly waives the ERC.

How far in advance can you arrange a new deal?

The Financial Conduct Authority (FCA) says: Generally, a mortgage offer will be valid for between 3 and 6 months after they’re issued, depending on the lender. That validity period often makes it possible to apply before your current deal expires and set completion for the appropriate date. It is not a universal booking rule: each lender decides when an existing customer may reserve a product and how long the offer remains usable.

As one lender-specific example, Santander says existing customers can lock in a replacement deal four months before their current fixed-rate deal ends. Santander also describes an eligible product-transfer option that can start a lower rate immediately with the ERC waived. That feature has its own eligibility rules and restrictions; it should not be treated as an industry-wide entitlement.

Ask your lender three separate questions: the earliest application date, the latest date by which the new deal must complete, and whether the new rate can start on the expiry date rather than on the day you apply.

Early repayment charges: when they apply

An ERC is a contractual charge for repaying some or all of a mortgage during a period when the lender has priced the loan as fixed, discounted or otherwise subject to an early-redemption condition. The FCA says ERCs are normally calculated as a percentage of the outstanding balance and generally reduce as the deal approaches its end. Your mortgage offer and current statement, not a general rule, determine the actual charge.

For an illustrative calculation, a 2% ERC on a £200,000 balance would be £4,000. The percentage, balance used, any annual overpayment allowance and the date on which the charge falls are specific to your contract. Request a redemption statement if you need an exact figure.

An ERC can still apply when you move to another lender, because the old mortgage must be repaid. It may also apply if you ask your current lender to start a replacement product immediately. A waiver is valid only when the lender confirms that it applies to your case and the proposed start date.

Product transfer or remortgage: which route fits?

Decision point Product transfer with current lender Remortgage with a new lender
What changes The interest rate or terms change with the lender that already holds your mortgage. A new lender pays off the existing loan and opens a new mortgage agreement.
Applying before expiry The lender sets its own booking window and start-date rules. Santander gives a four-month example for eligible existing customers. FCA guidance says offers are generally valid for three to six months, allowing an application ahead of the intended start date.
Affordability assessment For a borrower who is up to date and is not asking to borrow more, the FCA says a same-lender switch should generally not require a new affordability assessment, although exceptions apply. Most new lenders require an affordability assessment and supporting evidence.
ERC risk Check whether the proposed start is early and whether a documented lender waiver applies. Repaying the old mortgage before its deal ends may trigger the old lender’s ERC.
Other costs Compare the product fee and any conditions attached to changing the loan. Compare product, legal, valuation and administration costs; some offers may cover particular moving costs.
Flexibility to assess Check portability, overpayment rules and whether you can later borrow more. Check the new lender’s portability, overpayment, term-change and further-advance rules before accepting.

A product transfer is often administratively simpler, but “simpler” does not automatically mean cheaper. A remortgage may offer a better rate or features, while the application and conveyancing take longer and require approval.

When should you start?

Use the expiry date as your anchor

Find the exact end date of the fixed or discounted period, not merely the date your mortgage was originally completed. Your annual statement, online account or mortgage offer should show it. Also note the date on which an ERC changes, because some schedules reduce in stages.

Allow for lender processing

Halifax says a remortgage usually takes four to eight weeks. That is general guidance from that lender, not a guarantee. A new lender must complete affordability checks, issue an offer and arrange the legal work needed to repay the old loan. Starting only a few days before expiry leaves little room to correct missing documents or valuation issues.

Do not let an offer expire

An offer that is valid for three to six months may expire before your intended completion date. Confirm the exact expiry date in writing and ask what happens if completion is delayed. An extension may require a new assessment, a new product or a different rate.

Compare the total cost, not just the headline rate

A lower interest rate can still cost more when fees or an ERC are included. Compare the cost over the period you expect to keep the deal and examine the annual percentage rate of charge (APRC), which incorporates specified fees and the lender’s assumptions.

  • ERC on the existing loan: include it if completion would precede the current deal’s end.
  • Product or arrangement fee: establish whether it is paid upfront or added to the balance; adding it means paying interest on the fee.
  • Legal, valuation and administration costs: these are more common in a remortgage, although a lender may pay some of them.
  • Monthly payment and term: a lower payment caused by extending the term can increase total interest.
  • Flexibility: check overpayment limits, portability, fees for changing the term and conditions for additional borrowing.

For a simple break-even check, divide the extra one-off cost of an option by its monthly saving. If switching costs £2,400 more than staying and saves £200 a month, the break-even point is 12 months. This calculation is only a comparison aid: rates can change after the initial period, and it should include any ERC that would actually be charged.

Step-by-step: switching without an avoidable charge

  1. Collect your dates and documents. Locate the current deal’s end date, ERC schedule, outstanding balance, remaining term, overpayment allowance and any portability wording. Santander says its customers can view deal details and ERC information through online banking, its app or an annual mortgage statement; other lenders provide different access routes.
  2. Ask the current lender for its replacement timetable. Confirm the earliest booking date, rate-start date, completion deadline, product fee, valuation requirements and whether an immediate switch would incur an ERC. Ask for any waiver in writing and check its eligibility conditions.
  3. Obtain comparable remortgage illustrations. For each alternative, record the initial rate, follow-on rate, APRC, term, monthly payment, product fee, legal and valuation charges, ERC exposure and offer-expiry date.
  4. Check whether your circumstances require full underwriting. A request for a larger loan, a term change, a different borrower or a move to a new lender can trigger affordability and income checks.
  5. Apply early enough for completion. Provide payslips, bank statements, proof of identity and other requested evidence promptly. For a remortgage, allow time for valuation and conveyancing as well as the lender’s underwriting.
  6. Verify the completion date. Ensure the solicitor or lender is instructed to repay the old mortgage on the agreed date. If the date moves earlier, ask immediately whether that changes the ERC.
  7. Check the first statement after completion. Confirm the old account is closed, the new rate and balance are correct, and any fee or credit has been applied as agreed.

Same-lender switches and affordability rules

The FCA says a borrower who is up to date with payments should generally be able to switch to a new deal with the same lender without an affordability assessment when they are not borrowing more. Exceptions apply, and a lender can still need information to meet its responsible-lending obligations. Missed payments, a request for additional borrowing, a material change to the loan or other eligibility issues can alter the process.

A remortgage with a new lender normally involves affordability testing. The lender may assess income, regular expenditure, credit commitments, dependants and the requested term. A product that looks cheaper on a rate table is not useful if the application is declined or delayed beyond the current offer’s expiry.

If you plan to move home or borrow more

Tell the lender before accepting a new deal if you may move during the new fixed period or need additional funds. A portable mortgage can sometimes be transferred to a new property, but portability does not guarantee approval: the new property, loan size and affordability still have to meet the lender’s criteria. Additional borrowing may be placed on a separate tranche with a different rate and end date.

Taking a short fixed period for flexibility can involve a higher rate or fee; taking a longer period can protect payments but make a later move more expensive if an ERC applies. Compare that trade-off with your likely plans rather than choosing solely by today’s monthly payment.

Common problems and how to resolve them

The lender will not book a deal yet

That usually means you are outside its booking window, not that switching is impossible. Ask when the window opens and set a reminder. You can still gather documents and obtain market information in the meantime.

The proposed start date is before the old deal ends

Request a redemption statement showing the ERC on that date and compare it with the saving from the lower rate. If the saving does not recover the charge within your planned holding period, waiting may be cheaper. Do not rely on a verbal suggestion that the fee will be waived.

The remortgage is running late

Contact the new lender, conveyancer and current lender at once. Ask whether the offer can be extended, whether completion can be scheduled for the expiry date and what rate applies if the offer expires. You may move temporarily to the lender’s follow-on rate if the old deal ends first, so confirm the financial effect rather than assuming the new rate will be backdated.

The new payment is affordable only if the term is extended

Compare the total interest over the longer term and check whether the term can later be shortened without a fee. A lower monthly payment is not the same as a lower lifetime cost.

Your circumstances have changed

Income changes, new credit, missed payments or a change in property value can affect a new-lender assessment. Tell the lender or adviser accurately; withholding information can cause a decline or problems after completion.

A practical decision framework

  • Choose a future product transfer when your current lender’s total cost is competitive, you are eligible for a streamlined switch and you value minimal paperwork.
  • Consider a remortgage when the potential saving or flexibility outweighs legal, valuation and administration costs and you can pass affordability checks in time.
  • Consider an immediate switch only after calculating the ERC. A lender-specific waiver can change the result, but it must be confirmed for your mortgage and start date.
  • Delay a decision and seek regulated advice when the ERC is large, you may move soon, you need extra borrowing or the offers have different terms that are difficult to compare.

Bottom line

You can normally arrange a mortgage deal before your current UK deal ends. The safest route for avoiding an ERC is usually to reserve the replacement in advance and have it start when the existing deal expires. Early completion can be worthwhile only when the interest saving and any confirmed waiver exceed the ERC and all other costs. Check the contract, dates and total cost with the lender or a qualified adviser before you commit.
